National Statistics Won’t Help You Navigate the Local Real Estate Market

n my 20 years in real estate, I have met many people whose primary criteria when transacting is to attempt to time the market and hope to buy at the bottom and sell at the top; a very rewarding experience when timed perfectly. However, Allan Greenspan, with direct access to arguably one of the best research desks in the world testified before Congress in 2005 that he did not see any indication that there would be a national real estate correction outside of a few selected cities where home values had outpaced income growth. In retrospect, it is fairly clear that he was mistaken.

Many of my investor clients are searching for cash flow, and we have found nearby areas where you can purchase a property for below replacement cost and obtain a positive cash flow substantially more than you can attain from the bank in interest and substantially more up side (if you believe that over time the property may appreciate).

There are new buyers that are keenly aware that interest rates for a long-term owner have far more impact on the overall cost of housing than the purchase price and are taking advantage some of the lowest rates in a lifetime.

I would suggest that if Mr. Greenspan can’t time the real estate market, most of us would be hard-pressed to. I don’t think it should matter much. Real estate is local, and generally a direct reflection of the local economy, and far more susceptible to local economic changes than national policy.

One would only need to glance at Detroit to see evidence of this observation.

My observation over the last 20 years is what has far more impact on your success in the real estate market isn’t really timing; it is in determining your needs and overall goal and time horizon; and then electing a property that fits the bill; or electing to sell a property that doesn’t.

Here in South Orange County the real estate market is moving again, but the pace is different, homes that are priced to market are moving very fast with multiple offers and homes that are priced outside of the market are sitting with no activity. To know the difference, you need access to local data and historical market knowledge. Homes that are priced over

Tuttle’s Carpet One Floor and Home

any local businesses boast great customer testimonials of recent transactions, but few can credit true “relationships” with clients dating back 50+ years.

Kevin and MaryGail Hentzen, owners of the Laguna Niguel-based Tuttle’s Carpet One Floor and Home, have had clients bring in their old invoices from carpet installations in the 1960s.

SJC Hills High School 5th Annual Cheer Clinic San Juan Hills High School’s Pep Squad hosted their 5th Annual Cheer Clinic for Football this past October. Ninety “Future Stallions” attended the Saturday Clinic and performed at the Senior Night football game. The girls are excited to host their 5th Annual Cheer Clinic for basketball on Saturday, January 19th, from 4 -7 pm in the SJHHS gym. The “Future Stallions” will perform at the Wednesday, January 23rd SJHHS Varsity basketball game during half time. Destination: San Francisco

lthough a weekend may not seem like enough elsewhere, it’s plenty of time to explore the highlights of San Francisco and come away with a taste of the many culinary adventures, recreational activities and cultural attractions that abound.

At about six miles square, it’s easy to traverse the city in a day (see sidebar for some of the top stops for first-time visitors). Because my husband’s family hails from the Bay area, we’ve enjoyed sojourns into the city on a somewhat regular basis over the past several years. As such, we’ve already done the “tourist thing,” so this trip, we decided to make our visit more of a relaxing stay highlighted by an amazing gourmet (and historical) experience at the Presidio Social Club (www.presidiosocialclub.com).

Housed in a converted infantry barracks on the prestigious (former) U.S. Army base of the same name, the iconic The Presidio Social Club resides amidst abundant eucalyptus trees and expansive lawns, making it arguably one of the most pastoral spots in the city.

But the food is what we came for and the recommended Sunday brunch more than delivered – so much so, in fact, that we were still talking about the individual dishes and the spectacular service (in-

cluding the restaurant’s general manager, Maureen, who personally stopped by each table to ensure that everything was to her guests’ liking) days later.

Serving up a classic Northern California vibe and a menu characterized by a locally sourced, seasonal menu, my husband and I found it challenging to decide which appetizers and entrees to indulge in. The couple who accompanied us experienced no such dilemma. As fans of traditional French cuisine, our friends went right for the foie gras (because the Presidio remained federal property even after being decommissioned by the Army, the Presidio Social Club doesn’t have to abide by the State ban on the delectable (they claim) duck liver that has been at the center of considerable controversy in recent months).

In the end, we opted for a little of everything, pairing our fruity Bellinis and bloody marys with decadent brioche beignets served with Mexican hot cocoa, gruyere cheese toasts with tomato dip, poached eggs and ham served with sliced tomato, hollandaise and brioche and the exceptionally flavorful “Mission-style chilaquiles (scrambled eggs, tomatillo, cotija cheese and house roasted pork belly).

Historic Trolleys: Seventeen trolley cars are in service, painted in the colors of the originals from the 1920s and '30s. Take in the city scene as you rattle past the Wharf, down the Embarcadero and onto Market Street, one of the city's main thoroughfares.

Golden Gate Park: Make sure to stop by the Conservatory of Flowers (closed Monday), which is the oldest Victorian greenhouse this side of the Thames and ride the carousel on Kezar Drive (both on the park’s eastern edge).

Golden Gate Bridge: An engineering marvel and (if it’s not too windy or foggy) one of the most beautiful walks in the country.

Where to Stay

We really lucked out in finding this private residence for rent.

Because we have family friends who live in the area, we’ve been blessed to be able to visit the region fairly frequently, generally staying with our friends or in one of the nearby hotel properties.

But this year, because we were traveling with three adults and two young children, we decided a rental home would be a much more comfortable and convenient option.

And the place we found couldn’t have been more perfect (www.611JonesSF.com).

Whether you’re a couple looking for a romantic retreat, a family with kids or two families traveling together or a large group of friends, this vacation/rental house in the heart of downtown/Union Square, was convenient to everything and bears the distinction of being the only single-family home in the area.

The 3 bedroom, 2 bath home provided the ideal layout to give everyone plenty of privacy. The cozy living room complete with fireplace and flat screen TV, free Wi-Fi and cable television was definitely the most popular room in the house for the kids.

The fully outfitted gourmet kitchen and dining room made mealtime so easy. There was an outdoor area with seating, garage parking for a small car (since we had a larger vehicle, we parked in the space right in front of the garage), which is virtually unheard of in the city, where you pay a premium for parking.

The owner, Taso, was incredible to work with. He was hyper-responsive to email inquiries and followed up with us after our stay to make sure it was everything we expected.

We can unequivocally say that we’ve been spoiled. After staying at this amazing property, we’ll be hard pressed to settle for anything less the next time we head to San Francisco. Aside from the amenity, convenience of location and all the money we saved from eating in as opposed to dining out for every meal (as we end up doing when we stay at a hotel), renting this private home ended up being a more affordable option since we would have had to book at least two rooms to accommodate our group.

Dr. West began his career as a general dental practitioner in Mission Viejo, where he worked for over 30 years doing cosmetic, biologic and family dentistry. Five years ago, Dr. West began a new direction when he decided to limit his practice exclusively to sleep issues. While most dentists use only one type of sleep aid appliance, Dr. West is trained on several different sleep aid appliances and is widely recognized as a talented specialist in his field. Is the Rumor True? Will “Obamacare” End Medicare Advantage?

by Stephanie Frisch his rumor is not true. Medicare Advantage is not being eliminated. In fact, since the Affordable Care Act was signed into law in 2010, enrollment in these plans has risen from 24 percent of all Medicare beneficiaries to 28 percent. The quality of the plans available to consumers are getting better every year too it seems.

There's nothing in the law that cuts back the Medicare Advantage program in the sense of changing what plans are authorized, the only thing that's changing is the cost. Medicare Advantage plans had been getting paid a lot more than the traditional Medicare program, and the Affordable Care Act is slowly trying to reduce that.

Here's what's going on. As of 2010, these plans (run by private insurance companies) were getting paid about 9 percent more per enrollee than original Medicare, which in turn cost the Medicare program an extra $8.9 billion that year, according to a new report from the Commonwealth Fund, a New York-based health policy research group. "Everyone was paying higher Part B premiums to subsidize extra benefits for one in four beneficiaries," says David Lipschutz, policy attorney at Center for Medicare Advocacy in Washington, D.C. The Affordable Care Act is in the process of phasing out these overpayments. Until, by, 2017, Medicare Advantage plans will, (on average) , be getting paid about the same as original Medicare costs.

But rather than roll back payments to all plans in a broad brush-stroke, the law takes a more delicate approach. For instance, it cuts funds for the plans that were getting the highest overpayments more severely than plans that were doing a better job containing costs. And it has also instituted a bonus system that awards extra money to plans with higher scores on quality of care and customer service. Should you be worried that Medicare Advantage plans will economize by reducing your benefits? Nope, the plans are required to provide all Medicare benefits, so there's no way they can cut them. That includes the free preventive services added to Medicare by the Affordable Care Act. And Advantage plans that include a drug benefit are closing the doughnut hole just the same as stand-alone Part D drug plans. The only area where plans can even consider cutting back are for optional services such as dental and vision benefits.

“Behind the Orange Curtain”: Prescription Drug Abuse in OC

by Heather Evans ts no secret prescription drug abuse has caused many deaths in the youth of America, especially in recent years. Most parents are aware of this problem, but still hold on to the mentality that their child wouldn’t participate in these types of behaviors. Unfortunately, there is an epidemic of prescription drug abusers, and we are greatly impacted by this here in Orange County. Natalie Costa, owner of The Performer’s Academy teamed up with film director Brent Huff to create a life changing documentary titled “Behind The Orange Curtain” that’s quickly gained attention from the media, schools, parents and residents of Orange County.

Shown at schools and private screenings across the OC, “Behind The Orange Curtain” has educated thousands of children, teachers and parents on the dangers of abusing prescription drugs, and what measures are being taken to fight the problem. “For most, the problem starts at home in the average medicine cabinet,” Natalie adds.

So why is the OC in particular so vulnerable to this problem? “We discovered it began largely in part due to the children born of upper middle class having disposable income with little to no supervision. With the help of a dirty doctor, some cash for the prescription and either insurance or cash to the pharmacy, the sharing chain begins. Orange County alone has approximately 14 physicians under the microscope of the DEA,” comments Natalie.

For Natalie, the inspiration to create this film came a little too close to home. After her daughter’s friend passed away due to a prescription drug overdose, she learned hundreds of teens in the area had died the same tragic way. Natalie considered herself a “mom-in-the-know” and still hadn’t heard of this danger for teens. “It was even more shocking to learn these were teens were good kids from good families. That’s why it’s so dangerous, it can happen to anyone,” Natalie says.

2) What is the cost for laser toenail treatment?
