One of the biggest transactions the average person will make in their lifetime is the sale of their home. The number of annual home sales hit an all-time high a few years ago in 2017, totaling around seven million. Since then, numbers have dropped for various reasons, but brokers, lenders, and real estate agents are still seeing transactions in the millions each year. The average listing agent sees those numbers and wonders what size their slice of the pie could be. Glen Hughes sees the same statistic, but measures in relationships.

SYC Listing is a new division of Hughes Realty Group, which has been around for the last 20 years. Glen himself has been licensed for the last 27, and specializing in all aspects of residential real estate since he received his broker license 17 years ago. So why change the game, if the rules are the same as they were two decades ago?

“Most agents out there work for a broker that takes a percentage of their commission and has to follow their rules, which gives them very little flexibility,” he says. “I wanted to receive 100% of the commission so that I could give part of it back to my clients.”

If you caught yourself thinking what an interesting business practice that was, you’re absolutely correct. “In my opinion, it’s all about the client and making sure they have a great experience. I don’t stop helping folks just because they sold their home - our relationship continues long after the transaction is closed.”

"I see people that struggle every day and work hard to make ends meet. Usually, their home equity is their largest asset, and when they go to liquidate that asset, they are charged

extremely high fees (commissions) in order to do this.

For example, typical sales agents always state that the commission is ONLY 5%. So let's look at that in detail: if your home is worth $800,000, then the commissions alone are $40,000. That is a 5% fee.

Let’s look at it another way: if you owe $500,000 on that $800,00 home, you have $300,000 in equity. The $40,000 is coming out of your $300,000, and that equates to 13.33% of your equity!!! That is absurd!!!

In my opinion, this is simply not fair, and this is why I am offering this concept to anyone that wishes to sell their home.

My solution to this is simple: You tell me what you feel is a fair commission to pay in order to sell your home. We come to an agreement, and you save thousands, and in some cases, tens of thousands in commission. It is truly that simple."

San Clemente Village Helping Older Adults in Our Community Live Their Best Lives

I

think most folks are familiar with the old adage “it takes a village,” I’ve certainly found it to be true when I was a mom of young kids and now as the child of an aging parent. Perhaps one of the most incredible examples emerged out of the

Boston area in the early 2000s when an online retirement service organization let its residents, near and far, come together to age gracefully, surrounded by friends.

Over the last quarter century, the model has expanded westward and caught the attention of Jessica Reiter-Flax, now Director of San Clemente Village in South Orange County.

Part of the Village Movement California, San Clemente Village started in 2014 as a hope that “neighbors would help neighbors.” Two years later, it is currently the only full-service not-for-profit service Village in Orange County and Jessica hopes to “continue our geographic reach to include more South County communities in the coming years.”

The 100% volunteer driven membership organization provides services for local seniors ranging from transportation to appointments, grocery shopping, social outings to happy hours and help around the house. The average volunteer is 65 years young - looking for ways to give back.

Village Board Member Barry Mulkay, 74, and his wife Peggy, 72, both village volunteers and social members since 2018, originally joined the Village to “be of service to our community.”

Married for 53 years with two sons and three wonderful grandchildren, the couple “enjoy meeting new people and learning about everyone’s life and experiences, backgrounds and families and have made lifelong friendships through our participation.”

“We really enjoy helping our members in taking care of their many needs, including doctor and dental visits, help around the home and grocery shopping,” says Barry. “It feels really great seeing how appreciative the members are of our help.”

Village volunteers and social members Owen and Darlene Martin echo the Mulkay’s sentiment.

After retiring from a 35-year career in the mortgage industry, Owen joined The Village as a social member in last July.

“After retiring I just wanted to sit back & relax,” he says. “My wife was also retired but kept herself busy as a volunteer for the village. She would come home from taking someone to an appointment or attending an activity with the village and would tell me about the fun time she had getting to know other people. It sounded great and I was ready to get involved. One of the greatest benefits of joining was getting my social life going again.”

Things like Sunday brunch or a movie matinee may not seem like they make a huge difference in the overall cognitive, physical, or psychological success rates of older adults (aged 87, on average). But more than 70% of seniors want to remain in their homes as they age “and the Village helps them do just that. They can socialize easily, which reduces isolation, maintaining a state of continuous physical and mental well-being.”

Members like 91-years-young Claudette Miller has made “many strong, lasting friendships” since joining San Clemente Village in 2019 and credits the organization with allowing her to maintain her independence and dignity. The mother of four, grandmother of 12 and great-grandmother of 24 shares that she “used to take cabs everywhere until I joined the Village. Not only is it much more cost effective, the true benefit comes from the time I spend with volunteers during my rides to and from my appointments and in participating in the various activities and events. The village keeps me young, active and social.”

One of more than 40 such organizations throughout the state, San Clemente Village helps older adults in the community live their best lives, and its volunteers are always ready to welcome new members into the fold. After all, with a full roster of wellness initiatives, grocery store, technology assistance and even fall risk reduction preparedness, it really does take a village.

How Can I Tell If I Have Skin Cancer?

There are three main types of skin cancer: basal cell carcinoma, squamous cell carcinoma, and melanoma. Because each has many different appearances, it is important to know the early warning signs.

Look especially for change of any kind. Do not ignore a suspicious spot simply because it does not hurt. Skin cancers may be painless, but dangerous all the same. If you notice one or more of the warning signs, see a board-certified dermatologist right away, preferably one who specializes in diseases of the skin.

ACTINIC KERATOSIS

An actinic keratosis (AK) is a crusty, scaly growth caused by damage from exposure to ultraviolet (UV) radiation. An AK is considered a precancer because if left alone, it could develop into a skin cancer. AKs are the product of a lifetime accumulation of UV damage and typically appear on areas most commonly exposed sun, such as the backs of the hands, forearms, face, neck, and scalp.

SQUAMOUS CELL CARCINOMA

Squamous cell carcinoma (SCC) is an uncontrolled growth of abnormal cells arising in the epidermis, the skin’s outermost layer. SCCs often look like scaly red patches, crusty bumps, warts, or elevated growths with a central depression. SCCs may appear suddenly and some forms are tender to touch. They can become disfiguring and sometimes deadly if allowed to grow. More than 1 million cases of SCC are diagnosed each year in the U.S., which translates to about 115 cases diagnosed every hour. Incidence has increased by 200 percent in the past three decades in the U.S., and more than 15,000 Americans die each year from this type of skin cancer.

BASAL CELL CARCINOMA

Basal cell carcinoma (BCC) is the most frequently occurring form of all cancers, with more than 4 million cases of diagnosed in the U.S. each year. BCCs may look like open sores, red patches, pink growths, shiny bumps, or scars. Any skin lesion that doesn’t heal, or bleeds with even gentle trauma, such as drying with a towel, is concerning for a BCC.

MELANOMA

Melanoma is a very dangerous form of skin cancer. Melanoma is caused mainly by intense, occasional UV exposure (frequently leading to sunburn), especially in those who are genetically predisposed to the disease. An estimated 178,560 cases of melanoma are diagnosed in the U.S. each year and is fatal for an estimated 9,320 of these patients. Fortunately, if melanoma is recognized and treated early, it is almost always curable.

WHAT PATIENTS NEED TO KNOW

1. Everyone needs to perform a self-skin exam once a month.

2. Melanoma can appear anywhere on the skin, including the palms/soles, under your nails, and places...for most, have never seen the light of day (genitalia). For this reason, it is important to look everywhere. Lock the bathroom door, get out a hand mirror, and check, it could save your life.

3. What to look for: ABCDEs, and an ugly duckling

A - Asymmetry: If I draw a line down the middle, do the sides match?

B - Border: Is there a nice crisp border, or does the mole melt into the surrounding skin?

C - Color: Moles should be one color, one shade of brown. Is there a variety of shades or additional colors, such as black, red, white, or blue?

D - Diameter: Any mole larger than 6mm, ie the head of a pencil eraser, has a higher risk of becoming melanoma.

E - Evolution: Has it changed?

F - The Ugly Duckling Sign: Most people have a “signature mole,” their own personal mole appearance and architecture. Is there a mole that seems different from all the others?

4. Everyone needs a full body skin exam by a board-certified dermatologist once a year, more frequently if you have a family history of skin cancer, a personal history of skin cancer, or live in an area with substantial sunshine.

California Gun Services Safe Gun Storage, Ownership and Disposal

After my grandfather passed away, I moved in with my grandma, doing chores around the house and helping to maintain the garden.

One day, I was looking for my grandfather’s whetstone, to sharpen an old pair of shears, and I stumbled across his Colt Python 357 Magnum. I thought it might be a relic from one of the movies he worked on in the 50’s, but according to my grandma, it was just “one of those things your grandpa just insisted on having.”

Jeff McCabe has gotten more of his fair share of calls from people like myself, who accidentally come across family firearms in their home and don’t have the first idea of what to do with them. The owner of California Gun Services (CGS), Jeff is in the business of safe gun storage, ownership and disposal. The first step? Following California gun laws. I had zero clue that by driving the Colt to the Army Navy to try and turn it in, I’d be breaking a couple laws. According to Jeff there are laws restricting gifting or selling a gun, receiving a gun, borrowing a gun, transporting a gun, even storing guns. New laws come out every year, and it is almost impossible for anyone, even aficionados to keep up with them. Jeff and his team work closely with local law enforcement to ensure the process is easy and safe.

My grandma was afraid the grandkids might find it and would “just feel safer without it.” A sentiment shared by Jeff’s friends, family and fellow church parishionersmany of whom have sought his assistance over the years to ensure the proper storage or disposal of firearms they found themselves in possession of upon the passing of a loved one.

A BUSINESS IS BORN

What initially started as a favor for a friend has grown into a bonafide side business as word has spread about Jeff’s particular skill set and confidence in handling firearms. As the owner of the Orange-based One Way Painting, Jeff often encountered situations whereby he would come across a firearm when moving furniture around for a client prior to starting a painting project.

“Many times, the firearm belonged to my client’s father, grandfather or late husband and she never touched it because she was afraid of guns, but didn’t know how to get rid of it safely,” he says. “So many times these guns are loaded and just stuck in a nightstand or stored under the bed.”

Over the years, Jeff has encountered a variety of different circumstances where individuals seek his assistance in disposing of unwanted firearms. All situations call for professionalism and expertise, but some also require a more delicate approach. One such case was a recent call by a family whose patriarch was once a responsible gun owner, but was now suffering the early signs of dementia. “His family wanted the firearms removed for safety reasons, but the gentleman lawfully owns the guns so it’s important to have a heightened sensitivity so as not to create upset,” says Jeff.

In addition to lay people looking for help, Jeff and his team also assist estate and probate attorneys representing

clients who are surviving family members in possession of unwanted firearms to navigate the process of safe gun disposal.

Raised in a family that had firearms for hunting and sporting, Jeff was taught early on how to handle, be respectful and always be safe when handling firearms. Jeff adds that “ … we as Americans have a great privilege to be able to own a firearm, but with that comes an even greater responsibility to not only protect ourselves legally by complying with Federal and State laws, but to protect ourselves, our neighbors and most importantly, our children from all possible dangers associated with firearms.”

San Clemente resident Rhonda Murphy couldn’t agree more. “There are many things to deal with when a loved one dies. In 2010, when cleaning out my husband’s closet, I came across several of his guns. I didn’t want to keep them and was unsure of what to do with them. My daughters didn’t want the guns and I didn’t want to deal with the hassle of storing them as my grandkids are often at my house. A friend suggested I call Jeff. He was very nice, easy to talk with, trustworthy and knowledgeable. He came to my house, checked all the guns to make sure they were unloaded and removed them. Jeff also told me that one of the guns was a collector’s item and was able to sell it for me. One less thing to have to worry about. I can’t recommend Jeff enough.”

As part of their auditing procedures, California Gun Services gives clients the option of a Voluntary Registration Form (in the case where the weapon was inherited). Many of Jeff’s clients are like my grandma who just prefers that the gun is destroyed. Jeff holds a Federal Firearm License and as such, is able to take possession of firearms without a Gun Transfer. He can also inspect firearms to ensure they are still in working order, and even tell you if the gun, or guns, you have is California Compliant.

“Most people are unaware that firearms that were purchased legally from a gun shop just a year ago may now be illegal in California,” says Jeff. “If we find a firearm that is out of compliance with the law, you’ll receive solid advice on how to make it compliant, sell it out of state, or potentially dispose of it. Our process is approved and certified by local law enforcement, it’s legal, safe and adheres to all state and federal firearms laws.

“Since firearms last more than a lifetime, families often have small and large collections of guns in their home. Knowing what you have and what to do with those firearms is important. Whether it’s from a death in the family, inheritance, or just a need for clearing out some that you know you will never use, we can help. Following California gun laws is essential. We come to you. California Gun Services’ processes are approved and certified by local law enforcement and adheres to all state and federal firearms laws for the following services:

GUN AUDIT

Jeff will come to you and inspect your firearms to make sure they are in proper working order and that they are California Compliant. If your firearm is not compliant with the California Law, you will receive solid advice on how to make it compliant or possibly dispose or sell it out of state.

GUN DISPOSAL

If a firearm is found to be unsafe to use, cannot be repaired and has no historical value. California Gun Services will permanently destroy it by torching the receiver or frame into three parts or cutting it with a saw into five parts. Jeff will document this with photos and log it for the Alcohol, Tobacco and Firearms and email you the proof of destruction.

GUN TRANSFERS

Private Party Transfers happen between two individuals and will need to take place at a Federal Firearm Licensed Dealer. Since this needs to be done at a Gun Shop, Jeff cannot offer this as an in-home service. If you have inherited or legally obtain a firearm, he can provide you with a Voluntary Registration form or you can download it from the California Department of Justice which is NOT required to do at a gun shop. California Gun Services has a Federal Firearm License and can legally come to you and take possession of a firearm without a Gun Transfer.

GUN PURCHASES OF UNWANTED FIREARMS OR COLLECTIONS

California Gun Services will come to you and appraise a single gun or an entire collection of any size. You will receive an explanation of how guns are legally sold and transferred. California Gun Services can then make you a fair market value offer and/or explain how a gun can be put up for sale on consignment.

AMMUNITION AUDIT

California Gun Services will make sure you are using the right ammunition for the firearms that you have and that it is legal in the State of California. Jeff will inspect the ammunition to make sure that it has been stored correctly, is in good condition and will ensure that the ammunition is being stored properly, using the right type of container and stored in the right location in your home.

Ian Moore is a touring and recording artist with 14 releases to date. He has spent much of the last 30 years traveling the world through his music and those travels have fundamentally changed and formed him. The son of a Buddhist scholar father and a Social Worker mother, the stage has given him a unique perspective on the human condition. The lifelong pursuit of music, with it’s inevitable twists and turns, has similarly allowed, and sometimes forced, him to look deeply into the duality of art and life, trying to find balance and harmony between the two.

Capturing the tastes straight out of her grandmother’s kitchen in Jamaica, through the Caribbean to Bali, and on to Southern California’s own local Santa Ana cuisine, Chef Bailey’s inventive dishes boast a curated mixture of flavors, textures and visual appeal for even the most discriminate of palates.

My husband and I started a recent elevated evening out with friends by indulging in Citra’s handcrafted cocktails and mocktails. Each was a playful, colorful masterpiece of mixology.

The Hibiscus Cooler (Absolut Vodka, Hibiscus tea, Lavender-Lemon syrup and edible glitter) and the signature Citra-Fashioned (Jefferson’s Bourbon, Bulleit Rye, Demarara, Spiced and Orange Bitters and orange peel served over black ice) were big hits at our table.

My new fave mocktail? The Santa Ana Breeze - a super light and refreshing concoction of Ritual Agave Spirit, lime, cucumber, mint and simple syrup.

EDIBLE MOSAIC

From starters to main courses, each dishes is artfully plated and tantalizingly flavored - from the jerk wings (think authentic Jamaican spices and mango sauce) to the Santa Ana salad (the perfect combination of greens, corn, radishes, tomatoes, cucumber, chile dusted pepitas, Cotija and champagne-honey dressing).

For entrees, there are classics like the Citra Cheeseburger and the Prime New York Strip, but we wanted to lean into Chef’s particularly inspired dishes.

As such, we had our work cut out for us in deciding between the array of culinary creations influenced with South of the Border flair. The Barba-

coa Torta arrived as a mouthwatering braised beef, avocado, tomato, cabbage slaw, cilantro-lime vinaigrette and Jack cheese while the Tacos de Nopalitos were a deliciously unique spin enhanced with mole sauce, radish, cilantro, queso fresco, avocado and crema served with cilantro lime rice and beans.

Absolutely worth writing home about (and making a return visit) was the standout Chicken a la Brasa - a tender, juicy citrus marinated half chicken paired with cilantro-lime rice and Aji Verde sauce.

Visit Citra and I’m sure you’ll agree - the overall ambiance, energy and menu are clearly a labor of love for Chef Bailey and her team with the goal of creating a dining experience where “the zest of life meets the art of cooking.”

A good sommelier is a helper, a guide to finding the best wine for your food and experience. For this month’s installment, we again approached South County-based sommelier Micah Sampson to address a few frequently asked questions.

Q Should I pay attention to wine ratings? What do they mean?

A At the end of the day all wine ratings really are are opinions and scores from people who drink and know a lot about wine.

So if you need some help picking out a wine from a region you know nothing about, then sure, take a look at an online magazine and see what some of the ratings say. Generally, 88-90 points and higher mean the wine is going to be good. But once you get to the high 90’s you’re likely going to be paying a lot more for them, mainly because they have the high rating.

But I can let you in on a little secret, many amazing producers out there don’t even get their wines rated! The best way to find these is to look for wines with high ratings, remember the areas they come from, and then look for other producers in the same areas. You can often find killer wines for a fraction of the price when doing it this way. Another secret… this is exactly the way Somm’s Stash wines are made ��

Q How long do wines stay good after opening?

A This is an easy one, but still important. In general, wines will still be good for a day or two after you open them, but will start to degrade a bit from the moment you open them. Usually by day three you’ll notice the wines aren’t as good as they were when first opened, and by days four and beyond the wines just don’t taste right.

A little hint to get an extra day or two out of opened red wine is to seal the bottle with a cork or rubber stopper and store the half empty bottle in the fridge! The low temp in the fridge helps slow the degradation process. Just let the wine slowly warm up in a glass when you want one, cupping your hands around the glass will speed this up a bit.

Q What are sulfites and are they bad?

A We’ve all heard it… “Do you have any wines without sulfites? They give me headaches.” This is when the som-

melier mentally puts his or her palm to their face.

In the recent social-media-driven years, the word “sulfites” has become the new bad word in wine. But why? When did we become so focused on this one component in wine, treating it like a poison? It’s mentioned with an almost villainous undertone now, like some evil wizard is adding it to wine when no one is looking.

In reality, sulfites have been a known part of wine making for a thousand years. They are harmless to almost everyone and occur naturally in all wines. Yes… I said naturally in all wines.

Sulfites occur as part of the fermentation process, a natural byproduct of yeast metabolism during the conversion of sugar to alcohol. They are completely harmless to over 99% of all people.

In fact, the human body produces sulfites, a whole bunch of it, there’s already about 10 times more sulfites in you on a daily basis than a bottle of wine.

The thought of sulfites being a synthetic chemical added to wine is just a misguided fear. Winemakers might add additional small quantities near the end of fermentation to halt the process, but that’s the natural way to do it, like turning on the lights at the end of a dance party.

It’s also added during bottling as an antioxidant to help prevent spoilage. But, they only use what is needed to complete those stages, usually using amounts far within acceptable boundaries.

Sulfites do two things really well: they bond with oxygen molecules, keeping the wine from oxidizing into vinegar, and they push bacteria out of the wine to keep it from spoiling. Sulfites are like bouncers at the door of a bar, keeping the bad people out without ruining the party.

Saving Money with the New Prescription Drug Law

Anew prescription drug law that went into effect January 1, 2023, will help save money for people with Medicare. Here’s what the law does for you:

More vaccines covered: There will be no copay and no deductible applied for more vaccines now than ever. According to Medicare.gov there are 25 covered vaccines at no cost to you as long as you have Medicare Part D coverage.

Lower costs for insulin: Medicare drug plans can no longer charge you more than $35 for a 30-day supply of insulin and can’t enforce a Part D deductible if your plan has one. Beginning July 1st, 2023, those that get their insulin through a pump that is considered “durable medical equipment” will have their insulin covered by Medicare Part B.

Lower out-of-pocket drug costs: As of 1/1/24 if you’re one of those people that reach the “catastrophic coverage phase” because you take expensive medications, you won’t have any co-pay or coinsurance for your medications when you reach this phase. Starting in 2025 your yearly Part D (prescription drug) out-of-pocket costs will be limited to $2000 a year!

Medicare will negotiate to get you lower drug prices: This won’t go into effect until 2026. Medicare will directly negotiate with Medicare Part D and Part B drug manufacturers that don’t have competition with other drug manufacturers. Medicare will start with 10 drugs in 2026, then increase to 15 drugs named for 2027 and 2028, then 20 drugs for 2029 and every year thereafter.

There will be hefty penalties and taxes for those manufacturers that don’t comply with the negotiation requirements. As someone who sees people struggling to pay their prescriptions drug copayments/coinsurance on a weekly basis, it is my pleasure to share this information with you.

Beware of Lifestyle Creep

Sometimes more money can mean more problems.

“Lifestyle creep” is an unusual phrase describing an all-too-common problem: the more money people earn, the more money they tend to spend.

Frequently, the newly affluent are the most susceptible. As people establish themselves as doctors and lawyers, executives, and successful entrepreneurs, they see living well as a reward. Outstanding education, home, and business loans may not alter this viewpoint. Lifestyle creep can happen to successful individuals of any age. How do you guard against it?

Keep one financial principle in mind: spend less than you make. If you get a promotion, if your business takes off, if you make partner, the additional income you receive can go toward your retirement savings, your investment accounts, or your debts.

See a promotion, a bonus, or a raise as an opportunity to save more. Do you have a household budget? Then the amount of saving that the extra income comfortably permits will be clear. Even if you do not closely track your expenses, you can probably still save (and invest) to a greater degree without imperiling your current lifestyle.

Avoid taking on new fixed expenses that may not lead to positive outcomes. Shouldering a fixed mortgage payment as a condition of home ownership? Good potential

outcome. Assuming an auto loan so you can drive a luxury SUV? Maybe not such a good idea. While the home may appreciate, the SUV will almost certainly not.

Resist the temptation to rent a fancier apartment or home. Few things scream “lifestyle creep” like higher rent does. A pricier apartment may convey an impressive image to your friends and associates, but it will not make you wealthier.

Keep the big goals in mind and fight off distractions. When you earn more, it is easy to act on your wants and buy things impulsively. Your typical day starts costing you more money.

To prevent this subtle, daily lifestyle creep, live your days the same way you always have – with the same kind of financial mindfulness. Watch out for new daily costs inspired by wants rather than needs.

Live well, but not extravagantly. After years of law school or time toiling at start-ups, getting hired by the right firm and making that career leap can be exhilarating – but it should not be a gateway to runaway debt. According to the Federal Reserve’s latest Survey of Consumer Finances, the average American head of household aged 35-44 carries slightly more than $100,000 of non-housing debt. This is one area of life where you want to be below average.1

Mission Viejo Wigs: Where Customers are “Family”

Mission Viejo Wigs is truly a family business. Not in the traditional sense, where its owners and operators share the same genes. But rather in such a way that every person who has walked through Owner Betty Darroch’s doors in the 30+ years she has been in operation immediately felt like a member of Darroch’s extended family.

According to Medicare.gov there are 25 covered vaccines at no cost to you as long as you have Medicare Part D coverage.

Lower costs for insulin: Medicare drug plans can no longer charge you more than $35 for a 30-day supply of insulin and can’t enforce a Part D deductible if your plan has one. (Most affordable stand-alone prescription drug plans have a $545 annual deductible in 2024). If you get a 2- or

3-month supply at one time for your insulin, the rule still applies: no more than $35 for each month. Beginning July 1st, 2023, those that get their insulin through a pump that is considered “durable medical equipment” will have their insulin covered by Medicare Part B. If this pertains to you contact me to see if you’re on the right plan to make your out of pocket cost the smallest possible for 2025.

Lower out-of-pocket drug costs: As of April 1, 2023 those of you that take biologicals and other drugs that fall

under Medicare Part B (they’re typically drugs taken by an infusion) are protected by a rule that if their prices increase higher than the rate of inflation, you won’t be impacted. However, the specific drugs and potential amount that you save can change every quarter. But, in even better news; in 2024 if you’re one of those people that reach the “catastrophic coverage phase” (because you take expensive medications), you won’t have any co-pay or coinsurance for your medications when you reach this phase. Here’s the best news in my opinion: Starting in 2025 your yearly Part D (prescription drug) out-ofpocket costs will be limited to $2000 a year! In addition to that you can pay for medications in monthly amounts over the calendar year vs. when you fill the prescription.

Edinger Medical Group Where Every Patient Feels Like the ONLY Patient

When Al Osterhout, 69-yearold Huntington Beach resident and retired business owner, noticed he was unexpectedly losing weight in February 2023, his gut instincts told him something wasn’t right.

He made an appointment with his primary care physician, Dr. Douglas McConnaughey of Edinger Medical Group, who sent him for bloodwork, diagnosed Al with Type 2 diabetes and scheduled a follow-up appointment in one week to ensure the medication he prescribed was working.

Just days later, Al’s wife, Cindy, noticed a yellowish tint to his skin. Cindy contacted Dr. McConnaughey to report the change in Al’s complexion and his continued weight loss, and Dr. McConnaughey advised he go to the E.R. at Orange Coast Medical Center for further testing.

Test results showed Al had a mass on his pancreas and he was admitted for surgery immediately. The 6-hour surgery removed most of the mass as well as 11 lymph nodes and he spent the next 9 days in recovery in the hospital.

Dr. Sean Cao, General Surgeon at Orange Coast, and Dr. Collin Vu, Chemo Oncologist, diagnosed Al with stage 3 pancreatic cancer. Because they found cancer in his lymph nodes, Dr.

Vu started Al on 6.5 months of chemotherapy followed by 6 weeks of radiation.

Al is looking forward to traveling with Cindy and making more memories with his kids and grandchildren, all of whom live within a five-minute drive.

For others who find themselves in a similar situation with their health, Al and Cindy urge them to make an appointment to see their primary care doctor.

Al knew it was important to maintain a positive mindset during treatment and credits the Orange Coast nurses and staff for keeping his spirits high. He even developed a close relationship with the hospital’s valet staff and shares that in particular, John, will always hold a place in his heart.

“John was the first person I saw each morning and his warm, positive attitude meant a lot to me. When he found out I was there battling cancer, he put an arm around me and said he’d like to pray with me right there in the parking lot. I love the doctors and nurses, but John in valet meant as much to me as anyone else at the hospital.”

In December 2023, Al and Cindy received the news they had been waiting months to hear. Al’s post-radiation PET/CT scans showed no evidence of cancer and Dr. Vu said everything looked great.

While Al will need to have clear PET/ CT scans for 5 years to be considered “cancer-free,” the future is looking brighter than ever before.

“We still have a lot of living left to do, so I’ve got to keep moving forward,” said Al.

“The thing about pancreatic cancer that we didn’t know was that it’s very hard to diagnose. Al didn’t have any family history of pancreatic cancer. If you notice something different about your body, don’t wait for it to go away because, just like with any type of cancer, the earlier you catch it, the better chance you have at beating it,” said Cindy.

Although Al owes his health to his doctors, nurses and the hospital staff, he reiterates that Cindy was “his angel” during this dark time – helping and advocating for him every step of the way.

Cindy has been an Edinger patient since her family moved to Huntington Beach 60 years ago, and Al joined the group when they got married 45 years ago. Al and Cindy are both Medicare Advantage patients with Edinger and couldn’t be happier with the care they receive.
