OUR MANAGING BROKER As we reach the midpoint of 2026, the Aspen and Roaring Fork Valley real estate market continues to demonstrate exceptional strength, supported by enduring desirability, limited supply, and sustained demand across the region. Although national real estate headlines remain focused on interest rates and economic uncertainty, inventory continues to play a def ining role in market performance. Nationally, supply remains near four months, a level generally considered balanced and below the six-month threshold historically associated with meaningful price declines. Across the Roaring Fork Valley, the continued appeal of the region is translating into signif icant transaction and pricing momentum. Through midyear, closed transactions are up 16% compared with 2025, while average sold price has increased 22%. Total sales volume is approaching $2 billion, ref lecting both the strength of buyer demand and the lasting value placed on real estate throughout Aspen and the broader Roaring Fork Valley. While these results are encouraging, individual properties and communities continue to perform differently. Some homes require more time to sell, making proper pricing, presentation, and positioning essential.
