Inside the Luxury Real Estate Boom in this Southwest Florida paradise BY MARIETTE WILLIAMS

aples is no longer just a retirement haven. Shedding its image as a quiet, winter-only retreat, the city has permanently cemented itself as a yearround luxury real estate powerhouse. Long celebrated for its sugarsand coastlines, manicured golf courses, and low-tax advantages, Naples is now in the same conversation with Miami and Palm Beach for luxury buyers. The numbers speak for themselves. In Port Royal, Naples’ most exclusive enclave, the past year has produced transactions of rare distinction — among them, billionaire David Hoffmann’s $85 million acquisition of a waterfront mansion, and the $225 million sale of the Canadian DeGroote family’s 15-acre Gulf-front estate, a figure that stands as the second highest residential sale ever recorded in the United States. NAPLES’ NEW APPEAL Brokers say that part of the allure is the area’s low density, gentle but consistent growth, and access to social amenities. “Naples has evolved from a seasonal kind of resort town,” says Dawn McKenna, real estate power broker and founder of the Dawn McKenna Group. “It’s a combination of world-class hospitality,
80
private clubs, and an evolving dining scene with a constant wave of exciting new openings that’s really attracting executives, families, and entrepreneurs.” Naples isn’t a stranger to luxury properties: The Ritz-Carlton, Naples opened in the mid-1980s, and a decade later The Inn on Fifth debuted. But the city’s newest luxury resort has really shifted the landscape. Naples Beach Club, a Four Seasons Resort, opened its doors in November 2025, which has “given Naples another layer of credibility,” says Claire Bisignano Chesnoff, a Coldwell Banker Global Luxury Property Specialist. “The brand recognition is huge,” she explains. “Because it’s a five-star hotel, it raises the expectations. People love the curated dining and luxury fitness facilities, which are attracting a younger luxury buyer.” Naples also strikes a balance between Miami’s hyperactivity and Palm Beach’s ultra-slowed-down pace. As a result, the Gulf Coast gem is rapidly emerging as Florida’s premier destination for luxury living. “When buyers come to Naples, they see that it’s a relaxed luxury lifestyle,” Chesnoff explains. “They love the beaches, the walkability of shopping, and our dining districts. It’s a slower pace, and compared to something like Miami, it’s a quieter atmosphere, and yet you still get the high-end amenities.”
The recent wave of luxury buyers in Naples is looking for homes that serve their needs year-round, not just for a few months in the winter. - DREW JOSEPHESON WILLIAM RAVEIS REAL ESTATE
THE SHIFT TO YEAR-ROUND RESIDENTS The most notable evolution in Naples’ market is the demographic shift of its buyers. The historical pattern of winter “snowbirds” has shifted toward corporate and finance executives and tech entrepreneurs who are relocating their primary families full-time. “Post-COVID, many younger families have relocated to Naples,” says Drew Josephson, Luxury Properties Specialist, William Raveis Naples. “Naples has the brands of a big city without the traffic and congestion. It’s one of the safest and cleanest cities you can find.” Buyers are driven not just by Florida’s favorable fiscal climate, but by the tangible quality of life: top-tier private academies, top restaurants, and an unparalleled sense of safety and community. Brokers are seeing a heavy buyer footprint from New York, Chicago, Boston, and New Jersey, alongside a surge in arrivals from California and Canada. European buyers are also on the rise, and Chesnoff says her European clientele each have something different in mind.
“Buyers from the United Kingdom have direct flights here, and they love the warm winters in the golf communities; Germans like high-quality construction and privacy,” she says. “We also get a lot of affluent buyers from Latin America, places like Brazil and Colombia and Argentina, because of the political and economic stability here, and the educational opportunities for their children. It’s just a much quieter alternative to Miami.” CHANGING ARCHITECTURAL TIDES: NEW HOUSE RULES Today’s luxury buyers are also increasingly seeking more amenities and square footage that fit their modern lifestyles. This shift is underscored by a wave of recordbreaking listings and new developments hitting the market to meet demand. “Typically, the younger buyers are looking for larger homes in the 5,000 to 6,000 square foot range. Whereas empty nesters and retirees don’t want that much living space in their next home,” Josephson explains. “The younger buyers are also much more health-conscious, so newer homes that have wellness rooms are in high demand.” McKenna echoes this, saying that, besides home offices, sprawling kitchens, and resort-style pools, buyers are drawn to wellness amenities, including “sports courts, infrared saunas, cold plunges and home gyms.” Chesnoff also says that the recent wave of luxury buyers in Naples is looking for homes that serve their needs year-round, not just for a few months in the winter. “What’s more important to these folks is family, so they’re really looking for highly rated schools and parks, and they want to be in family-oriented neighborhoods with community events,” she explains. “But they also want to have a decent piece of land along with proximity to health care and everyday conveniences, which so many of the communities will afford them.” Naples is also seeing listings that years ago would only make headlines in Palm Beach or Miami. Located at 100 Bay Road in Naples, the “Gordon Pointe” estate is currently the state’s most expensive listing with a $271 million price tag. compound features three residences, over 700 feet of beachfront, a private floating dock, and a deepwater yacht basin. A trophy property of this magnitude highlights a massive structural change in the region. Savage notes that he saw the Naples market permanently shift after COVID, coinciding with buyers having greater location flexibility. Like other brokers, he says that Naples presents an alternative to the hustle of Miami and the formality of Palm Beach. “We have white sand beaches, fabulous shopping and dining, three phenomenal theaters of the arts, great schools, and no skyscrapers,” he explains. “We also have spectacular waterfront communities, like Port Royal, where Gordon Pointe sits.” NEIGHBORHOODS REDEFINING THE CEILING The luxury market in Naples continues to revolve around its most iconic coastal neighborhoods. While the exclusive, deep-water canal neighborhood of Port Royal caters directly to the mega-yacht crowd, nearby Old Naples offers unparalleled beach proximity. There, classic single-story Florida ranch houses have almost completely given way to multistory modern estates. However, these aren’t the only areas seeing a luxury boom; Chesnoff points to several other rising neighborhoods across Naples that buyers should watch. “One that’s really a little bit of a sleeper is Aqualane Shores. Its walkability to downtown Naples is really
82
important,” she explains. “There are lots of newly built waterfront estates coming there, and residents have the ability to have that deep-water boating access without the bridge restrictions. Second to that would probably be Park Shore, which is in one of the most desirable neighborhoods, because it has highrise residences right on the Gulf.” Josephson says that some of his favorite neighborhoods are in planned, private communities, which come with several tangible benefits. “If someone is concerned about hurricanes or flooding, Grey Oaks is a great option as it is located a little inland,” he says. It’s a great club with great amenities. Pelican Bay is another great private community. It has two private beach clubs and is
truly one of a kind. When I tour with clients, we typically end with lunch or dinner, and as the client looks out at the Gulf, they’ll say, ‘This is special.’ Ultimately, Naples’ uniqueness lies in its ability to blend high-end metropolitan luxury with the relaxed, unhurried pace of a classic beach town. “There are a lot more things to do in Naples than there ever were before, and it’s just gaining momentum,” McKenna explains. “A lot of buyers want to get away from the big city and have transplanted to Naples, where it’s easy to get from one place to another. We have great schools; they can get a bigger house with more land, and they like the connection. There’s a real community connection in Naples that’s very different from other places.”

Inside a Luxury Oceanfront Collection in South Beach: THE RITZ-CARLTON RESIDENCES
For those drawn to the rhythm of coastal living, South Beach has long offered something singular: a rare meeting point of oceanfront beauty, architectural history, world-class hospitality, and walkable urban energy. Now, The Ritz-Carlton Residences, South Beach introduces a new way to live within that setting, bringing together the privacy of a boutique residential collection with the legendary service of The Ritz-Carlton. Located at 1671 Collins Avenue, just steps from the Atlantic Ocean and Lincoln Road, The Residences comprise only 30 custom-designed beach houses in the sky, including one- to five-bedroom homes and two duplex penthouses. Within this boutique offering, ownership is defined by a sense of ease and exclusivity rarely found in the heart of South Beach. From panoramic views of the Atlantic Ocean, Miami Beach, and the city skyline to direct access to one of the city’s most vibrant cultural corridors, the collection is designed for those who want the feeling of a retreat while remaining connected to the energy of the city. Having surpassed $100 million in sales, the project has quickly established itself as one of Miami Beach's most successful new ultra-luxury residential launches. That balance of seclusion, service, and place is reflected throughout the design. Architecture by Kobi Karp Architecture & Interior Design, interiors by Alessandro Munge of Studio Munge, and landscaping by Naturalficial come together to create homes that feel open to the coastline, with expansive floor plans, floor-to-ceiling windows, private elevator entry in most homes, and wraparound terraces that invite indoor-outdoor living throughout the year. At the top of the offering is the marquee combination penthouse, conceived as an oceanfront estate in the sky. Listed at $125 million, the residence pairs expansive living and entertaining spaces with two rooftop sunrise and sunset pools designed

to capture panoramic views unfolding in every direction. As the crown of this limited collection, the penthouse reflects what makes ownership here so rare – the ability to live with the scale and comfort of a private home, paired with the discretion and personalized attention of The Ritz-Carlton brand. Life at The Residences extends naturally beyond the home, with more than 50,000 square feet of amenities across The Ritz-Carlton Residences, South Beach, The Ritz-Carlton, South Beach hotel, and the renovated Sagamore hotel. Residents have access to highly curated offerings and resident programming spanning wellness, beachfront leisure and culinary experiences by Michelin-starred chef José Andrés. Just beyond the property, Lincoln Road is experiencing a major revitalization with enhanced landscaping, public art, and a more pedestrianfriendly connection to the Beachwalk, further connecting residents to one of Miami Beach’s most iconic cultural and lifestyle corridors. The Ritz-Carlton Residences, South Beach presents a rare ownership opportunity rooted in hospitality, design, and a true sense of place. Creativity in all things… including advertising! I am not in the real estate industry. I am an artist, a former SoHo resident, and a long time lover of the waterways, beaches and trails of the Hamptons. In a non-traditional way, directly to you, I would like to present the opportunity to procure a similarly exceptional piece of paradise in Jupiter Florida. The property is located just inside the Jupiter Inlet on the Loxahatchee River. What makes it so unusual, and the last of its kind, is that its entire waterfront footage is comprised of a beautiful and swimmable white sugar sand beach. It is rare to find any property so close to the ocean on the Loxahatchee with a waterfront that is not obscured by protected mangroves and does not require a sea wall. This property provides true beach living. The tidal blue water is fresh and crystal clear. Often manatees can be seen grazing, pelicans fly above to nearby Bird Island and dolphins leap in the channel, even an occasional sea turtle swims by. The property itself, as it winds back 400' to the street, is shaded by magnificent century-old live oaks, rare variety mango, and lychee trees. The location is one of absolute convenience, just minutes from world-class golf courses, tennis, fine dining, art galleries, theater performances, shops, private schools and Jupiter Island and Jupiter beaches. And that is just what one can find in the relaxed community of Jupiter. A short drive to West Palm Beach which is experiencing an unprecedented boom in luxury development, and to Palm Beach gives even more opportunity for world class art, theater, dining and golf, its international airport and high-speed train service to Miami.
92
Surrounded by luxury estates, the property is approved for generous building parameters, allowing the creation of an exceptional custom waterfront residence up to 12,000 sq ft with a height of 25' as well as all of the additional amenities of pool, outdoor kitchen, sunken fire pit, patios, etc. Architectural concepts have already been explored, and respected local architects and builders are familiar with the site and available to help bring a vision to life. Our family has always called it "Sixty Feet of Heaven." Keep your sporting yacht at your front door and never have to find parking at a marina, hop aboard and head out to the intracoastal or ocean. Or set out upriver for a quieter time exploring the wildlife and beauty of the Loxahatchee River preserve on your paddle board or kayak. Or, just sit on your beach and enjoy spectacularly dramatic mornings and sunsets with your panoramic view. If you have dreamt of building your own vision of paradise, this land is not something easily found. There is a wooden cottage on the property...think cabin in Maine. It is easily removable or could possibly be donated to a Florida historical landmark organization. Developers are clamoring at my door, but before the bulldozers come, I thought it only right to offer it to someone who might yearn for the serenity of this natural paradise in the midst of all that the Palm Beaches have to offer. As someone from a family that dates back in Florida to 1830 I can say that there isn't much of the real Florida left. This is a true piece of it.
If this unique opportunity speaks to you, I'd be delighted to share more regarding 114 W Riverside Dr, Jupiter Florida. Offered at $5,600,000. Cynthia McCallister cynthiamccallister@hotmail.com 917-592-3414

iami is a city famously obsessed with the next big thing, but lately a wave of multimillion-dollar renovations has swept across the city, breathing fresh energy into both historic boutique hotels and towering beachfront resorts. These renovations include features like ultra-modern luxury suites, additional dining outlets, and design-forward guest rooms. Whether you are craving the social buzz of South Beach or a serene, oceanfront escape in Sunny Isles Beach, checking into one of these beautifully transformed properties promises a fresh new outlook on Miami. FONTAINEBLEAU MIAMI One of Miami Beach’s most legendary resorts, Fontainebleau Miami originally opened in 1954 and helped establish Miami’s reputation as a luxury playground. More than seventy years later, the hotel is still setting the standard for luxury. Earlier this year, hotel officials announced the completion of a multi-year transformation that included renovations to the resort’s four towers (Versailles, Château, Sorrento, and Trésor). The final phase debuted two new Versailles Tower Presidential Suites, a complete overhaul of Versailles Tower accommodations, and an upgrade of the historic Château Tower’s Presidential Suite. The 17-story Versailles Tower refresh features tranquil ocean-blue hues and subtle bow-tie motifs (a stylish nod to the resort’s legendary original architect, Morris Lapidus). Guests can choose from several tiers of accommodations, including oceanview guestrooms, junior suites with private balconies, and expansive one- or two-bedroom oceanfront suites designed for ultimate relaxation. The Versailles Tower Presidential Suite renovations are two all-new sprawling penthouses that feature hand-selected custom marble, saturated palettes, private wet bars, and panoramic Atlantic views.
RESIDENCE INN SUNNY ISLES BEACH For a quieter stay, consider Sunny Isles Beach, less than 15 minutes from South Beach. Among the hotels in the area, Residence Inn Sunny Isles Beach offers a relaxed stay, especially for families who may need a bit more space. The 194room, all-suite hotel recently underwent renovations that capture the essence of a modern beach house. The hotel’s spacious studio and one-bedroom suites have been fully updated with crisp, contemporary coastal finishes, convenient workspaces, and fully equipped kitchens featuring sleek new appliances. The transformation extends to the rooftop pool deck, where guests can soak in panoramic views of the Atlantic Ocean and the Intracoastal Waterway from refreshed lounge areas. By combining the comforts of home with upscale, resort amenities, the resort is an ideal haven for families or large groups. DELANO MIAMI BEACH Delano Miami Beach is another beachfront icon in Miami. The property dates back to 1947 and reopened its doors this spring after a major six-year transformation. The meticulous, ground-up restoration of the Art Deco icon honors its glamorous 1940s roots while introducing a sophisticated new aesthetic. The experience begins in the lobby: guests are greeted by polished terrazzo floors and white columns, sweeping white, surrealist design pieces, and a view of the hotel’s most iconic feature: the Delano Pool. Elsewhere across the resort, the property’s signature white-on-white palette has been beautifully recalibrated with light, organic textures across its 171 refreshed guestrooms, poolside bungalows, and penthouses. Guests can enjoy two

DESTINATION Envisioned by the acclaimed New York design studio Meyer Davis, the hotel’s 790 guestrooms have been entirely reimagined with serene, calming, neutral color palettes that perfectly channel the sand and sea. The hotel is also home to the legendary Rao’s Miami Beach, an iconic old-school Southern Neapolitan home-cooking spot in an upscale, lively atmosphere. After 27 years, Loews remains the ultimate upscale playground for families and discerning travelers seeking a fresh South Beach perspective.

Delano Miami Beach is now also home to The Source by Delano, a new state-of-the-art wellness studio with wellness programming, curated treatments, and group fitness experiences. LOEWS MIAMI BEACH HOTEL Loews Miami Beach Hotel has solidified itself as one of the area’s premier familyfriendly, upscale resorts. Fresh off a spectacular $55 million transformation, this sprawling oceanfront resort is embracing contemporary coastal luxury.
THE SHELBORNE BY PROPER One of the best examples of Art Deco architecture in Miami is The Shelborne By Proper. Opened in 1941, the property was designed to showcase Miami’s distinct Art Deco style with bold geometric lines and a signature porte-cochère, a circular overhang that crowns the hotel’s entryway. Located just down Collins Avenue, this historic landmark underwent a comprehensive overhaul last year under the visionary guidance of Proper Hotels. The redesigned rooms offer a fresh aesthetic that honors mid-century modernism without feeling dated. Drawing inspiration from Miami’s natural setting, all 251 rooms and suites at The Shelborne are designed with soft hues, earthy textures, and layered finishes. The interiors are styled with custom ceramic sconces, woven accents, and warm wood tones. Guests can also lounge at the newly elevated beach club, soak in the timeless pool scene, or discover Little Torch, the hotel’s chic cocktail lounge.

DINING
Parisian PERFECTION From Miami to Palm Beach, these are some of the area’s best French dining options BY MARIETTE WILLIAMS If a trip to the Sunshine State isn’t in the cards this summer, there are still lots of ways to experience French culture at one of South Florida’s top French restaurants. South Florida’s dining scene has garnered lots of attention lately, and you can easily eat your way around the world with our diverse offerings. French food is no exception, and you don’t have to go far to taste a variety of classic French dishes like escargot or duck confit. Here are a few French restaurants to check out for your next trip to South Florida. CAFE BOULUD Nestled within the historic Brazilian Court Hotel, just steps from Worth Avenue and the beach, Café Boulud has long been Palm Beach’s most coveted dining destination. Honored with four stars from Forbes Travel Guide and Wine Spectator’s “Best of Award of Excellence,” the restaurant offers a FrenchAmerican menu inspired by Chef Daniel Boulud’s family heritage, with a distinct South Florida sensibility and a focus on seasonal local seafood and produce. A recent interior refresh — conceived in collaboration with designer Lauren Hastings and Brazilian Court owner Bobby Schlesinger — introduces a new white-oak herringbone floor and materials that pay homage to South Florida’s natural textures and palette. The lush courtyard
terrace, dramatic backlit bar, and private dining rooms remain among the most sought-after settings on the island for an evening that is quintessentially Palm Beach. CLAUDIE Downtown Brickell’s ongoing transformation includes the addition of Claudie, which opened in February 2025. Inspired by the South of France, the restaurant has an elegant ambiance with blush-hued booth seating and a display of natural materials like exposed wood beams, wicker furniture, and stone accent walls. The menu showcases dishes made with ingredients straight from the source, like lobster flown in from Maine, salmon from the Faroe Islands, and tomahawk steaks from Australia. The restaurant has a long list of wines imported from France, Italy, and Spain, and the cocktails pay homage to French icons like Renoir and Coco Chanel. Celebrate your evening with the Eau de Coco, a smooth cocktail infused with vodka, coconut, passion fruit, and lavender.

BOUCHON The award-winning Bouchon in Coral Gables, helmed by Chef Thomas Keller, is a culinary gem. Keller is also the mastermind behind the Michelinstarred The Surf Club Restaurant in Miami, and he brings his signature attention to detail to Bouchon.
Bouchon
Tucked into the historic circa 1924 La Palma building, the restaurant is a French feast of classics like roast chicken, steak frites, and croque madame. If you’re in the mood for seafood, the “fruits de mer” section has a fine array of oysters, mussels, lobster, and shrimp. The wine menu features bottles from France and California and classic French cocktails like the French 75 and the St. Germain Spritz. MAMAN West Palm Beach’s Maman opened in August 2024, and the charming French cafe joins the slew of new restaurants in CityPlace, the city’s restaurant and retail hub. Maman’s decor has a French provincial vibe with wooden farm tables, signature blue plateware and linens, and plants and vines suspended from the walls. The popular restaurant also has a charming patio ideal for long, lazy weekend brunches. Come here hungry and fill up on a few of Maman’s popular menu items like the seasonal quiche, pina colada pancakes, and eggs ratatouille. And if you have a sweet tooth, the bakery churns out a few French classics like the flaky almond croissants and decadent pain au chocolat. Maman

Paris Calling An atmospheric house in Palm Beach exudes Left Bank savoir-faire BY NINA THOMSON PHOTOGRAPHY BY ORI HARPAZ
“Can you make my home look like a really great hotel?” is a query interior decorators get a lot these days. But a few years ago, in Palm Beach, where the designer David Lucido had recently concluded a restaurant project, an acquaintance approached him with a more unusual request. She wanted, it seemed, a bar “just like the one at Le Bilboquet,” a spot she adored. Lucido was eminently wellqualified for the job, given that he was the one who’d designed the interiors of, well, Le Bilboquet. “Then the client said, I want to entertain in a space that has the feel of a hotel in Paris,” Lucido recalled. As soon as he saw the capacious two-story contemporary with its “good bones and lovely architectural details,” inspiration for the most atmospheric of bar-libraries struck. He revisited the materials he’d used at Le Bilboquet while re-interpreting its French maritime mid-century aesthetic in a way he found better suited to a domestic space. For instance, the bar of Le Bilboquet is wrapped in nickel; for the new project, Lucido decided to clad the client’s bar in a patinated steel by the same fabricator. A set of cherry wood bar stools in the style of Jean Prouvé, acquired at auction, add warmth to the metal. The walls were paneled in dark wood; to dispel their heaviness, Lucido deployed a trompe-l’œil-ish technique that both lightened the paneling and gave the space a youthful feel. Across from the bar is a seating area comprised of a white sofa by Otto Schulz, the great German-born designer, and chairs by Jean-Michel Frank.
A grand entertaining room is the first space guests see upon entering. A painting by Alex Katz above the mantlepiece strikes a light-hearted note.
There’s an elegant formality to the room: Lucido, a bit tongue in cheek, says he isn’t opposed to a bit of discomfort in the name of beauty. (He doesn’t believe entertaining spaces should be too lounge-y, TV rooms and pool houses excepted.) And speaking of pool rooms, the owner was so pleased with her new bar-library, that she then asked Lucido to carry on. So it was that he tackled the pool room. Yes, it is full-on lounge-y, with a pair of custom wood-framed sofas, after the iconic board sofa by the mid-century designer Bøge Mogensen, which Lucido upholstered in a red-striped outdoor fabric from CNC Milano. Strikingly, he re-worked an elaborate Gothic mantelpiece into a thing of spare beauty Flanking the mantelpiece was a wall of boulders that he felt wouldn’t have been out of place in a medieval tavern. After scraping away the faux paint and cleaning the room up, he proceeded to decorate it in a style that’s quietly Mediterranean. “The furniture is humble,” he says, “and that’s the point. I want people to feel as though they’re on a yacht.”
By and large, Lucido’s changes were decorative, yet they demonstrate what a difference a well-chosen piece of antique furniture can make. Lucido, who divides his time and his practice between Palm Beach and New York, is partial to the vintage shops in the former. “Palm Beach has such a great market for vintage pieces that we were able to source almost everything locally,” he says. Among his most spectacular local finds is the Italian mid-century Sputnik chandelier that hangs over a travertine pedestal table in the entrance hall. The table lends a grounding sense of solidity to the airy double-height space while the chandelier telegraphs urbane, mid-century elegance.

DESIGNER SHOWCASE
David Lucido, Designer
A grand room for entertaining lies immediately beyond. It’s anchored by an Italian mid-century sofa in a lush deep red, a sheepskin chair by Gösta Jonssen, and an iconic Togo chair in blue velvet – all serving as a colorful, sympathetic foil for the baby grand piano behind them. Of the red sofa he says, “We wanted something sculptural and eye-catching in a shape that would be easy for guests to move around. Also, it’s a sensuous, feminine piece.” Since it’s the first space that guests see from the entrance hall, he conceived the room to be a bit of a wow. A painting by Alex Katz above the mantelpiece strikes a lighthearted note. Elsewhere in the room Lucido deployed Paolo Buffa armchairs, their upright elegance providing the perfect counterweight to the slouchy Togo lounger. “It’s about balance,” says Lucido. Balance – and adding just the right amount of Parisian chic.
