While You Were Sleeping The market changed. Almost overnight. You were “f ixin’ to get ready” to put your home f or sale and partake in our red hot real estate market, and BAM - the world shif ted. Inventory has increased, days on market are ticking up, and multiple offers for every single home are becoming mythological tales of the past. Are you too late? Or, as a buyer, you were f rantically rushing f rom new listing to new listing, making off ers and getting outbid by the overzealous, and now - interest rates have doubled. Are you too late? Will prices come crashing down? Are interest rates going to continue to skyrocket? Is the sky f alling? Breathe. Just for a moment. It’s going to be okay. If you get this magazine, you live in one of the most stable real estate mark ets in the United States. Typically, we plod along with about a 3 to 6% increase a year on our homes. Nothing too exciting. Certainly not the 29% upswing we enjoyed f rom January 2021 to about May/June 2022. The value of your home has increased signif icantly over the last f ew years. It will continue to increase in value. Just at a normal rate. If you purchased your home in the middle of this craziness, relax. Your home will also continue to increase in value. At a normal rate. Sellers have pushed their homes to the highest 2022 values possible. The market will not continue to bid $5,000 to $200,000 over list price but the value of your home is not coming crashing down. It is still the best time to sell your home. You are still going to win if you choose to sell your home now.

Buyers, guess what? It is also the best time to buy a home in this North Dallas, Plano, Frisco, Prosper real estate market. Next summer the homes you are looking at will be 3% to 6% higher. You will be able to ref inance if the rates go down or you will have locked in at today’s “low” 5% to 6% interest rate and f ind that the 2023 interest rates are even higher. You still win buying today. As an extra bonus, the inventory is a little better and the sellers will be a little more gracious to you during the transaction. You do need to have an expert in your corner though. Get your f inancing details in order before you go shopping for your new home. Do not allow a novice buyer’s agent to write terms that will never be standard practices for Texas real estate again. Some things have permanently changed. Your offer will still be rejected if it is poorly written. We can make predictions all day long looking at nationwide statistics but every market is local. There are going to be some homes and areas that still achieve multiple off ers. Again, real estate is very local. Does the real estate agent that you are considering know the diff erence in selling and buying strategies for your specific neighborhood? What works in today’s real estate market to achieve strong contracts in West Plano versus Frisco, Prosper, Dallas, etc.? These are all very diff erent markets. You need a local expert with a proven history. It’s time to wake up in the right home that I know is waiting for you.
