A word from the CEO

As we dig into spring a season all about growth, renewal, and fresh starts I’m reminded of the exciting momentum building across our community and within the Chamber itself

Our Board of Directors recently outlined our annual goals, which will guide our efforts in the months ahead These include strengthening strategic partnerships, expanding member and board engagement, and enhancing our leadership in public policy and tourism Each of these priorities is designed to keep us focused on what matters most: success for our businesses & nonprofits and the long-term health of our local economy

To support that mission, I had the opportunity to attend the Western Association of Chamber Executives Conference earlier this year I came back energized by the ideas and insights shared by chamber professionals from across the West Topics ranged from workforce housing and advocacy communication to artificial intelligence and member engagement Attending events like this as well as serving on the board at the state and regional associations helps ensure our Chamber remains innovative, connected, and ready to serve the evolving needs of our community.

Back at home, I’ve been honored to serve as a member of the City of Shelton’s Comprehensive Plan Committee I encourage you to participate in the City and the County Comprehensive Plan process These plans guide how we grow over the next 20 years impacting everything from zoning and housing to infrastructure, transportation, and economic development Whether you're a business owner, property manager, or engaged resident, I encourage you to make sure your voice is heard as these plans will shape the future of our community.

We’re also excited to relaunch our flower basket beautification campaign These baskets do more than add a pop of color they help create a welcoming and vibrant environment that enhances quality of life and supports local businesses See the back cover of this issue for how you or your business can help by sponsoring a basket or making a gift to contribute to our community’s curb appeal

Elieen Bailey

It is my honor to serve as the Board Chair of the Shelton-Mason County Chamber of Commerce

Our community is built on resilience, collaboration, and a shared vision for a thriving local economy The Chamber works tirelessly to support businesses, advocate for economic development, and foster

EI. Kristyn & Son Construction, Inc meaningful connections that strengthen our region

When my husband, Tim, and I opened our company EI Kristyn & Son Construction, Inc nearly 23 years ago here in Mason County, we were excited to become part of the local business community. Joining the Chamber allowed us to connect with other entrepreneurs, build lasting professional relationships, and make lifelong friends Whenever possible, we choose to buy local, knowing that keeping revenue in our community helps everyone prosper

One of the primary reasons we joined the Chamber is because it provides critical resources for business growth, hosts impactful networking events, and champions initiatives that help to make Mason County an even better place to live, work, and invest These efforts are only possible because of the dedication of our Chamber Board, Chamber staff, and the many committed business leaders who contribute their time and energy

If you ’ re a business owner in Mason County, I encourage you to become a Chamber member so your business can benefit from the wonderful opportunities the Chamber offers. BUSINESS MATTERS is produced in Mason County by the Shelton-Mason County Chamber of Commerce. Serving Mason County since 1922, the Chamber is a catalyst for business growth, a convener of leaders and influencers, and a champion of our community.

SThe Chamber serves as a voice for business and we make it a point to be at the heart of important issues like workforce development, quality of life, and civic engagement That said, we are not political action committees and do not endorse candidates; we are an independent organization led by the private sector We do provide nonpartisan information and host community education and outreach events

Local government plays a vital role in shaping the day-to-day quality of life in our communities From managing budgets and setting school policies to overseeing fire protection and public infrastructure, elected officials at the local level make decisions that directly impact businesses and residents alike

Races on the 2025 ballot include four City of Shelton council positions (Council Member Nos 3, 4, 6, and 7); several Port Commission and school board seats are also open, including Southside, Grapeview, and Shelton

The Mason General Hospital District has two commissioner positions up for election There are multiple open seats across fire protection districts, as well as various water and cemetery districts throughout Mason County

Most local offices are nonpartisan and do not require previous political experience Instead, they call for a commitment to public service, an understanding of community needs, and a willingness to work collaboratively Serving

in an elected position is both a responsibility and a privilege one that can make a lasting difference

Successful candidates tend to have a few key traits in common: strong communication skills, a collaborative mindset, and a genuine desire to serve others are essential A good candidate is someone who listens thoughtfully, does their homework, and brings a respectful, solutions-oriented approach to difficult issues Just as important is the willingness to attend meetings regularly, read background materials, and engage with constituents in an open and responsive way

If you re considering running for office, start by familiarizing yourself with the specific responsibilities and current issues

Attending public meetings can provide insight into the decision-making processes and topics at hand Engaging with current or former officeholders offers valuable

perspectives on the challenges and rewards of the position Additionally, reviewing official documents like strategic goals, budgets, and comprehensive plans will help you understand the office's direction and priorities

Community members interested in serving must file during Candidate Filing Week, May 5–9, 2025

Filing can be completed online, by mail, or in person through the Mason County Auditor’s Office Filing fees, qualifications and district details can be found at masoncountywa gov/elections

The Chamber encourages thoughtful civic engagement and informed participation in our democratic process If you or someone you know is interested in running for office, we invite you to explore the opportunities and consider how your leadership can contribute to a stronger Mason County

As we move into spring and summer, the housing market is experiencing a return to more typical seasonal trends Home inventory is increasing, price growth is stabilizing, and mortgage rates have eased slightly from early 2025 levels While price cuts are happening, they reflect a return to normal pricing strategies rather than a market downturn

As always, working with a knowledgeable real estate professional can help navigate these seasonal shifts and make informed decisions

Buyer activity is on the rise, with more mortgage applications and home showings indicating strong demand Experts predict mortgage rates will stabilize around 6 5% by year-end. For buyers, this means more options and negotiating power, while sellers should focus on realistic pricing to attract motivated buyers

Locally, Mason County remains in a seller’s market with just 2 9 months of inventory based on closed sales in February 2025. The number of homes for sale increased 24 8% year-over-year to 186 listings, while pending sales climbed to 79 up 16 2% from February 2024 However, sold listings dipped slightly to 64 homes, reflecting a 3% year-over-year decline

Home prices remain steady The average sold price was $444,000 in February, up 4.7% from the same time last year Price per square foot rose 8% year-over-year to $269, though this marks a 4 3% decrease from January

Sellers are receiving strong offers, closing at 97% of original list price an increase from 95% in February 2024

Homes spent an average of 75 continuous days on the market in February While this is longer than a year ago, it is a 6.2% improvement from January, indicating continued movement in listings as buyers act on available inventory

The Mason County Economic Development Council (MasonEDC) is offering scholarship opportunities for two business training programs designed to support entrepreneurs in launching and expanding their businesses.

The Business Enterprise Startup Training (BEST) program provides new entrepreneurs with essential knowledge on business planning, structuring and licensing, branding and marketing, intellectual property protection, and basic accounting principles. This self-paced, online program equips participants with the foundational tools needed to build a successful business from the ground up. Whether you're formalizing a side hustle or taking the first steps toward full-time entrepreneurship, BEST provides critical insight and practical tools that reduce guesswork and build confidence.

Quick Startup, an e-commerce accelerator, is specifically designed for women-owned businesses seeking to strengthen their digital presence and grow online sales. The program offers a $2,000 scholarship that covers the full cost of participation, including six instructor-led training sessions, expert mentorship, access to TheWMarketplace platform—a curated e-commerce site for women entrepreneurs—and certification upon completion. Participants will learn how to build a strong digital brand, engage customers through social media, improve packaging for online sales, and provide exceptional customer service.

“We are excited to offer these scholarship opportunities to support entrepreneurs in Mason County,” said Kevin Shutty, Executive Director of MasonEDC. “These programs provide the tools and knowledge necessary for small businesses to succeed. Whether launching a new venture or expanding into ecommerce, participants will receive practical training to help them grow.”

Both programs are delivered in partnership with experienced statewide organizations. The BEST program is hosted by the Center for Business Innovation and is ideal for entrepreneurs who prefer self-paced, flexible learning. Meanwhile, Quick Startup is facilitated by the Washington Center for Women in Business (WCWB), a nonprofit organization dedicated to empowering women entrepreneurs. Quick Startup combines hands-on instruction with expert guidance and peer support, making it a powerful springboard for digital growth.

By providing these scholarships, MasonEDC is removing financial barriers that often prevent entrepreneurs from accessing professional development and growth opportunities. The training offered through BEST and Quick Startup doesn’t just educate—it equips participants with real-world strategies, connections, and the confidence to move forward.

MasonEDC encourages eligible businesses and aspiring entrepreneurs to apply for these scholarships and take advantage of this opportunity to strengthen their business foundations. Space is limited, and scholarships are awarded on a rolling basis, so early application is encouraged.

Now more than ever, local entrepreneurs need access to the right tools and training to navigate the ever-changing business landscape. Through BEST and Quick Startup, MasonEDC is helping to empower a new generation of Mason County business leaders—one scholarship at a time.

For more information on the programs, visit masonedc.com or call (360) 426-2276.

Out with the Old SPRING CLEANING & JUNK REMOVAL

As the season changes, so should your workspace. Spring is the perfect time to refresh your business—clear out clutter, reorganize, and make space for what’s next. Whether you run a storefront, an office, or manage multiple properties, a seasonal reset can help boost productivity, improve safety, and create a more welcoming environment for both employees and customers.

While traditional spring cleaning focuses on dusting, mopping, and scrubbing surfaces, business owners can take it a step further by tackling projects that often get pushed to the back burner This could include clearing out storage rooms, upgrading outdated equipment, or preparing your space for renovation It’s also a great time to purge old marketing materials, rearrange displays, or digitize files to reduce paper clutter

Decluttering can have a measurable impact not just visually, but mentally and operationally as well A study highlighted by Pacific Northwest-based firm Hammer & Hand found that well-maintained, clean, and thoughtfully lit workspaces can significantly improve employee focus, reduce eye strain and fatigue, and ultimately boost productivity Whether you’re a team of two or twenty, the environment you create plays a role in how well your team performs.

And when you're clearing things out, not everything has to go to waste Items in good condition like furniture, small appliances, or household goods can often be donated to local nonprofits that serve families in need Organizations like Nifty Thrifty, The Youth Connection, and Love INC accept gently used items and help redistribute them throughout our community It's a simple way to give back while making room for what’s next

Local junk removal companies are also an excellent resource for businesses tackling bigger projects From hauling off broken furniture to responsibly disposing of construction debris, these professionals make the process efficient and stress-free Some even operate resale or donation programs giving your unwanted items a second life while keeping them out of the landfill

The impact goes beyond your building By working with local haulers and donation centers, businesses support the broader Mason County economy and promote

sustainability. Reusing, recycling, and redistributing goods helps reduce waste, extends the life of usable materials, and connects community members with the resources they need

And don’t forget: spring is also a great time to think ahead. Once your space is clean and organized, consider making seasonal maintenance part of your business strategy A quarterly cleanout, a rotating deep-cleaning schedule, or simply setting aside time each spring to reset can go a long way toward creating a healthier, more efficient workplace. Spring cleaning doesn’t have to be overwhelming With a solid plan and the right local partners you can tackle the clutter, reclaim your space, and move into the new season with clarity and confidence

WashingTone’s Junk Removal specializes in residential and commercial junk removal, including dump runs and debris hauling Whether you need to clear out unwanted items, dispose of furniture, or remove general waste, they provide efficient and reliable service with a focus on customer convenience

From backyard gardens to schoolyard lessons, the Mason Conservation District (MCD) is helping our community grow one plant, one project, one person at a time Whether it’s connecting families with fresh produce, teaching kids to dig in the dirt, or supporting local farmers, MCD is quietly cultivating a healthier, more sustainable Mason County

MCD is deeply connected to local food security efforts, ensuring that fresh, nutritious food reaches those in need Through the Mason County Food Security Initiative, the District actively supports local agriculture by contracting with farmers to grow produce specifically for food banks, ensuring a consistent supply of locally grown food

Programs such as Grow-a-Row encourage home gardeners to plant an extra row of crops for donation, while the Gleaning Program collects surplus produce from farms and markets to minimize food waste & support families in need

The Callanan Park Community Garden, a partnership with Hands on Personal Empowerment (HOPE) and the City of Shelton, serves as both a food resource for residents and a hands-on educational space where community members can learn about sustainable gardening Additional community gardens at Shelton Veterans Village and the Shelton Civic Center expand access to fresh produce and provide engagement opportunities for volunteers

In addition to supporting local agriculture, MCD works on habitat conservation and restoration. The District leads projects focused on salmon recovery, flood mitigation, and water quality improvement These efforts include replacing fish passage barriers, restoring streamside vegetation, and implementing marine shoreline restoration projects Together, these initiatives help stabilize natural ecosystems, protect vital habitats, and ensure clean water for recreational areas and shellfish beds

MCD also facilitates the Salmon Grants Program, allowing residents to have a voice in conservation priorities by participating in funding decisions that support long-term environmental sustainability

Community engagement is a core component of MCD’s mission Volunteers are invited to upcoming events such as Indigenous Agroforestry Planting at Salish Roots Farm on March 13, 20, and 27, and the Earth Day Planting Event at Huff 'N' Puff Trail on April 19

MCD also partners with WSU Forestry Extension to offer workshops on small forest management, wildfire preparedness, and habitat restoration Additionally, outdoor learning programs connect students to local ecosystems through field trips and hands-on activities, supported by AmeriCorps volunteers and District staff

MCD promotes sustainable landscaping through its annual Native Plant Sale, beginning December 1 In partnership with the City of Shelton, this program encourages residents to use native plants that reduce stormwater runoff, prevent soil erosion, and support pollinators and wildlife The Natural Yard Care Package offers a curated selection of native plants suited to the region’s climate

Unlike state agencies, MCD does not receive direct government funding Instead, it relies on grants to deliver programs that reach hundreds of landowners and over 1,300 students annually Through conservation, education, and partnerships, MCD supports the long-term health of Mason County’s environment and community

Raves! MASONCOUNTY

“I just wanted to give a huge shoutout to the people over at Steph's Espresso! I've had an awful day and needed a pick me up. Went to them, and they are absolutely so kind there. We chatted while they made my drink, and it honestly just made my day. So, go over and see them when you can!”

“Thank
Dr. G and all the hygienists at Shelton Dental Excellence. I’ve

you,

never had so much fun with pain free laughs at a dentist before. I highly recommend them! Nice, gentle, and they explained everything from start to finish ”

-Debi Underberg

“Had breakfast at Blondies, house was nearly full. It took a perfectly reasonable amount of time and was fantastic food. The waitress was nice and made sure our coffee was filled, couldn't ask for better.”

We have a 16+ year old cat He has become a very picky eater Today I stopped at Rain or Shine Pets in Shelton I found some cans of wet food I thought Jimmy may eat While talking to the owner I told her I was having trouble finding a dry food Jimmy would eat In no time she brought me free sample bags of a bunch of different cat foods! I also bought the dog some treats I am going back soon to buy a betta! They have aquarium plants and fish along with everything else needed for pets!”

Since 1999, the Chamber has helped

downtown

with the installation of its annual hanging flower baskets These vibrant blooms bring color and warmth to our streets throughout the summer months, enhancing the charm of our community and serving as a cheerful reminder of the pride we share in our hometown Over the years, the baskets have become a beloved tradition one that signals the start of the season and draws admiration from residents and visitors alike.

The success of Shelton’s beautification efforts is deeply rooted in partnership The Chamber is proud to work alongside dedicated community sponsors who contribute valuable resources, time, and expertise year after year Their ongoing commitment is a reflection of what makes Shelton truly special: a shared investment in the spaces we call our own

There is a significant cost associated with the materials, maintenance, and manpower required to maintain both our summer baskets and winter holiday décor This program is made possible entirely through the generosity of our community, with funding raised exclusively through the Chamber’s annual beautification campaign. Individuals and businesses are encouraged to make a contribution of any amount, or to sponsor a flower basket for $300

Baskets may be sponsored in honor of a business or in memory of a loved one, offering a meaningful way to be part of this community tradition

We need to raise nearly $20,000 to make our annual goal for the beautification program The funds we raise now will direct if and how many flower baskets we can hang for the 2025 summer season

Gifts of any amount are appreciated! You can make a gift online at masonchamber com /beautification or by check payable to SMCCF, PO Box 2389, Shelton, WA 98584

Beautification in Shelton doesn’t stop when the flower baskets come down Each winter, the town is transformed into Christmastown with festive garlands, sparkling lights, and holiday cheer It’s all part of the beautification program, enhancing Shelton’s character and curb appeal

As we look ahead to another season of color brightening our streets, the Chamber invites you to be part of this cherished effort Whether you choose to donate, sponsor a basket, or simply pause to enjoy the view, your support helps ensure Shelton continues to shine To learn more or make a gift, visit mason chamber com/beautification or call (360) 426-2021
