After a winter that kept many would-be buyers on the sidelines, the North Fork real estate market is emerging into summer with a mix of resilience and pent-up demand

Median prices climbed 5.8% year over year to $999,999, the thirdhighest level on record, according to data from Housing Notes, compiled by Jonathan Miller, president and CEO of the real estate appraisal firm Miller Samuel, while inventory edged up a modest 2.6%. At the same time, sales dropped sharply, down 21% from last year. That disconnect may have less to do with market fundamentals and more to do with external forces, Miller advised.
“Both the North Fork and the Hamptons saw a high reduction in sales, and that reduction across both locations was the commonality,” he said. “That tells me the weather played an unusually large role in the market.” Still, momentum appears to be building beneath the surface.
“It was busy in the winter,” said Sheri Winter Parker, a broker with the Corcoran Group. “People were thinking about their lifestyle rather than timing the market.”
Looking ahead, brokers point to intensifying demand and constrained supply as key themes.
“As the year progresses, we’re going to see more and more homes on the North Fork trading well over $5 million,” said Judi Desiderio, managing partner of the Hamptons and North Fork for William Raveis. “I’ve always believed in the appreciation value of the North Fork, and only recently has it started to hit its stride,” she said. “But there’s so little inventory because so much of that fork has already been preserved. There’s no land to build houses.”
THE WHOLE FORK
If there’s a single theme emerging across the North Fork right now, it’s that no one town is dominating the spotlight—buyers are casting a wide net and finding different kinds of value depending on their priorities.
“Every single town on the North Fork is busy and people want them for all different reasons,” said Winter Parker. “I have people who want Riverhead because it’s closer in and out of the city and there are so many gorgeous beaches,” she said. “But people are seeing true value all the way out East.”
Still, some say a few areas stand out. “I see real opportunity in Greenport right now,” said Kristy Naddell, a broker with Douglas Elliman. “The village is in a period of transition, with a noticeable number of vacant storefronts, but I believe that is temporary,” she explained. “This could be an excellent moment

to invest before the next wave of businesses comes in and the village strengthens further.”
Naddell also points to South Jamesport and Aquebogue as under-the-radar plays, noting they are “still somewhat undervalued relative to other nearby markets.”
Further east, lifestyle and relative affordability continue to draw attention. “East Marion offers great value and a unique charm that’s hard to resist,” Diane Mollica of The Gambino Team at Compass advised. She cited its beaches, lower taxes and proximity to Greenport.
Nearby Southold, she added, “offers the perfect balance of energy and serenity.” The township has “a lively downtown with great restaurants and excellent walkability, all while maintaining a peaceful, welcoming atmosphere,” Mollica said.
WHAT’S IN THE PIPELINE
As the North Fork heads into its busiest season, agents are broadly aligned: expect a competitive summer shaped by steady demand and limited supply.
“Being within a two-hour drive of the city, the Jersey Shore, the Hamptons, the Hudson Valley, they’re all going to do very well this year,” predicted Desiderio, who has the 88-acre Oregon Close Estates in Cutchogue listed for $23 million.

Pricing is inching up, but properties are holding their values, indicating a normalization rather than a retreat, added Winter Parker. She highlighted a waterfront property with a private dock at 1940 Mason Drive in Cutchogue, which is on the market for $4.25 million, as a favorite listing so far this year.
“Every aspect of the North Fork market I’m seeing is performing well — waterfront, anything with a view, anything with outdoor living space, anything with potential,” she said.

Naddell pointed to 2455 New Suffolk Avenue, a 1920s five-bed, five-bath on Maratooka Lake in Mattituck that sold for just over $2 million in January. It’s a standout deal demonstrating how relationships are cultivated in a community like the North Fork, she said. “I originally sold the home to these owners in 2022, and over the years they became great friends of mine,” Naddell said. “Being able to help them again as they moved on to the next chapter of their lives was incredibly meaningful.”
DUE DILIGENCE
As the North Fork moves into summer, agents say success in this market will hinge less on timing and more on preparation — on both sides of the deal.
“In this type of market, having a knowledgeable buyer’s agent is incredibly important,” Naddell said. “Buyers need someone who can advocate for them, guide them on pricing and strategy, identify value and protect their interests throughout the transaction.”
For sellers, presentation matters just as much as preparation, agents said. “Curb appeal is one of the most important things,” says Winter Parker. “Make it feel inviting.” Inside, “fresh flowers do really work, she added. “Who doesn’t smile when they look at flowers?”
For buyers, groundwork is just as critical, Mollica said. “Take the first step by visiting the area and connecting with a seasoned, reputable agent,” she said. “Make sure your finances are in order … and set a realistic budget.”

“Deer are creatures of habit. Once they’ve established a pattern they’ll follow it, until there’s a change on your property,” Patterson says. While changes such as new tasty plants might encourage a deer to change its route to revisit that new-found snack, other methods such as creative fencing, planting and repellents will help deter them. “If deer can see where they can land, they’re much more likely to try to jump through,” she says, noting that stockade fencing presents both a visual and physical block.

Yover the last year, you’ve probably seen the house. White shiplap. Weathered grey shingles. Navy throw pillows. A sisal rug.
Beautiful? Yes, absolutely. Surprising? Not even a little.
It may once have been true that Palm Beach was Palm Beach, and Water Mill was Water Mill, and never the twain did meet. A new wave of designers and clients is rewriting that rulebook, however, and they’re bringing
saturated color, playful pattern, and a
DBD Lifestyles has worked extensively in Florida, perfecting their trademark "whimsical luxury" philosophy. The 2025 Hamptons Holiday House echoed this evolution in color theory. After years of minimalist restraint, it was a lively celebration of wallpaper, color and pattern.
COLOR IN CONTRAST
The classic look of a Hamptons home, with its restrained neutral palette of whites, creams,
grays, and deep blues with weathered wood, has deep roots in the East End. Yet some buyers, owners, and designers feel that palette has become somewhat stale in recent years— maybe even a bit calcified.
Cast an eye down the coast to Florida, and the color tradition is just as strong, and completely different. With bold colors, including shots of citrusy orange, lemon yellow, and bright lime green, Palm Beach and environs know how to embrace a sensibility that’s whimsical and full of surprise. That sensibility never quite made it up I-95—until now.
What’s more, it’s a move that’s taking root throughout the design industry. Many roundups of decor experts predict a move toward deeper infusions of color in multiple ways. DBD Lifestyle’s Zoe Grant puts it plainly: “Hamptons style can be so much more than blue and white and definitely way more exciting than gray.”
HOW TO CRAFT THE NEW PALETTE
If the colorful mood is striking you, keep a few general principles in mind while you’re deciding what colors to put where:
Lead with DBD's foundational framework: pick one or two base colors and commit. Their working palette is typically one bold standout, one neutral, and two coordinating accents. The key is that these colors rotate roles room to room. One room's accent becomes the next room's hero color. This creates cohesion without monotony.

Grant says that the specific shades the DBD Lifestyles designers are loving right now are citrus tones, especially citron which has "so much life to it." This is part of a broader moment. See, e.g., Livingetc's 2026 trend forecast which flagged a "punchy citrus hue, underpinned by a tart yellow base" as the defining accent emerging in high-design interiors.
Consider taking different approaches to public and private spaces in your home. For instance, Grant says that DBD Lifestyles designs tend to go bolder in living rooms, kitchens, and entryways, and more serene in bedrooms. Or experiment with deep terracotta hues and other dramatic shades in powder rooms and offices while keeping main living areas lighter; it’s a "toe in the water" approach that works as a gateway if you’re a little nervous about going overboard.

THE ENTRY POINTS: FIVE WAYS TO START
Ready to inject some Florida color into your currently neutral-hued home? Follow these four tips from DBD Lifestyles.
Start with a single object you love. Madeleine Blanche of DBD Lifestyles suggests finding one key piece—a funky vintage lamp, a handpainted ceramic, an unusual plate—and pulling the room's palette from it, and says, "You'll quickly find that everything else will naturally flow." This is a low-commitment way to arrive at a color scheme that feels personal rather than prescribed.
Invest in an artisan rug. Handmade rugs in bold patterns and colors are DBD Lifestyles’ go-to for a quick infusion of personality. They add warmth and visual complexity without

requiring paint or wallpaper and are relatively easy to swap out as tastes evolve. Look for pieces with geometric or floral patterns in your chosen accent colors.
Use wallpaper strategically or cleverly. Bold wallpaper is a DBD Lifestyle signature, but for the color-hesitant there's a lower-stakes entry: use a colorful, patterned wallpaper as matting for photos or framed art. It introduces color and pattern in a contained, reversible way.

The one real principle to embrace is cohesion. Aim for a flow of color and pattern throughout the home instead of isolated pockets. A bold living room that has no dialogue with the adjoining hallway can feel jarring. Use DBD Lifestyles’ guiding rule: every room should

The Vines Are Ready

Memorial Day kicks off the summer holiday and on the North Fork, it also kicks off summer winery season. Winemakers are hosting events with activities, food and music: Here are a few to put on your summer event list.
Long Island Wine Country (LIWC), the trade organization promoting local wine producers, sponsors a “Share and Pair” Sunday brunch tasting series, April through June, partnering North Fork wineries and eateries with themes around “Blanc and Franc”; and Memorial Day weekend musical performances hosted by Mattituck’s Bridge Lane Wine from 2 – 5 pm Visit liwines.com/events for more info.
At Macari Vineyards, the season starts with Mother’s Day Lobster Roll + Rose event on May 10. On June 26, the winery hosts a Summer Soiree at Mattituck’s Landcraft Gardens with light bites, live music and a walk through tasting through the private gardens. Twenty acres of their Cutchogue property, called Meadowlark North Fork, has been transformed into a chic hospitality venue with a new wine bar and garden space focusing on experimental releases and small-batch wines. On May 22, they’ll launch the season with a garden pizza party from 4 – 8 pm, with food trucks and a live DJ in addition to the pies. The pizza party repeats on July 3. The tasting room will be open for walk-ins starting in July on Wednesdays, Thursdays, Fridays and Sunday.

Jamesport Vineyards returns its popular Jazz In The Vines series for the 10th season with four performances in July and August with wine as the backdrop. Concerts are 7:00 to 9:00 pm with an after-session opportunity to meet and greet the artists.
As its name suggests, Sparkling Pointe Vineyards and Winery, located in Southold, specializes in sparkling wine made in the same traditional method as in Champagne. The winery hosts weekend brunch sessions featuring a seasonal menu of croissant sandwiches curated to pair with its wines (reservations). On May 10, a three-course Mothers’s Day brunch by Pip’s Cafe & Provisions is on offer. Monday May 25 kicks off Fizz & Fry held from 4:30 – 7:00 pm on Mondays from Memorial to Labor Day for Fizz & Fry, featuring a menu of fried seafood, fried chicken, sides, and rotating specials. On June 21, a Father’s Day charcuterie and sparkling wine tasting will be on offer and upcoming in July is Sparkling Wine Week, July 5 –11. Check the winery web site for updated details.
Also in Jamesport on Manor Lane, Terra Vite winery, kicks off its live music series this month, weekends afternoons, 1:30 – 4:30 pm, throughout the summer and fall. Reservations recommended for some performances.


Sitting at the gateway to wine country, RGNY offers every-day and special events. May kicks off the hospitality with Mother’s Day events—Happy Hour for mom on May 8 and brunch on the 10th; every day tastings ($35-60 per person)’ Mexican-inspired Sunday brunches with live music beginning June 21. The signature harvest events include a multi-course “Dinner in the Vines” under the stars event Aug. 15; the “Stomp Party” Oct. 4, with live salsa music to stomp by; “Help Us Harvest: harvest experience with local food-trucks on Oct. 24 and a “Dia De Los Muertos” celebration Nov. 7 with music, a ceremonial fire, wine and tradition-inspired activities.
Beginning this month, Sannio Vineyards in Cutchogue offers monthly blending workshops ($196 per person), which includes full tour of the vineyard, production and barrel cellar, accompanied by tastings, a lunch and culminating in a session of red wine blending and your own custom
bottle to take home. A non-blending vineyard tour and tasting experience is offered for $100 per person, ending with sips and charcuterie for two. Weekends between 11am - 12:30 pm. A third option features a vineyard tour and tasting for four wines for $50. Their B&B accommodations will expand this summer.
Suhru & Lieb Vineyards will participate in LIWC events and hold brunch and music on its winery over Mother’s Day weekend. Beginning this month, the winery hosts North Fork Oyster Nights from 5 – 7 pm on the last Friday of each month through August, featuring Freshly shucked Peconic Gold Oysters and wines by the glass. Reservations recommended but not required: oysters while supplies last. Starting in June, the Sunday Summer music series offers live music with local artists and wine sips from 1 – 4 pm through August 30.
