N O RT H F O R K M A R K E T WAT C H While Washington struggles to get its “fiscal house” in order, Americans are making progress on their “own houses” as they are finally seeing a steady recovery in the housing market.

By all accounts, prices have bottomed out, unemployment is dropping, the economy is picking up, builders are back in business, interest rates are low, there is less inventory on the market with a drop in foreclosures, new home sales and prices are rising and people are realizing that the time to buy is now. The housing market in 2013 is predicted to come back stronger than 24

ever since the recession of 2008.

Nowhere is this trend more evident than in the sleepy beach towns all along the North Fork of Long Island, a coastal area that stretches from Riverhead in the West all the way to Orient Point on the northeasterly tip. Known for its charming vineyards, bucolic farmlands, quiet beaches, magnificent sunsets and idyllic towns, the North Fork of Long Island is slowly coming into its own.

Sheri Winter Clarry of Corcoran in Southold describes the North Fork as “Napa Valley meets the beach.” She says, “People are flocking out here to

Marie Beninati of Beninati Associates in Southold says that, “Compared to the Hamptons, where there is more inventory and more risk takers, the North Fork has less inventory and very few foreclosures.”

Overview: Founded in 1998, Mark Schwartz & Associates is an architectural firm specializing in new construction, additions and alterations to existing commercial and residential living spaces. Q: What is your firm’s typical style?

A: “Well, I think most of our projects would be considered traditional shingle-style, you know, the ‘Hamptons Style’ home. We also work in the Craftsman style quite a bit, though we do often evolve both approaches to a more modern sensibility.”

Q: Do you have a particular area of expertise?

A: “We do quite a bit of waterfront work – between the Bay, the Sound and all of the creeks and waterways here on the North Fork, there really is a lot of opportunity to build a great home on the water.

I also find us working more and more with clients who have irregularly shaped lots to develop, but still want a home that works well aesthetically, as opposed to one that’s really too big, or the wrong footprint for the

setting. Really, how the home is situated on the lot is incredibly important, so we pay a lot of attention to placement, and especially how light will impact the home over the course of the day.”

Q: We hear a lot about Green Homebuilding these days – what’s your take?

A: “Well, if you look back at houses built, say, in the 19th Century, they made remarkably efficient use of space and energy due to practical necessity; everything from lower ceilings to root cellars have parallels to today’s energy-conservative approaches. We incorporate the logic behind this approach in a modern way. Plus, a well-considered approach tends to contribute more to a home’s value over the long haul than does the trend of the moment.”

When thinking about the 60 or so wineries dotted across the North Fork and in the Hamptons, it should be no surprise that the inclusion of wine cellars is a “must have” feature on the rise in a ‘wine country’ home. It is no question that visiting one of the many East End wineries like Bedell Cellars, Martha Clara Vineyards, or Palmer Vineyards on the North Fork and Duck Walk Vineyards, Wolffer Estate Vineyards, or Channing Daughters Winery in the Hamptons is always a memorable time. Many wine connoisseurs are taking advantage of the rising trend and enjoying the benefits of hosting their own wine tasting parties in a custom crafted wine cellar.

Demand for wine cellars over the past few years is on the rise notes Phillip D. Kouffman, Vice President of MKL Construction. Typical clients spend $30,000 to $70,000, explains Kouffman, on a custom cellar with detailed paneling and climate-control built to hold 1,000 to 2,000 bottles. MKL has designed a wide variety of wine cellars, creating cellars that look like caves to cellars with stone walls and columns.

the client. Some wine cellars are on the main floor while the majority are located on the lower level of the home.

MKL had a client who wanted to showcase the wine cellar and installed a glass floor/ceiling above so guests could stand on the main floor and see right through to the wine cellar.

The most important feature to consider is creating the best climate-controlled condition for the wine. A very detailed lighting plan and very thick insulated glass keep condensation at bay which, Kouffman says, “is a real disaster.”

If you can maintain a wine cellar and a collection to fill it,show it off. Mini-tasting rooms with comfortable seating within wine cellars are on the rise.This is a great option for people who entertain frequently and want an excuse to show off their wine collection.

Wine cellars are no longer just for people with vintage or expensive wine collections. They are becoming the norm for people who like to regularly sit back and enjoy a glass of vino and have outgrown the under-counter wine refrigerators that hold a dozen or so bottles. Cheers!
