Fire safety measures are an important component of the holiday season that can prevent this joyous time of year from turning tragic.
Find the right spot
Live Christmas trees are aweinspiring, but they also pose a significant fire risk. The National Fire Protection Association urges celebrants to purchase only healthy trees with fresh, green needles that do not fall off when touched. Such trees are less likely to dry out, especially when well-watered throughout the season. Dry trees can catch fire more easily than healthy trees if embers from nearby fireplaces or candles drift in their direction.
The NFPA notes that Christmas trees should always be placed at least three feet away from any heat source, including fireplaces, space heaters, heat vents, candles, and even overhead lights. If decorating with candles, never place them on the tree or on tables where other flammable decorations have already been placed. Chanukah menorahs should never be placed near curtains or other decorations.

Heating costs expected to soar It’s news no homeowner likes to hear heading into the heating season, but the cost to keep warm this winter is projected to skyrocket. “This year seems to be an exceptional year,” said Ty Faust, co-owner of H.J. Faust Heating and Air Conditioning in Burlington. “Consumers are expected to see a 54% increase this year and it’s already begun.” Faust said they have been following the energy cost trends that are forecasting a 54% increase in the cost of propane, 40% increase in the cost of heating oil and a 30% increase in the cost of natural gas. “It’s nuts,” Faust said. “It’s more than we’ve seen in a very long time. Even electricity is going up, not as much, but we’re looking at a 6% increase in that too.” Faust explained that the reason for
the increase is simple, if painful, for homeowners – supply and demand. “A lot of this has to do with the demand in Europe and the cost in Europe,” he said. “Our stockpiles are lower on natural gas and our prices are going up with the squeeze on the demand. Couple that the projected colder-than-normal winter we’re expected to have and you’re seeing an overall rise in heating costs.” Faust said there are ways to lower a home’s heating costs in both long- and short-term investments. “If you can, we’re recommending anyone who may need a new furnace upgrade to a high-efficiency furnace,” he said. “Utilize the low interest rates available right now. If your current HVAC system is old, now is a good time to upgrade.” Faust said even a 10-year-old furnace might not be operating at full efficiency
and an upgrade might be a good idea. “As opposed to a furnace that’s operating at 80% efficiency, a new furnace is at 99%, which is a big difference,” Faust said. “Older systems will still heat a house, but they are not as efficient as new system, especially if they have not been maintained over the years.” If someone is looking into a new system, Faust advised they contact their preferred HVAC contractor immediately. “Like a lot of other industries, we have very long lead times on equipment right now,” he said. “Lead times can go from 6 to 8 weeks up to several months depending on the equipment.” However, many HVAC contractors have existing stock, like H.J. Faust, and not every job will have a long wait time. “Call sooner than later,” Faust advised. • CONTINUED ON PAGE 12

Time spent at home during the COVID-19 pandemic had many Americans tackling the home improvement project they had been dreaming of. The top reason Americans haven’t completed their pandemic project is because it takes too much time, according to a survey conducted by Delta Faucet. Nearly 50% of people in the study think they need a professional to cross the finish line. What to know about refinancing a mortgage Historically low interest rates have made now a good time to be a homeowner. According to the Federal Home Loan Mortgage Corporation, also known as Freddie Mac, the average interest rate on a 30-year fixed-rate mortgage in midSeptember 2021 was 2.86. Just ten years earlier, the average rate was 4.09. That’s a significant dip, and one that’s saving today’s homeowners tens of thousands of dollars over the life of their mortgages. Interest rates dipped during the pandemic and have remained low ever since. That’s unlikely to last forever, which has given many homeowners a sense of urgency regarding refinancing. Refinancing can be financially advantageous, but there are some things homeowners should know prior to contacting their lenders. Not always a money saver It’s hard to blame homeowners who jump at the chance to refinance their mortgages. Refinancing is often associated with significantly lower monthly payments, and such savings can be used to finance home improvements, pay for tuition or build retirement nest eggs. However, homeowners

Hire a professional home inspector to check the home’s structure for defects and to inspect items like electrical wiring, plumbing, and heating and cooling systems. • Sign the closing documents. Fortunately, these once-limited home loans have become increasingly easy to find and remain one of the most cost-effective products on the mortgage market. “A couple decades ago, a lot of lenders thought VA loans were too difficult to navigate,” says Rashalon Hayes, assistant vice president of field mortgage at Navy Federal Credit Union. “Today, there are plenty of lenders experienced with VA loans that can walk you through the process.” In fact, roughly 45% of the mortgages Navy Federal originates are VA loans. Meeting VA home loan requirements can help you buy, build or renovate your home with little or no down payment. Because the VA backs a portion of each loan in their VA Home Loan Guaranty Program, lenders can offer more favorable terms for new home purchases and refinancing.

If you have a preferred HVAC company, reach out to them, or if you don’t call us.” Faust said he expects the industry to be able to meet emergency demand for broken heating systems this winter, but if entire systems need to be replaced there may be limited options. “Have your current system inspected before winter,” Faust said. “Know what your situation is. We’ve got stock for winter but that doesn’t mean that stock will last very long. A lot of people are upgrading their systems.” Lead times for emergency situations might be a little longer, but Faust said he expects to be able to do repairs and even replacements in a timely manner. Again, it is supply and demand that is gumming up the works. “If it’s not a chip shortage for our smarter systems, it’s that we can’t get cardboard to ship
systems, or we can’t get enough trucks to ship,” he said. “It’s industry-wide right now. Our industry is still seeing rising prices and the manufacturing industry in general hasn’t gotten a lot of reprieve. We don’t see that slowing down, either. “We’ve seen more price increases over the last two years than in the last 10 years, it’s been significant.” Other long-term investments Faust said homeowners should consider include upgrading windows and doors, better insulation and in walls, attics and basements. “They also might want to consider switching to geothermal energy which doesn’t rely on oil,” he said. “It is more expensive, but over time it pays for itself.” In the short term, Faust said simple, less-expensive investments will help. “Install window treatments, run ceiling fans to push the heat down and install a smart thermostat,” he said. “These
are all things most homeowners can do quickly.” Faust did offer one word of caution about tightening up a home to save one fuel costs. “Making a home more energy efficient to prevent heat loss can bring concerns about indoor air quality,” he said. “Make sure your filtration system is doing its job. You

Use a fire screen Embers can catch on trees, decorations or anything else that’s flammable if they escape the fireplace. Fire screens prevent that from happening by ensuring embers from burning logs stay in the fireplace. Like candles and menorahs, fires
burning in a fireplace should never be left unattended. Make sure all embers have been extinguished before leaving the home or going to bed.
Discarded trees properly A 2014 analysis from the NFPA found that none of the 10 days with the largest share of Christmas tree fires were before Christmas. Dried out trees still pose a fire risk even after they’ve been removed from a home.
