Pets – No unit owner shall have more than 1 cat OR 1 dog, not to exceed 30 pounds. Birds and fish are permitted. Lessees, guests or visitors may not bring a pet into the building.

Leasing Unit – All applicants must be interviewed and board approved prior to occupancy. No lease shall be for less than 90 days or more than 12 months, and no more than 2 leases in a 12-month period. No pets allowed at any time for renters.

Use Restrictions – Each unit is restricted to single family residential use. In the absence of an owner, any one person, related to the unit owner i.e., brother, sister, aunt, uncle or cousin, may occupy the unit for a period not to exceed 30 days, limited to 4 times per year with a maximum of 60 days total. Guests not related may stay 1 week and the total number of occasions shall be limited to 2 in each calendar year.

Smoking – All common areas are smoke free (including e-cigarettes).

Parking – Each unit is assigned 1 parking space. Commercial vehicles, trucks, boats, trailers, RV’s/ campers, motorcycles/mopeds, etc, are not permitted to park on the premises overnight.

Contractors & Service Personnel – No service personnel shall work in any unit on weekends or holidays. Hours from 8:00am-5:00pm Mon-Fri only. Unit owner must fill out proper application form for board approval. Other than emergencies, no loud/major work is permitted from December 1March 31.

Flooring – It is permitted to install any floor covering including carpet, wood, tile or stone (marble, etc.) as long as the proper underlayment materials (Proflex 90 or better) are installed to minimize the noise transfer between floors.

Amenities:

Guest Suites – Unit Owners/Long-term Lessees must be in residence while the Guest Room is in use by their guests. The daily upkeep of the Guest Rooms is the responsibility of the guests. No smoking allowed. No pets allowed. For daily fee and deposit requirements, request info from management.

Pool/Spa – Hours from 8:00am to dusk. Children in diapers must wear diapers designed for pool use. Children under 12 are not permitted in the spa and must have an adult supervisor present in the pool area. No pets or glass are permitted. All persons shall shower before entering the pool or spa.

Recreation Deck/Grill Area – The tennis court is available for play from 8:00am to sundown daily. Proper tennis attire and tennis shoes must be worn on the tennis court. Shuffleboard implements must be checked out and returned to the Security Office. Grill area will close at 10:00pm on Sunday-Thursday and at 11:00pm on Friday and Saturday. Unit owners must clean both grill and eating areas immediately after use to provide clean facilities for the next user.

Fitness Center/Sauna – Hours are 5:30am-11:00pm. Children under 15 are not allowed to use Fitness Room. Children under 13 are not allowed to use Sauna.

Social Room – For the use, enjoyment, and benefit of all residents. Reservations for private functions to be made through the manager’s office on a first come, first served basis.

Club Room – No one under 16 years may use the Club Room without a responsible adult being present.
