Reverse mortgage foreclosure QUESTION:
We are above age 62 and have been speaking with lenders about reverse mortgages. One told us that as long as we remain in the house a reverse mortgage cannot be foreclosed. Is this true?
To obtain an FHA reverse mortgage, the most common type and what the government calls a Home Equity Conversion Mortgage (HECM), at least one owner-occupant must be age 62 or older. In addition, the property must have sufficient equity to support the loan amount being sought. With a reverse mortgage the required monthly cash payments — payments just for principal and interest — are zero. The payments are deferred. If you have a $150,000 existing mortgage balance with $700 monthly payments for principal and interest the cash cost will fall to nothing if you

refinance with a reverse mortgage. If you have a tight budget this can be an important form of financial planning. However, you’re not getting “free” money as a reverse mortgage borrower. The interest you don’t pay each month is being added to the debt. If you start with a $150,000 balance you will owe more each month. In other words, a reverse mortgage is a “negatively-amortizing” loan — the size of the debt grows over time. The debt is paid off when you leave the property, pass away or sell. Since an FHA reverse mortgage is an example of “non-recourse” financing, you and your estate can never owe more than the value of the home. Other assets cannot be touched. However, reverse mortgages can be foreclosed. These borrowers don’t have to make monthly reverse mortgage payments but, as an example, still are required to pay property taxes. They have to pay for appropriate insurance coverage.

Twenty percent of the U.S. population lives in “multi-gen” households, according to the Pew Research Center. That means two or more adults from different generations or a grandparent and grandchild under 25 are living together. The numbers of multi-gen households spiked up during the 2009 “Great Recession” when young adults couldn’t afford their own place. But the trend isn’t decreasing, says the Pew Research Center. The benefits of generational togetherness extend beyond whittling down expenses. A 2018 Columbia University study should that healthy adults who live in a multi-gen 6
setting live longer. Now, the housing and mortgage lending businesses are adapting to serve multi-gen families better. Here, a look at their unique needs: We are all contributing to the expenses. Families buying a home together should detail how they plan to split expenses to a mortgage lender. Some lenders have tweaked lending practices for multi-gen families. PNC, for instance, reports that buyers of a duplex who are planning to rent the other unit usually pay a slightly higher mortgage rate, but not if the renter is part of the multi-gen family. Sean Hundhoffe, chief
economist at online lender Better.com, says that parents buying with their adult child frequently supply the down payment, perhaps drawn from equity in their former home. Later, parents may gift portions of the ownership to their adult child. We want multi-gen friendly features. In a survey of 23,000 shoppers of newly built homes by John Burns Real Estate Consulting, 41 percent say they are likely to accommodate an elderly parent or adult child. First floor bedrooms, sometimes equipped with a kitchenette and/or a separate entrance are top offerings, says Jenni Lantz of John Burns.

Want to up your home’s value? Live by a store A recent study by ATTOM Data Solutions found that residences situated near a Trader Joe’s, Whole Foods, or Aldi store increased in value. In fact, they realized an average home seller return on investment of, respectively, 51 percent, 41 percent, and 34 percent. Across the country, the average home seller ROI for all zip codes containing these grocery outlets is 37 percent. What’s more, average fiveyear home price appreciation on these homes is 42 percent, 33 percent, and 31 percent for properties near an Aldi, Trader Joe’s, and Whole Foods, respectively. But the perks of proximity to one of these chains isn’t limited to homeowners; flippers and investors are reaping the benefits, too. Properties close to an Aldi yield an average gross flipping ROI of 62 percent versus 35 percent and 31 percent for homes near Whole October 25, 2019
Here’s some food for thought: New research suggests that homes located near popular grocery stores often sell for more. Foods and Trader Joe’s, respectively. Nationwide, the average gross flipping ROI for all zip codes boasting these grocery stores is 52 percent. What’s behind this food store-related surge in value? More than the allure of quality groceries, the pros concur. “People are willing to pay for value, and this mindset also applies to real estate—people are willing to pay for the convenience of having name brand products next door,” says David Taylor, real estate agent with Edina Realty in Holmen, Wisconsin. Taylor notes that highprofile chains like Trader Joe’s and Whole Foods contribute to the appeal of the neighborhood.
“Positive community impact is a major factor. These companies have focused contributions into local areas, and have a lasting effect on home values,” he adds. Julie Upton, Realtor with New York City-based Compass, says grocery chains do a lot of research on the changing demographics of neighborhoods before plunking down a store. That means if a preferred store has chosen to open near you, it’s a good sign that the area has been carefully vetted as a desirable one. “In real estate, I have always looked for signs that a neighborhood is on the upswing if a Whole Foods was less than a mile or two away,” says Upton. “When I lived on the upper west
side of Manhattan bordering Harlem, we knew our neighborhood had become a hot place to live when Whole Foods opened a few blocks away from it. Sure enough, the prices in the community shot up, and we sold a year later with some nice gains.” Homebuyers and sellers alike need to be aware of these factors. “If you hear that a popular supermarket or a Starbuck’s or a branch of a major bank chain is planning on opening in your area, it’s a sign that the neighborhood is becoming more popular and home prices will likely be rising,” Upton adds. But Alessandro Mannino, communications manager with Neighborwho.com, cautions that your mileage may vary. “While Trader Joe’s, Whole Foods and Aldi have been found to add appreciation to a home, this isn’t necessarily true of all grocery
