2019 Q3 Condo Report South Beach & Yerba Buena Paul Hwang | Ranked #1 in South Beach

Dear Neighbors, Q3 showed signs of weakness for the South Beach / Yerba Buena condo market with 61 / 15 units trading hands, a decrease of -27% / -40% over Q2. Year over year sales paralleled with a -20% / -40% decline respectively. Year over year average price per square foot remained steady +4.9% / -2.3%. Longer days on the market have extended significantly for the $2 million + market at 65 days. Inventory is up with 98 / 9 units listed for sale. Notable inventory includes 26 units for sale at Lumina and 10 units at One Rincon Hill. Sales rates for new construction (181, Fremont, Mira, the Avery, etc) have slowed as we exit summer. California Assembly Bill 1482 passed limiting rent increases to 5% + CPI up to 10% max. This should have little effect on sales demand for the high rent districts of South Beach / Yerba Buena. New rental building supply has offset demand from the increase in new office buildings in the neighborhood (Park Tower, 181 Fremont, etc). Salesforce Park reopened and still has the magic. Streets are crowded with construction, vehicles & pedestrians. Old favorites like Palomino are closing and a new Starbucks opened. Bruce Bochy retired and the Warriors have moved to the Chase Center. The new Navigation Center has interjected uncertainty to the South of the Bridge. Our community has come together as growing pains emerge. The lock up period for 2019 IPOs has begun to end.
