4 Ways the Market is Stabilizing

You have likely heard the buzzing about high interest rates, an impending recession, federal rate hikes....but how are all these factors ACTUALLY effecting our local Augusta market? There are 4 ways the market is stabilizing, which means it is enabling buyers to have more time and say when deciding which home to purchase. This is not a bad thing In fact, it is a normal and necessary part of a market cycle Our Augusta market remains strong with steady job and business growth in our area

1) Interest rates have increased (~7%), but they are still historically low This has raised the payment amounts for buyers, but if buyers can afford the payment, it is best still to buy and refinance later when rates change This is because homes are still projected to appreciate in value

2) Inventory is staying longer on the market which means more options for buyers, more days on market, and a lower absorption rate

3) Prices are still high, but they are not appreciating at the rates we have seen the past two years. Experts project a 3 to 4% increase annually through 2025.

4) There are less multiple offer situations, which means we are starting to see sellers provide concessions to buyers, including assistance with closing costs. This means buyers are able to keep more of their money liquidated as opposed to having it absorbed in a home

Columbia County Market Trends

What do these graphs mean for Columbia County, GA? Three key takeaways:

1) The amount of new listings entering the market is going down, while the months of inventory available has jumped up to two months. While this is still a seller's market (> 6 months), it does indicate the market is stabilizing

2) Days on market are also increasing while the sold to list ratio is dropping. This again indicates that homes are beginning to stay on the market longer.

3) Home prices, while no longer drastically increasing, are steady, meaning potential sellers can benefit from the equity gained AND have less competition if they are looking to buy next
