Dear Neighbors, The South Beach & Yerba Buena condo resale market gained transaction in the 1st quarter of 2021 with 90 units trading hands and 56 units in contract as we head into Q2, suggesting continued momentum into the Spring. The combination of historically low interest rates, low condo prices, record stock market prices and more confident buyer psychology has resulted in an increase of 14% year over year Sales. The ghost town feeling of San Francisco has faded in recent weeks as more people are out with the warming Spring weather. The rest of the Bay Area housing market has just been insane, with 10+ offers on many homes. South Beach and Yerba Buena seem like bargains in comparison. Judging by home sales, the flight to Texas seems to be greatly exaggerated. The smart money is beginning to bet on the San Francisco condo market again. Significant price increases cannot occur until the large inventory is absorbed (138 units for sale , 30 units sold per month). Rents have stagnated at a low level due to an even larger inventory. I believe the market has bottomed out and an inflection point has been reached. Moderate rising interest rates will serve as a motivator rather than detractor on home sales. The East Cut Landing is going full speed ahead at the Temporary Transbay Terminal with a Farmer’s Market, food trucks, outdoor recreation, live entertainment and pop up retail. You may have used our new SoMA Bike Network to get around. Facebook has announced a June 2021 reopening. Indoor dining is back. More and more people are being vaccinated and most people are following COVID safety guidelines. I anticipate the 2nd Quarter to be a good quarter for both buyers and sellers.
