Good news! Since the depths of the recession, the housing market has made a heroic comeback. That can be attributed to a number of factors, including a drop in unemployment and a stronger economy. But as the housing market has recovered, it has experienced some growing pains. With a sharp increase in demand, housing supplies are being strained. This means, among other things, that prices are going up. For families and individuals still recovering financially, finding affordable housing options can be difficult. This applies to home sales and rentals.

Homeownership provides a variety of benefits beyond the numbers. For many people, a home is the largest investment they will ever make. The upgrades, work and care put into the home that you own can add value to your investment. Looking at current trends, a recent research study found that more U.S. households are now renting than at any time in the last 50 years. With a rising number of renters, many have worried that we are becoming a nation of renters rather than a nation of homeowners. This is most evident with the younger generation, people under 30, who the National Multifamily Housing Council have found now account for 50 percent of all renters in the United States. They aren’t renting because it’s a more affordable option, either. As many residents know throughout the country, rents are going up and up. Between 2012 and 2015, the median gross rent has gone up 8.24 percent, rising to $959. When you combine that with the utilities, a deposit and first and last month’s rent, it’s a lot of money to spend on something you will never own. So why do people choose to rent? One reason is that many don’t realize that just like phones, cars and countless other things we use on a daily basis, homes have changed.

The benefits of homeownership
regular costs. According to the Tax Policy Center, the primary benefit to owning a home is imputed rental income. Simply put, making a monthly payment on a home that you own is like paying rent to yourself. While that money is not taxed, it comes with another benefit – potential tax deductions. When you file your federal taxes, you may be able to deduct a portion of the mortgage interest you pay. Talk to a tax professional for more information on the expenses you can deduct and the limits for those deductions.
The rise of the rental

With rental and sales markets heading toward record highs, the decision falls back to what is best for you. Specifically, what is financially feasible. Let’s look at the basic numbers. According to the U.S. Census Bureau, the median gross rent paid from 2012 to 2016 was $949 monthly. Compare that with the median selected monthly owner costs with a mortgage, which was $1,491 over the same time period. Then there are utilities. The median monthly electricity cost for renters in 2015 was $82, with owners paying $117. For piped gas, the median amount renters pay monthly is $42, while owners pay $58. For renters, it is wise to carry renter’s insurance. Some landlords also will charge maintenance and other fees. Utility costs also will vary depending on the quality of the structure and materials used as well as size of the rental space. Homeowners will pay property taxes, insurance and an estimated $500 annually for routine maintenance, according to the Census Bureau.

As homeowners consider ways to “live green,” many may be surprised to learn the powerful effect home heating has on achieving optimal energy and cost efficiency. Fortunately, home builders know HVAC is a key to living green – a full 87 percent of builders and remodelers consider energyefficient systems vital to green building, according to a recent National Association of Home Builders report. So how do you choose a home heating solution that’s both Earth and financially friendly? Here are a few hints that can help. Selecting the optimal climate control system is critical with home heating using more energy and costing more money than any other system in your home – typically making up nearly half your utility bill. There are several types of heating systems that range from blowing hot air through ductwork to piping hot water through your floor. Forced-air systems, the most common, heat quickly and evenly, but many are not energy efficient and some users complain that moving air is noisy and blows allergens around the house. In addition, they require ductwork, which many older homes don’t have. A lesser-known option, at least among Americans, is called ductless mini-split systems, distributed by such companies as Fujitsu General America. While the majority of HVAC systems in Asia and Europe are already ductless, they are rapidly gaining traction in North America, with mini-split systems projected to enjoy an annual growth rate of 14 percent each year through 2020.

Duct losses can easily account for more than 30 percent of energy consumption, especially if the ducts are not sealed tight or are located in an unconditioned space such as an attic or crawl space. Installing ductwork is expensive and requires cutting holes in walls, floors and ceilings, or decreasing closet space. Ductless systems require only a two- or threeinch hole through the wall.
