With over $700 million in real estate sales behind her, Sharon Ketko continues to fiercely represent her sellers well, and fortify the judgment of her buyers. Unlike many discount agents who skim the surface of the market with online listings, Ketko’s team enlists an extensive private inventory of properties to suit their buyers’ specific needs. Homeowners regularly connect with Ketko every few years to get a full market analysis of their homes and to discuss potential upgrades and remodeling ideas. She is able to help them make remodeling decisions with an eye towards resale. Ketko believes homes should have a market “physical” every few years similar to going to the doctor for a check-up. “We will help you keep market-healthy!” Ketko says. These properties become future inventory for her registered buyers. When one of her buyers is looking for a particular location and has exhausted MLS listings, Ketko researches her private inventory and generates sales without these homes ever hitting the market.

“Don’t settle for what’s little more than a taxi service just getting you into a property,” Ketko says. “There’s so much shadow inventory available on the market. The majority of agents and their buyers are simply unaware of it. About 20 percent of the properties we sell don’t ever make it to the MLS.” The best interests of sellers who list with Ketko are fiercely guarded. Ketko uses an intense analysis to protect her sellers, many times sifting through multiple offers to generate a truly winning contract for the seller. “If you’re the seller, we’re going to make sure buyers are locked into their contract. If you’re the buyer, we’re going to give you as many options as we can.” Who would have thought that this season, with the pandemic and political unrest surging, would yield one of the most competitive housing markets in recent memory?
