Hot Sales and Listings...Along with the Latest Real Estate News in the Hamptons and Beyond BY KAREN DASH For years, the Hamptons luxury market seemed locked in an arms race of everlarger glass boxes, infinity pools and wine cellars large enough to survive a minor apocalypse. Bigger was better. Newer was best. Lately, though, buyers appear to be rediscovering something a little harder to manufacture: history. This summer’s crop of high-profile listings and commercial sales suggests that architectural pedigree, historic provenance and even a little local mythology have become luxury amenities in their own right. While developers can reproduce nearly everything—from imported limestone to antique-looking beams—they still haven’t figured out how to build a house that genuinely hosted Gilded Age society or served as a village landmark for more than a century. Sometimes, it turns out, old really is worth more. APPLE POLISHING IN SAG HARBOR Perhaps no recent sale better illustrates that than the iconic Apple Bank building at 138 Main Street in Sag Harbor, which just traded for $10.5 million, making it one of the village’s most significant commercial transactions in recent memory. Fortunately for locals, the familiar columns aren’t going anywhere. Apple Bank negotiated a leaseback as part of the sale and plans to remain in the building while creating a new state-of-the-art branch. Douglas Elliman also continues occupying the second-floor offices, meaning visitors won’t suddenly find a luxury handbag boutique where they used to cash checks. At least not yet.

Originally constructed in the early 1900s as the headquarters of Sag Harbor Savings Bank (where this writer got her student loans), the Classical Revival building remains one of Main Street’s defining architectural landmarks. Chartered in 1860 during the village’s prosperous whaling era, Sag Harbor Savings Bank was acquired by Apple Bank in 1989. The building’s monumental temple façade, complete with four imposing columns, has long served as a landmark for the village. Add in rear parking—a genuine luxury in Sag Harbor—and flexible zoning, and it’s easy to understand why investors remain interested. Michael Murphy, president and broker of record for Douglas Elliman’s Commercial Division, along with Elliman’s Michael Daly represented the seller. Compass brokers Hal Zwick and Jeffrey Sztorc represented the buyer, Vault Development Properties. The transaction is another sign that commercial real estate in the Hamptons isn’t simply surviving—it continues attracting sophisticated investors willing to spend heavily on trophy properties with long-term value. OLD: THE NEW NEW Residential buyers appear to be thinking similarly. In Southampton Village, Terry Cottage has arrived on the market asking $8.95 million, marketed as a


once-in-a-generation opportunity to own one of the village’s most architecturally significant homes. While often attributed to legendary architect Stanford White around the turn of the century, historians now believe the residence actually dates to 1882. Also, it doesn’t look at all like White’s style. Regardless of exactly whose pencil first sketched it, the home’s Gilded Age pedigree is undeniable. Listed by Michaela Keszler and Paulina Keszler of Sotheby’s International Realty, the nearly 4,800-square-foot residence has undergone a comprehensive restoration that preserves its historic charm while eliminating all of the inconveniences that typically accompany owning a nineteenth-century house. Set on nearly an acre at 109 Hill Street, Terry Cottage offers six bedrooms, six full baths, one powder room, a finished lower level, pool and thoroughly modern systems wrapped inside a Federal Revival exterior with distinctive Dutch Colonial detailing. The property’s recent history is almost as interesting as its original one. Beechwood Organization acquired the surrounding property in 2016, converting the neighboring Latch Inn into luxury residences while preserving Terry Cottage as a standalone home. Village historian Zach Studenroth worked alongside architects McMullan of Fleetwood & McMullan and Jason Thomas Architect to ensure the historic character remained intact. Buyers love architecturally significant homes. (Stanford White bragging rights come free with purchase!) Even better is one that is move-in ready.

CALVIN KLEIN’S FORMER ESTATE ON THE MARKET If all this historic appreciation sounds quaint, the upper reaches of the Hamptons market continue reminding everyone that provenance also comes with nine-figure price tags. Fashion designer Calvin Klein’s former East Hampton estate has returned to the market asking an eye-watering $165 million, making it the Hamptons’ most expensive active listing. The listing is shared by Ed Petrie, James Petrie, and Charles Forsman of Compass.

Its history stretches back even further. Originally built for socialite Laura Brevoort Sedgwick and later owned by Pan Am founder Juan Trippe for nearly fifty years, the estate represents several distinct chapters of American wealth, architecture and East End history wrapped into one extraordinary property.

Nope, this isn’t the modern one on Meadow Lane in Southampton, that sold to billionaire hedge-fund magnate Ken Griffin for $84 million back in 2020. This is the property he shared with then-wife Kelly Klein on West End Road in East Hampton. Klein purchased the property in 1987 for just $3.6 million before commissioning celebrated architect Thierry Despont to modernize the interiors.

Whether it’s an old bank that helped finance a whaling village, a Southampton cottage tied to the Gilded Age, a boutique inn impossible to recreate under modern zoning, or a fashion icon’s oceanfront compound, history has become one more scarce commodity commanding premium prices. And unlike marble countertops or home gyms, nobody can order another century of provenance from a contractor.

The 8.22-acre compound combines approximately 500 feet of Atlantic frontage with Georgica Pond access, a restored 1890s shingle-style mansion, and what is believed to be the last working private boathouse permitted on the pond.

What a delightful reason to include some fragrant flowers in your landscape.

Scents are often strongest in flowers with waxy petals. In many flowers, especially those that bloom at night, the fragrance serves to attract the insects that pollinate them. Many of our showiest, most brilliantly colored flowers have hardly any scent, but they don’t need it. Their pollinators are attracted by sight instead of by smell.

A rose in many cases is not just a rose, as far as their aroma is concerned. The fragrance most of us would identify as “smells like a rose” can in fact contain notes of fruit, musk, citrus and spice. People with a highly developed sense of smell may be able to discern these subtleties and more. The very best of these people can find careers as “noses” in the perfume industry. But for most of us, fragrant flowers are just a simple pleasure.

There are many kinds of fragrance. Flowers can smell fruity and sweet, like orange blossoms, honey-scented, like honeysuckle or sweet alyssum, or spicy and clovescented, as in carnations, garden pinks and stocks. Some flowers have an aroma reminiscent of vanilla – sweet peas and heliotrope are good examples. Other flowers smell like violets – some tulips have that kind of scent. Still other flowers, many of them tropical, possess a heady perfume that is strong, sweet, and almost overpowering. Jasmine and gardenias fit into this category.

Fragrant flowers, in addition to being beautiful, have also been found to produce emotional, psychological and in turn physiological effects on people. Those effects for the basis of aromatherapy, in which fragrances are inhaled for healing purposes. Lavender, for example, promotes relaxation. Aromatherapy uses essential oils, which concentrate the scents of the flowers and plants. But maybe simply enjoying the fragrance of flowers blooming in gardens and pots can also affect us in a positive way and make us feel happier.

Some good plants to consider for a fragrance garden include sweet alyssum, clove pinks, nasturtiums, nicotiana, petunias, sweet peas, bearded irises, peonies, lilies, heliotrope, lavender, stocks and verbena. Roses, of course, can fill a garden with delicious perfume all by themselves. All these flowers bloom in summer, when the hot, heavy air intensifies their scents. Vines such as honeysuckle and wisteria can perfume a trellised gazebo or arbor with their heavenly aromas.

Some local nurseries carry moonflower plants, along with morning glories, and if you plant one in your garden it will probably keep blooming well into fall, until frost shuts it down. The flowers open late in the afternoon, and fade in the morning light. They’re enchanting, as are so many fragrant blossoms.

The Classic, as it’s more familiarly known, is the largest hunter/jumper horse show in the United States and offers $1 million in prize money. Now entering its 51st year, the Hampton Classic is a must-attend event for horse enthusiasts and a premier stop on the summer tour for competitors. Amateurs are welcome as well and the Junior Challenge gives young riders an opportunity to prove themselves. Here’s what you can expect: 200 competitions in six rings, Olympic show jumping athletes, as many as 50,000 spectators, 70 vendors, and enough celebrities to

Six time U.S. Olympian McClain Ward, who has won the Hampton Classic featured Grand Prix a record seven times, heads the impressive list of international riders expected to compete. Celebrities spotted in recent years include Robert DeNiro, Robert Downey Jr., Jimmy Fallon, Mariska Hargitay, Bobby Flay, Sofia Vergara, Ashley and Mary-Kate Olson, Julianne Moore, Jane Seymour, Billy Joel, Brooke Shields, Bruce Springsteen (whose daughter Jessica is a world class equestrian), Michael Bloomberg (whose daughter Georgina is also a famed Hampton Classic horsewoman,) Lorraine Braco, Martha Stewart, Alec Baldwin, Christie Brinkley, Brooke Shields, Donna Karan and couples Kelly Ripa/Mark Consuelos and Sarah Jessica Parket/Matthew Broderick. FEI competition begins on Thursday with the $5,000 Citarella Open Jumper CSI and $32,000 BrianJuice CSI. FEI competition also includes Friday’s $32,000 Wolffer Estate Grand Prix Qualifier, $116,100 Douglas Elliman Grand Prix Qualifier, Saturday’s $62,500 Jumper Class, and culminates with the $70,000 Hampton Classic Grand Prix and $400,000 Longines Hampton Classic Grand Prix on Sunday, which is one of the most coveted titles in show jumping. The $30,000 Longines Rider Challenges will also be presented on Grand Prix Sunday. The Classic is a financial bonanza for the area. Rents in Bridgehampton and surrounding areas spike. Hotels like Topping Rose House and restaurants like Almond, Bobby Van’s and Pierre’s are booked solid and so are stables—horses have to eat and sleep too. “The hotel usually sells out by the beginning of May,” says Topping Rose House general manager Joseph Montag. People who have been renting are inspired to buy. Realtors say their ears are buzzing with listing conversations. Vendors not only turn a profit at the show but expand their customer base across the luxury market. Sponsors expand their branding reach. On Animal Adoption day, some lucky rescue dogs, cats, and even horses will find permanent homes. Some children will be introduced to horses for the first time on Kid’s Day.

Behind the scenes, grooms are in the barns getting the horses ready for the ring.Trainers and competitors and anxious mothers of junior competitors from other equestrian enclaves like Millbrook and Bedford Hills and Greenwich might be spotted walking the course at dawn. The luxury Swiss watchmaker Longines is the title sponsor and the official timekeeper. Douglas Elliman, Compass, Corcoran and Sotheby’s are all on the sponsor roster. Wölffer Estate has sponsored for 10 years, and coowner Joey Wolffer is both a board member and a competitor and the wines are everywhere. “For Wolffer, the Hampton Classic is more than a sponsorship, it is an extension of the estate’s identity,” according to its website. Citarella sponsors as do equestrian services such as Aden Brook, ProElite, and the Clothes Horse. Stony Brook Southampton Hospital and numerous local charities benefit from generous donations. The Classic has contributed more than $2 million to the hospital since 1977. The Classic has a 50 year history from a simple one day show to an internationally acclaimed competition. There were interruptions along the way from World War I, World War II, a couple of hurricanes, and Covid. The true beginning of the Classic as it exists today was in 1976 when it grew to a five day show and was moved to Dune Alpin Farm in East Hampton. In 1982, it was moved to its present location. Today, it holds FEI 5-star and 2-star show jumping designations which are the highest levels of equestrian competition in the world. The Art of Pattern Mixing Design experts share how to layer prints, textures and color BY HEATHER SENISON Pattern mixing is having a major moment in interior design, but this season’s take is less about bold statements and more about thoughtful layering. “This summer in the Hamptons, it’s all about layering patterns that feel collected, not overly considered or contrived,” says Christina Slater, creative director at Vesta Home, an interior design, staging and custom furniture company.

make or break a layered look: pattern scale. Varying the size of prints throughout a room creates visual balance, while using patterns with similarly sized repeats can make a space feel busy or overwhelming.

“Think grasscloth walls paired with graphic wool rugs, soft ticking stripes mixed with painterly florals, and woven textures layered with handcrafted block prints,” Slater says. The key, she notes, is keeping the color story grounded in warm neutrals and nature-inspired hues. “Ultimately, the goal is to let each pattern in a space play a supporting role, adding depth, personality, and that relaxed luxury the Hamptons does so well,” Slater says.

“When I select patterns for a residential project, I will first look at the repeat size of the patterns,” says Xhensila Lala, marketing manager at William Morris Wallpaper Co. She groups patterns into small, medium and large repeats, making sure to incorporate at least two different scales. “The mixed patterns will have at least two different repeat sizes so that the eye has a place to rest,” Lala says. She recalls pairing two large-scale wallpaper patterns in one room, only to find the result “very unsettling, not layered.” Introducing a small geometric pattern alongside a large botanical print allowed both to stand out, Lala says.

START WITH SCALE Before thinking about color, designers recommend paying attention to a less obvious element that can

patterns at all, designers note. It’s just best to use a more restrained approach in smaller rooms, while larger spaces can comfortably accommodate several layered prints. “I typically recommend a dominant pattern and one supporting texture to maintain a 70/30 split for each of the patterns,” Lala says. In the expansive spaces the Hamptons is known for, there’s enough visual space to incorporate three distinct patterns without overwhelming the eye, she adds. For example, “I would apply a large-repeat wallpaper to the focal wall, a medium-scale fabric to the seating and a smaller-textured fabric to the throw pillow,” she explains. “The three patterns will not compete for attention because they each will have room around them.” CONTROLLED CONTRAST The difference between a richly layered room and one that feels visually overwhelming often comes down to restraint. Designers say the key is establishing a clear hierarchy so that every pattern has a purpose. “Your hero is the largest, most important design, and it should be allowed to take center stage,” says Birdie Fortescue, British interior designer and founder of the homeware brand of the same name. “That hierarchy is what stops a mix of patterns from tipping into chaos,” Fortescue adds. “It gives the eye somewhere to land first.” Creating breathing room is equally important. “Giving each pattern room to breathe by incorporating solid surfaces and negative space is just as important as the patterns themselves,” Slater explains. “When thoughtfully layered, patterns create depth, personality, and movement without sacrificing a sense of calm.”

South-of-the-highway and close to the ocean, this Southampton shingle-style home was designed around a deceptively simple ambition: to feel effortless. For Emma Corner, the founder of Emma Corner Interiors, the brief was as much about what to leave out as what to include — a quiet restraint that runs through every room, every material choice, and every carefully considered detail. The result is a home that is deeply livable without sacrificing refinement, designed for large family gatherings and long summer evenings without ever feeling decorated. What follows is a conversation with the designer about the vision, the process, and the details that gave this particular house its distinctive, unhurried character. Hamptons Real Estate Showcase: Can you please tell us about your design vision for this home? Emma Corner: We wanted this home to feel effortless, quietly luxurious, deeply comfortable, and beautifully layered. Every decision was made with the intention of creating a home that felt timeless rather than trend driven, where rich textures and honest materials speak for themselves. Throughout the home we introduced understated moments of luxury: a bespoke headboard upholstered in exquisite Loro Piana fabric, horsehair sconces framing the living room fireplace, artful mirrors, and custom sculptural seating. The consistent wood paneling, with unlacquered brass and concrete elements throughout the home provide a warm architectural backdrop, allowing the home’s extraordinary art collection to bring personality and depth to every room.

It was a wonderfully collaborative journey. My client embraced the process wholeheartedly, and together we incorporated several of her treasured vintage chairs, giving them a new life within a more contemporary setting. Those personal pieces are often what make a house truly feel like home. Had you worked with the client before? How did you guide them? This project began through a referral from friends, and over the years our professional relationship has grown into a cherished friendship. The homeowners have been incredible supporters of my work and I will always be grateful for the trust they placed in me. From our very first meeting, we shared the same vision. There was an immediate sense of alignment that allowed the design to evolve naturally. Rather than rushing decisions, we carefully built upon the home’s foundation, designing many bespoke pieces along the way, including a large, lacquered coffee table that now sits at the heart of the living room; a place where family and friends naturally gather. How would you describe the furnishings and palette of this home? The palette is soft, muted, and intentionally restrained, inspired by the timeless elegance of a modern Hamptons beach house. The furnishings combine beautifully crafted contemporary pieces with carefully selected vintage designs, including iconic Wagner and Platner chairs, creating a home that feels collected rather than decorated.

Custom indoor/outdoor rugs soften the spaces while adding practicality, and natural materials throughout bring warmth and texture. Every room feels calm and inviting, with each piece chosen to contribute to the overall harmony of the home. What was your greatest design challenge working on this project? Truthfully, this was one of those projects where everything simply fell into place. My client trusted the process from beginning to end, allowing every decision to be thoughtful rather than hurried. There were no impossible deadlines, the site was always accessible, and we had the privilege of working alongside an exceptional builder who cared deeply about craftsmanship. Looking back, this project became the foundation of Emma Corner Interiors. It shaped the way we approach design today and remains one of the projects I hold closest to my heart. I will always be incredibly grateful to this client for believing in me from the very beginning. Can you share a small design detail from this project with a big impact? The Arrow pendants in the entrance hall are perhaps the perfect example of how a single detail can define a space. They required extensive scaffolding and meticulous installation, but the result was worth every effort. They create a striking first impression and can be admired from the moment you approach the house. Ultimately, though, it is the consistency of the details throughout the home that gives it its quiet confidence. Nothing feels forced, nothing is overdecorated, and every element has been considered with purpose. It is a home that whispers rather than shouts—tailored, timeless, and designed to be lived in beautifully.

Artist Nicole A. Vanasse invites viewers into her magical world of visual creations, beautifully using fabric, pattern and form to create compelling images, each of which tells its own story. Layering dyed and printed textiles, she builds each composition piece by piece, allowing pattern and color to carry emotional weight. While from afar they may appear as paintings, the works are carefully constructed from fabrics which have their own tactile qualities. “I’ve sewn

and embroidered all my life,” says Vanasse, “But what makes this fresh is the surprise element of the fabric, making choices about how it can be put together for effect.” Her inspiration began when she started making textile art to memorialize her father in 1993, creating a portrait using fabrics from his clothing like the dashikis he bought during his time in Ghana. It was a residency at the Gibbes Museum in Charleston which had a major transformative effect on her art, and Charleston continues to be a warm and welcoming home to support the arts. Her career has grown to include a commission from the U.S. Library of Congress and a show at the Cannon Rotunda at the U.S. Capitol. Vanasse also received a grant from the National Museum of Women in the

Arts and is preparing for a solo exhibition at The Gibbes for January 2027. The process is intuitive for Vanasse who uses scenes from real life as her inspiration. “I usually pick five to six pieces of fabric. Often each composition has been torn apart half way through, but I’ve come to expect that.

“You can only get to the wonderful finale by having the right elements.” There is so much animation in her human forms even without detailed expressions, “It’s never been about the faces,” she explains, “I find it’s more of an abstraction and about the body language. Part of the fun is seeing how the audience interprets the scene.” In “Metamorphosis” a woman reaches out to hold her friend’s hand, yet some viewers saw it as a letter and were curious what was in it. “I love when people see something that I didn’t intend and yet it fits the story. Things I’m not aware of emerge.” Her titles are also evocative, from “I

do not like thee, Doctor Fell,” to “The Opportunist,” to “Woo woo news.” The process is intensive and each composition can take months. “They are truly a part of me,” she explains, adding with a laugh, “There’s nothing I do quickly unless it’s making pasta.” Vanasse has expanded her storytelling across a series of panels for “Goldi,” a story of home, curiosity and belonging, recently exhibited at the Women’s Art Center of the Hamptons. She visually rewrites the story of Goldilocks as a beloved cat, where the three bears are actually people. It was inspired from a family photo of her and her parents and each cotton batik panel embodies the small comforts of home, charming reminders of the small yet precious details of everyday life. East Hampton has played a major role in Vanasse’s life where she spent childhood summers with her uncle, Ted Dragon, a dancer, who was the companion of collector and artist Alfonso Ossorio at the famed 57-acre estate on Georgica Pond, the Creeks. “My Uncle Ted was an incredible person and coming to the Creeks as a child was just magic. There were always artists coming and going, and it was an incredible showcase of art. My parents were also avid collectors and influenced by Ted and Alfonso. When I had a spare moment my dad would say to me, sit down and sketch.” Perhaps now in her own artistic embodiment it is, sit down and stitch, and deciding, like Goldi, what is “just right.”

Feeding the Finale

Whether you’re a rider or a spectator, you’re bound to get hungry. Here are some top spots just minutes from the Hampton Classic to enjoy. NOURISH BY THE ROUNDTREE Nourish is the new kid on the block in Bridgehampton. It’s actually the restaurant of the luxury Roundtree hotel in Amagansett a few miles East. Although it serves hotel guests, Nourish is fully open to the public as well. The restaurant’s design echoes the same understated elegance of the hotel—all white exposed wood walls, timber beams, one whimsical print chair among the three upholstered brown chairs at each four top, white plates accented by black cutlery. Executive chef Dewa Wijaya seamlessly incorporates flavors from his Balinese heritage into a menu celebrating local ingredients and producers. For starters there’s a chilled sweet corn soup with basil crisp and pine nuts or crispy Photo: Judy Pak East End sushi bites. More substantial dishes find flame grilled jumbo prawns standing at attention on a bed of chickpea puree and beef short ribs in a curry sauce with coconut rice. Red wine poached pears and molten chocolate cake are dessert options. Celebrated mixologist Takuma Watanabe, formerly of Martiny’s and a partner at Odo Hospitality, oversees an elevated beverage program. BOBBY VAN’S STEAKHOUSE When Bobby Van’s was founded back in 1969 it was a legendary haunt frequented by literary giants such as Truman Capote, Wilfred Sheed, and James Jones. The late Bobby Van himself, a Broadway actor and noted cabaret pianist, frequently played on the Steinway Baby Grand until the wee hours. Today it’s part of a small steakhouse chain. The legendary literary history is just a legend, but Bobby Van’s still has a clubby vibe and a convivial bar scene. Full length glass doors are folded back in warm weather creating the feel of a sidewalk café. It appeals to a crowd who likes a good steak and an ice cold Martini. But there are other menu highlights as well: sweet chili tossed calamari, Asian chicken salad, twin lobster tails, Niman Ranch baby back ribs. Dessert could be chocolate fondant, fresh berries with Zabaglione, or even a banana split. JEAN-GEORGES AT TOPPING ROSE HOUSE Jean-Georges at Topping Rose House, Bridgehampton’s luxury boutique hotel, hosts both riders and spectators from the nearby Hampton Classic. “The restaurant stays busy, but we keep availability until that day for guests of the classic,” says

Joseph Montag general manager. Breakfast, lunch, and dinner is served in the light and airy dining room. The dishes are as refined as one would expect from any Jean-Georges enterprise. Executive chef Paul Eschbach executes the seasonal menu. A velvety fresh pea soup with Parmesan foam or warm shrimp salad with truffle vinaigrette set the pace at dinner. Appealing mains include seared black sea bass with ginger scallions and herb crusted Faroe Island salmon with Rhubarb beurre blanc as well as a meatless whole roasted cauliflower with turmeric, tahini, and pomegranate. Lunch can be as simple as a cheeseburger or a fried chicken sandwich. ALMOND “The Hampton Classic is our favorite week of the year,” says Almond chef/cofounder Jason Weiner. “Our old spot was a half mile from the grounds and ever since then we’ve been a favorite destination. Previous winners have even given us their ribbons to display.” The vibe is celebratory. The focus at Almond, now marking its 25th anniversary, is on locally grown and their farmers get shout outs on the menu. August is like a chef’s candy store for local produce. An Almond dinner can start with Sword belly Nicoise with Paul’s egg, olives, pickled asparagus and piquillo peppers or spicy calamari salad, fermented carrot dressing, avocado and napa cabbage. Mains include Montauk stripped bass with roasted cauliflower, black lentils tahini and Isabel’s pea shoots and roasted scallops with Alex’s spinach, house-smoked bacon, chili crisp, and broccolini. For dessert there’s sticky toffee date cake and Kerry’s lemongrass panna cotta. The Collected Home Why the most interesting Hamptons interiors are becoming less about coastal style—and more about personal stories BY ANNIE SISK For decades, the Hamptons aesthetic came with a familiar visual vocabulary: weathered woods, a myriad shades of blue, and enough nautical elements to remind visitors they were, indeed, near the water. But increasingly, the most memorable homes east of the canal look nothing like that traditional Hamptons interior. A quieter curated aesthetic is emerging among a certain set of homeowners. These interiors feel less “beach house” and more like a life well-traveled. Antique equestrian prints alongside Moroccan textiles. A vintage French farmhouse table in a room with ocean views. Instead of decorating around a prescribed coastal style, homeowners are creating interiors that feel layered, personal, and deeply reflective of their lives. Antique French farm tables sit beside contemporary art. Moroccan rugs mingle with vintage Italian lighting. Family heirlooms share space with finds from local estate sales and treasures collected on far-flung travels. The result is a quieter, more sophisticated approach to design—one that prioritizes authenticity over theme and tells a story no showroom can replicate.

“It’s no longer about creating a beach house,” says Kate Davis, founder of Davis Designs. “It’s about creating a beautiful home that happens to be near the beach.” That distinction may seem subtle, but it’s reshaping interiors throughout the Hamptons. BEYOND THE COASTAL FORMULA The classic Hamptons aesthetic isn’t disappearing. In fact, many designers argue that its core principles—light-filled rooms, natural materials, and a strong connection to the outdoors—remain timeless. What is changing is how homeowners are interpreting those foundations. “I think people are craving authenticity,” says designer Lori Evans, co-owner of Evans Construction & Design. “They want pieces collected over time, artwork they have a connection to, family heirlooms, travel finds, and furnishings that mean something to them.” Rather than purchasing entire rooms from a single retailer or adhering to a rigid design category, clients are increasingly asking for homes that feel collected, layered, and personal. Evans says some of the most common requests she hears today are for spaces that feel “timeless,” “comfortable,” and “not too perfect.” That desire for authenticity extends beyond aesthetics. Homeowners are also rethinking how they use their spaces. Evans notes that game tables and gathering spaces are replacing elaborate bars and dedicated entertainment rooms as families seek homes that encourage connection and everyday living. “People still want beautiful homes,” she says. “But they want those homes to support real life.”

A HOUSE THAT TELLS YOUR STORY For designers, creating a collected home begins by understanding the people who live there.

assembled, designers emphasize that successful layering requires a thoughtful foundation.

Ness recently completed a Montauk beach house that serves as a perfect example of the shift. Rather than pursuing a conventional Hamptons look, the homeowner wanted a residence that reflected her global travels and personal experiences.

“For me, it starts with a strong foundation [where] the architecture, color palette, and larger furnishings work together first,” Evans explains. “Once that’s in place, that’s when I start layering in the pieces that give a home personality.”

The resulting interior features vintage lighting sourced through Italian and German auctions, vintage Eames chairs discovered in Chicago, Moroccan rugs layered throughout the home, and custom-designed built-ins created specifically for the space.

Those personality pieces can take many forms: inherited furniture, artwork purchased on a memorable trip, flea-market discoveries, vintage lighting, or meaningful objects accumulated over decades.

The kitchen, often the centerpiece of a Hamptons home, was designed less as a traditional showpiece and more as an integrated part of daily life. Even its unusual chiseled-edge slate countertops were selected to connect the interior to the surrounding landscape. Perhaps most telling is what Ness calls the home’s “dairy bath”—a room featuring open shelving designed to encourage ongoing collecting. Guests and family members can display shells, stones, and other treasures gathered from the beach and surrounding property, allowing the home to continue evolving over time. That sense of evolution is central to the collectedhome philosophy. Rather than feeling finished, these homes remain open to new discoveries and experiences. “The best projects happen when a designer can translate personal memories, experiences, and aspirations into physical spaces,” Ness says. THE BEAUTY OF LAYERING A collected home doesn’t happen by accident. While these interiors may appear effortlessly

Davis sees this layering as one of the defining characteristics of today’s most sophisticated interiors. “Antique furniture, unexpected artwork, heirlooms, global textiles, and pieces gathered over time create homes that feel authentic rather than themed,” she says. The key is balance. A vintage French farmhouse table can coexist with contemporary art. English antiques can pair beautifully with modern lighting. Coastal architecture can serve as the backdrop for global influences. The goal isn’t strict adherence to any single design style. It’s creating a home that reflects a life well lived. Paige Loperfido, founder of Decor & More Design Studio, encourages homeowners to embrace contrast as part of that process. “Mix materials and finishes to add depth and contrast,” she says. “Pair seagrass with velvet and wood, or rattan with mahogany. These contrasts help a space feel dynamic and timeless rather than overly styled.” She also points out that some of the best collecting opportunities exist close to home. The Hamptons’ thriving antiques scene, local art community, and natural landscape provide endless inspiration for creating spaces rich with character. COLLECTING AS A WAY OF LIVING The collected-home movement isn’t solely about design. In many ways, it’s a reflection of how people want to live. June Haynes, co-founder of East Hampton’s newly opened lifestyle boutique JJUIN, sees growing interest in handcrafted objects that carry stories, histories, and a sense of place. The company’s collection draws on partnerships with artisans across Africa, Asia, and Europe, reflecting a broader consumer desire for objects that feel personal rather than mass-produced.

The appeal isn’t simply aesthetic. Homeowners increasingly want their surroundings to remind them of experiences, relationships, and discoveries. Evans offers a favorite example from her own home: a giant letter “V” salvaged from a Stevie Nicks concert

sign at the Hollywood Bowl after a trip she took with her daughters following her mother’s death. It’s hardly a traditional design object. Yet it remains one of her most treasured possessions because of the story attached to it. “Those are the things that make a house special,” she says. “Anyone can buy the same sofa, the same coffee table, or the same lamp. What people can’t replicate are the pieces that tell your story.” HOW TO START BUILDING A COLLECTED HOME The good news is that creating a collected interior doesn’t require a lifetime of international travel or generations of inherited antiques. The designers interviewed for this story offered remarkably similar advice: start with what you love. “Buy pieces because you love them, not because they fit a trend,” Evans says. Loperfido recommends beginning with personal artwork, family treasures, and meaningful objects already in your possession, then allowing the space to evolve naturally over time. Davis encourages homeowners to think beyond labels and categories altogether. The most successful homes, she says, are the ones that reveal something about the people who live there. In a region long associated with a specific visual style, that may be the most significant design shift of all. The future of Hamptons interiors isn’t less luxurious. It’s simply more personal. And ultimately, that’s what makes a house unforgettable.

N

aples is no longer just a retirement haven. Shedding its image as a quiet, winter-only retreat, the city has permanently cemented itself as a yearround luxury real estate powerhouse. Long celebrated for its sugarsand coastlines, manicured golf courses, and low-tax advantages, Naples is now in the same conversation with Miami and Palm Beach for luxury buyers. The numbers speak for themselves. In Port Royal, Naples’ most exclusive enclave, the past year has produced transactions of rare distinction — among them, billionaire David Hoffmann’s $85 million acquisition of a waterfront mansion, and the $225 million sale of the Canadian DeGroote family’s 15-acre Gulf-front estate, a figure that stands as the second highest residential sale ever recorded in the United States. NAPLES’ NEW APPEAL Brokers say that part of the allure is the area’s low density, gentle but consistent growth, and access to social amenities. “Naples has evolved from a seasonal kind of resort town,” says Dawn McKenna, real estate power broker and founder of the Dawn McKenna Group. “It’s a combination of world-class hospitality,

private clubs, and an evolving dining scene with a constant wave of exciting new openings that’s really attracting executives, families, and entrepreneurs.” Naples isn’t a stranger to luxury properties: The Ritz-Carlton, Naples opened in the mid-1980s, and a decade later The Inn on Fifth debuted. But the city’s newest luxury resort has really shifted the landscape. Naples Beach Club, a Four Seasons Resort, opened its doors in November 2025, which has “given Naples another layer of credibility,” says Claire Bisignano Chesnoff, a Coldwell Banker Global Luxury Property Specialist. “The brand recognition is huge,” she explains. “Because it’s a five-star hotel, it raises the expectations. People love the curated dining and luxury fitness facilities, which are attracting a younger luxury buyer.” Naples also strikes a balance between Miami’s hyperactivity and Palm Beach’s ultra-slowed-down pace. As a result, the Gulf Coast gem is rapidly emerging as Florida’s premier destination for luxury living. “When buyers come to Naples, they see that it’s a relaxed luxury lifestyle,” Chesnoff explains. “They love the beaches, the walkability of shopping, and our dining districts. It’s a slower pace, and compared to something like Miami, it’s a quieter atmosphere, and yet you still get the high-end amenities.”

THE SHIFT TO YEAR-ROUND RESIDENTS The most notable evolution in Naples’ market is the demographic shift of its buyers. The historical pattern of winter “snowbirds” has shifted toward corporate and finance executives and tech entrepreneurs who are relocating their primary families full-time. “Post-COVID, many younger families have relocated to Naples,” says Drew Josephson, Luxury Properties Specialist, William Raveis Naples. “Naples has the brands of a big city without the traffic and congestion. It’s one of the safest and cleanest cities you can find.” Buyers are driven not just by Florida’s favorable fiscal climate, but by the tangible quality of life: top-tier private academies, top restaurants, and an unparalleled sense of safety and community. Brokers are seeing a heavy buyer footprint from New York, Chicago, Boston, and New Jersey, alongside a surge in arrivals from California and Canada. European buyers are also on the rise, and Chesnoff says her European clientele each have something different in mind.

“Buyers from the United Kingdom have direct flights here, and they love the warm winters in the golf communities; Germans like high-quality construction and privacy,” she says. “We also get a lot of affluent buyers from Latin America, places like Brazil and Colombia and Argentina, because of the political and economic stability here, and the educational opportunities for their children. It’s just a much quieter alternative to Miami.” CHANGING ARCHITECTURAL TIDES: NEW HOUSE RULES Today’s luxury buyers are also increasingly seeking more amenities and square footage that fit their modern lifestyles. This shift is underscored by a wave of recordbreaking listings and new developments hitting the market to meet demand. “Typically, the younger buyers are looking for larger homes in the 5,000 to 6,000 square foot range. Whereas empty nesters and retirees don’t want that much living space in their next home,” Josephson explains. “The younger buyers are also much more health-conscious, so newer homes that have wellness rooms are in high demand.” McKenna echoes this, saying that, besides home offices, sprawling kitchens, and resort-style pools, buyers are drawn to wellness amenities, including “sports courts, infrared saunas, cold plunges and home gyms.” Chesnoff also says that the recent wave of luxury buyers in Naples is looking for homes that serve their needs year-round, not just for a few months in the winter. “What’s more important to these folks is family, so they’re really looking for highly rated schools and parks, and they want to be in family-oriented neighborhoods with community events,” she explains. “But they also want to have a decent piece of land along with proximity to health care and everyday conveniences, which so many of the communities will afford them.” Naples is also seeing listings that years ago would only make headlines in Palm Beach or Miami. Located at 100 Bay Road in Naples, the “Gordon Pointe” estate is currently the state’s most expensive listing with a $271 million price tag. compound features three residences, over 700 feet of beachfront, a private floating dock, and a deepwater yacht basin. A trophy property of this magnitude highlights a massive structural change in the region. Savage notes that he saw the Naples market permanently shift after COVID, coinciding with buyers having greater location flexibility. Like other brokers, he says that Naples presents an alternative to the hustle of Miami and the formality of Palm Beach. “We have white sand beaches, fabulous shopping and dining, three phenomenal theaters of the arts, great schools, and no skyscrapers,” he explains. “We also have spectacular waterfront communities, like Port Royal, where Gordon Pointe sits.” NEIGHBORHOODS REDEFINING THE CEILING The luxury market in Naples continues to revolve around its most iconic coastal neighborhoods. While the exclusive, deep-water canal neighborhood of Port Royal caters directly to the mega-yacht crowd, nearby Old Naples offers unparalleled beach proximity. There, classic single-story Florida ranch houses have almost completely given way to multistory modern estates. However, these aren’t the only areas seeing a luxury boom; Chesnoff points to several other rising neighborhoods across Naples that buyers should watch. “One that’s really a little bit of a sleeper is Aqualane Shores. Its walkability to downtown Naples is really

important,” she explains. “There are lots of newly built waterfront estates coming there, and residents have the ability to have that deep-water boating access without the bridge restrictions. Second to that would probably be Park Shore, which is in one of the most desirable neighborhoods, because it has highrise residences right on the Gulf.” Josephson says that some of his favorite neighborhoods are in planned, private communities, which come with several tangible benefits. “If someone is concerned about hurricanes or flooding, Grey Oaks is a great option as it is located a little inland,” he says. It’s a great club with great amenities. Pelican Bay is another great private community. It has two private beach clubs and is

truly one of a kind. When I tour with clients, we typically end with lunch or dinner, and as the client looks out at the Gulf, they’ll say, ‘This is special.’ Ultimately, Naples’ uniqueness lies in its ability to blend high-end metropolitan luxury with the relaxed, unhurried pace of a classic beach town. “There are a lot more things to do in Naples than there ever were before, and it’s just gaining momentum,” McKenna explains. “A lot of buyers want to get away from the big city and have transplanted to Naples, where it’s easy to get from one place to another. We have great schools; they can get a bigger house with more land, and they like the connection. There’s a real community connection in Naples that’s very different from other places.”

Paris Calling An atmospheric house in Palm Beach exudes Left Bank savoir-faire BY NINA THOMSON PHOTOGRAPHY BY ORI HARPAZ

“Can you make my home look like a really great hotel?” is a query interior decorators get a lot these days. But a few years ago, in Palm Beach, where the designer David Lucido had recently concluded a restaurant project, an acquaintance approached him with a more unusual request. She wanted, it seemed, a bar “just like the one at Le Bilboquet,” a spot she adored. Lucido was eminently wellqualified for the job, given that he was the one who’d designed the interiors of, well, Le Bilboquet. “Then the client said, I want to entertain in a space that has the feel of a hotel in Paris,” Lucido recalled. As soon as he saw the capacious two-story contemporary with its “good bones and lovely architectural details,” inspiration for the most atmospheric of bar-libraries struck. He revisited the materials he’d used at Le Bilboquet while re-interpreting its French maritime mid-century aesthetic in a way he found better suited to a domestic space. For instance, the bar of Le Bilboquet is wrapped in nickel; for the new project, Lucido decided to clad the client’s bar in a patinated steel by the same fabricator. A set of cherry wood bar stools in the style of Jean Prouvé, acquired at auction, add warmth to the metal. The walls were paneled in dark wood; to dispel their heaviness, Lucido deployed a trompe-l’œil-ish technique that both lightened the paneling and gave the space a youthful feel. Across from the bar is a seating area comprised of a white sofa by Otto Schulz, the great German-born designer, and chairs by Jean-Michel Frank.


A grand entertaining room is the first space guests see upon entering. A painting by Alex Katz above the mantlepiece strikes a light-hearted note.


There’s an elegant formality to the room: Lucido, a bit tongue in cheek, says he isn’t opposed to a bit of discomfort in the name of beauty. (He doesn’t believe entertaining spaces should be too lounge-y, TV rooms and pool houses excepted.) And speaking of pool rooms, the owner was so pleased with her new bar-library, that she then asked Lucido to carry on. So it was that he tackled the pool room. Yes, it is full-on lounge-y, with a pair of custom wood-framed sofas, after the iconic board sofa by the mid-century designer Bøge Mogensen, which Lucido upholstered in a red-striped outdoor fabric from CNC Milano. Strikingly, he re-worked an elaborate Gothic mantelpiece into a thing of spare beauty Flanking the mantelpiece was a wall of boulders that he felt wouldn’t have been out of place in a medieval tavern. After scraping away the faux paint and cleaning the room up, he proceeded to decorate it in a style that’s quietly Mediterranean. “The furniture is humble,” he says, “and that’s the point. I want people to feel as though they’re on a yacht.”

By and large, Lucido’s changes were decorative, yet they demonstrate what a difference a well-chosen piece of antique furniture can make. Lucido, who divides his time and his practice between Palm Beach and New York, is partial to the vintage shops in the former. “Palm Beach has such a great market for vintage pieces that we were able to source almost everything locally,” he says. Among his most spectacular local finds is the Italian mid-century Sputnik chandelier that hangs over a travertine pedestal table in the entrance hall. The table lends a grounding sense of solidity to the airy double-height space while the chandelier telegraphs urbane, mid-century elegance.

A grand room for entertaining lies immediately beyond. It’s anchored by an Italian mid-century sofa in a lush deep red, a sheepskin chair by Gösta Jonssen, and an iconic Togo chair in blue velvet – all serving as a colorful, sympathetic foil for the baby grand piano behind them. Of the red sofa he says, “We wanted something sculptural and eye-catching in a shape that would be easy for guests to move around. Also, it’s a sensuous, feminine piece.” Since it’s the first space that guests see from the entrance hall, he conceived the room to be a bit of a wow. A painting by Alex Katz above the mantelpiece strikes a lighthearted note. Elsewhere in the room Lucido deployed Paolo Buffa armchairs, their upright elegance providing the perfect counterweight to the slouchy Togo lounger. “It’s about balance,” says Lucido. Balance – and adding just the right amount of Parisian chic.
