A MESSAGE FROM THE CEO

Peter R. Doliber - Chief Executive Officer
full year “artist in residence” as the Squire Arts and Crafts became Squire Studio at Silver Bay.
We saw improvements in our infrastructure including upgrades to tennis, the addition of a high ropes course, new archery equipment, repairs to several buildings including new coats of paint, and a much needed restroom in the Auditorium.
We invested in our host communities with neighborhood meetings to learn how we can better serve. A large part of this was, along with our existing teen program in Ticonderoga, we accepted the contract to manage the new Ticonderoga Community Early Learning Center.
Making informed business decisions from data continues to be a big part of what we do. This has guided us to expand our wedding and event portfolio, attract new conferences, and see a sizeable increase in family reunions. Similarly, we have been able to increase our respite programs, serving more individuals and families with specific needs. Spiritual Life has also seen an increase in services and attracting new folks to Silver Bay.

It is always good to take a minute and reflect on what has happened over the past year. For Silver Bay, 2024 was a year of honoring our foundations and preparing for a great future where new generations experience the wonder that is Silver Bay.
Last year was one of continued investment in Silver Bay and we are seeing the rewards. We recruited and hired incredible staff, both year-round and seasonal, who greatly contributed to our increased guest experience and satisfaction. This includes a
None of this would have been possible without our amazing donors and supporters. In three years, we have been able to more than double the annual fund. This generosity, along with the business growth, is allowing us to continue narrowing our operational funding gap. We are moving towards greater sustainability. Your support is appreciated and makes all the difference.
I hope you will enjoy our annual report and will join us in continued investment in Silver Bay.

EXCITED TO SERVE: MY JOURNEY TO COO AT SILVER BAY

Lucas Callahan - Chief Operating Officer
I am excited to step into the role of COO for Silver Bay. Since joining the team in 2023, my family and I have fallen in love with the property and community.
Much of my professional career has been in hospitality, specifically hotels and restaurants, with particular focus on revenue management and operational efficiency. I’m proud of what we have accomplished here at Silver Bay during my time as VP of Guest Services, from expanding our catering and wedding offerings, to increasing access to our property with third party bookings. We continue to focus on encouraging more people to experience the Silver Bay we know and love. We also took steps to address some of the biggest concerns expressed to us, including lack of dining options while staying on property. We are now featuring two new options, the Mountain View Grille and Seafood Night to provide flavor for your summer! But most importantly, I value the opportunity I’ve had to get to know and work closely with many of our amazing staff, board members, volunteers, and of course, the guests and members!
As COO I look forward to supporting our team in creating remarkable experiences and amazing memories for our guests, members, and the community. We remain committed to transparency, excellence, and sustainable growth as we navigate our continued journey. Please stop by to say hello next time you’re on property, but be prepared to throw a frisbee for Quinn, my canine officemate.

TREASURER’S REPORT FOR FISCAL YEAR 2024
Dear Friends of Silver Bay,
Fiscal Year 2024 results show a significant improvement over the prior year’s results, reflecting a $547,000 surplus (excluding depreciation) compared to last year’s loss of $1.5 million.
Revenue showed strong growth compared to the prior year as business expands into shoulder seasons. Silver Bay continued to benefit from generous support from donors, receipt of an Employee Retention Tax Credit, and New York State Tourism Return To Work grant. Expenses were on par with 2023 despite the economic increase in costs.
Silver Bay’s leadership did an excellent job managing short and medium-term requirements by growing revenue through new and innovative programming and marketing strategies while managing expenses below budgeted amounts.
OPERATING RESULTS
FY2024 Operating results improved and resulted in a smaller loss than the prior year. This improvement reflects operating revenue of $5.72 million, an increase of 6.6% when compared with FY2023 results of $5.36 million.
Operating expenses (excluding depreciation) were $9.03 million, an increase of 2.6% over last year’s expenditure of $8.79 million, due to a $233,000 Employee Retention Tax Credit fee. Excluding this fee, FY2024 operating expenses were on par with FY2023 despite inflation.
NON-OPERATING INCOME
In 2024 Silver Bay continued to benefit from donor support of $1.78 million, an increase of 10.5% over last year’s donations of $1.61 million. Silver Bay also benefitted from the receipt of a tax credit in the amount $1.6 million as well as a New York State grant of $250,000.

INVESTMENT RESULTS
The Board Designated Fund was valued at $2.09 million as of December 31, 2024, an increase of $147,000 compared to the balance at year end 2023. The Restricted Endowment was valued at $7.12 million, an increase of $232,000 compared to the balance at year end 2023. Investment balances, including the above, operating cash, and other totaled $19.17 million vs. $17.94 million at year end 2023.
DEBT / LIQUIDITY
As of FY2024, Silver Bay has two debt obligations: $497,000 on a Small Business Administration Economic Injury Disaster Loan obtained to maintain liquidity during COVID19 and a $1.86 million drawdown note that was used to fund the fiscal deficit of 2023. Silver Bay draws on a line of credit (LOC) from time to time to manage cash flow needs during and across fiscal years. The LOC has zero balance and has not been utilized since FY2020.

PHILANTHROPY AT SILVER BAY
Silver Bay had a record 2024 raising unrestricted funds to support our operations: $1,800,000 which is $300,000 beyond our goal. To you our donors we say THANK YOU! We are moving the needle in the right direction. Philanthropy needs to become a major foundation of Silver Bay’s sustainability and success. It supports our operations, programs, and the work we do to support our mission. Our goal is to grow annual Philanthropy to a level that sustains Silver Bay long into the future. You can help us reach that goal!
