Q&A with Jim Flaum As a feature in this, and upcoming issues of our Update, we asked some questions of the partners of Slifer Smith & Frampton — Rod Slifer, Mark Smith, Harry Frampton and Jim Flaum — to give our readers a more personal look at our company and the work they’re doing . What is your “ideal vision” for the Vail Valley ten years from now?

Jim Flaum joined Slifer Smith & Frampton in 1994 as a Managing Broker and today is the company’s president, overseeing a team of more than 130 brokers and sales and marketing professionals.

Vail is an idyllic location, and in order to stay true to form all of us here should continue to focus on maintaining all of the great things that make the Vail Valley such an incredible place to live and recreate. That will require ongoing quality, controlled growth, a continued superior ski and summertime experience, and the friendly and inviting attitude of the people here. One of the biggest challenges to be addressed in order to maintain a great mountain setting is finding solutions for transportation into and throughout the high country.

What is your take on the local and national real estate market? Nationally, the overbuilt areas are being affected dramatically. In places like Miami and Las Vegas, a buyers market definitely prevails. On a local level, and specifically in the Colorado high country, we just experienced a record year in 2007. This is due to the fact that there is a limited supply and high demand for mountain homes. The local market has slowed a bit during the past six months, but we still haven’t dropped below the high pace we set as recently as two or three years ago.

What is one important lesson you’ve learned from past experience?

the core market of people who want to purchase a “resort getaway” -- where they can enjoy time with their families -- will continue to exist. As long as we stay true to the fundamentals of delivering homes families will cherish and hold onto, we’ll continue to be successful.

What “green initiatives” are currently being pursued by Slifer Smith & Frampton, and the parent company East West Partners? Probably too many to list here, but some that come to mind include things as basic as going to recycled paper for all of our print materials, to the extent of working hard to make the public aware of our care and concern for the environment in all of the projects we build and represent.

What are some of the things you’re looking forward to in the months ahead? The Fourth of July parade in Vail, and concerts at the Ford Amphitheater are always great experiences for fun, food and seeing friends you haven’t been around for a while. And the fall season is always a great time of year to slow down a bit while enjoying some of the best weather in Colorado!

To go back to the basics. In mountain real estate, that means understanding the fact that there will be far fewer speculative buyers, but
