THINGS TO CONSIDER BEFORE CONSTRUCTING YOUR OWN HOME

by Charles W. Crider, Executive Officer Skagit/Island Counties Builders Association A place to call a home of your own is the foundation of the American Dream. With so many online video tutorials and in today’s do-it-yourself culture, some people may think they could save a significant amount of money by simply building their own home without hiring a qualified contractor. A self-built home could jeopardize your finances as well as your emotional and physical well-being in the long run. A professional builder has the expertise to construct a quality home you can cherish for years to come.

Before the first stake hits the ground, you’ll likely need to secure financing to complete your project. There is financing available for DIYers, although securing the funds might be challenging. If you are a self-contractor, lenders tend to provide short-term loans and have strict limits on how much money they will give you and may ask you to provide a sizeable down payment. Many lenders also may require you to provide house plans, specifications and an itemized list of documented costs and bids beforehand.

Bypassing the loan process presents its own set of challenges. During your build, there is a chance you may face materials or labor costs increases. Many mortgage companies will not lend money to cover the unanticipated costs when construction has already begun. The bookkeeping for your home doesn’t end there.

The Skagit/Island Counties Builders Association was founded in 1979 and has been active since then. When the interest rate was in double digits, SICBA members drove across the country to Washington, D.C., collecting 2x4s with messages for Congress protesting the state of the home building industry at the time. Now over 450 members strong, SICBA continues to advocate for affordable housing and the health of the building industry this day. Our partnership with the Building Industry Association of Washington helped create the framework to get the industry safely back to work during the COVID-19 crisis and to serve as an example for other industries in their safe return to work. Thanks to our members’ commitment to work safely within these guidelines, residential construction has been going strong in Washington ever since.

SICBA members work and live in Skagit and Island Counties and take an active role in our local community. We host the annual SICBA Home & Garden Show and the SICBA Home Tour to allow our builders to showcase their craftsmanship to the community and to prospective buyers. We work with charities and nonprofits in our neighborhoods to strengthen our community and help the needy, such as our annual golf tournament which gives a portion of its proceeds to charity and our holiday drive which raises money for two local food banks in Skagit and Island Counties.

In addition to advocating for small businesses and affordable housing, SICBA keeps an eye towards workforce development. In many trades today, only 1 new person joins the workforce for every 5 that retire out. We advocate for greater emphasis in schools on the trades as a rewarding career path for students. SICBA and its chapter association SWHB (South Whidbey Home Builders) gave $6000 in scholarships in 2021, to children of SICBA members and to students seeking careers in the construction trades.

It’s Time to Take Another Look at Career Opportunities in the Building Trades At a time when countless college graduates are finding they are underemployed and saddled with crushing student debt, it is time for educators and policymakers to reexamine the widely held belief that a college degree represents the only road to success.

The building trades offer a great career path. Regrettably, fewer students are seeking careers in the construction industry because many parents and guidance counselors are steering them toward a college pathway rather than a vocational route.

This is particularly unfortunate, given the shortage of skilled workers in the residential construction industry and the fact that carpenters, electricians, framers, roofers and others in the field earn good salaries and express high job satisfaction.

Indeed, according to the Bureau of Labor Statistics Occupational Employment Statistics Survey data and analysis by the National Association of Home Builders (NAHB), half of payroll workers in construction earn more than $47,290. In comparison, the U.S. median wage is $38,640.

The labor shortages can be attributed in part to the fact that many skilled residential construction workers were forced to seek employment elsewhere during the Great Recession, when more than 1.4 million jobs were lost as builders across the nation were forced to shutter their doors or lay off workers. Many trades retrained their construction workers and they are not returning to the housing sector.

With the nationwide housing recovery now picking up steam, it is imperative that America trains more workers and leaders in the construction industry.

The number of open construction sector jobs in July 2019 was 373,000 and the overall trend for open construction jobs has been increasing since the end of the Great Recession.

The problem is particularly acute here in Skagit and Island Counties.

Labor shortages are harming our local builders, raising prices for consumers and slowing the housing recovery.

Builders have experienced delays in completing homes, and in some cases have had to cancel projects due to a shortage of workers. These delays and production bottlenecks are increasing the cost of building a home in Skagit and Island Counties, which in turn is raising costs for home buyers and harming affordability.

The residential construction industry is one of the few sectors where demand for new workers is rising, and the housing industry is working diligently to meet this challenge. HBI, a national leader in career training and NAHB’s workforce development arm, offers educational programs in 43 states and the District of Columbia, reaching more than 7,000 students each year. These include more than 5,000 students in HBI’s preapprenticeship programs.

HBI Job Corps and Workforce Training & Employment programs are located in 99 centers across the nation and offer pre-apprenticeship training in 10 residential construction trades. HBI successfully places approximately 2,000 eligible students into employment or continuing education each year. Those who graduate from the program enjoy an 85 percent job placement rate.

To meet the housing needs of a growing population, attitudes must change. Parents, teachers, counselors and students need to understand and believe that a vocational education is just as worthwhile as a conventional four-year college and that both routes offer satisfying career paths and financial gains. Academic institutions can aid in this effort by funding and promoting more two- and four-year programs that cater to students interested in construction management and the building trades. Some of our local high schools offer CTE courses for students to take.

Sunflowers are classic, heartwarming flowers that so many gardeners love to grow every year.

• Plant in full sun.

Besides adding cheer to the garden, they are wonderful cut flowers, attract beneficial insects and can provide temporary privacy. Some have big seeds great for snacks and those with smaller seeds are favored by birds and squirrels.

• Stagger plantings over the early summer weeks. Succession plantings will ensure that you have blooms all through the summer and fall. As plants fade, take them out to allow younger ones to take over. Cut at the base of the stem rather than pulling them out so that the roots of other plants aren't disturbed.

In the Pacific Northwest, this is usually between mid-April to mid-May. They need a location that receives full sun.

Keep in mind that the sunflower plant will need space to grow, especially the tall Helianthus annuus species. Plant the seeds about 2.5 cm (1 inch) deep.

• Plant as many varieties as possible to give visual interest to the garden.

• Plant taller sunflowers in the back of the bed, medium ones in the middle and short in the front.

• When deciding where to plant sunflowers, remember that mature sunflower heads usually face East.

The IRS requires that you send anyone you hired to work on your home -subcontractorswho earned over a certain amount a 1099 form at the end of the year. You’ll also have to be regularly on the home site to document delivery slips, check for inaccurate billing and track material returns to stay on budget.

Professional home builders know what it takes to coordinate the logistics and timing of building a home.

There is a specific process for making sure you have all the correct permits at any given time for your build, knowing when to order the materials and how much amount is needed. You need to evaluate bids and hire and schedule qualified, licensed, insured and/or certified subcontractors. The list of activities happening at any given time during the home building process is complex and lengthy. Even for the bestorganized person, a scheduling mix-up or need to re-order materials can cause major delays, not to mention thousands of dollars.
