This house replaces a fifty year old cottage set only fifteen feet from the pond and connected to a failed and archaic wastewater treatment system. The irregularly-shaped lot, carved from a nineteenth century estate, has a wedge-shaped fragment splaying toward the water, forcing the viable building envelope closer to the wetlands than the 150 feet usually required by law. The house’s footprint is consequently compact to retreat as far as possible from the shore, comprising a trapezoid offset from the waterline and two converging lot lines. A courtyard penetrates the trapezoidal form’s center, bringing daylight to its inner reaches. Roofs pitch inward toward this courtyard, directing runoff into a central garden. This garden represents the first half of a bioswale that extends inland far beyond the house and is bridged by cantilevered stone entry steps.

The project involves renovation and expansion of the School’s existing facility, providing new spaces including a 281-seat theatre, costume shop, scene design classrooms, and special offices. The theatre features 5 curved “ribbons” (acoustic reflectors) that are fully projectable and creates an innovative immersive theatrical experience.

The schematic design for Freeman Arts Pavilion includes a covered amphitheater for seasonal music performances, back of house facility, and a series of ancillary support buildings, with a grand lawn at the center of the 61,000 SF project site. The individual smallscale ancillary buildings create a intimate “village” that connects the iconic stage with the peaceful residential surrounding.

The suspension of L-train service connecting Brooklyn and Manhattan offers an opportunity for the formation of Brooklyn’s own urban identities as the largest borough in New York City through the establishment of spaces and systems that host them. Our team proposes a series of public building complexes, built upon existing facilities at three critical locations of conjunction to enhance and celebrate the nascent identity of each area. The complexes would be visually assertive, with a easily-recognizable scale and figure; they are in a sense counterparts of Manhattan’s skyscrapers, iconic elements of an urban image. Yet they will be physically and programmatic open, as to be well grounded in Brooklyn’s vast, open urban topography and democratic community base.

The Newtown Creek is chosen for its proximity to three L-train stations, its significance in Brooklyn’s industrial history, and its current attraction of the young independent artist community. The creek will receive an ecological remedy and offer the opportunity of a waterfront landscape element in the urban setting. Institutional development, such a proposed major museum on Brooklyn’s history and an accompanying public square, will lend the area a high level of activity.

SOUNDVIEW FERRY TERMINAL

Bronze Award - A’Design Award 2022 (Category Architecture)

The proposal features three building volumes clustered along the existing dock in Soundview, creating an intimate outdoor courtyard for spontaneous market activities. The two passageways on the ground level allows for flow into the market and towards the waterfront and the landing dock for ferry transportation. The larger upper levels of the three buildings are connected, each offering full height, naturally-lit spaces for small business incubation, offices, and storage.

Commercial Kitchens and Huddle Space

This complex serves commuters who take the Soundview ferry to their workplace across New York City. In the morning, they wait for the ferry in the waiting room at the east end of the complex. After a day of work, they walk from the ferry dock and through an outdoor plaza towards the waterfront market, which features local produce and creative products developed by the food incubators housed on the upper level of the building. After shopping at the market and thus supporting the incubators, they will walk through the underpass at the west end of the complex towards their homes or local public transit stops in the area.

The ground level of the complex features 600-square-meter warehouse space, 380-square-meter events and administrative spaces, and 100-square-meter ferry waiting room. The upper level features 4 commercial incubators totaling 475 square meters, 500-squaremeter warehouse space, and 710-square-meter lobby, huddle space and circulation space.

Since the complex is designed to offer an intimate, semi-enclosed outdoor space for the market while also allowing adequate flow from the ferry dock to the neighborhood, it has a small footprint divided into individual spaces on the ground level. The upper level, however, has a large open connected space for best productivity and communication among the incubators. This means that the upper parts of the building are cantilevered and is realized through a space frame structure supported by fanning columns.

FIRST YEAR BUILDING PROJECT

Our design’s parti expresses outward equality for both units by nesting the two households within a single gabled volume. This volume is sheared along the longitudinal axis, which opens spaces perpendicular to the primary grain of the site. These spaces are then utilized as semi-private terraces for each household. A utility wall serves as the fault line along which the halves shear. On the second floor, the bedrooms of the family unit climb over the utility wall and borrow two-story space from the single unit. Similarly, each unit’s double-height living space capitalizes on the ridge, borrowing natural light, views, and direct access to outdoor space.

The proposal centers around a full-height auditorium to emphasize the public library as a space for the exchange of knowledge. The auditorium is directly accessible from the streets through a sunken open lobby and the conncted balcony overlooking the auditorium. The public mission of the library is best served as the community is drawn from the streets to cultural events taking place at the center of the library.

CO-HABITATION

This project is an exploration of ways of co-habitation under extreme spatial and fabrication limitations. The design offers two housing units in a 16 by 16 by 14 feet elevated space with lighting only from above through a shared staircase which also serves as a light well. The shift in the level provides each unit with reasonable head height for both living and resting areas. The design also features a prefabricated construction system with four steel columns supporting short-span cross beams through welded connectors, which allows for extremely thin flooring panels and simple assemblage.
