Hiring a Remodeling Contractor
While we all know that remodeling isn’t rocket science, we have also either experienced personally or heard of projects exploding on the launch pad or soon after take off. While this is not completely avoidable, asking the right questions will do more than anything else to increase the chances for your projects success
Before I get to the “right” questions, here’s a short “Don’t List”:
• Don’t give your hard earned money to a contractor working out of his truck
• Don’t fail to call the references (call them all)
• Don’t end up holding less than 25% of the job cost at the end (it’s called leverage)
The following questions and requests for information are not exhaustive. They’re just a few that should be included in interviewing contractors when two conditions exist:
1. The contractor is not already well known by you (and I mean really well known)
2. The project is of significant value or complexity (i.e. costing more than $10,000).
Let’s start with the basics; you will want to ask for:
• Contractor ’s license number or printout from the Contractor ’s State License Board This will allow you to see the type of work the contractor is licensed to perform and any complaints filed against him with the board, including the result. (i.e. license suspension)
• Liability Insurance certificate to cover any damage to your property caused by the contractor, directly or indirectly
• Workman’s Compensation certificate to protect you in the event that a workman is injured on your property
• Better Business Bureau report This will show complaints against the contractor made to the bureau including if and how they were resolved. Note: Most people won’t go to the trouble of filing a complaint with either the BBB or the CSLB Consequently, if you see

the contractor provides the previous inforation, and doesn’t have a record of comlaints, the next request will be for eferences. This is where the wheat is sepaated from the chaff and where homeowners ften fail to winnow thoroughly
Ask the contractor how many jobs, conservatively speaking, he completes each month f he says four, then ask for at least 12 referp ed in the last six to nine months This is less than half the jobs completed in that period of time if his number is accurate, and is a large enough reference pool to demonstrate a pattern of pleasing clients. If he is unwilling or unable to provide such a list then he either exaggerated the amount of work he does or he doesn’t consistently satisfy clients Neither one of these is positive, though a bit of exaggeration can be forgiven while failure to satisfy clients consistently cannot be overlooked
Ask that the contractor also include at least one client (two is better) with whom there was an issue that was satisfactorily resolved
This will indicate how the contractor deals with inevitable problems.
Call all the references and ask:
• On a scale of one to ten how would you rate the contractor’s overall performance?
• Would you hire him for other projects?
• Were there any negative surprises during the project?
• Did the contractor and his workmen communicate with you satisfactorily?
• What could the contractor have done to improve you experience with him?
These questions should enable you to find a qualified contractor though perhaps not the cheapest In another article we will cover questions and requests for the contractor you have selected in order to arrive at an agreeable price and clear understanding of what to expect.

Community Involvement: An Important Tool to Build Prosperity

Iam often asked why our Independence Bank family is so active in the communities we serve; their local organizations, causes, and charities Often the question is really “does it pay” to spend all that time and money?
To answer that, first we must define “pay.” If we calculate the cost of community involvement by converting our time spent into dollars and adding direct monetary contributions, and we expect a resulting increase in business that recoups the cost; then no, community involvement doesn’t “pay” and it never will.
The “pay” comes in other, actually more significant ways, such as: building goodwill; earning the trust and confidence of businesses and residents in the community, as well as being known as an organization that is truly concerned about local well being.

Pilates is not simply a fitness method, but a life style Joe Pilates, the developer of pilates, intended his method of exercise to be total body well being. His studies and practices included the connection of the mind and spirit to that of the physical movement of the body With this connection, pilates can have a tremendous impact on both the physical and mental well being of the body. It can be used to rehab the body from injuries, reduce physical and metal stress, as well as transform physique. The key to receiving the most benefit from pilates lies in several main principles
Quality. This refers to both the quality of instruction as well as the quality of the movement being done It is important to seek out a well educated and knowledgable instructor or studio. Pilates movements can be quite complicated, and not all movements are suitable for everyone Cer tain back or neck conditions, for instance, should not be moved in certain directions to maintain a safe exercise program It is important to inform the instructors of injuries or conditions to reduce the risk of further injury. Having injuries or pathologies does not make pilates unsafe, however. When done correctly with quality instruction pilates is a low impact, safe form of exercise.
Concentration. The benefits of pilates cannot be fully achieved if the effort is not put in to achieving them. If pilates is done mindlessly and with sloppy technique it reduces the effectiveness of the method, as well as increasing the risk of injury Everyone has some form of muscular or structural imbalance from habitual patterns in daily life Pilates can help to balance and correct these issues, but only if it is concentrated on. Mindlessly going through the movements will only continue to work over developed muscles and continue to weaken underdeveloped muscles Having a sense of control and concentration with every movement will help to bring the body back into balance. Active mindfulness also stimulates brain function which has been shown to help increase mental capacity as we age
Breathe. Joe considered breath to be life, and incorporated breathing patterns into all his exercises. Fully using the breathing patterns can increase lung capacity, bring fresh blood flow to the body, and invigorate the spirit. Using breath contributes to the feeling of meditative bliss and relaxation after exercise This is what helps to reduce stress and make us feel good

Q: How do I sign up for Part A & Part B if I’m already on Social Security?
A: If you’re already getting benefits from Social Security, you’ll automatically get Part A and Part B starting the first day of he month you turn 65. (If your birthday is on the first day of the month, Part A and Part B will start the first day of the prior month )
Because you’re already receiving Social Security, the government knows you’re urning 65 and automatically sends you your Medicare card in the mail 3 Months prior to your 65th birthday The envelope will be small with the initials, “CMS” in the return address There is an eagle logo shown too
(It’s important to separate the notices made to look official that are junk mail If you look at the bottom of the notice of anything relating to Medicare that you receive in the mail, if it shows a disclaimer noting that what you’re holding in your hand doesn’t come from the government, then just disregard and recycle.)
Q: How do I sign up for Part A & Part B if I’m not on Social Security?
A: If you’re close to 65, but not getting Social Security and you want Part A and Part B, you’ll need to sign up. Contact Social Security 3 months before you turn 65. A: If you didn’t sign up for Part A and/or Part B when you were first eligible because of one of the reasons listed above, you can sign up for Part A and/or Part B anytime you’re still covered by the group health plan and during the 8-month period that begins the month after the employment ends or the coverage ends, whichever happens first.

Fiscal Fitness For The Golden Years

Age Well Senior Services recently invited my colleagues and I to a local Senior Center to hold a panel discussion entitled the “Fiscal Fitness Fiduciary Seminar” to highlight the importance of selecting a proper team of professionals (i.e. attorney, CPA, financial advisor, fiduciary, third party witnesses, etc ) who can assist seniors during their golden years and carry out their ultimate wishes after their demise. Most attendees were aware of their need for professionals in the first three categories, yet had little or no exposure to the services provided by a fiduciary and the importance of a third party witness
When we introduced the panel of fiduciaries, Herb Cohen, Becky Cote, and myself, our guests were particularly engaged since no one had heard of the recent California requirement that all non-family member trustees, executors, conservators, or agents under powers of attorney, need a license granted by the Professional Fiduciaries Bureau from the Department of Consumer Affairs, The licensing board ensures that the fiduciary has achieved the required educational and vocational experience, a rigorous criminal background check (including fingerprinting), passed both a California exam and a National exam, and takes a minimum of 15 hours of continuing education each year, similar to requirements of other professional advisors The Professional Fiduciaries Association of California (PFAC) website has a search engine to help find and select fiduciaries throughout California who are in good standing
Last, but cer tainly not least impor tant, is the role that involves a third party witness when estate planning documents are signed In an era rampant with elder abuse, the Notary Public serves as a safeguard against undue influence and fraud. Sadly, this often occurs at the hands of a family member If ever called into question, the Notary can testify as to the awareness and willingness of the signer at the time they execute their documents You will want to use the services of a Professional Notary Public who has an exceptional level of patience, care & understanding for the elderly
Our guests recognized the importance of creating a Trust and other estate planning documents Few however, understood the benefit of an immediate Durable Power of Attorney for financial or healthcare matters Many good questions were raised and of particular interest was what they should consider in properly funding their trust (placing their assets into the trust) Proper funding of a trust can be easily reviewed with an estate planning attorney every year to ensure its accuracy Without proper funding in place upon one’s death, it could mean the difference between a smooth and efficient trust administration vs a costly and time consuming probate process
The bottom line is that as you head into your retirement years and beyond, your goal should be to age well, take the time to stay fiscally fit and ensure that you have selected the proper team of professionals to help carry out your wishes

Answer : Children of all ages often feel responsible for the break up of their parents, they also feel they have the power to bring them back together even if by wishing,
prayers or bargaining with their higher powers Counseling and play therapy is a safe outlet for them to express themselves, but providing a safe environment at home is also advised
Remove your own agendas and personal emotions to have an open conversation about the changes. Ask open-ended questions, such as, “What is the thing you miss most about dinner time or bed time routines?” “What worries you most about Dad or Mom not living here anymore?” Reassure him that he was not responsible for the divorce, that it is normal to feel sad, angry or scared Accept his emotions and allow him to be heard Even if he is angry and lashes out with unacceptable bad words or actions, redirect and give him words/sentences to use that express feelings more effectively and then validate by acknowledging his request Offer choices or suggestions, “What do you think would make you feel better, a hug, play with a friend or watch a funny show?”
Children may be worried about the other parent when they are not with them. Start a list of the things your child may want to tell the other parent when they talk with them, such as, funny things that happened at school, awards won, a movie, book or video game they want to share This simple action gives the child the safe and comforting message that you are supporting the other parents relationship with them, you are not putting him in the middle to have to choose between two parents and he doesn’t have to worry about upsetting you when he talks about his other parent. Children live in constant fear of being seen as disloyal for simply wanting to communicate with both parents.
If you have a “neutral” relative or family friend, encourage that relationship to be a safe sounding board for the child and ask that person not to share with either parent anything that is privately said, unless safety of the child is an issue
Read age appropriate books about divorce to discuss the feelings and concepts the family is going through Rent age appropriate “light-hearted” movies where divorce is part of the plot Discuss the feelings the characters are showing, the reality of the story lines Examples include “Parent Trap”, and “Mrs Doubtfire ”
It is also important that your child feels you are coping with the divorce productively and he does not feel his emotions would place even more of a burden on you. Reassure him that you are still sad and adjusting to the divorce, but are doing things to take care of yourself too!

1. What’s the difference between what a doc tor of podiatr y does and what a pedicurist does?
Ivar Roth, DPM: There is a large gap in care between what a pedicurist does and a doctor of podiatry does. In the state of California a pedicurist cannot use a scalpel or any instrument that can result in the cutting or penetrating of the skin or work on any foot or toes that have an infection At least 50% of the population has a fungus nail infection or fungus infection of the feet. War ts, (which look like corns) are also a virus infection of the skin While a podiatrist can work on these conditions, the average person who seeks these services doesn’t want to make a doctor visit to have these problems taken care of This is partly due to the fact that many of these services aren’t covered under insurance and this would be a very expensive way to handle corns, callouses or fungus nails. Add to this the HMO environment and a doctor just does not have the time to effectively treat these problems because they are time consuming and thus a less than effective job is performed
2. If someone wants a pedicure, but has these common infections or viruses, what’s left for them to do?
Dr. Roth: Enter what I call the podiacuristTM. This means becoming a Californian licensed pedicurist who has trained under me to develop their professional podiatry skills I teach them to use a scalpel and other instruments to deal with infected or hardened nails and thick callouses Think dental hygienist for the feet The podiacuristTM is an employee of my podiatry office and can provide these services under my license. To ensure the highest quality of work possible, all work is checked by a podiatrist at the conclusion of the service.
3. Is there anything like this in existence?
Dr. Roth: Not until now This is a new concept that I’ve developed after dreaming and planning for over 20 years This is a self-realization that premium foot services are not offered anywhere, let alone in a safe, clean and supervised environment performed by specially trained personnel (pictured are Brian and Gina who have a combined 30 years experience).

This place isn’t the kind of restaurant that has huge, bedazzled lights pointing to it with acrobatic sign holders out front This place respects itself in a quaint location at 25254 La Paz Road If you didn’t know about it, you’d most likely miss it But after you read this, I guarantee you’ll seek it for some eats.
fully appreciated Villa Roma’s legit caprese salad with mozzarella di bufala In my opinion, cheese should melt in your mouth at the table, not from some forsaken microwave in the kitchen I also loved their pizzas They don’t make deep-dish-American-football-sweatpants pizza. No. They serve handmade, crispy, flaky crust pizza. I had the prosciutto and arugula, complete with a soft flurry of mozzarella. You know, the kind of pie you sip wine with, reflecting on the old country while a hot steam of freshness rises poetically around you Or, as others put it: one heck of a tasty pizza
For discriminating palates, I recommend their Salmone Allo Champagne- fresh salmon baked in a champagne sauce, served with vegetables and roasted potatoes, and favorites like the Cannelonni Alla Rossini- homemade crepes stuffed with veal, ricotta cheese and spinach in a white cream béchamel sauce

8 Second Title, Full Day of Fun!

When I was younger, some of my best memories were when my mom and dad took us kids to the Lewiston Roundup in Idaho We’d pile in the car so excited to see the cowboys, get a hotdog (with a disgustingly delicious amount of ketchup on mine) and see the animals in action! Imagine my surprise when I learned that San Juan Capistrano not only has an amazing rodeo, but they are on their 13th year running!
The great thing about rodeos is that they are perfect for a first date, the 200th date, or simply fun for the entire family “There is something for everyone,” says Janet Riordan, Rodeo Committee – Marketing Both days of the rodeo have free bounce houses, face painting and pony rides for children ”
Don’t worry, they do have the one thing you’re dreaming of- the chance to ride a mechanical bull. Yes, it costs just a few bucks but remember, the memories (and Facebook photo opportunities) last a lifetime They will also have bungee jumping and bubble rollers! “We’ll also have all kinds of food, drinks, and of course shopping in the vendor area,” Janet adds “This rodeo has the top 30 contestants in saddle bronc, bareback riding, tie-down roping, steer wrestling, bull riding and team roping competing for a purse totaling over $200,000 Our rodeo attracts the best of the best to compete, including world champions.”
What’s even more amazing besides a day of fun is that all proceeds from this rodeo benefit local charities, including: Shea Therapeutic Riding Center, Camino Health Center and CHOC Children's at Mission Hospital
Gates open Saturday at 2pm and the opening ceremonies begin at 3:45pm Live music and dancing with Chancey Williams and The Younger Brother Band is included in the admission price. We met up with the folks at EventWerks to find out a little bit about what’s in store for our summer events In business together since 1997, The EventWerks team has produced many events including car shows, extreme sports expos, remote-control car, airplane shows and the ones we’re most excited about: local festivals! This year they teamed up with the City of Dana Point and they are producing several amazing, family-friendly festivals
The first is on August 10th, The Food, Wine and Music Festival. Located at Sea Terrace Park, admission is free and there’s something for everyone : Great music including the Spazmatic’s (everyone’s favorite nerd 80’s tribute band) and Platinum RockStars featuring David Victor of Boston- belting out rock hit after hit There will be tasty food from great local restaurants, Art In The Park, dozens of wines from around the world and more than 150 different types of beer representing more than 50 breweries, a cigar bar, champagne bubbly tent, desserts, and a top chef competition!
The following Saturday, don’t miss out on the Dana Point Chili Cook-off and Country Jamboree, happening on August 17th, This event is truly going to be a blast with music from Eagles tribute band “Desperado” and country hits from “Gold Rush Country ” There will be local food trucks on hand, a hot wing eating contest, (yowza!) moonshine alley (craft brew & spirits), vendors midway and more.
