OVERALL NUMBER OF CLOSED SALES IN MANHATTAN The number of closed sales in the third quarter of 2013 was approximately 3,552, down slightly from one year ago. Although market demand remains high, there is a supply shortage that has not been seen since 2005-2008. This shortage is due in part to the lag in building of new constructions, as a result of the credit crisis combined with a lack of resale units currently available. The average sale price in the third quarter of 2013 was $1,439,000, which was up 6.7% over the same quarter in 2012, but is relatively unchanged from the second quarter of 2013. This may be an indication that prices are beginning to stabilize in certain segments of the market after a period of growth in the first half of this year.
