TeCh SeLLs For the modern house hunt, tech is the all-important tool that helps real estate agents, buyers and sellers alike



hen it comes to real estate, the old saying goes, there are only three things that matter: location, location, location. Today, it’s more like: information, information, information. Whether it’s information about a particular property, the neighborhood or the real estate agents themselves, data plays a pivotal role in real estate – and technology plays a vital role in making that info accessible to consumers at home or on the road. The modern house hunt now begins online, with more than 90 percent of homebuyers using the Web to view listings, according to the National Association of Realtors. For real estate agents, an online presence is, therefore, a must-have, explains Chad Curry, managing director of the Center for Realtor Technology at NAR. “With our members, mobile apps and social networking are becoming some of the main communications channels with their customers.” Successful real estate agents are consummate networkers, and online networks such as Facebook, LinkedIn and Twitter can help agents connect with new and potential clients. And connect, they do. In 2008, two-thirds of Realtors didn’t engage in any social media. By 2011, NAR found that 90 percent of brokers and 91 percent of agents were active on social platforms.

But simply having a Facebook or LinkedIn presence isn’t enough, says Jennifer DuBois, communications director at Move, Inc., a Campbell, Calif.-based tech company. Like a garden, a social media presence must be constantly tended with relevant information. Using Move’s SocialBios tools, agents can feed information about a local market to their Facebook walls. Agents can view how they’re connected to their clients (and potential customers). Move has also incorporated the hot new social service Pinterest into its listing pages, so consumers can ‘pin’ up homes they like for sideby-side comparisons. An app from real estate service Trulia allows agents to “check in” when they visit or show off a property and have that listing published to their online profile. This check-in gives consumers greater confidence that the agent has been active and knows the local market, says Ginger Wilcox, head of industry marketing for Trulia. The app also feeds real-time leads to agents’ smartphones, so they can be more responsive to customer inquiries. Mobile phones are also changing the way consumers can search for homes when they’re away from theirs. Rather than drive around a neighborhood aimlessly seeking out “for sale” signs, you can pull up maps and turn-by-turn directions to all the available listings in the area using Zillow’s mobile application. With the app, you can filter your search by list prices so you’re not in over your

head. You can also make contact with the listing agent or find nearby open houses – just not while you’re driving, please. Brokers are getting into the act as well. An app from MobileRealtyApps dubbed HomeSpotter uses “augmented reality” to give agents and real estate firms a richer mobile experience to their customers. Using a phone’s broadband connection, the app overlays property details over a live feed from the phone’s camera. Thanks to the on-board GPS, the app can help consumers locate other listed properties in the area with a “radar view” and direct them to the next house. In fact, digital and virtual marketing is rapidly overtaking print. According to a study conducted by marketing firm Imprev, real estate professionals used four times as many digital tools, such as iPad presentations and virtual tours, over the past 12 months than they did over the previous five years. But fans of old-fashioned “for sale” signs should breathe easy: They’re also getting a technological makeover, NAR’s Curry says. More of them are being printed with QR codes, which can be scanned by smartphones to provide greater property details in virtual form. Indeed, it’s unlikely we’ll ever see the death of the printed real estate sign, at least in the short term, Curry says. Why? Location, location, location.

• Clean the lint screen after each load of clothes has been dried.

• Keep the condensing unit free of debris. • Trim shrubs and plants near condensing unit to ensure proper air flow and circulation.

If it’s really true that we’re only as happy as our unhappiest kid, then it’s important to find the best location for a happy childhood, too. So what does that mean for the classic city-versus-suburb conundrum? The most recent U.S. Census Bureau data from 2000 and 2010 indicates a shift toward families favoring urban living. Yet, another survey from, the country’s leading Internet rental listing site, finds that parents are divided on location but united about the importance of neighborhood safety. Among’s findings is that 42 percent of parents say they’ve always lived in the city and are raising children there, but a close 41.5 percent prefer the suburbs. Perhaps more important is that 46 percent of suburban parents say they’d make their same choice again, while only 34 percent of city parents would. Real-estate saleswoman Donna Mercier, affiliated with a suburban Chicago office of Coldwell Banker, says many parents with kids find the North Shore suburbs appealing for the ease of getting around, finding parking, networking with families and enjoying community activities and good schools. But once many become empty nesters, they return to the city, Mercier says. In contrast, David Staples, director of sales at 2 Midtown, a mixed-use condominium in midtown Miami that offers rentals, says that parents with kids are attracted to urban life because of the convenience of living close to work and gaining a range of cultural activities. When picking a home, he says they’re most concerned about security, green spaces for kids to play and to walk dogs and nearby shopping. The bottom line, according to April Masini, a relationship expert who writes an advice column called “Ask April,” is that a family can make a good life in either place. “The age of the child may be a good determining factor. Young children can easily play in a yard and go to friends’ homes, but if you have teenagers and want them exposed to culture or get a part-time job, a city might offer a bigger advantage,” she says.

Q&A refi cash influx? QUESTION:

We want to refinance. Our lender says that with a no-cash refinance, we will effectively get back several thousand dollars. How is this possible?


Let’s imagine that you refinance a $140,000 mortgage. At closing, you’ll pay an additional $3,000 in various costs, plus $4,000 to fund an escrow account for taxes and insurance. You get a new loan for $147,000 – enough to pay off the old loan, plus all the costs of closing, without paying any cash upfront. Your new loan payment will be $150 less as a result of refinancing. It would seem as though no cash would flow out back to you, but that’s not quite the case. First, you will likely bypass one monthly loan payment – let’s say $1,100 in this case. That’s because your original loan is paid off, and typically you will not begin paying your new monthly payments until a month later.

Second, any money remaining in the escrow account from your original loan will be returned to you – let’s say it’s $3,500. If you count your unpaid mortgage payment ($1,100) plus the refund from the first lender ($3,500), the resulting “cash back” will be $4,600 in this example. You could use this money to pay down the new mortgage by making a prepayment when the first payment is due. However, mortgages today have rates that are often at 4 percent or less – a ridiculously low rate by historic standards. You might also stick the money in a savings account. An alternative choice is to look at other debts. It may be far better to pay down credit card debt than to prepay the mortgage. Paying off a $4,600 credit card bill would substantially reduce monthly costs. In a sense, the loan officer is right: In a roundabout way, you will get back cash. The real questions are, how much and what will you do with it? It’s a real opportunity for many households to reduce debt and monthly costs beyond the benefit of a new mortgage. For specifics, speak with your lenders.
