01.ALMUSA PRIVATE RESIDENCE Project Details: Firm: ABEER AKBARI & ASSOCIATES W.L.L - 2023 Location: Al-Ahsa, Saudi Arabia

The Project is situated in Al-Ahsa city, which is located on the western side of Saudi Arabia. Al-Ahsa is renowned for being the biggest self-contained oasis in the world. It encompasses several national historic sites and several of the most ancient documented human settlements, dating back millennia. The date-palm oasis in question holds the distinction of being the largest palm oasis in the world that is completely encircled by sand. The client has requested an opulent architectural and Interior designs for a central Building that will accommodate VIP guests during special events and family gatherings. This design should include a Majlis (sitting hall) and a dining hall capable of seating 60 people, along with additional services and amenities to ensure optimal comfort and a hotel-like atmosphere for the occupants. Aside from the primary building, the customer has requested a separate building for the family, which includes bedroom suites, a living and dining space, and an open kitchen with along with well equipped gym and a spacious swimming pool. Every building is meticulously planned to seamlessly blend into an agricultural environment and farm. The design of the landscape will be overseen by a specialized consultant, and the farm will be conveniently accessible by a main road connected to the main gate. Additionally, there will be designated parking areas for guests. The plot size is roughly 19000 square meters, while the built-up area occupies around 2650 square meters, which accounts for 15% of the overall land area. At first, we had a the introduction session with the client to talk about the project’s needs. After that, we started making bubble zones and diagrams to set the project’s idea and show how circulation would flow and where people could access the project. After that, we started making floor plans and design ideas for the client. Next, we showed them different architectural styles that would work with the project’s style and architecture. I made sure that the design work went smoothly between the client and the engineers office. As part of my job, I designed and draft the architectural design from the idea stage to the schematic stage, as well as prepare the architecture presentation, which included three-dimensional visuals. I was also in charge of the interior design team and made sure that all of their work met the needs of the project. Another of my roles was to keep track of the project’s scope and timeline from the time it began to the time it ended. I also had to make progress reports and time charts. The client was happy with the project results, and the project led to new engagement with the client.

02. ALJABR FAMILY RESIDENCE Project Details: Firm: ABEER AKBARI & ASSOCIATES W.L.L - 2022 Location: Al-Ahsa, Saudi Arabia The Project is in the western part of Saudi Arabia, in the city of Al-Ahsa. The plot size is 3640 SQ.M., and the total space inside is 4186 SQ.M. There are 4 floors in the building: the basement, the ground floor, the first floor, and the second floor. The client wanted cutting-edge, modern styles for both the inside and outside of the building. The firm was hired to improve the architecture plans, design the building’s exterior facades, and do full interior design for the building as well as the Landscape. My role on this project was to design of the exterior, produce 3D renderings of the exteriors, architecture presentations, and assist in altering the building plans to fit the needs of the project and the client as well as act as team player in designing the Landscape. I was also in charge of the team of draftsmen who made the technical drawings, including architectural plans and elevations, based on the approved design and materials. A number of designs were made and submitted to the client, each with a different architecture style. The chosen style was then made even better. The materials specified were natural stone in a light beige shade with a blend of bent design slates and cladded cut-to-size tiles, fine-textured paint effect in charcoal color, and curtainwalls sections.

03. VILLA IN RIYADH, SAUDI ARABIA Project Details: Firm: ABEER AKBARI & ASSOCIATES W.L.L - 2020 Location: Al-Malqa, Riyadh, Saudi Arabia The Project is situated in North Riyadh city; the capital of Saudi Arabia. The plot size is 1560 SQ.M., and the total built-up area is 2480 SQ.M. There are 3 floors in the building: the basement, the ground floor and the first floor. The client wanted functional, practical, modern styles , and aesthetically pleasing for both the inside and outside of the building.

We started by having a kickoff meeting with the customer to go through their expectations for the project. Once we had established the project’s concept, zones, needs, and circulation and access points, we began developing bubble zones and diagrams. Then, we began conceptualizing layouts and layout options for the customer. We then showed them a variety of contemporary designs that would function well with the project’s intended aesthetic.

The idea for the ground floor is to split the space into two parts that are linked by a path that leads to a nice outdoor space with a water feature and a sunk-in seating area. The main hall, dining area, services, and major entrance are all in the first part, which has a separate entrance for guests. The second part is for the family and has its own entry. The idea was to give each area as much privacy as possible while also making a nice mass that fits in well with the outside scenery.

The firm scope of work included the design concept of the architecture as well as the interior design till the schematic stage. My rols was to start the architecture concept, design and drafting of the floor plans, and exterior design including the 3D visuals and renders.

Exchange Information Requirements (EIR) mandated us to follow ISO19650 and openBIM. We created a real-time BIM Execution Plan (BEP) using Plannerly utilizing Uniclass 2015 for classification . We followed the CDE workflow: Work in Progress, Shared, Published, and Archived. BIM Sync was used as the Common Data Environment. Google Drive was our CDE, allowing the team to use writing software locally.

to facilitate the workflow, we used the BIMsync platform as the single source of truth.

32

The project was initiated by team members who embraced a collaborative working environment throughout the whole project life cycle. We are a collective of designers and engineers hailing from diverse geographical regions and operating across various time zones.

The Building Execution Plan (BEP) was prepared using Plannerly to follow the EIR. The content was divided into Introduction, Project Information, Management, and Technical. The team followed the Business Execution Plan (BEP) and updated it as the project progressed. The Master Information Delivery Plan (MIDP) was followed for complete information.

we embraced the integrated project delivery method to reduce waste and maximize efficiency while delivering high-outcome results to the stakeholders.

For high-quality designs, we chose the right BIM software. To overcome the geographical dispersion of team members across several time zones, we used several communication mechanisms to improve coordination and cooperation. Agile Project Management Tools like Trello let us track project design progress. We used Scrum methodology and Trello for the project. Scrum typically lasted 14 days. After each Scrum, a Sprint Retrospective happened.

In order to facilitate the exchange of model and project information between various software applications, the IFC 2x3 formats were employed. Additionally, the BCF format was utilized to monitor and address issues that arise across different disciplines.

BIM authoring software like Revit was used to create Architectural & Structural models and Archicad for MEP.

BIM authoring software like Revit was used to create Architectural & Structural models and Archicad for MEP. IFC 2x3, format used for coordination, with the help of BIM Collab Zoom for quality check.

Each Ifc model was checked for quality using BIM Collab zoom. Visualization, pdf ’s, dwgs, and native models were stored in our CDE. Other BIM uses were introduced in this Stage such as Clash Detection, 4D Planning, 5D Quantity Takeoff and Field BIM all of which were stored in our CDE.

The conversion of construction models into As-built models involved the addition of necessary information for the operational phase.

Modeling MEP elements in ArchiCAD was particularly time-consuming and labor-intensive. This resulted in MEP modeling taking longer than other models.

We acquired render pictures by utilizing visualization software like Twinmotion and Enscape, which significantly contributed to the process.

In a BIM-based project management system, derived BIM apps are essential for client satisfaction. Solibri and Excel were used to model-estimate cost. Model-based scheduling used Synchro for 4D planning. We used Navisworks to find conflicts in our model to reduce rework during construction. To simplify operation and maintenance, we supplied an excel COBie schedule and all As-built models and drawings at Handover.

Clash detection was performed on all three discipline models, focusing solely on resolving hard clashes. The clash report was uploaded to Bimsync, our Common Data Environment (CDE), and issues were generated in BCF format. These issues were then assigned to the appropriate individual for resolution.

For precise quantity estimations and cost forecasts. The process of performing 5D QTO (Quantity Takeoff) and cost estimation involved the use of both Solibri and Excel.

Revit with BIM interoperability interface was used to create COBie data.
