Q: Does Buyer have to obtain a construction note?
A: The Buyer does not have to obtain a construction note. The Seller carries the construction costs until the date of closing. However, the Buyer will pay a construction deposit that will apply to Buyer’s purchase price and down payment at the closing.
Q: Is there an HOA?
A: Smith Creek Reserve will have an HOA which is being formed on behalf of the 150 cabins within the community.
A primary purpose of the HOA will be to oversee and administer the water park amenity within the cabin community.
HOA fees are pending final review, based upon water park expenses, staffing, etc

Internet access: Comcast is installing new fiber-optic cable lines to cabin
Q: What type of contract / sales agreement is used?
A: A standard TAR Purchase/Sales Agreement PSA (RF401) or TAR New Construction PSA (RF403)
Q: Can Buyer self-manage their own cabin?
A: Yes. There are no restrictions regarding self-management at this property.
