As stewards of Lake George, we inspire people to be stewards of the environment while they are visiting our magnificent campus and in their home communities.

A MESSAGE FROM THE CEO
Reflecting on last year, I am struck by what a transitional year it was. I was hired in 2022 to work with the Board of Trustees to bring our beloved Silver Bay to a place of sustainability, ensuring that we will be here for years to come.
Much of my professional career has been in turn around for struggling businesses. With undergrad degrees in Hospitality Management and Theology, and graduate degrees in Public Health and Health Services Administration, I have been well equipped to help restaurants, dental practices, preschools, hospitals, and YMCAs go from failing to thriving. The Board selected me because of this experience.
I spent much of 2022 listening and learning from staff, guests, donors, members, and the community. I took all that great information and worked with the Board to make 2023 a year of investment. As you can see from our financials in this report, the investment had a heavy price of $2 million.
We invested in staff, to make sure they are paid competitively and that we could recruit great staff whose focus is on service. We invested in our infrastructure as demonstrated by buildings painted, repairs made, and improvements on the grounds. We also invested in research to make data-driven decisions for our future.
The research told us that to attract new people to Silver Bay, which will not only increase revenue but also be a foundation for new supporters of Silver Bay, we needed to focus on young families in a twohour driving radius. That is a potential 500,000 households who want what we have but don’t know we are here. This has directed our marketing efforts.
We learned that people want different meal options, air conditioning, good WiFi, and outdoor experiences coupled with creature comforts. We also learned that Silver Bay is a wonderful wedding destination, that post COVID families are looking for great spaces for family reunions, and that conferences have shifted

to smaller, mid-week, and off season. You will see in 2024 how the Board, staff, volunteers, and the community are using this information to shape and inform our strategic planning going forward. Silver Bay is not going away! We are evolving. We have a solid plan.
Of course, this is all a means to an end. Silver Bay is a sacred place where lives are transformed. That is our mission, to provide a place of healing and wholeness. That is why a large part of our investment in 2023 was to our mission focused work. We promoted our clergy respite, respite for cancer survivors, military, as well and foster and adoptive families. We expanded our teen services in Ticonderoga, offered full scholarships to children from Hague and Ticonderoga to Silver Camp, and provided emergency housing for local residents.
None of this great mission work would have been possible without our amazing donors. In 2023 we were thankful to have doubled our unrestricted giving from historic averages to 10% of our annual expenses. Our goal is to increase our annual fund to 25% of our annual expenses, which aligns with other nonprofit organizations of our size and scope. Your support is appreciated and makes all the difference.

First and foremost, I want to thank all of our donors for their commitment to Silver Bay this year and always. We exceeded our goals for unrestricted giving in 2023 which sets Silver Bay on the right course to bolster its financial recovery and remain sustainable into the future.
We can only accomplish all we need to with the full engagement of our donors. Silver Bay’s financial commitments are vast, and its needs are great. Earned income alone cannot provide for the means to meet all the challenges and opportunities ahead. Philanthropy is key to our future – especially where it comes to our mission-related programs. Personal philanthropy, corporate giving, public and private grants, and planned giving are all elements of a viable culture of philanthropy, and all are essential to Silver Bay’s future.
In our development efforts we are striving to grow all aspects of philanthropy in our Silver Bay community. Each gift represents an investment in Silver Bay’s sustainability and growth. TREASURER’S REPORT
Dear Friends of Silver Bay,
Fiscal Year 2023 operating revenue showed strong growth compared to the prior year as guests continued to return to Silver Bay following the COVID disruptions of the last several years. Expenses continued to increase reflecting Silver Bay’s investment in staffing to support current and future growth. Silver Bay continued to benefit from generous support from donors and a major gift eliminated the remaining balance on the Boyd Center loan. Total financial results were negative and required us to borrow funds to cover the operating shortfall.
Despite rising costs, Silver Bay’s leadership team did an excellent job at managing short and medium-term requirements by growing revenue through new and innovative programming and marketing strategies while managing expenses below budgeted amounts.
OPERATING RESULTS
FY23 Operating Revenue of $5.36 million increased by 15.0% when compared with FY2022 results of $4.66 million. This improvement in year-over-year revenue exceeds pre-Covid levels.
Operating expenses (excluding depreciation) were $8.79 million, an increase of 16.2% over last year’s expenditures of $7.56 million, primarily driven by higher payroll and benefits costs.
Silver Bay ended FY 2023 with a $3.43 million operating deficit, excluding depreciation, though this loss was lower than the budgeted deficit, primarily due to lower-than-expected operating expenses.
NON-OPERATING INCOME
In 2023 Silver Bay continued to benefit from the generous support of our donors, with $2.93 million in giving, including a very significant gift directed at retiring the remaining debt incurred to build the William Boyd Center. Silver Bay remains grateful for the generous support from our community.
INVESTMENT RESULTS
The capital markets improved in 2023 which resulted in strong investment returns compared to the previous year. The Board Designated fund was valued at $1.95 million as of December 31, 2023, an increase of $25k, after withdrawals, when compared

DEBT / LIQUIDITY
Thanks to continuing generous gifts from the Rowan Foundation, Silver Bay’s largest debt obligation, the Boyd Center, has been completely paid off. The Rowan Foundation’s restricted gifts totaling over $6.07 million have been instrumental in eliminating this significant debt. The Boyd Center is central to the sustainable growth of Silver Bay.
Silver Bay’s remaining debt obligation is the repayment of a draw down note of $2.0 million that has been utilized to ensure adequate liquidity for operating costs. Silver Bay draws on a line of credit (LOC) from time to time to manage cash flow needs during and across fiscal years. Silver Bay ended FY 2023 with no outstanding balance on the LOC.
