South Boston Construction Projects Updated

Recently, we presented an update on projects that are proposed or under construction around Andrew Square. In terms of new developments, the Andrew Square area has really come to life. Over in the Seaport District (still a part of South Boston, of course), huge projects continue to be built, from WS Development to the pre-certified 10 World Trade by Boston Global Investors (BGI) and all the way out to 88 Black Falcon Avenue, where four additional floors and double the floor space are proposed. In between, many life science facilities are under construction or have been recently opened.

We’ll limit this update to the more residential neighborhoods of South Boston (ex Andrew Square).

If you come to South Boston, one likely route is along Summer Street, across the Reserved Channel, and then onto L Street, which connects to Summer between First and Second. You’ll pass the old Edison power plant to your left, now being carefully “deconstructed” by Hilco Redevelopment Partners. This preserves original materials of construction, especially one of the turbine halls that will become a highly varied, multilevel marketplace. The site is

15 acres; it will contain 600,000 square feet of residences and 860,000 square feet of offices/ labs. And directly across Summer Street from the Hilco mega-project is an empty old warehouse at 6 Elkins Street that is now proposed as the site of a block-long life sciences complex.

At the northwest corner of L and East Broadway, Monarc Development LLC has taken down the old buildings that were there. Further along East

Broadway, you’ll see a major mixed-use project, where steel is being erected and the ground floor is being poured. This project covers much of the 600 block. Further along Broadway, in Perkins Square, a completed office complex is now opening up. Notably, it will soon be the Headquarters of the City of Boston Credit Union (the CBCU). We welcome their relocation here, especially since the Perkins Square
