Darlings, November begins a month of holiday festivities and Thanksgiving. Personally, I’m giving thanks that we didn’t fall off the fiscal cliff. Yet. Sweethearts, don’t you know that that will be our Valentine’s gift, wrapped up and disguised as a box of chocolates come February? Until then I’ll keep you distracted with inconsequential news. I mean, really, Pumpkins, I think we all need a little something to think about besides the shaky state of our union. Fun stuff first. Gwen Gilligan and Jan Hamilton (both with Santa Fe Properties) spent a couple of weeks in Spain in September. Gwen, a member of the Santa Fe Women’s Ensemble, was there with the other 11 members of the ensemble for their Spain concert tour, performing in Madrid, Barcelona and Seville. Jan went along for the ride (rather, I should say flight) and was among the 20 or so concert groupies who cheered the ensemble on. It goes without saying that in between concert performances, they had one helluva time. In their photo, you see them standing on the plateau of La Mancha, getting ready to sing “The Impossible Dream.” Keller Williams’ Team R & L members aren’t singers (oh, maybe in the shower), but they do love music, and one of their pet projects is hosting the post-concert receptions for the Santa Fe Symphony’s 2013-2014 season. Committed to being involved in our local community, Team R & L also actively supports Bienvenidos Outreach, Inc. and Adelante Program for Homeless Youth. By now you’re probably asking me, who is this Team R & L and how do they have extra time to sell real estate? Ralph Larranaga is the team leader and

listing specialist; Drew Myers and Laura Lichtenstein are buyers’ agents; and Arthur Knouse is the office manager and escrow coordinator. Chickadees, I guess you could say they’re a little office in a big office, and this team concept helps their real estate lives run so efficiently that they can make time for their philanthropic passions, as well. Here’s a great team that may not be quite as philanthropic, but they sure are romantic, and you know how I love that. Pat Walker (Karen Walker Real Estate) and Susan Loomis (Santa Fe Properties) teamed up and got married. It was a small wedding, and one that I would have completely missed had I not stopped into Karen Walker’s office on Aug. 1 wondering where everyone was. As far as real estate goes, Susan continues at SF Props, and Pat remains at K Walker RE. But, Possums, I can’t help wondering if Wally and Karen will set up a surveillance video to make sure they’re not sharing any classified trade secrets over dinner… or other more intimate venues. Another wedding I missed was Kate Prusack’s (Santa Fe Properties) and Gary Johnson’s (our former governor of New Mexico). Why? Because they’re NOT MARRIED. No, Butter Beans, they’re not married and living in Taos (as the rumor goes). They ARE engaged, however, and someday, I bet when they have time, they’ll take that next step. With houses in both Santa Fe and Taos, Kate stays primarily in Santa Fe, because she’s a dedicated Realtor here. Gary stays primarily in Taos, because he’s a dedicated skier and all-around extreme athlete there. As a matter of fact, Governor Johnson could not be reached for comment as he was in Papua, New Guinea, climbing Carstensz

Pyramid, the highest mountain in Oceania. His goal is to climb all of the Seven Summits. This climb completes his sixth summit, with only Mount Vinson in Antarctica remaining. Kate is no slacker, either, Gumdrops. Not only did she climb Kilimanjaro, she also climbed Argentina’s Aconcagua, the highest peak in the Western Hemisphere. Oh, my, my, Dear Hearts! I hope Governor Johnson gets back in the political arena, because I want people with that kind of focus and resolve to be my president and first lady. Oops, I’ve done it twice now, talking about politics at the beginning of this article and at the end. Enough. A few months ago, I struck up a conversation with Victor Lopez, then an employee at the Tesuque Village Market. Initially, I was intrigued that someone would cover himself with so many tattoos, but I have since come to learn that Victor can do almost anything when it comes to houses. He paints, does sheetrocking, sets tile, cleans and repairs rentals after tenants move out, chops wood, you name it. He’s one of those talented guys who showed me once again that you can’t judge a book by its cover. That’s one of the best discoveries in life, isn’t it, Cupcakes? UnderstandingAdobe

Adobe R.I.P. Within the last year I have had three requests from four different states (New Mexico, California, Arizona and Texas) for contact information for manufacturers of un-stabilized adobe blocks. That was easy: In California, Hans Sumpf in Madera; in Arizona, Claymine in Tucson; in Texas, Rainbow Adobe in Alpine; and in New Mexico, it’s Francisco Diaz, Santa Fe’s own Adobe Man. For those new to the discussion, adobe blocks come in two basic varieties; unstabilized, meaning that there are no extraneous additives like asphalt, Portland cement or polymers; and stabilized, which contain one or more of such unholy substances. And yes, for those familiar with the discussion, I remain a purist about these things. The reasons for my steadfast rejection of stabilized adobe blocks are both technical and steeped (lacking a better term) in bathos. Stay with me here. Let’s take my last objection first. Mud (adobe) by definition is a rudimentary material, ubiquitous, easy to manipulate into blocks and plaster while requiring only basic skills, and is without doubt the lowest energy-embodied building material on Earth. When you add unnecessary, sometimes fiendish amendments

to mud, the purity of both the material and the idea behind the material are lost. That abrupt transition from the exalted to the commonplace is ludicrous because it implies that newer is better. Worse, it denies thousands of years of success with a straightforward and inexpensive material and veils the experience of builders, both in ancient times and recent, to whom I pay attention. “Fiendish”? “Unholy”? Hyperbole, you say. Not to me. I dislike the look, feel and smell of asphalt; even moreso the highly toxic, so-called “adobe protectors” which are polysiloxanes that dissolve grey matter as well as skin. And Portland is just plain unnecessary. As for the technical reasons, the more you modify the basic building block, the more you must modify everything else down the line in a cascading effect. The purpose of “stabilizing” an adobe is to make it resistant to moisture. By making it resistant to moisture, you loose the elegance of applying mud plaster directly over the wall. Now you must shatter the adobe blocks with 16d and 20d nails to apply lath to retain the render. Think of the irony: plasters are sacrificial protective coats over the structural matrix, which is comprised of blocks that you compromise

in order to “preserve.” Sheesh. And why add the extra steps (and expense) of mixing emulsions in your water and Portland in your soil? I know the stated reasons and reject them outright. Code is usually cited as requiring stabilized adobe. That is simply not true anywhere. Yes, code enforcers prefer it because they have been taught to, but in both preservation and new construction projects, adobe neat can be used in full compliance. Ah, well. I’ve lost this argument despite having presented thousands of years of history and many thousands of examples of the longevity and success of adobe on every continent (I’ll even argue Antarctica). The evidence of my failure? When I forwarded adobe sources to my colleagues in California, Texas, and Arizona, the responses were grim. Hans Stumpf closed his doors for good a while back; and Claymine and Rainbow have gone to stabilized blocks only – undoubtedly because of ill-founded, low-information demand. That leaves my good friend Francisco Diaz. And, in fact, I have brokered adobes from Francisco to California and Texas. The catalogue shoot Our photography business has shot many catalogues over the years, everything from sportswear and clothing to jewelry and real estate. Although varied in approach, they all have similarities in the goal we’re trying to achieve, helping clients sell their products. It’s a very commercial endeavor. Our job is to help in the branding of the company, to reach out to new clients and make them potential customers, as well as to retain, up-to-date, long-standing and loyal customers to that brand who wish to be informed of the newest products and collections being launched. The real estate catalogue/magazine plays a major role in branding the product of a company and its brokers/agents. Whether selling a residence or piece of land, the catalogue helps inform the

public of an agent’s and brokerage’s activities and listings, properties both on the market as well as those under contract or already closed. We focus on accentuating the properties at their best, using great lighting, styling, and everything else involved in making a property look great to potential buyers, and at the same time showing the professionalism in marketing of the agent and agency to potential listers. Great marketing brings attention, attention brings buyers, and buyers bring sales. Catalogues are distributed broadly to the areas and markets where those potential buyers reside. In Santa Fe, being a primary residential market, but also a huge secondary market, that means reaching out locally, regionally, and nationally, to both starter, mid-range, and

high-end buyers. There are many clients who buy second and third homes here from neighboring states such as Texas, Arizona, California, and Colorado, and the catalogue reaches out to these areas and many more to attract the attention of those buyers. Our job in the marketing community is to speak to these people in a language they understand and are comfortable with based on their sector of the market. Great product photography and marketing accomplishes that task in similar ways, and results in a catalogue’s success to both those that are “brand loyal” and those new to the brand. Great marketing directors, like the ones I work with here, organize and art-direct what brings keen awareness to the implementation of a gorgeous and successful real-estate catalogue.

Indoor air quality is a priority It is well known that we all face an onslaught of environmental toxins; imagine standing outside on a busy street corner. However, most people spend 90 percent of their time indoors. According to the U.S. Environmental Protection Agency (EPA), the air inside the average building is up to five times more polluted than the air outside, even when compared to the largest and most industrialized cities. In addition, the EPA states that poor indoor air quality is the fourth largest environmental threat to our country. While we have little control over the air on the street corner, we do have some control over the indoor air quality in our homes. Poor indoor air quality is linked to a host of health problems, including asthma, allergies, and even some cancers. Many people are aware that homes can contain biological pollutants such as mold and mildew; animal dander; diseasecarrying pests; and pollen. Homes in our region can also contain radon, a naturally occurring radioactive gas that rises out

of the ground and can accumulate in our living spaces. Chronic radon-gas exposure is the second leading cause of lung cancer, according to the American Lung Association. The good news is that radon is easily tested for and mitigated. In addition, potentially deadly combustion pollutants such as carbon monoxide from fuel-burning appliances are easily monitored with an affordable carbon monoxide detector. Volatile organic compounds (VOCs) are dangerous chemical compounds prevalent in the built environment. Formaldehyde is a cancer-causing VOC that is found in adhesives, carpets, and engineered wood products such as kitchen cabinets, furniture, and flooring. Many paints, stains, cleaning products, and even furniture can be high in VOCs. These compounds can off-gas into our living spaces for months or even years. Luckily, an ever-growing selection of low- and no-VOC products is making its way into the mainstream. If you are build-

ing or remodelling a home, require that the finishes and products installed in your space are free from known toxins. Also, work with building professionals who understand how to avoid conditions that can eventually lead to mold, and assure that your foundation is radon-protected. If you are remodelling a home built before 1978, assure that your remodeler is an EPA-certified lead-based-paint renovator, and thus avoid the introduction of lead dust into your home. Getting fresh air into the home is critical in assuring high-quality indoor air. Leaving windows open is not always advisable, thus mechanical means such as energy recovery ventilation systems (ERVs) are a good option to bring in pre heated/cooled air that is HEPA-filtered. All new homes built in the City of Santa Fe are required to have radon-proof construction and meet national indoor air quality standards (ASHRAE 62.2). All green-certified homes ascribe to ASHRAE 62.2, and typically go well beyond that by

PROFILE Jeff Assad

This interview series focuses on the people in Santa Fe’s real-estate industry. Jeff Assad is a broker with Barker Realty.

How long have you been working as a Realtor? I got my license in the summer of 2006. How many companies have you been with? I like stability. I actually started a small company but after about a year I came to Barker and I’ve been here ever since. It’s a good fit. Where were you born? In Hamilton, Ontario, Canada [southwest of Toronto] and I grew up a little bit west of that in Cambridge. I moved here in 1990 with my family. My father was a physician there and he wanted to get out of the Canadian medical system. How did you end up in Santa Fe? I spent four years in Albuquerque in my early 20s. I was in school and working as a ski instructor. Then I went to visit a friend in Taos and six weeks later I was living there. I worked at Boot Doctors at Taos Ski Valley in the winter and in the summer I built earthships with Mike Reynolds. That was 1995 to 1999. Wow, earthships! Were you building with tires? Tires, beer cans, cement, dirt, vigas. Recycled vigas? No, the vigas were new. Everything else was recycled. Were you doing earthen architecture? There are four developments. In Carson Mike had The Greater World and being on a mesa top it was all adobe and dirt. The one I worked at was Reach, a thousand feet up toward the ski valley, and those were tires and cement. I did that for four years, then I came here and started a woodshop on Rufina Court. In Taos I had done flagstone, concrete work, plastering, electricity, plumbing, and framing, then I had a cabinet shop here for seven or eight years. It was custom tables and kitchens, sculpture bases, furniture. I also did Santa Fe Properties’ luxury signs, the white, wood-frame signs. I did 70 of those. I shut down the shop in 2006. Why? It sounds like you had a good business. It was, and I was proud of it, but I was tired of putting on my worst clothes every morning. And of course it was the classic scenario that we see in construction: you spend six months working hard to build a house and the real-estate agent comes in and makes as much as you in the last couple weeks of the job. And you’re also competing with the Asian markets for furniture and the big-box cabinet stores, so I made the decision. Having been through all stages of construction, I was comfortable with the home as a product. And having re-

located here, I could see the perspective of the out-of-state buyer. The crash came pretty soon after you started. I felt like a salmon swimming upstream. There was an exodus of people from title, mortgage, real estate; everybody was leaving the business. Like most other people I was upside-down and I had to keep the cash flow going so I started working nights at Shohko Café and I ended up marrying one of Shohko’s daughters, Ayame Fukuda. That was four years ago. What’s your take on the market? It’s picking up. I think we’re up 15 percent over this time last year in the number of sales. Inventory was starting to get low but I think people have realized it was time to put their homes on the market, so inventory has come back up. We still have great interest rates. People who are in the position to buy are still finding great value. We are seeing more demand for a greener product and I think it is the wave of the future. We really don’t have a choice at this point but to think like that, and the sooner we get on board, the better for everybody. And many Baby Boomers are also looking to downsize, so smaller homes are needed. Another change is that we’re

seeing more of a desire for contemporary architecture rather than the classic Santa Fe adobe look. You’ve partnered with Michael D’Alfonso here at Barker? I have, and I joined the the Christie’s International Real Estate program; I’m one of 12 brokers here in that program. I want to say that David Barker is as intelligent as all getout and so level-headed. He’s been very inspirational to me. And he has brought in Warren Sacks, who has fresh energy and he’s in tune with technology and is very disciplined for his age. What do you like doing in your spare time? I like to ski and Ayame and I enjoy motorcycle riding, and sailing at Cochiti and Abiquiu. We bought a house in Sol y Lomas, a mid-century modern, built in 1955, and I’m fixing it up, so there are always projects. Also my wife got her sake sommelier certificate and then I did it, too. I’ve been homebrewing sake. But my first focus is real estate. I love the business. It’s not easy, but it’s the right blend of my talents. Each transaction comes with its own set of issues and challenges, but the art is bringing people together. H OME

Cheat sheet for the next mayor I’m not a one-issue voter, but you can bet that any candidates I support in the upcoming city elections will have satisfactory answers to Santa Fe’s water questions. I’ve already been asked by some of the smarter horses in the race for advice on what to say when it comes to water. To be fair (and since there are 15 or 20 excellent candidates!), I thought I’d provide the field with some talking points. In the short term, we need to encourage more roof-water storage. Let’s increase rebates and improve incentives that allow for cost-effective cistern systems. Let’s figure out a way to work with the Permaculture Credit Union and other forward-thinking funders. I’d add a plan to get the state of New Mexico, and (dare I say it, lest you laugh out loud?) the U.S. Congress. Water is a public health and safety issue as well as an essential economic driver. If we work together, how hard can it be to harvest runoff from of every roof in town? This should be water goal number one. Let’s also get deeper into curbcutting. This simple technique

diverts stormwater and snowmelt from roads into on-contour swales, French drains, and runoff-absorbing wicks that provide water to the root zones of plant material. Curb cuts are required whenever we permit a parking lot. In fact, it’s illegal to dump too much parking-lot water onto a city street. So, why, now, are we finally getting into curb cuts? (Okay, maybe this should be goal number one.) For the long term, let’s talk toilets. The conversion of every flusher in town to a composting toilet will take decades, so

better start soon. Fortunately, we already have an excellent program we can copy, namely, our very own toilet-retrofit program. It’s being cut-and-pasted all over the world as we speak, but deep down we all must admit that this water-conservation strategy is just the beginning. There is no reason in the world to pollute perfectly good water with excrement, and there is no reason in the world to throw away a rich source of soil nutrients. Okay, if you can’t (yet) stomach composting toilets, why not plan to implement a pilot program for flushing toilets with greywater? We won’t hold it against you if you go that route. While on the subject, we also won’t hold it against you if you never say the words, “green,” “environment,” “sustainable,” “permaculture,” or even “carbon footprint.” This is not just some ecofreak’s opinion. It’s a plan that creates jobs in the technology, design, manufacturing, real-estate development, and service sectors. quality of life. It would also send us ecotourists while simultaneously leading us back to our roots as a strong, creative, and resourceful people. Water harvesting from roofs, roads, and waste streams is nothing new. Wouldn’t it be great if our next mayor and city council became intensely committed to such a water-stimulated economy? un, new places to eat good food are always positives in any report about the commercial realestate market in Santa Fe. So it is with watering mouths that we anticipate Brian Knox’s new endeavor, Shake. at 631 Cerrillos Road. The first question is when will it open? (Unless it already opened since this was written.) Second, what to order? A great hamburger, lamb burger, or fried-oyster sandwich with hand-cut fries? Or maybe the green chile stew, or a griddled frankfurter? Then there are the Taos Cow milkshakes, raspberry pie, and natillas… Yum! By the time we publish, Santa Fe’s third Señor Murphy’s location will have been open for a week in a newly remodeled De Vargas Mall space that was long occupied by Zale’s Jewelry. Your pets will appreciate Marty’s Meals, which opened in late May at 1107 Pen Road. The business offers “raw and gently cooked menus,” the entrées including local grass-fed lamb, wild boar, bison, and kangaroo. The third New Mexico location of Thai Vegan opened in October at 1710 Cerrillos Road. Dara Thai Restaurant was formerly at this location. A little further south, at 2860 Cerrillos, is Dr. Field Goods Kitchen, featuring “your favorite rockin’ fresh New Mexico Fusion.” Out Zafarano way, Buffalo Wild Wings Grill & Bar and Panera Bread opened in the late spring (the latter in the building that formerly housed Osaka Grill and Seafood). Ulta Beauty moved in to the smaller of the city’s two vacant Border’s Books buildings, this one at Plaza Santa Fe. The U.S. Postal Service has talked about moving it’s downtown operation into the other, much larger, former Border’s space at Sanbusco Center. If that happens, Noemi deBodisco might like to see her op.cit. books located at the front. She wanted to move to the new Luna project at 505 Cerrillos Road, but found a temporary place at Sanbusco. “Luna is way behind schedule and Sanbusco has been so nice to us. We are just so lucky. We’ve been doing very well here,” deBodisco said. She also bought the Las Vegas bookshop Home On the Range at the end of June. “I’m still trying to get her to move in,” Luna developer Ken Joseph said recently. “She was upset about the construction delays and I can’t really blame her, but I have her space ready.” He said Luna is coming together. “Slower construction than I’d like, but marketing is going very well.” Ohori’s Coffee opened last November, Talin Market came to Luna in February, and Violet Santikos opened Cassie’s Boutique, offering yoga and fitness wear, on Sept. 1. “Next month we have Olive Grove, olive oil and balsamic vinegar tastings and sales. And hopefully by the end of next month, Old Wood LLC. David Old has a huge connection with the project. This used to be the Hancock-Old Desoto Plymouth dealership, so there’s a family connection.

And he has provided all the timbers for the benches, the balcony deck, and so forth. Everything he does is timber harvested from forest fires and bark-beetle kill. This will be a showroom for his wood flooring.”

We also have under letter of intent a woman who had a Persian restaurant, also serving espresso and panini, in Cincinnati and she’s moving here.” He expects a fairly large law firm to come in by Jan. 1. That just leaves one retail space downstairs and three units upstairs.

As far as other future prospects at the mall, Fitzgerald said, “There’s nothing solid I can talk about yet, but a lot of very exciting things are coming.” Last spring, the owners of Packard’s on the Plaza announced plans to close the store after nearly 70 years. The new owners are Scott and Karen Malouf. Neighbor ACC also closed its store on the Plaza, consolidating the finefurnishings business at its other store at 620 Cerrillos Road. Coming into the ACC space in July was Workshop; the affiliate of Santa Fe Dry Goods shows newer, more casual clothing designs. The bike shop Mello Velo moved to 132 E. Marcy Street from Old Santa Fe Trail, where it had been for six years, in the springtime. An Ashley Furniture showroom is under construction across Cerrillos Road (and Camino Entrada) from the new Mercedes-Benz of Santa Fe and Smart car dealerships. Ashley was founded in 1945 in Arcadia, Wisconsin. Five years ago, the company passed Wal-Mart to become the country’s top retailer of furniture and bedding. Santa Fe’s sixth stand-alone Starbucks store opened this summer at 4980 Promenade Boulevard, on the Las Soleras development site. (Starbucks now has 10 locations in Santa


Fe if you count the coffee nooks at Target and the three Albertson’s stores.) The City of Santa Fe moved more than 50 employees from the Joseph Montoya Federal Building to Market Station in the Santa Fe Railyard. “They’re occupying about half of the 22,000 square feet the city bought,” said Richard Czoski of the Santa Fe Railyard Community Corporation. In the same building, Ringside Entertainment is about 90 percent complete on 8,000 square feet above the Flying Star Restaurant. “They’re hoping to open in late November. It will be an 8-lane bowling alley, a bar and restaurant, and smaller rooms for kids’ parties,” Czoski said. Marvelous Hair Design opened up next to Flying Star. Construction drawings should now be complete for the Violet Crown cineplex just south of Market Station. Work should commence in mid-January and Czoski is hoping for completion by Thanksgiving 2014. “This is 32,000 square feet on two floors, one underground; the top of the building will be 28 feet above grade. It will be 11 auditoriums — eight of them below-ground. The original plan by Maya Cinema was for 2,000 seats; this one will be 750 seats, so it’s a substantially smaller building.” Violet Crown will also have a 4,400-square-foot restaurant (including beer and wine) which can be accessed independently from the cinema. Moviegoers will have four hours of free parking, courtesy of the nonprofit Santa Fe Railyard Community Corporation. A new sign going up on Cerrillos Road near Baca Street is intended to “reinforce the public perception that the Baca area is part of the Santa Fe Railyard,” he said. The sign will be installed by stonemasons using rough-worked sandstone that once lined locomotive-maintenance troughs in the railyard. It would be good if there could be little plaques on something like this telling people where that stone came from. “Someday, when we’ve paid off some of the debt, there are many things we’d like to do,” Czoski responded. “We’re paying off $14 million of infrastructure.” In that Baca area of the railyard, Recollections has leased the next-door parcel and will do an addition. A building there that previously was used by Ferrellgas, La Puerta, and Mexico Lindo was demolished in July. The new 182-room Drury Hotel at the corner of Paseo de Peralta and E. Palace Avenue should be completed in April. This is an adaptive-reuse project at the old John Gaw Meem-designed St. Vincent Hospital, plus an addition on the south side and a new parking garage. Recent work has included the replacement of more than 320 windows, substantial brickwork in the new construction — including some ornamental-brickwork panels on the garage done in sympathy with similar panels Meem designed on the E. Palace façade of the hospital — and a new coat of earth-tone paint. “The new brick will be painted as well, as required by the city,” said project manager Brian Nenninger. A highlight Greek Revival doorway on the E. Palace Avenue (complete with squared pilasters, acanthus-leaf capitals, and modillion pediment) is being preserved and will again be a functional door. (It was boarded up during use by state agencies in the 2000s.) Drury also will repair or replace the fat, turned fence pickets along Palace. “There are quite a few interesting details Meem did within the limited budget he had to work with, and we want to preserve them.”

Work continues in the New Mexico School for the Deaf’s improvement plan. “We have widened the front sidewalk for safety, and we’re also rebuilding the front wall and redoing the entrance gates and parking, and we’ll be planting trees,” said the school’s Keri-Lynn McBride. “Last year we renovated Dillon Hall and now we’re making over the basement to house our health center, our statewide programs division, and the transportation office. We are in the process of building a new library/museum behind Dillon Hall, with Dekker/Perich/Sabatini Architects and Bradbury Stamm, the contractor on all of these projects. Everything should be done by the beginning of the new school next August.”

Richard Cook has begun a very large project at the western edge of the Tierra Contenta subdivision. Infrastructure work involves an extension of Jaguar Drive to N.M. 599, building an intersection there, and providing a new entrance to the Santa Fe Airport. After that comes the first phase of building construction. “That is the Village Plaza at Tierra Contenta on the east side of N.M. 599 and that will include a grocery store, service station, and other uses,” said Scott Hoeft of the Santa Fe Planning Group. On the west side of N.M. 599, Cook will develop the Santa Fe Commercial Center, an office park of about a million square feet, with a 20-year horizon. Contenta proper. James Hicks of the Tierra Contenta Corporation pointed out the new coffee shop and panaderia (bakery) El Dulce Hogar in Plaza Contenta. And there is a new K-8 school being built in the subdivision’s southeast quadrant. “We talked to the contractor this morning,” he said on Oct. 23, “and they plan to be finished by the start of school in 2014.” The school will be at the corner of Herrera Drive and Paseo del Sol. Two k-8 conversions were completed during the past year at Gonzales Community School and El Dorado Community School. Another big building — too big for its location in the central historic district — was the Judge Steve Herrera Judicial Complex, which opened in June. ========================== “I think the recession’s over,” said Marc Bertram of SF Brown Real Estate, “certainly in commercial real estate, certainly in Santa Fe. I think a year from now we will see a decent occupancy level that we haven’t seen in quite some time. For example, because of the departure of Thornburg [Companies, which moved several years ago from downtown to a new office building on Ridgetop Road], two buildings downtown have been New windows on the old St. Vincent Hospital — soon to be a Drury Hotel languishing in the 60-75 percent range and by end of the year one of Has Santa Fe lagged behind the national average in those buildings, Marcy Plaza, will be bouncing back from the recession? “We have, and a lot of closer to 95 percent. that is a function of job creation. It would be a huge mistake, devastating for other areas in the city. I think Thornburg left 60,000 square feet downtown and the state is talking about 220,000 square feet. And given the fact state has about a $250M deferred– maintenance situation, I can’t imagine why the taxpayers would want them to own any more buildings. “We have had a better year than we’ve had in the last four or five. The Albuquerque office market has also picked up. We just landed a big tenant in Journal Center that will take us just about to 100 percent occupancy and we haven’t seen that in a long time.” 38

strong is the apartment market. At some point there will be rental rates that justify new construction.” SF Brown owns the property holding a developed, but never used, station for the New Mexico Rail Runner Express. Bertram, who wants to do a “transit-oriented development” there, said the train stop has been approved by the city but is being held up by the state. “We continue to want to get that thing open. The first part of the project is getting the station going, so we will have a gauge for what demand will be for parking and that development.” Leon Mellow, Colliers International, was less optimistic about the state of the market. “I’d say it is about more of the same. The office part is still very slow. Retail is doing better than the office. I see no big movement that things are on the upswing. I think office has gotten weaker because there is more inventory.” The departure of Thornburg employees from the First Interstate Building and Marcy Plaza to their new, 102,000-square-foot office obviously had a negative impact on the downtown office market. “And it’s gotten worse since then,” Mellow said. “We still have tenants leaving but nobody new coming in, and law firms shrinking. Since Santa Fe is really not a business town, every time we see a law firm shrinking it’s a big deal.” Deborah Chavez, CBRE, said occupancy is at about 70 percent at the First Interstate Building, 150 Washington. It was 100 percent with Thornburg and Wells Fargo Bank and both are gone. “We do have a couple of large tenants on the horizon. “We’re now doing a renovation of the former Christie’s Great Estates space on the third floor at 125 Lincoln,” Chavez said. “We brought Waddell & Reed Inc. into a portion of that space in August. Also, Avalon Trust Co. is expanding into another 2,000 square feet.” CBRE replaced all the windows at the First Interstate Building in 2012-2013 and is now involved in an overhaul of the HVAC systems. How does the next year look? “To me it looks pretty positive,” she said. “I’ve showed a lot of space. Terri Dettweiler in our Albuquerque office does our leasing and she has several fires in the pot. I feel good about it.”

One tweet at a time The government shutdown did not stop Twitter from using a tweet to announce its stock offering to the public and future launch of TWTR on the NYSE this month. Now there is even more interest about why and how people tweet. Twitter began as a way to communicate and stay connected through the exchange of answers to one question: What are you doing? In only eight years, by keeping it amazingly simple, Twitter’s microblogging platform in the language of 140 characters or less has evolved into a major global communication channel without any filters for both you and the President! Save energy, water, and be smart Many of us want to live more sustainably and yet feel overwhelmed by the many options and conflicting views that are out there. Should I install a photovoltaic system, a rainwater harvesting system, or a solar thermal system? All are good options and if done properly will increase your water/energy security, save dollars over the long term, and reduce your carbon/water footprint. Many of us are not fortunate enough to do them all so we have to prioritize. Water and energy audits are a great way to start. These audits will help you understand where you are spending your hard-earned dollars and which measures would be the best to implement first. The Department of Energy states that an energy audit can help you save up to 30 percent on your energy bill (www.energy. gov/public-services/homes). “While most people can identify and repair obvious energy issues in their homes, a trained energy auditor can give you a more comprehensive view,” said

While economics are important, comfort is also a driving force for doing home energy improvements.” Santa Fe Community College (SFCC) has a home audit energy program to train certified auditors. A list of local certified auditors is available at www.bpi.org/ homeowners.aspx. On the water side, the EPA has a host of tools for conserving water both indoor and outdoor (www.epa.gov/watersense). The City of Santa Fe offers free audits to commercial accounts and is working on an irrigation audit program. The city has partnered with SFCC and the New Mexico Water Conservation Alliance to teach a class and the next one is Nov. 5-14. Graduates must pass a test before being certified and once certified can be found on the EPA website at www.epa.

Pueblo Alegre is a very small neighborhood that last year spent $16,000 watering two large parks. “We needed a solution, but first we needed to find out where all the water was going,” said Grace Mayo, president of Pueblo Alegre’s board. Mayo says that an irrigation audit paid for itself in one season and will continue saving the neighborhood money for years to come. Investments in energy and water systems such as photovoltaic, solar thermal and rainwater harvesting systems are

great ways to save money, energy and water. But don’t forget that reducing what you are already using should always be the first step. Get an audit and save. alk in the front door of this house by architect Robert Zachry and builder Cal Thompson and you’re confronted with a spectacular version of “open concept.” The room before you is 25 feet wide and more than 70 feet long, with lots of glass and, approximately in the middle, a stainless-steel kitchen by Arclinea. The gleaming space, with hand-plastered walls and a floor of Israeli limestone, is the heart of this project on Indian Rock Lane. The house — 5,640 heated square feet, with three bedrooms — is a contemporary gesture made up

of slabs and slots, the wall masses perforated with square windows. It was completed in 2009. The ceiling in the main room is whitewashed pine planks resting on eight big, steel, wide-flange beams. A pair of artistically designed skylights are long, narrow, and peaked, framed with wood. At the east end of the room, inside the front door, are three sliding, rusty-red, steel screens disguising a fireplace, a television, and other entertainment components. The living-room area at the west end has a larger fireplace of modern design, an open half-rectangle in a rectangular

block of concrete and the flue a straight, 18-inch-diameter pipe. Kitchen equipment includes Miele ovens, a Sub Zero refrigerator, and a Foster cooktop, as well as stainless-steel countertops and a two-sink island. Bedrooms are separable from this room by means of a series of six 3form-brand pocket walls, each one a wood frame holding a sheet of clear resin with blades of grass— elegantly naturalistic. On the opposite long wall, doors open to a broad, limestone-tile “floating” patio — it steps down to gravel

troughs inside short walls. This is a place to watch your step, although at night hidden lamps define the patio edge with a hard white light. Half of the patio is roofed, again wood on I-beams, then it segues into a pure I-beam plane cantilevering out. Just beyond the patio “box” is a line of steps curving down and around to the guest parking area. The adjacent landscape plantings are subtly contained within large, beautiful, rusted-steel containers. Zachry and the owners worked hard to build the home on a challenging lot, and the tight geometry is one of the

reasons it looks so good. It also, perhaps surprisingly, boasts aging-in-place characteristics: the garage and the main part of the residence is level. The guest rooms are on the lower level; outside them is a well-tended lawn area. Also on the lower level is a multipurpose room with bar. “One thing that I wanted to mention is about the acoustics of the house,” said Realtor David Rosen. “In rooms as large as the Great Room at Indian Rock, sounds often echo and reverberate and there can be a high level of ambient noise. Because of the materials used in the construction at Indian Rock the acoustic experience is very different. Con-

versations in the living room do not bounce to the kitchen and informal living area. Instead the ambient levels of sound are low and modulated, which enhances the experience of being in the house.” Rosen and Christopher Rocca, Sotheby’s International Realty, are listing the 1207 Indian Rock Lane property for $3.15 million. The 3.26-acre site is actually two legal lots; an additional home could be built on the property if the new owner so chooses.

Careful checks yield good tenants When it comes to renting to tenants, there are all kinds of different people out there, with different lifestyles and personalities. I’ve learned of many to steer clear of over the years. Risky traits are not difficult to discover from a thorough background and reference check, which we highly recommend in every case to anyone renting real property. I hope an entertaining look at three completely artificial, yet conceivable, characters provide you a good idea of a few folks to avoid when renting your home. Filthy Fred could care less if he has one car in his driveway or 10. He lives his life without a care in the world, and soon your investment will be artistic proof of it. Within weeks of move-in, rarely can a spot of actual floor be seen throughout the home. Dishes are piled on every square inch of sink, countertops, and tables; windows are covered with bedsheets and walls have become his

children’s coloring books. What was once a small leak in the ceiling is now causing major drywall damage in the master bedroom. Eventually Fred will move out, and of course claim that his entire security deposit should be given back to him. Millennial Mike is your typical 20-something who grew up with his parents telling him he was special. So special in fact that he can do anything he wants to do simply because he exists, without hard work and dedication. Mike informs you at first walk-through of the home that all of the appliances have been used by someone else, therefore all need to be replaced new so he can live there. Only the best for Mike, because he deserves it. Theatrical Tara will be the first to tell you about the loud noises coming from the neighbor’s home during the middle of the night. She is also extremely concerned about the 10 cars in her neighbor

Fred’s driveway and makes sure you are reminded of it weekly, of course taking no responsibility herself as a concerned neighbor. Tara discovered your cell phone number via caller-ID during an “emergency internet problem” in the middle of the night and now has you on speed dial. While the above stories may be comical, the point is this: wait for the right tenant and do your due diligence. By rushing to put someone in your home to cover two weeks’ worth of a mortgage payment, you’re not only creating a potential problem with a current tenant, you are potentially putting a major financial investment at risk. Perform a background check through a creditable company, call references and ask the hard questions, do the credit check, the job-history check, and anything legal to find out if this is someone of reputable nature that will be a good tenant and will protect your investment. A few hours of extra time spent upfront finding and placing the right tenant in your home could save you days of time, headaches, and a whole lot of money in the long run. That’s the hard lesson that Santa Fe builders, architects and owners are finally coming to grips with. After years of taking a chance that one building site is as good as the next, reality has set in: We live in an old community that is confined topographically and bounded by lands upon which we cannot build. The result is that the good, sensible building sites were gone long ago and we are now challenging Ma Nature to let us reside in places that often make little sense. Well, they have good views and they are in Santa Fe, after all, so sense becomes a relative term. When building on the side of a mountain, in a flood plain, or in a mechanically created hollow in the foothills, approach your beautiful site with care and remember, it is out to get you. More than half our remedial underpinning volume is for homes that are under 12 years old and built on lovely, risky sites. For around $700 a pop in most places, we can install a helical pier before the house is built, on 10- to 12-foot centers. After the house is built, when the living room goes south or the kitchen becomes unexpectedly sunken, we can fix it, but the hardware and labor quintuple for the same span of wall. False economies prevail in the building industry. Naturally, I love that because it couples the challenge of a complicated structural retrofit with a good living. I would prefer, however, that the money saved by an early intervention find its way into a painting on the wall or an old Hopi pot on the shelf. And I still stay busy! n
