A LETTER FROM

OUR MANAGING BROKER As we reach the midpoint of 2026, Summit County?s real estate market continues to demonstrate the resilience, desirability, and long-term value that have made this region one of Colorado?s most sought-after mountain communities. Across the country, real estate conversations continue to center on interest rates and economic uncertainty. However, inventory remains the def ining market factor. National supply is currently near four months, a level generally viewed as balanced and well below the six-month threshold historically associated with meaningful price declines. In Summit County, limited inventory and sustained buyer interest continue to provide underlying support for the market. Closed transactions through midyear are generally level with 2025, while pending sales have nearly doubled compared with last year. This signif icant increase in pending activity points to strong underlying demand and suggests renewed transaction momentum as we move into the second half of 2026. Homes are taking longer to sell in some segments of the market, underscoring the importance of accurate pricing, thoughtful presentation, and an experienced local strategy. Buyers remain active and selective, and well-positioned properties continue to generate meaningful interest. For both buyers and sellers, understanding the conditions within a specif ic neighborhood, property type, and price range has become increasingly important. At Slifer Smith & Frampton, we recognize that real estate decisions in Summit County are rarely based on numbers alone. They are connected to lifestyle, recreation, long-term investment, and the opportunity to become part of a community with enduring appeal. Our brokers combine local knowledge with trusted guidance to help clients evaluate their options and make informed decisions. Looking ahead, the substantial increase in pending sales, continued buyer demand, and constrained inventory position Summit County well for the remainder of 2026. We remain conf ident in the market?s long-term strength and committed to helping our clients move forward with insight, preparation, and conf idence.

CHRIS LANKHORST Manag ing Broker

COPPER Copper Mountain transcends its identity as a ski resort, offering a distinctive residential community that prioritizes direct mountain access and a year-round recreational lifestyle. It provides a more purposeful approach to mountain living, with residential options that range from slope-side condominiums to stand-alone mountain homes. Unlike many resorts, Copper Mountain's layout naturally divides its terrain, a philosophy that extends to its residential planning. Neighborhoods like East Village, Center Village, and West Village offer varied living experiences, each providing unique perspectives on mountain community design and direct access to world-class skiing and mountain infrastructure.
