STATE MARKET UPDATE GEORGIA January 2022 Recap GEORGIA ASSOCIATION OF REALTORS
The 2022 real estate market begins where 2021 left off, in which existing home sales reached their highest level since 2006, with the National Association of REALTORS® reporting sales were up 8.5% compared to the previous year as homebuyers rushed to take advantage of historically low mortgage rates. Home sales would’ve been even greater were it not for soaring sales prices and a shortage of homes for sale in many markets, forcing a multitude of buyers to temporarily put their home purchase plans on hold. For many buyers, 2022 marks a new opportunity to make their home purchase dreams a reality. But it won’t be without its challenges. Inventory of existing homes was at 910,000 at the start of the new year, the lowest level recorded since 1999, according to the National Association of REALTORS®, and competition remains fierce. Affordability continues to decline, as inflation, soaring sales prices, and surging mortgage interest rates reduce purchasing power. The sudden increase in rates and home prices means buyers are paying significantly more per month compared to this time last year, which may cause sales to slow as more buyers become priced out of the market.
- New Listings in the state of Georgia decreased 5.2% to 12,815 - Inventory decreased 21.3% to 15,443 - Median Sales Price increased 19.7% from $260,000 to $311,295 - Days on Market decreased 17.1% to 34 days - Months Supply of Inventory decreased 21.4% to 1.1 months

WITH YOUR HOME
BOOST YOUR CURB APPEAL Spruce up the yard, address any repairs, add fragrant flowers, paint the front door, and add a fresh door mat MAKE AN ENTRANCE First impressions are everything! Clear your entryway and foyer of clutter, keep the space open and spacious, update lighting, and add a mirror in smaller spaces. REMOVE CLUTTER Buyers want a home with space so maximize your space by minimizing your things. Remove excess furniture, clear out storage spaces and closets, and reduce visual clutter. Go through each room and decide what you need and use and what you need to get rid of. Other items that you need to keep but that you can live without store in a storage unit for a while.
IMPRESS WITH PAINT Many underestimate what a little paint can do for a home. A fresh coat of paint can make your home appear more light, bright, clean and open. CREATE SOME SPACE Buyers want a home that has room for their things, so it is important to not have cabinets and closets full to the brim. LET THE SUNSHINE IN Buyers love natural lighting in a home. Make use of your home’s natural light so you can turn it into a key selling point. Make sure the windows are clean, and blinds are open. utilize white and lighter-colored duvet covers and pillows that will reflect the light, utilize mirrors to reflect the natural light, and utilize accent lighting when appropriate.
