Everyone wants a lush, green lawn come warm weather season and while many homeowners use green solutions for their home, they may forget to extend those practices beyond the brick and mortar. But using sustainable practices can lead to a green lawn your family can enjoy all season long. According to the 2011 Environmental Lawn and Garden Survey from the National Gardening Association (NGA), 79 percent of U.S. households report that it’s important to use environmentally friendly practices on lawns and landscapes - residential, municipal and commercial. But that same survey found that only 17 percent of respondents gave their own lawn care maintenance methods a “green” grade. This is down from 28 percent, compared to the 2008 survey. Go electric Without the need for gas or oil to operate your outdoor equipment, you can tend to your lawn, garden and landscaping using electric products. Electric tools also save you money compared to using gaspowered outdoor equipment. Water slowly, deeply and less frequently - Proper watering will allow your grass to grow deeper roots, making it less vulnerable to drought. Make sure to identify the type of grass in your yard and be aware of the recommended frequency of watering for that variety. Also, water early in the morning, so less moisture evaporates throughout the course of a hot day.

Homes: The Next Generation Personalized Features and Upgraded Technology Are Must-Haves for the Next Generation Of Homebuyers A generation that has grown used to the conveniences of touch-screen devices expects the same from their homes, a new survey shows. The survey, conducted on behalf of Better Homes and Gardens Real Estate, reveals that the next generation of homebuyers prefers customized smart homes to the traditional luxury or prototype homes of the past. Sherry Chris, president and CEO of Better Homes and Gardens Real Estate, Parsippany, N.J., says that younger homebuyers are not interested in the “traditional” homes where their parents grew up. “They are not looking into the bells and whistles of the old generation,” she says. They want customized features “like turning the heat up and down using their iPad.” The survey shows 43 percent of participants prefer customized homes than a cookie-cutter home, while 50 percent believe that technology is more important than curb appeal. If a home is not updated with the latest tech, that group would not be interested in it. “Technology is an absolute necessity along with energy efficiency, security system and smart thermostat,” Chris says. Apart from technology-forward appliances and home automation, a third of the participants from the survey preferred “fixer-upper” homes, and they would prefer to remodel homes themselves rather than seeking help. insurance or interest rates QUESTION: Rather than finance with an FHA mortgage, a lender has instead proposed that we buy with a conventional loan and 5 percent down. The down payment would be a little larger but there would be no mortgage insurance. Which is the better deal?

ANSWER: With an FHA mortgage, borrowers must pay an up-front mortgage insurance premium (MIP) at closing, equal to 1.75 percent of the mortgage. In addition, there is an annual MIP usually equal to 1.25 percent of the outstanding loan balance. The annual MIP is paid out in

monthly installments. With an FHA loan, you need to pay a 3.5 percent down payment. With a conventional loan, you need 20 percent down – unless you obtain private mortgage insurance. In this case, there is no separate cost for mortgage insurance even though you are only being asked for 5 percent down. How is this possible? The magic is in the term “separate” cost. It’s not that there is no mortgage insurance or no insurance cost. Rather, to get conventional financing at 5 percent interest with “no mortgage insurance,” the lender charges a higher rate of interest – in other words, the lender self-insures and charges the borrower more interest to cover the cost. Which is the better loan? There are several questions to ask:
