Skanska develops high-quality, innovative and sustainable real estate projects, which aim to achieve a minimum of LEEDÂŽ Gold certification. We focus on the development of properties located in select core urban markets in Scandinavia, Europe and the United States. In the U.S., Skanska focuses on Class-A office and multifamily, transit-oriented developments. Our goal is to create compelling environments that enable occupants to thrive. We work with designers that understand our vision and commitment to developing properties that connect to the community and focus on the occupant. We leverage our experience to create emerging sustainable design solutions that enhance the tenant experience and support the environment. Our unique property development platform is predicated on our self-financing business model. 2112 Penn is situated on the prestigious Pennsylvania Avenue, just blocks from the White House, surrounded by iconic national monuments. Designed ahead of the curve with glass fins that create a unique undulating landmark. The trophy project is comprised of 230,000 SF of office and 10,000 SF of ground floor retail, all designed with high-end, sophisticated tenants in mind. Tenants will experience panoramic views of Washington from the expansive roof terrace.

99M, located in the dynamic neighborhood of the Capitol Riverfront, offers 220,000 SF of office and 10,000 SF of ground floor retail serving as an amenity to both the tenants and the neighborhood. The vibrant Capitol Riverfront, a place that connects urban living, water and people, features more than 10 acres of public parks and open space, two miles of continuous Anacostia Riverwalk Trail, and a booming retail scene.

Located in NoMa, the most connected neighborhood in Washington, D.C., RESA (Ree-Sah), meaning journey in Swedish, offers a collection of 326 unique apartments. Rising 12 stories and boasting a sleek design, RESA features distinct amenities, including a sweeping rooftop terrace complete with expansive, unparalleled views. Every element of this extraordinary apartment building has been crafted to stand out and apart – offering residents a chance to relax, catch some rays, and enjoy a dip in the shimmering rooftop pool after a rewarding workout in the state-of-the-art fitness center. RESA hosts an exciting 7,431 SF of retail space in an up and coming bustling destination. RESA’s front door sits on the NoMa Meander, a vibrant and welcoming four block pedestrian walkway featuring retail, curated events, and green space.

Tyber Place offers 585,000 SF of innovative, LEEDŽ Platinum office space and 30,000 SF of restaurants and retail located just 950 feet from the NoMa – Gallaudet U Red Line Metro Station. Tyber Place is located on the NoMa Meander, a four block vibrant and welcoming pedestrian walkway that runs North/ South from Pierce Street to New York Avenue between North Capitol and First Streets, NE that include green spaces, seating, water elements and retail.

733 10th Street showcases a unique partnership in the redevelopment of one of Washington’s oldest congregations, the First Congregational United Church of Christ. The building is architecturally distinctive as six sides of glass façade rests above a striking brick base. Outstandingly located near the heart of the central business district, the building is adjacent to Metro Center and Gallery Place, two central terminals that service all five subway lines. It is a landmark project for Skanska USA Commercial Development as the first project to deliver in the U.S.

1776 Wilson Blvd is at the top of the market in sustainability with a LEED Platinum design. Its high-performance glass with low solar heat gain and on-site renewable energy with photovoltaic panels on the roof combined with other innovative sustainable design features result in an estimated 24% reduction in annual energy costs.

West Memorial Place, located in the Energy Corridor of Houston, provides tenants a true campus setting on the footstep of one of Houston’s most-traveled parks with over 50 miles of hike and bike trails. The two building campus offers over 715,000 square feet of office space, lush outdoor spaces and unique amenities that truly allow for life and work to naturally connect.

Capitol Tower is a dynamic, future-proof and amenity filled office tower at the center of downtown Houston. Featuring a light filled triple height space with next generation retail, unique restaurant concepts and abundant “third space,” Capitol Tower will offer tenants and all of downtown Houston a true gathering space to meet, collaborate and work outside the office. The tower will be 35 stories with 750,000 square feet of office and feature over 20,000 square feet of retail. Capitol Tower will be Houston’s only LEED Platinum v4 office building, making it the most sustainable building in Houston.

Rising 20 stories at 302,000 SF, 3009 Post Oak sits in the heart of Houston’s Galleria office market. Designed with sustainability in mid, this LEED Platinum office building supports tenant success with features like more natural light from floor to ceiling glass, improved indoor air quality and increased employee productivity. 3009 Post Oak was Skanska’s first office development in Houston, and it was sold before the building officially opened in 2013.

101 Seaport is Boston’s only LEED® Platinum v3 office building, making it the city’s most sustainable commercial building on Boston’s Most Sustainable Block – developed and built by Skanska. Headquartered by PwC, Skanska pushed the limits of sustainability employing a triple-glazed curtain wall and a chilledbeam mechanical system, both firsts in the city. Skanska delivered 101 Seaport and PwC’s space in 34 months from site acquisition by leveraging our unique platform of self-financing and in-house construction.

It’s time to rethink the workplace. 121 Seaport is the intelligent place-making solution that adapts to our evolution. It looks different, it feels different, it is different. A 450,000-SF, 17-story tower with Class A office building with three-levels of below grade parking, and twolevels of retail. 121 Seaport is conveniently at the center of Boston's Seaport District adjacent to and over the MBTA Silver Line, steps the Financial District and in close proximity to Logan International Airport with immediate access to I-90 and I-93. 121 Seaport is targeting LEED Platinum certification and will open Q3 2018.

A Creative Space For Modern Industry. Anchored in a neighborhood rich in industrial tradition, Two Drydock will embrace the area’s past and build upon the area’s innovative and inventive culture by providing an environment that fosters collaboration, creativity and convenience. Two Drydock is a 314,000-SF commercial office building with ground floor retail located in the Raymond L. Flynn Marine Park on the South Boston waterfront. The building compliments the creative energy of the Innovation and Design Center and builds off the momentum of the Seaport District.

The Harlo


Built to LEED Gold efficiency standards, The Harlo is a 189,500-SF, seventeen-story mixed-use building featuring 212 luxurious apartment residences, 7,000 square feet of ground-floor retail space and an eclectic collection of residential amenity spaces including expansive rooftop terraces, intimate lounges and smart co-working and fitness environments. The building features panoramic views of Fenway Park, the Charles River and Downtown Boston. Interiors designed by MarkZeff compliment artfully-appointed common areas and thoughtfully designed apartments, life at The Harlo is both fresh and familiar offering a timeless pairing of stylish city living and contemporary comfort.

Watermark Seaport


Watermark Seaport opened in March 2016 and was 95 percent leased by November 2016, commanding some of the highest multi-family rents in Boston. Skanska created a unique residential experience at Watermark Seaport through meticulous design and a best-in-class amenity package.


2+U will invigorate the work environment for companies seeking an address in Seattle’s business core. The office tower will be lifted up 85 feet to reveal a unique urban experience featuring arts and cultural spaces, events, entertainment, restaurants and retail — all accessible every season of the year. The space under the lift of the tower will create a new and welcoming, communal destination representative of the Pacific Northwest’s unique character.

400 Fairview, located in the South Lake Union neighborhood, exemplifies our belief that successful buildings start from the inside out and that ground-floor retail curation is imperative. Skanska developed a vibrant market hall on the ground floor, resulting in a communal space that encourages the community to congregate while enjoying an unparalleled collection of local provisions.

Alley111 is a LEED Silver certified type one, mixeduse, high-end residential apartment building with commercial space located in busy downtown Bellevue. Alley111 is designed for high-tech millennial residents in mind, with its 260 apartment units ranging from studios to two bedrooms in 12 stories and a high end rooftop, which includes a lantern room for entertaining and an expansive open deck. The intimate alley retail spaces on the ground floor were built to energize and connect the project’s retail and indoor and outdoor areas with the neighborhood.

Situated along Seattle’s most popular running trail, Stone34 was the first project to participate in the city’s Deep Green Pilot Program, requiring the project to reduce water and energy consumption by 75 percent of comparable buildings in Seattle and use more than 50 percent of storm water on site.
