Home Maintenance 101: Purchasing a Hot Water Heater The water heater is the second biggest energy drain in the home behind the heating, ventilation and air conditioning system - also known as HVAC. Yet when it comes to understanding the requirements and specifications for water heaters, most homeowners don’t know the basics. According to GE, almost 80 percent of consumers purchase a water heater only when their current unit breaks or leaks and they are forced to look for a quick replacement. But it’s important to know the facts about water heaters and consider different options before making such an important purchase. Use these tips to help you choose the best model for your home: Look to energy guides and rebates

Pay attention to how much energy each water heating unit uses and pay special attention to those models that are Energy Star-qualified. By selecting an Energy Star-qualified appliance, you’ll not only gain the best energy savings, but these water heaters may also qualify for utility rebates, which can lead to a savings between $100 and $1,000 depending on your region. This savings often means replacing your water heater can be relatively inexpensive, allowing you to invest in a more energy-efficient model that will help with continued savings down the road. Check the rebate finder at www.EnergyStar.gov for a list of rebates in your area.

Another trend that could be detrimental to budgeting is that recent graduates prefer to live on their own, either in a studio or onebedroom apartment. Instead, living with roommates can cut down on costs, says Palmer, also a personal finance columnist at US News & World Report. Living in a studio or one bedroom could easily eat up half of your monthly salary or more, she warns. In terms of timing, Bledsoe typically recommends a person start the search for an apartment 30 to 45 days prior to the target move-in date. Any earlier, and landlords might not know about vacancies yet. It might be a brave new world of renting for newly minted graduates, but sound budgeting can make a first apartment into a dream home.

SPOUSAL CREDIT SCORES QUESTION: I had to refinance my house five years ago due to my wife’s high credit card debt. Now, because her score is 574 and mine is 727, my mortgage broker says he can’t help me refinance our current 6.25 percent mortgage. We owe about what the house is worth. What can we do?

ANSWER: Five years ago, it’s likely that your home was worth more than it is today. For instance, the Federal Housing Finance Agency said February home prices were 19.4 percent less than in 2007.

Lenders today look at three credit scores for each spouse. What’s acceptable for underwriting purposes will depend on the loan program you’re seeking, your credit standing and the equity you have in the property. If the loan amount is pretty much the same as the value of the property, then in essence, you’re asking the lender to make a high-risk loan with little down, something that won’t happen without Veterans Affairs, Federal Housing Administration or private mortgage insurance. The FHA will actually insure loans for borrowers with credit scores below 580, but only if such individuals can put down 10 percent instead of the 3.5 percent usually required for FHA coverage. You could try to obtain financing on the basis of your credit score and income alone,

or you might bring cash to closing and qualify for new financing by borrowing less. You can also contact a free HUD counselor (888-9954673) to see if you qualify for any of the options available under the government’s Making Home Affordable program.
