Preparing Your Property Essential Steps Before New Tenants Move In

As you prepare to welcome new tenants into your property, it’s essential to ensure a smooth transition and set clear expectations from the outset. To assist you in this process, we’ve compiled a comprehensive checklist of tasks to complete before your tenants move in.

Clear Out Personal Items Remove all personal belongings, external furniture, garden tools, pot plants, and miscellaneous items from the property.

Key Management

Gas Appliances (if bottled)

Ensure all locks have keys. Supply two full sets of keys and an additional two front door keys, with one set kept at our office and the other provided to the tenant.

Contact your gas provider to inform them of renting your property. As the owner, you’re responsible for gas bottle rental payments if applicable.

Garage Access

Rubbish and Recycling Bins

If applicable, provide two working garage door remotes for properties with automated garage doors.

Ensure all council rubbish and recycling bins are supplied, clean, and empty at the start of the tenancy.

Smoke Alarms Are installed, they are operational and have not expired. There is at least one alarm on every level and within 3 metres of bedrooms.

Insurance Have insurance excess noted on the tenancy agreement.

Health and Safety The property complies with all building, health and safety requirements.

Building Compliance The property must have all the necessary building permits, resource consents and Code Compliance Certificates in respect of the construction, alteration or additions to any structure on the property.

Healthy Homes Standards Confirmation of compliance of the Healthy Homes Standards to include: - Insulation - Ventilation

Property Presentation Checklist The following cleaning guide outlines the tasks we expect tenants to complete upon vacating a property. By ensuring these tasks are ticked off before your first tenant moves in, you can establish a high standard for them to maintain.

Lawns and Gardens Lawns should be freshly mown and edged.

Gardens should be weeded with rubbish and leaves removed. Be sure to check behind sheds and clear leaves and other debris from spouting too.

Rubbish All rubbish is removed from both inside and outside.

Pet Droppings Remove droppings from gardens and lawn. Dispose of these, do not bury them.

Paths and Paved Areas Sweep all paths. Remove any oil spills present in the garage or beneath the barbeque.

Garage To be swept, clean and free of rubbish. If there are any marks or scuffs on walls, try to remove them.

Walls and Ceilings Clean any dirty marks caused by scuffing, fingerprints or food. Remove any cobwebs, fly dirt and mould.

Light Fittings

Windows Clean windows, both inside and out. Clear dust build up and dead insects from sills and runners (a vacuum cleaner and paint brush work well).

Curtains and Blinds Consider dry cleaning or, alternatively wash any washable curtains and netting. If curtains are visibly dusty, simply vacuum them. Clean slats on venetian blinds.

Cupboards and Drawers All bedroom, passageway and kitchen cupboards and drawers should be cleaned inside and out.

Carpets All carpeted areas are to be thoroughly vacuumed, free of stains and odours.

Consider professional carpet cleaning, particularly if there are marks, stains or you have pets.

Bathroom, Shower and Toilets Clean sinks, toilet seats, toilet bowls, mirrors, cabinets and vanity units. Remove soap build up and mould from shower units and screen doors. Ensure the sink and bath have plugs. Clean both the shower trap and extraction fan.

Remove dust and any dead insects inside and ensure all bulbs are working.

Heat Pumps/DVS/Smart Vents Clean all vents and filters.

Doors, Doorways and Skirtings

Floors Wash all floors, ensuring corners are clean too.

Wipe these down with a damp cloth and remove finger marks, as well as any other removable marks. Ensure all doors have door-stoppers to minimise potential damage to walls.

Oven, Hobb, Rangehood and Dishwasher Ensure all exterior and interior of chattels included in the tenancy are cleaned, included trays and filters and that all food residue be removed.
