The new Island Commons was designed with strength in mind. Elevated to 28.9 feet— above the 500-year flood level—the structure is built to withstand winds of up to 200 MPH. Impact-resistant windows and doors, reinforced pilings, and elevated infrastructure all contribute to its durability. Within the building, nearly 65,000 square feet of interior space is available for sheltering, supported by a 12,000-gallon on-site water supply and an elevated emergency generator. Critical systems such as electrical, air conditioning, and fire protection are positioned above the flood plain, reflecting a comprehensive approach to resilient design.
