Rumor has it that construction on Philadelphia Phillies’ first baseman Ryan Howard’s Gulf front mega-mansion at 1700 Gulf Blvd., Belleair Shore, is just about complete. The 17,600 square foot “home” is the largest on Pinellas County’s beaches, with doorknobs that cost a reported $80,000, a bowling alley, a lazy river and a swimming pool that features an underwater treadmill.

DENNIS WHITE PAINTING
T
here are painters, and then, there are painters who turn their works into pieces of art. Dennis White is one of those painters, or should we say, artists. "My idea was to burn the staircase to match the dark wood floors. In order to achieve the look of the floor, I couldn't just stain it, because of the darkness of the floor. I had to burn the staircase with a propane torch to match the floor," White explained, referring to a project he completed in St. Petersburg. "I like to go after the more complex and challenging jobs that either no one else does or that were not done well the first time." When you speak to Dennis White, which I recently did as he and his crew were working on a multi-million dollar home in North Clearwater Beach, he exudes passion and energy about his work, which is remarkable, as White has been painting homes for over 30 years. And although he specializes in high-end homes, White gives
every one of his projects the same care and delicate approach. "We do traditional homes, but in many cases, we are called to do the difficult and unique jobs that many painters either don't want to do or can't do," said White. Dennis White Painting (DWP) specializes in trim and wood work, and has spent the last three decades learning the art of custom staining on cabinets, staircases and all types of specialty trim. DWP concentrates on all aspects of custom painting, both interior and exterior, from new homes and additions to historical renovations. The majority of their work involves repainting homes of all sizes and custom paint jobs for those customers who are looking for more than just someone who can throw a coat of paint on their house or office. If you don't like what a builder or previous painter did with the finish of your home, call Dennis White Painting.

communitynews Historic building survey underway in Pass-a-Grille By William Henderson
F
or the third time in 16 years, Pass-aGrille is conducting a historic building survey to identify the buildings that qualify to apply for local historically significant designation. Buildings that earn this designation qualify for Federal Emergency Management Agency renovation exemptions and a 10year tax abatement for renovations and building improvements, which means the owner of a historically significant building could improve it, such as by adding bathrooms or increasing the size of a kitchen, but only pay taxes on its unimproved value for 10 years. "Those structures serve a tremendous purpose and represent the character of the district," said Vice Mayor Melinda Pletcher, who represents Pass-a-Grille on the city commission. "We want to retain as many of those as we can." St. Pete Beach Urban Planner Chelsey Welden echoed this sentiment. "The survey will show us the buildings we need to protect," she said. "It will also give us a starting point for developing standards to regulate new development." These standards will be part of the city's master development plan, which Welden said will be created later this year. The city expects Georgia-based TRC Environmental Corporation to submit the results of its historic building survey no later than April 30. Pass-a-Grille used a $41,000 state grant and about $1,500 in in-kind donations to pay for the survey. According to Pletcher, the city will work closely with the owners of buildings that meet historic criteria and also make information about the historic buildings in the district publicly available. To qualify for local historic designation, a building must be at least 50 years old, must not have undergone significant renovations or updates since its initial construction, and must contribute or add to the district's historical significance. Buildings designated historically significant are exempt from limits that FEMA sets on how much a person can renovate a building before having to tear it down or raise it above the flood plain. Owners of buildings identified in the survey as historically significant must submit an application to the city. The city's Historic Preservation Board will review the application and then vote on whether or not to grant the designation, according to Welden. Once

a building earns this designation, it will qualify for the FEMA exemption and the 10-year tax abatement. In 1989, the national Pass-a-Grille Historic District was designated. It included an area bounded by 12th Avenue, Gulf Boulevard, 4th Avenue, and Gulf Avenue and identified approximately 100 historic buildings, including the Gulf Beaches Historical Museum,

In Brief SPB commissioners aim to streamline permit process ST. PETE BEACH - St. Pete Beach City Commissioners passed an ordinance last month to create a Technical Review Board, which should streamline and make more transparent the permit and redevelopment process. The board will review capital improvement project proposals and private permit applications, and present recommendations to the city commission for consideration. The board will include representatives from the planning and zoning board, building department, public safety and code enforcement division, fire department, public services, and recreation department.
Treasure Island holds off on planned development zoning district, for now
which is located in the first church built on the barrier islands of Pinellas County, and many of the buildings on 8th Avenue, which are some of the oldest on the Pinellas beaches. In 2003, when Pass-a-Grille conducted its second and most-recent historic-building survey, it identified about 500 buildings that were built in or before 1953. It also increased the size of the historic district, which is now bounded by Pass-a-Grille Way, 1st Avenue, Gulf Way and Sunset Way. Conducting a survey now means counting buildings built in or before 1965. Pletcher believes the survey will turn up even more buildings that meet the criteria. Pass-aGrille may even decide to increase the boundaries of the historic district, if a significant number are identified outside of the district, said Pletcher. As a realtor, Pletcher says she has a unique view on the changing nature of structures in Pass-a-Grille. She said she sees investors eyeing historic buildings simply for their land, tearing them down, and building modern townhouses. While she agrees that many of these buildings would benefit from being renovated or updated, she doesn't like thinking that without anyone noticing, Pass-a-Grille will lose what makes it special. "Fifty years from now, I want [Pass-aGrille] to feel the same way it does now," said Pletcher.
TREASURE ISLAND - Last month, Treasure Island City Commissioners opted not to pass an ordinance to create a Planning Development Zoning District. This ordinance would have allowed building heights of up to 96 feet above base flood elevation, plus freeboard, and up to 100 units per acre on sites that are at least 3 acres, in the district. This district would have included Commercial General and Resort Facilities High properties north of 127th Avenue and Resort Facilities High properties on the west side of Gulf Boulevard from 104th and 119th Avenues. Voters on March 10 also would have needed to approve the ordinance. For now, buildings can be no taller than five floors, or 60 feet, above one level of parking, although commissioners remain committed to creating a planned development-zoning district.

The markers also urge trail users to call 911 in an emergency. Pinellas County Parks and Conservation Resources maintenance crews installed about 700 of these markers along the trail, from downtown St. Petersburg to Tarpon Springs, in 200- to 300-foot intervals. The UV-resistant markers are expected to last up to seven years.

onstruction on the new 450-room Wyndham Grand Resort Clearwater Beach has officially begun with the ground breaking at the hotel site on South Gulfview Boulevard, at the north end of Beach Walk. The $175 million resort will become one of the largest hotel resorts in the area upon its completion in early 2017. The development, after 10 years in the works, is expected to generate more than 1,900 jobs for Clearwater Beach. “With its prime waterfront location, highend design and wide array of first-class amenities, this property will play a significant role in the Clearwater Beach community, while also representing the distinct, oneof-a-kind experiences that our Wyndham Grand properties offer,” said Geoff Ballotti, president and chief executive officer at Wyndham Hotel Group. Services and amenities at Wyndham Grand Resort Clearwater Beach will include a large outdoor pool complex, a full-service spa, multiple restaurants accessible from Beach Walk and immediate access to one of America’s top beaches. Wyndham Grand Resort Clearwater Beach is owned by local philanthropist Dr.
Kiran Patel, a long-standing partner of Wyndham Hotel Group who owns two Wyndham Grand properties in Tucson, Ariz., and Pittsburgh, Pa. “I am excited to be moving forward and expanding my partnership with Wyndham,” said Patel. “This particular development has
a great level of significance and meaning to me because it’s in my backyard. This will be a legacy project for me, becoming a landmark addition to Clearwater Beach.” Patel bought the 3-acre parcel of land in 2005 for over $40 million. The project was postponed due to the economic crisis, and since then, plans for the development have changed to reduce the size by about 30 percent and exclude condominiums that were in the original concept.

IRB plans to add exercise equipment to 10th Avenue Park INDIAN ROCKS BEACH - At last month’s Indian Rocks Beach City Commission meeting, City Manager Gregg Mims announced a proposal by the IRB Homeowners Association to add several exercise machines at the southern edge of the city’s 10th Avenue Park. The homeowners association will donate over $28,000 to purchase and install the equipment in the park, so there will be no cost to the city. communitynews Election twists and turns in Redington Shores By Luke Meyer REDINGTON SHORES For Redington Shores, there is but one election to contest in March 2015, the race for District 2 commissioner, the office currently served by Vice Mayor John Branch. Branch, a longtime public servant whose career includes nine years as a Redington Shores commissioner, announced in 2014 that his current term would be his last. Last month, two candidates qualified to run for Branch's seat: John Bickerstaff and Christy Herig. Bickerstaff, a retired oil industry executive, who relocated to Redington Shores eight years ago, had opined last month that, although Redington Shores was “just about as good as it gets,” the town was in need of certain improvements. As a political newcomer, to promote his relative worth, Bickerstaff relied on the strength of his professional attributes, a career composed of 40 years of management experience. Herig, a retired engineer and locally noted civic activist, has said that if elected, her priority will be to increase community involvement. "With notable exceptions, this has been an issue for both town officials and staff, and from the town's citizens," Herig said. Herig's concerns also extend to the financing of reserve funds, which she has said suffers from an annual depletion. Herig has surmised this issue is, in her opinion, the product of poor allocation, citing other beach towns for comparison. Both candidates spoke well of Branch, bestowing the vice mayor with words of praise upon the announcements of their candidacies. However, in a letter dated Jan. 12 and
addressed to Redington Shores Town Hall, Bickerstaff officially withdrew his candidacy from the election, citing health and personal reasons. Bickerstaff's resignation came abruptly and was not expected. Town Attorney James Denhardt announced Branch's withdrawal from the election during a town commission meeting two days later. According to Denhardt, Bickerstaff's withdrawal from the election reopened the qualifying period as a precondition of law. The qualifying period was thus reopened immediately after Bickerstaff's resignation, and was extended until Jan. 27. In that time, there was one name added to the list of candidates. That name was John Branch. John Branch, as in, John Branch, the current vice mayor. Branch's announcement to run for re-election was surprising, as Branch had long stated prior on his intentions to retire upon the expiration of his current term. Herig, who was present at the meeting where Branch announced his bid for re-election, stated afterwards that she would not drop out of the race. In the past, however, Herig said she would not run for office if her opponent was Branch. Branch explained his reasons for running by saying, "I feel that there is much unfinished work left to be done, and I want to see that carried through." Branch also said it is important for the voters to have more than one choice. He voiced items of specific concern, the objects of his focus in campaigning, which included advancing utility systems, improving the sewer system and improving local parks.

A delicious, double shot of fun
I
decided to step outside the box this issue and do a special dining feature on not one, but two, eating establishments that have a few things in common, so why not combine the two joints into one dining feature? Hey, that was a question. So what do these two joints have in common? They are both slightly unorthodox and "outside the box" themselves. How so? Allow me to share. For starters, before I call these two places "restaurants," I had to Google the definition of a restaurant and here is what I found: Restaurant - A place where people pay to sit and eat meals that are cooked and served on the premises. On that note, both Shorty's Gourmet Deli and Pearly's Beach Eats cook their dishes on the premises and, naturally, the customer has to pay, but the catch here is that both places are self-serve, where you order at the counter. So would these two places still be considered restaurants or would they be eating establishments? Regardless, I found both Pearly's and Shorty's to be very cool joints for several reasons. For me, atmosphere plays a huge role and Shorty's has huge bragging rights, as they are located on the north end of Sand Key in the Shoppes of Sand Key, right on the water over-
looking the beautiful Intracoastal. They are located in the rear of a convenience store, where you can order fresh delistyle food, including cold cuts, salads, soups, pasta dishes and more. Although Shorty's has tables inside, I must insist that you sit outside on the deck and enjoy their incredible view. You simply can't beat it. On the afternoon I was there, I indulged in their Cuban sandwich, wedding soup, Greek salad and meatball sub. It was tough to decide which I enjoyed the most. I was extremely impressed. Sadly, on this afternoon, I had several more hours of work ahead, so I had to settle for a soda but don't you make the same mistake I did. Live the Key West lifestyle in Clearwater Beach and order Pearly's fish tacos and a cold cerveza and live it up. You will totally dig both places.

food&drink Best of Beach Scene, 2014 it comes to dining out. Sometimes, but not usually, if the restaurant has great food, they can get away with subpar service. But getting to the point, I wanted to use this issue to give my first annual Best of Beach Scene award to Gennaro's St. Pete Beach, located in Pass-A-Grille. Gennaro's has some of the most authentic Italian cuisine in the area and it is damn good. Add their cozy and charming atmosphere with simply the best service and you've got a hit on your hands. Owner Chef Marcello, who naturally runs the kitchen, and Gennaro’s St. Pete Beach his wife, Vicky, who runs the 2004 Pass-a-Grille Way front of the house, are two of I was recently scrutinized, 727-360-0563 the most genuine criticized and almost literally and incredible people I kicked to the curb for a dining review have met in years. WEATHERSTRIPPING WOES Howling winds. Cold drafts. Losing A/C.
EDUCATION IN ACTION
Can anything really be done about it?
SLIDER HEALTH SERIES - PART 4
Let's examine first why sliding glass doors lose their efficiency. What can be done about bad weatherstripping?
1. Weatherstripping ages and flattens - just like an old toothbrush. When the bristles in the weatherstripping flatten out, the two pieces will not provide a quality seal against drafts and water. 2. Doors get crooked. Even the best of doors are only as straight as their door rollers will allow them to be. The first thing that typically breaks on sliding glass door rollers is adjustability. There are special gears, called worm gears, in the
wheels that allow them to be adjusted up and down. When those no longer function, doors will be crooked and the weatherstripping, old or new, will NOT align, allowing for howling winds and drafts. Sometimes you will have perfectly rolling wheels, but not be able to adjust them because the worm gears have broken.
Well, it's NOT a fun task, but you can replace the weatherstripping throughout most sliding glass doors. This requires determination and lots of picking action with nimble fingers. However, the results are fantastic when you get the new fluffy weatherstripping back into the door. Our clients are always amazed at the difference!
and click on the Video Tab. Then give us a call and we can come weatherize your sliding glass doors! More "Education In Action - Slider Health" articles and many educational videos are available at: SliderRepair.com.
