Small businesses have struggled to find funding: Not anymore “No bank was willing to work with us, and we missed opportunities as a result,” Solé President Jimmy Standley said.

His experience is all too common.

According to the Federal Reserve’s latest Small Business Credit Survey, nearly one in two small businesses say they struggle to get the funding they need.

Fortunately, over the past few years a new option has grown to fill that gap. Online lending platforms connect businesses looking to borrow with investors looking to lend. It’s a fundamentally

different business model than banks, said Sam Hodges, co-founder of one such platform, Funding Circle.

He explained that the lending platforms use technology to connect credit supply directly with demand, making it easier and faster for businesses to get affordable loans. Funds come from a community of individual and institutional investors.

“It’s not uncommon for businesses to wait weeks to hear back from banks after applying for a loan – just to be denied,” Hodges said. “Once we have everything we need, we’re able to make a decision in as little as 24 hours.”

WHEN BORROWING ONLINE, BUYER BEWARE When considering an online lending platform, it’s important to look carefully at what you’re being offered, Hodges said.

He warned that borrowers should beware of lenders who promise approval virtually instantly, without taking the time to learn about how much each applicant really can afford. Loans from these lenders can come with murky terms and upward of 70 percent annual percentage rates. Additionally, these lenders may take payments directly out of your sales daily or weekly until the debt is repaid, which drastically could reduce your cash flow.

“Term loans are the better option for established businesses looking to borrow a set amount of money for a specific purpose and pay it back over time,” Hodges said.

THE RAULAND AGENCYhas a rich history in the Geneva Lake’s area The Rauland Agency Inc. does business the old-fashioned way – “We earn it.”

Realtor Bob Rauland’s life in the Lake Geneva area began in 1943 when his family bought a cottage in Buena Vista Park. In 1952 his parents bought a lakefront home at 382 N. Lakeshore Drive, Fontana. The lakehouse was a large two-story stucco home. His parents paid $16,000 for the property, $195 per foot of lake frontage. In 1954 they sold the home for $26,000, which equates to $317 per foot of Lake frontage.

The Rauland Agency’s first lakefront home sale occurred in 1962 when they sold 200 feet of prime Lake front with a colonial home on Basswood Drive, South Shore on Geneva Lake for $75,000 or $375 per foot of lake frontage.

In 1978 a 13.5-acre lakefront estate with 700 feet of lake frontage, 20 rooms, swimming pool and guest residence sold for $775 per foot of lake frontage. Things have dramatically changed over the years. In 1985 lakefront property sold for about $2,500 per foot. Lakefront property reached its high of $30,000-plus and has since settled back to $18,000 to $24,000 for riparian-right lake frontage per frontage foot.

Bob Rauland has been called “the grandfather of real estate” in Walworth County. Grandfathers are people who are gentle, honest, caring and enjoy making people happy. That’s a pretty good description of this Realtor. Bob personally had the opportunity to know and work with many wealthy lakefront families and property

owners for the past 56 years.

The Rauland offices were purchased by Bob in 1961 for the establishment of his real estate and insurance businesses. The history of the buildings dates back to the late 1800s when the buildings were the home of Woodman’s Insurance Co., Walworth’s’ first

library, the Masonic Center and two grocery stores.

The two buildings have been the home of the Rauland Agency Inc. Realtors for 56 years.

“We get about 10 to 12 nominations each year, but we really want to see that snowball,” he said. “All the guys love doing this. Everybody from the company is there and other family members and we have volunteers that show up too. It’s a great day. I have T-shirts made for everyone and we have so much fun.

“It wouldn’t be what it is without this awesome team.”

It started from a simple social media post where a veteran had shared a photo of a broken garage door asking for help and the owners of James R. Taylor and Sons saw it.

“I turned to Stevie, my wife, and said, ‘What can we do?’” James Taylor recalled.

So, they brainstormed ideas to help out local veterans with their resources and decided on replacing a roof for a vet.

“Once we came up with the idea, everyone was on board,” James said.

“From there, we had to decide what to call it and since it was a roof it made sense to say we were putting the Military on Top and that’s what we did,” James said.

From there the process involved setting up the legalities of the grant program and getting the word out.

“We contacted the newspapers and I took down one of our billboards and replaced it with the Military on Top,” James said. “Now we have it on all of our trucks, so it’s out there all the time, but the first year we had to do it differently.”

After that was in place, they enlisted the help of the East Troy American Legion Loomis-Martin Post 188 to assist in choosing the recipient.

“Tom Senft (post commander) has been a great help through out all of this,” James said. “They pick out who will get the roof each year and it’s always someone who is so humble and grateful.

“Every single year, without exception, when we announce who will be getting the roof, they tell us to give it to someone whose need is greater, that they will be OK on their own. I have to tell them that’s not how this works and they will be getting the roof. It makes me smile every time.”

James said the nomination process ends April 1 each year and the recipient is announced at the Memorial

Since its inception, four veterans have been awarded a new roof. They are: Amanda Debaere, 2017; Larry Weber, 2016; Phil Schultz, 2015; and Francis Brady, 2014. Debaere is a Genoa City resident and the other three veterans were East Troy residents.

James said the program is open to all Walworth County residents and the nomination form and more information

James said he is the third generation to own the company and he moved it to East Troy in the early 1980s.

“My grandfather started my father in this business and now it’s me and my wife, Stevie, running it,” he said.

The Taylors employ about 20 people, including workmen and office staff.

Along with roofing, Taylor and Sons offers remodeling services, with a showroom in East Troy, window replacement, siding, kitchens and baths, and even new construction.

“That’s something rather new for us,” James said.

“We do a few new houses a year, but remodeling is the majority of our business.”

The company is on the East Troy Village Square, at 2115 Division St., and James said when they built their new showroom/offices two years ago, they chose to stay on the square to bolster economic development in East Troy’s downtown district.

“We’re a blessed company and if there’s something we can do for community, we will do it,” James said. “We’re a business that cares for people and the community and we want to give back as much as we can.”

The Heyer family – 150 years in hardware Who wants to be first when you can be fifth or sixth? Heyer Hardware is celebrating its 150th anniversary this year, with the fifth generation running the business and the sixth working for them.

In October 1868 John Jacob Heyer, who immigrated from Mecklenberg, Germany, opened a 1,500-square-foot hardware business in Darien.

A tinner by trade, Heyer manufactured items sold in the store, including pails, cooking and baking pans, and milk pails.

Among these items, the hardware store sold and maintained coal and woodburning stoves.

As business grew, so did the Heyer family and John Jacob’s son, Henry Jacob, took over the business in 1898.

Strong community involvement has been deeply rooted in the Heyer family. Both John Jacob and H.J. served on Darien’s school board. H.J. was instrumental in starting the first school bus run and one of the first consolidated schools in the state. Henry was a partner and then sole owner in the first Darien Telephone Co., a 32nd degree Mason, and vice-president of the Farmers State Bank.

He rebuilt and enlarged the hardware store in 1916-17.

Henry Jacob had three sons and a daughter, Jacob E., Henry A., Edwin Park and Nettie Mae. His son, Henry A. “Hank” went into partnership with his father 1920 and his brother, Jacob “Jay,” in 1923, purchased a 3,000-square-foot store from August Kruger in nearby Walworth. Ed went on to college and for the time being,

left the hardware business to his dad and brothers. Hank took over sole ownership at the Darien store in 1925, at his father’s retirement. He continued to run that store until 1935 when he sold out and moved his family to California.

Jay added plumbing and heating to the services offered at the Walworth location, which in turn landed many jobs around Geneva Lake. Heyer Hardware would open and close many of the cottages and lake homes.

When Jay was ready to retire, he asked his younger brother, Ed, a civil engineer in the City of Milwaukee, to join the family business. In 1949, Ed, his wife Betty, and their only child, John, moved to Walworth and took over Heyer Hardware.

The hardware store further expanded in 1959 with the purchase of an adjoining building and an area out back for customer parking. This acquisition increased the store by 2,000-square-feet. Included in that area was a warehouse, shed, two basements and two under the hardware store.

Ed and Jay both served on the Walworth school board and Ed was a member of the Walworth-Fontana Rotary Club and was a member of the first parkINSTANT board in REBATES Walworth.

CELEBRATING 20 YEARS OF SERVING THE BURLINGTON AND SURROUNDING COMMUNITIES After nearly a decade of working for others, Lisa Stettner set out on her own in the newly budding world of wireless phones. In July 1998, she made the brave decision to partner with U.S. Cellular to open Talk of the Town Communications Inc. in Burlington.

“When I first opened, it was myself and one employee working six days a week in the strip mall where the Burlington Walgreens is now,” Stettner recalled.

Texting, color screens and camera phones did not even exist yet. Now, Talk of the Town is more than just a cellphone store; the store offers new technology services, including high-speed internet and vehicle monitoring and more.

In 2004, Stettner’s sister, Amy Singstock, moved back to Wisconsin to join her and is now the store’s general manager.

The amazing growth of the industry has made Stettner’s big risk a huge success

story – including marrying her favorite customer in 2004 and having two children while also growing her business into one of U.S. Cellular’s busiest authorized agent locations in Wisconsin.

Stettner said that while the industry she stumbled into just out of her teens has a lot to do with her success, so does having a great, tenured team to connect with new and loyal customers alike. Some of the relationships she has with customers literally go back 20 years to when she first opened.

“I really am very fortunate to have picked the right business at the right time in the right place and that my family has always supported me – in more ways than one!”

BURLINGTON TAN In 2016, Stettner opened up another

business right next door to her U.S. Cellular location. Burlington Tan was a longtime dream and now a reality. The salon offers three levels of tanning, including a standup bed and does airbrushing. Once again, her family was right by her side during the entire process – from moving tanning beds to painting and decorating!

“Mom gets a kick out of finding or creating decorations from thrift stores and Dad is a terrific painter!” Stettner said.

“Amy did most of the interior design work as well – from layout to color selections to using burlap as a unique wall treatment.”

What is a business plan?

TIPS FOR MAKING THE MOST OF WHAT YOU HAVE Businesses large and small can benefit from drafting business plans before beginning operations. A business plan is a description of a business’ projected future, and this document will spell out exactly what a business owner plans to do and how he or she will put that plan in motion.

• Industry analysis – Here business owners discuss the market in which the business will be competing, including how large the market is and whether or not there are any trends affecting this type of endeavor.

• Marketing, products and sales – In this portion of the plan, owners mention the products or services being offered.

Strategies for branding, marketing and how the product/services will be sold also are included.

• Operations – The operations portion of the plan will detail the processes the business needs to address on a daily basis to be successful.

Dancing Horses Theatre and Animal Gardens Petting Zoo in Delavan The Dancing Horses Theater and Animal Gardens Petting Zoo its celebrating its 15th year of bringing entertainment and education to its guests.

The talented performers, with the help of interns, provide a show you will want to see again and again.

The theater’s interns come from all over the Unites States and have the opportunity to learn the many facets of the equine industry from experienced professionals, Joyce Bicek said.

“This is a chance of a lifetime to learn bareback, trick riding, gymnastics, dressage and the art of performing in front of a live audience,” she added. “Our talented professionals share their sincere love and passion for horses, by training and encouraging others. Tenacity and the willingness to work hard will create future equestrian performers.

“For 15 years we have depended on our interns to provide the muchneeded support for a show of this magnitude. Without our interns it would be an impossible task to present this spectacular production. After this training period they have the option to become part of our staff.”

Dancing Horses, 5065 Highway 50, Delavan, is open year round, presenting an ever-changing 90-minute production, followed by a 30-minute exotic bird show. The Animal Gardens Petting Zoo is on the same 40-acre property and is open May through October, also providing an internship program for students wanting to learn the care and management of exotic animals.

“Our zoo director will train you in our animal enrichment programs and you will have an opportunity to provide a narrative to be presented to our visitors and school field trip guests,” Bicek said.

on the lake that was being torn down and refinished to provide this attractive place to enjoy a drink, some appetizers or even dinner.

Gage Marine

has been on the lake for more than 100 years Gage Marine can trace its roots in Lake Geneva back to 1873 and the launching of the original Lady of the Lake.

Prior to the road system making its way around the lake, Gage’s excursion boats were the best way for visitors and lakefront homeowners to get to various resorts and homes.

In 1916, the Cruise Line purchased property in Williams Bay as a service and winter storage facility for their fleet of boats. It didn’t take long for boat owners to start bringing their boats to Gage’s facility for their service needs. In 1958, the Gage family bought the excursion business and kicked the marina facility into high gear.

“We immediately started designing and building the Gage-Hacker, which was produced from 1961 to 1969,” said Gage Marine Marketing Coordinator Kacey Gallup. “In 1960, we began selling Boston Whalers, largely because of the safety and unsinkable status that makes them worldfamous today.

“We introduced the first indoor storage

facility to the area in the 1960s and, in the 70s, we brought the only travel lift onto the lake. We’ve invested in the finest equipment for servicing and restoring your boat, and employ nearly 50 seasoned professionals to serve you year-round.

The excursion boats began on Lake Geneva in 1873, under a variety of owners

throughout the decades Russell Gage purchased the Wisconsin Transportation Company in 1958. The name was changed to Geneva Lake Excursion Corp. and the current fleet still has two boats from the original, the Polaris (1898) and Louise (1902).

At that time, there were six lake yachts in the fleet. Gage Marine built the Lady of the Lake, a replica of a lake paddle wheeler, in 1963. The new Walworth was built in 1967 to replace original, which was used as U.S. Mailboat.

The Belle of the Lake, a replica lake steamer, was built in 1972. The Lorelei was purchased in the 1970s and put into service with the cruise line in the 1990s.

The Geneva, a tender for the aircraft carrier USS Saratoga, was purchased in 2000.

The Duchess was purchased in 2005, formerly known as the Algonquin Princess.

It was built in 1986. Originally just known for narrated tours of the lake and water taxi service, today cruises also include meal

tours, historic lake estate tours, and the Santa Cruise, as well as private charters and corporate events.

And now in 2012, Bill Gage, third generation steward of Gage Marine, realized that he would like to add a neighborhood friendly restaurant to the many lake centric services the 140-yearold company provides. This was the birth of Pier 290.

The Gage Marina property went through a three-year complete overhaul. The restaurant was designed to give a warm, comfortable lake feel with the re-purposing of many antique nautical pieces, various doors, boards, bricks, fixtures and other recovered items from all over the Geneva Lake area.

Together Gage Marine, Lake Geneva Cruise Line, and Pier 290 provide opportunities for residents and visitors to enjoy lakeside living, even if they don’t have a home on the water.

Declining health forced her into retirement in 2000 which is when her youngest of three sons stepped up to carry on the family name. A commitment to caring has passed down through three generations. Roesing has been selling furniture for more than a century

Henry J. “H.J.” Roesing began selling furniture in Burlington in 1902.

According to records kept by the Burlington Historical Society, Roesing moved into a building owned by John Haas in 1904. Two years later, Haas bought a share of the Roesing business and the company became Roesing and Haas Furniture and Funeral.

More than a century later, Roesing Furniture in Waterford is still owned and operated by the Roesing family.

“I probably have been running it for about 30 years now,” owner Bob Roesing said.

He is the fourth generation of owners, following his father Don, grandfather A.J. and original owner, great-grandfather H.J. “We had a couple of locations in Burlington and moved to Waterford on July 6, 1976,” Roesing said. “We’ve been here a little over 40 years now.”

The 30,000-square-foot facility, just

off the intersection of of highways 20 and 36, is the same size it was when they built it, Roesing said. It includes a main showroom, a smaller mattress showroom and shipping area.

The majority of the business is living room furniture sales, Roesing said.

“Especially motion and reclining furniture. It’s been very, very popular with the home theaters. Most of them have power now – power reclining sofas, loveseats and chairs,” he said.

The home theater needs have also translated into strong sales of entertainment centers, Roesing said.

“It’s what people are looking for,” he continued.

Roesing said he works with more than two-dozen different furniture vendors and two mattress lines – Beautyrest from Simmons and Symbol Mattress from Watertown.

“They’re a great local company,” he said.

Roesing said he carries the same lines customers find in other furniture stories

and big box stores, but the atmosphere at his store is much friendlier and he and his employees are more knowledgeable about what they are selling.

“People are sick of the big-box stores,” he said. “We can answer their questions and help them out with what they need.

We know about the things we’re selling.

We have the name brands, great delivery and good service.”

Another area the store does well in is Amish furniture.

“People love the beautiful quality of the pieces,” Roesing said. “It’s customizable with custom finishes, sized, different types of wood – it’s just beautiful.”

Most of the Amish furniture they sell at the store comes from Pennsylvania.

Secret of their success

Roesing credits the company’s customer service and dedicated employees for the businesses success over the decades.

“Most of my guys have 20-plus years

here, some of them are pushing 30 actually,” he said. “I’m actually dealing with third-generation customers now. For me it’s been three generations of clients.

First it was their parents, then the kids and now we’re on to the grandkids.”

And that’s what drives him to open the doors every morning.

“It’s the people,” Roesing said. “Some of them have been coming here so long, they’re like old friends. This is such a great community – Waterford and Burlington. Even beyond that. We do a lot of shipping to Eagle, too. We’re all over the place.

He doesn’t plan on that changing for quite some time.

“I’m still enjoying doing this, when the day comes that I don’t, I’ll close,” he said.

Find success in a digitally driven world How retailers can build trust and relevance in their communities

ver the past decade, technology has reshaped the retail industry in profound ways. Ninety-six percent of Americans are now shopping online, according to a recent study from CPC Strategy. Which means today’s business leaders face increasing pressure to keep retail spaces relevant and engaging for customers.

One solution to captivating today’s consumer is a simple one: Build meaningful connections with local communities, says Etienne Veber, president of Field Trip Factory, a firm that helps design, schedule and promote interactive learning experiences within retail environments.

“Technology provides greater convenience and lower prices,” Veber says, “but it is not a replacement for human interactions.”

The increasing lack of human connections in our daily lives represents a unique opportunity for retailers to thrive in today’s environment, he says, by identifying their core values and concerns, and then expressing them through meaningful learning experiences and a deeper sense of community.

“We learn by doing, and retail environments can be incredibly powerful as teaching platforms,” Veber says.

The value of purpose When companies express a sense of purpose to their customers, it has a profound effect on the confidence in the brand. Eighty-five percent of companies with a strong sense of purpose say they are backed by their communities, because they are seen as “good and helpful corporate citizens,” according to a survey by Deloitte.

Furthermore, 89 percent of firms with a purpose say clients and customers trust the quality of their products and services – versus the 66 percent of firms that do not have this sense of purpose.

As a way to demonstrate its commitment to its local communities, multi-format food retailer Giant Eagle, Inc. developed an interactive program that connects with local school children. “Be A Smart Shopper” helps young students and their families learn about making healthy food choices.

Over the years, it has been a very effective way for Giant Eagle’s retail Team Members to uphold the company’s common purpose to improve people’s everyday lives and well-being in a community-centered way, and so far more than 600,000 families have been reached across Pennsylvania and Ohio. Educators love the program because it supplements the classroom curriculum and gets their students really engaged.

Ninety-five percent of them are planning to come back with their students next year.

“Our Be A Smart Shopper program is an important part of how we fulfill our commitments to education and health and wellness,” says Giant Eagle CEO Laura Karet. “Through the program, our retail Team Members are able to meaningfully impact how the children in our communities think about the foods they eat, and encourage involvement from the children in family meal planning.”

Expressing purpose in the retail space A retailer can build trust and loyalty by expressing their values in innovative ways.

Their stores are more than places to shop.

They can build opportunities right in the towns and cities in which they serve.

Host in-store classes and events – Business leaders, store managers and longtime employees, with their industry knowledge, are community gurus. With that mindset, what better way to connect with the community than to open the doors for an on-site event? Things like hands-on demonstrations, seminars, consultations and even heading up an ongoing club are all engaging ways to share knowledge and

help people solve their most common pain points.

Champion local causes – Transform company values and industry knowledge into a community asset, and direct resources to solve problems in the community. Reaching out to local nonprofits, being a major sponsor to make a local event even bigger and better, or paying employees for their time to volunteer are all ways a brand can build a meaningful community presence.

Local dining spots foster community Dining out is a great way to celebrate life’s milestones or simply reconnect with friends and loved ones. Research firm NPD Group found that, by the end of 2015, restaurant visits by consumers increased by 700 million compared to just five years prior.

While chain restaurants invest heavily in advertising, independently owned restaurants do not have those same resources. Multi-unit chains also have more pull with suppliers and might be able to negotiate better deals, or can spread operational costs across various locations.

Too often diners are not aware of the vast array of tasty, well-priced and artisanal foods awaiting them just down the street.

But dining out at local eateries can be beneficial in various ways.

High-quality food Many local establishments have complete control over their suppliers and menus. As a result, they can be picky with regard to the vendors they use and the produce, meats, dairy, and other ingredients that they select. Many small, independently owned restaurants team up with local organic farmers and distributors to supply a farm-to-table experience that many diners now enjoy.

Freedom of experimentation Although chain restaurants may have to meet approval from administrative boards and marketing departments before they can introduce new fare, independently owned restaurants can let their diners decide which foods remain on the menu and even adapt

to community trends. Local restaurants may take pride in serving cultural or regional foods.

Ability to customize Independently owned restaurants may be more amenable to adapting recipes or making substitutions to meet diners’ requests. Skilled local chefs can think on the fly and modify recipes, which may not always be possible in chain establishments.

Crowd control Local restaurants tend to be smaller and more intimate than many chain restaurants.

This can translate into a calm dining experience. When crowds are small, the noise level inside the restaurant may be muted and service may be fast because there aren’t as many tables to serve.

Furthermore, local establishments, although concerned about making a profit, may be less worried about table turnover rate, preferring to let diners linger if it means repeat business.

Familiar faces Some diners enjoy being a “regular” at their favorite local restaurants. Local dining spots also become gathering locations for residents in the know, instead of passingthrough tourists or commuters.

Much can be said about the advantages of patronizing local eateries. Men and women who want unique dining experiences can give local, independently owned establishments a try.

Good news for local farmers Farm-to-table businesses booming

Consumers’ appetites for local foods are growing, and restaurants have taken notice.

Today, many local businesses, including farms and restaurants, have mutually exclusive relationships that make it possible for local residents to enjoy nutritious, locally produced meals.

According to the market research firm Packaged Facts, local foods generated $11.7 billion in sales in 2014 and will climb to $20.2 billion by 2019. Farm-totable remains a growing trend that benefits farmers, restaurateurs and consumers.

This is evidenced by the rising number of farmers markets cropping up in neighborhoods all across the country, as well as the niche offerings by regional food purveyors.

The U.S. Department of Agriculture says that, in the last 20 years, the number of farmers markets has grown by more than 350 percent. Many consumers are now choosing “local” for dining at home and when dining out, and this is making a major impact on the nation’s food systems.

Foodies as well as industry experts predict that the local foods movement is a permanent and mainstream trend. In 2014, the National Restaurant Association found

the desire for local foods dominated its “Top Food Trends.”

The most in-demands foods include locally sourced meats and seafood as well as locally sourced produce. Consumers also are interested in farm/estate-branded foods. Some restaurants are even producing “hyper-local” food, or herbs and produce grown right on the property.

As the demand for local foods has evolved, so has the term “local foods.”

“Local” can be a wide-ranging term that refers to foods produced in a particular town, state or even region. The 2008 Farm Act defines a “locally or regionally produced agricultural food product” as one that is marketed less than 400 miles from its origin. However, a few states have established more stringent rules that indicate “local” constitutes food produced within the borders of a state or within a small perimeter of the state.

The growing preference for locally produced foods is great news for the farmers and small food producers that have long fought for footing among the mega-importers. According to the trade publication Produce Business, even though “local” does not place limits on the size

of the farm, the growing desire among consumers to go local is benefiting many small and midsized farms, as consumers are increasingly buying foods grown closer to where they live.

In addition to meats, fruits and vegetables,

consumers can find many locally made items that expand the potential for farm-to-table.

These include, but are not limited to, artisanal cheeses, wines, beer, baked goods, milk and other dairy, and honey.

5 ways businesses can collaborate with the education sector to close the skills gap With U.S. graduation rates being at an all-time high, one might expect employers to have a wealth of qualified candidates to hire. being successfully implemented across the country by Nike, Ernst & Young, Wegmans, Wynn Las Vegas, and the Northern Kentucky Education Council.

According to a 2016 analysis by the Wall Street Journal, 92 percent of nearly 900 surveyed executives said soft skills were as or more important than technical skills, yet 89 percent reported some level of difficulty finding employees who have mastered these skills.

“With almost 6 million unfilled jobs in America, this lack of soft skills hurts workers, businesses and the economy,” says Cheryl Oldham of the U.S. Chamber of Commerce Foundation’s Center for Education and Workforce. “Businesses recognize the critical need for soft skills and are working hard in their communities to help students obtain the skills they need to succeed in the jobs of tomorrow.”
