Opportunities for fun on the Plaza Michael on the move (Keller Williams, here he is)

Darlings, While enjoying my 4th of July pancakes last Thursday, I was daydreaming about what the streetscape on the east side of the Plaza would soon look like. With American Country Collection vacating their space last month (they’re not leaving town, Cupcakes, they still have their original location on Cerrillos Road) and Packard’s leaving at the end of the summer, I’m seeing lots of opportunities along that block. My vote is for sidewalk cafés, bistros, bars, or any combination thereof. Then, when we congregate for the live music throughout the summer, we can eat, drink and dance. Tootsie rolls, I think the Plaza could reverse the Canyon Road trend of restaurant closing/gallery opening (for example our beloved Celebrations turning into a “much-needed” gallery) and turn the Plaza into a social event every day. I got so enthralled with this idea that I immediately called Mike Mabry (a previous Realtor/developer and now a restaurateur/ wine sommelier), because I had recently eaten at Arroyo Vino, his new restaurant and wine bar, and I thought he just might like to bring that same idea and delicious food downtown. Right now he’s happy with his food and wine biz in La Tierra. Arroyo Vino Fine Wines, his wine shop housed in the same building as the restaurant, offers such a staggering selection of wines in all price ranges, that even I can find something delicious in my champagne-taste-on-abeer-budget world. (Oh, dear, I hope I’m not revealing too much about my personal finances.) Michael Umphrey has not traded real estate for something new, Butter Beans, but he did trade offices. He’s now at Keller Williams, in a downtown location that puts him in closer touch with his musical career. You remember that in April I told you about American JeM, the trio he’s in with partners Ellie Dendahl and Jay Cawley. Well, get ready, your next chance to see them is on July 25th at the Inn at Loretto. They’ll
be playing for the Boots, Bolos and Boogie Ball, a worthwhile fundraiser for Youth Shelters. Jeff Harakal traded locations big-time recently. He traded his new life as a Realtor in Scottsdale for his old life as a Realtor back here with us. He even reclaimed his desk at Sotheby’s with the Santa Fe Team (Moo Thorpe, Chris Haynes and Jennifer Gallagher). Where there were three, now there are four. The Santa Fe Quartet. Tommy Gardner, on the other hand, is numero sólo at his Santa Fe Commercial Real Estate office in Aldea. Now that the economy is picking up, he’s glad to be concentrating on the commercial side of real estate once again. By the way, he’s flying solo only in his real estate career. In his personal life, he’s still partners with his wife and Realtor, Darlene Streit (Sotheby’s). Pooches, I think this is an ideal combo to cover all bases. Do good partners in real estate make good traveling companions as well? John Grover (Coldwell Banker Trails West) and Joel Bennett say yes. They just returned from a 3-week trip to Jordan and Israel, where they immersed themselves in the history, politics, and cultures of the people in that region. They’re at home now, poring over Overseas Adventure Travel’s lengthy list of destinations for 2014. But this doesn’t mean they’ve given up the RV life. Later this year, they’ll make their trek down to a beach in Mexico for the winter months, and Joel will return with her trademark tan. (No, Dear Hearts, she is not George Hamilton’s sister.) Another pair of good travel companions are Pat and Michael French, who recently returned from three weeks in Russia and Germany. (Amazing travelers, they were able to pack everything they needed in carry-on bags! An act of extreme organization, I must say.) Kittens, as you know, both are retired from real estate, but very definitely not from life. Pat continues her tireless work with her brain child, Dollars for Schools,

with marked success. Michael continues his writing, also with marked success. His latest book, The Reconstruction of Wilson Rider, is his 24th book published, and one he views as a drama about America’s cultural values. I agree (of course, after all, he’s the author) but in addition, I view it as a poignant and insightful book about one person’s emotional struggle to overcome a physical disability that often makes other people turn away from him. And how he triumphs in a breakthrough that allows him to feel and be a productive part of the human race, which is what all of us long for (even when we won’t admit it). However you interpret it, it’s worth reading. So get it, and have Michael autograph it for you — he’s right here, in your hometown (frequently seen lunching at Backstreet Bistro). Pam Wickiser (Sotheby’s), now there’s a girl who can’t pack everything she needs in a carry-on bag. Oh, I’m just kidding you, Pam, but we all know the price of glamour. (Yes, Buttercups, it means paying those extra $$ to check your bags). Another Santa Fean off to Germany, she visited an old college friend who had come from Hamburg to the University of Wisconsin to study English (I won’t reveal how long ago). Although Heidi had made a couple of trips to Santa Fe to visit Pam, they hadn’t seen each other in 23 years (time flies when you’re having fun… the Realtor’s motto), so it was time for Pam to get over there tout de suite. Berlin, Hamburg, a condo on the Baltic sea — all of this was delicious, but for Pam the icing on the cake was seeing her treasured friend once again. So long, Sweetpeas. Until next time… Oakley Oakley can be reached at merrilypierson@me.com

The Journey Home came too soon We live in a wonderful place. The food is great. There’s almost no traffic. For a small town, we’ve got culture up the wazoo. Our climate is perfect (cough, cough). One of Santa Fe’s nicest traits is its pace of life, especially when compared to the hubbub along our nation’s coasts. Did I mention year-round sunset views, Music on the Hill, and the aroma of roasting chile in the fall? Trumping all of this is a wise, creative, and friendly Santa Fe vibe that emanates from her people, la gente. Last month we lost an extremely awesome person, Diego Mulligan. As the host of the afternoon drive-time radio program The Journey Home on KSFR (101.1 FM and www.ksfr. org), his life was a gift to our community. He was also a gift to the world. Diego was the human equivalent of a 30-foot-tall hops plant. Even while silent and at rest, he seemed to be in constant motion, always spiraling in search of more
and more light. It was as if he were reaching high not just for the thrill of reaching (which he clearly cherished) but also for its effects: a stronger, fuller, higher level of consciousness with an exceptional view of the local environment, an original flavor, and a celebratory zest for life, its branches of learning, and its fruits of justice, peace, and wit. If it were not for Diego, I might not be here today. Soon after graduating from St. John’s College in 1991, I gave myself one year to find something to do in town. I knew Santa Fe was a small, middle-ofnowhere place, but I also had a sense that I might regret ditching the best breakfast food on Earth. I met Diego a month later. He talked of building a better world, one that used intelligent architecture, solar power, rainwater catchment, on-site wastewater treatment, local food, alternative technology, bike trails, public transportation,
and a slew of post-New Age communitybuilding techniques. At the Community Economic and Ecological Development (CEED) center that he founded, our plan became focused on building ecologically conscious subdivisions — communities that applied these alternative strategies, that would become models for others to look back on during challenging times like these. It sure would be nice now if CEED had succeeded in building a model, or two, or 10, but in a way Diego did much more. As the hardest working and longest running radio-show host in town, he helped build the Santa Fe community by promoting thousands of creative solutions and by informing our community of some cuttingedge thinking from folks like Frances Moore Lappe, Bill McKibben, Medea Benjamin, and so many other extremely effective and influential public figures. Santa Fe is a better place because of Di-
N ATE D O WN EY
ego Mulligan and so is the world. He was a connector of people and ideas and on this interconnected globe our mainstream culture needs to stumble across the crazy places like Santa Fe. In its journey, America needs a new generation of Diegos to pop up in every community. Voluntary conservation is good In your City of Santa Fe utility bill for July, you will find a brochure with a checklist for saving water (and money) in outdoor irrigation. It also includes an abbreviated overview of the permanent watering restrictions established by the governing body and incorporated in city code. We need to be cognizant that outdoor watering accounts for almost half of ALL treated water consumed in Santa Fe. This brochure includes recommendations for establishing frequency of irrigation (recommended not more than three times per week during the warmest months), adjusting watering schedules to accommodate precipitation, installing weather-based irrigation controllers, and using mulching beds, among other things. The brochure is an initiative of the Water Conservation Committee. It is a reaction to statements that there were no plans to impose additional restrictions this year. This proclamation did not seem in synch with moisture predictions for this summer — Santa Fe County is rated in the “extreme” to “exceptional” range by 28

the U.S. Drought Monitor (produced by the National Drought Mitigation Center at the University of Nebraska-Lincoln, the United States Department of Agriculture, and the National Oceanic and Atmospheric Administration.) But maybe the current conditions are more than drought and signify a return to warmer temperatures and lower annual precipitation totals, as documented in regional tree-ring studies by Park Williams of Lods Alamos National Laboratory’s Climate Hazards Group. His presentation to the Santa Fe Climate Change Workshop (March 2012), as well as that of UNM climatologist David Gutzler, are available on the Water Resources website (www. santafenm.gov/index.aspx?nid=269.) The hypothesis that the last 50 years were abnormally “wet” and we are returning to “normal” times of much lower annual precipitation, was raised in a New Mexico Compass article (http://nmcompass. com/2013/06/14/this-is-not-a-drought). Whether you want to call our low precipitation regime a result of drought,
climate change, or the new normal, we need to lower our water usage even further and increase our water conservation awareness. Santa Fe is a leader in water conservation, but will current policies suffice to reduce consumption to levels necessary to accommodate current needs, normal (slow) growth, and annexation commitments in view of the limitations of our water supply sources and uncertain precipitation? High water rates and existing water restrictions may not be enough. Wateruse ordinances are not popular, but their historical effectiveness is born out by sharp downward deflections in water consumption during the extreme droughts of 1995-1996 (reductions from 168 to 134 gallons per capita per day) and 2001-2002 (from 139 to 115 gpcd). The 2012 calculation, using the Office of the State Engineer methodology is 106 gpcd for Santa Fe. By comparison, the 2012 number for Albuquerque was 148 gpcd. Let’s see what we can do voluntarily before we prove that new ordinances may
STEPH EN WIMA N
be required to further reduce our water consumption. I encourage you to visit the new Water Conservation Department website: http://savewatersantafe.com. Stephen Wiman has a background in earth science (Ph.D. in geology) and is the owner of Good Water Company and a member of the City of Santa Fe’s Water Conservation Committee. Realtor meetings were once a bit wacky By Paul Weideman
M
ost Realtors who have been working in Santa Fe for more than a decade or so have fond recollections of the days when Merrily Pierson ran the Wednesday MLS meetings. She did it for about eight years, until 2001, she said in a recent interview. “First I used to do the quarterly dinner meetings, when the board was still on St. Francis Drive and Bill McKinstry was director; he left in mid-1995. Before that the Santa Fe Association of Realtors office was on the Paseo. When I joined it was there and we’d have the MLS meeting at the VFW on Early Street. The whole purpose was for people to get together and they’d have their property flyers out on tables and talk to each other and we’d introduce any new offices and new Realtors,” Pierson recalled. “When the office was on St. Francis and I was on the board, we talked about getting more people to come to the quarterly dinner meetings, which were dreadful, held in the basement of some hotel. They said OK, Merrily, you can run them, and I decided we’d put on small performances. For the very first one I made it like the Academy Awards and Sam Pick, who was the mayor then, was MC with me. “Because I wanted to increase the size of the audience, I personally called every Realtor — we had about 600 then — and asked them to come to the quarterly dinner meeting, so instead of just 30 we had at least 250. We had some of the women, like Pat French and Terry Avery and Deborah Bodelson, get dressed up in skimpy outfits and do the can-can and they’d have panties — over tights, of course — that said ‘Fine Properties,’ I think it was. “For the Christmas party everyone brought toys and Lucy Johnstone dressed as Santa Claus and I would take presents to kids in the projects. Everybody started getting involved. Shorty Sargent was still living — Wally’s mom was an icon in the real-estate industry — and Marg Veneklasen would sing ‘Well, Hello Shorty.’ “Then Don Moore, who became SFAR president, said he’d let me quit being the program chairman if I’d be the MLS chairman, so we turned that into a show, too. This was before computers, when everyone had to go pick up keys to show houses. If I was going to show a house for a Karen Walker listing I’d have to go and pick them up from her and then take them back be-

From the Merrily Pierson Files: “The 1991 Realtor of the Year dinner was at Quail Run. David Barker was doing an imitation of Pam Wickiser, the Realtor of the Year. Chris Haynes was wearing that plaid jacket with crazy tie, because we had given that to him as his award as “Best Dressed Realtor” at one of the Academy Awards dinners, and we made him wear it for special occasions. Howard Kurlansky (the guy behind me) was my co-emcee.” At right, Bonnie Sorenson (left) talks with touring Realtors Ginger Clarke and DeAnne Ottaway about her listing, and about the new Paragon software.
cause somebody else was going to be showing it that afternoon. The Wednesday meeting was vitally important because that’s when you’d have the new listings that were mimeographed by the association staff. “We started meeting out in the [College of Santa Fe] Alumni Hall and we sort of turned it into a show. I’d start off with a nice, risque joke and it was about someone in the room. It would wake everybody up, because we were starting at 8:30 in the morning.” ---------------------------------------Paco Arguello, the current chief executive of the Santa Fe Association of Realtors, said the MLS meetings moved from the Alumni Hall to the Elks Lodge for five years, then to the SFAR offices at De Vargas Center North in 2011. What used to be a
weekly meeting is now monthly, held each first Wednesday. On June 5, there were about 30 present. The buzz in the room was about the new Paragon MLS software that, three days earlier, had replaced the Rappatoni software brokers had used for seven years. Kurt Hill of Sotheby’s International Realty, leading the meeting, said there were “transition issues,” but advised the members, “Hang in there. I think it’s a good thing in the long run.” The featured speaker on this morning was Brian Snyder, on his third day as Santa Fe city manager. He talked about the recently approved annexation of more than 4,000 acres bringing into city jurisdiction many of the areas northwest to N.M. 599 and south, between 599 and Cerrillos Road, to I-25.
Snyder also discussed the city’s new, $258 million budget. He termed it “sustainable, but added that the city will need to come up with — or save — an additional $750,000 a year from 2016 to 2031 -— necessary because the Legislature’s recent tax reform law eliminates “hold-harmless” payments that have been in place since the food and medicine taxes were repealed in 2004. Meanwhile, the city is maintaining all services with a smaller staff. Five years ago, Snyder said, the city had about 1,800 employees and now it’s 1,447, the change all through attrition, not layoffs. After the meeting, the Realtors hit the streets for the weekly MLS tour. This Wednesday, more than 40 listings were open to walkthroughs by SFAR members. “Without these tours, you have to schedule to see each house,” said DeAnne Ottaway, who set out with Ginger Clarke — both with Barker Realty. “Also, a lot of the affiliates people, from mortgage and title companies, go on tour to meet agents they don’t know.” The main rationale for the tour is scouting homes for clients. “I have a few outof-town clients who are looking for homes in certain price brackets in certain areas,” Clarke said. “When you work with people, you get a very exacting idea of what they want. The wife wants an open kitchen. The husband needs a two-car garage. Maybe they’re downsizing and they don’t want anything over 1,500 square feet. Or they want to see Santa Fe charm.” The first stop was a $3 million listing on Vista Catedral — an adobe with brick floors, up high with great views. Also here looking is Connie Young from Keller Williams. “When you have clients and they tell you what they want in a house, it clicks in your mind, what you’ve already seen,” she said. “Looking in the computer just doesn’t do it.” Ottaway and Clarke then visited three houses in the northside subdivision Las Estrellas. At a $599,000 listing at 1632 Villas Loop at 11 a.m., Carmela Niño of Santa Fe Agency said five Realtors had already visited. Another stop was a a custom home at 1673 Via Bosque, on the market for $895,000. Listing agent Bonnie Sorenson, Sotheby’s International Realty, was on site. How many people did she expect to see? “Fewer because of Paragon confusions,” she said, “but we’ll get used to it.”

SocialNetworking
Pinterest for business By now, you probably have heard about Pinterest. You might already be using the site to see what is new or to promote your business, product, service, website or blog. What is it? Pinterest is the third largest social media sharing site behind Facebook and Twitter. It is a virtual visual bulletin board. There you can “pin” images of what interests you, organize them and connect with others interested in similar things. Pinterest is now driving more online traffic to blogs and websites than YouTube, Google+ and LinkedIn combined. These users can be important for your business as potential customers and clients. According to Pinterest, almost 80 percent are college-educated women. The best way to learn is to start. Begin by signing up for a free Pinterest business account. Next, spend a few minutes each day looking at how your competitors are using the site for their businesses. You can also use Pinterest as a consumer search
site for information, new ideas and recommendations about places, goods and services. If you do a “Santa Fe” search, you will find Canyon Road galleries, Loretto Chapel, homes for sale, decorating ideas, local events, sopaipillas from Tomasita’s and thousands of images that tell the story of our lifestyle and community. People from everywhere who love Santa Fe promote our community online by pinning images, websites and blogs on their Pinterest pages for others to see. Here are some basic tips. A “pin” is an image posted on Pinterest. Your “pin board” is your bulletin board collection of different pins with one theme. It could be your favorite restaurants or the images of the food in the restaurant you own. In addition, it could be the art you create or images from artists that inspire you. A “repin” is your posting on your pin board an image you discovered from one of the sites you follow. Pinterest defines a pin as
any image you add to Pinterest. It can be added from another website by using the Pinterest PIN IT button or upload it from your computer or mobile device. This is the magic. Each pin added using the PIN IT button links back to the original site where you found it. After you pin an image, another user can “like” it or comment on it or repin it to his or her Pin Board. The opportunities for information and for growing your business online are limitless. Remember, Pinterest is a social sharing site. Engage more than promote your brand. Focus on educating your followers rather than marketing to them. Pin highquality images of products you are selling. People will be interested in looking at your Pin Board if you share information rather than sell. Make your Pin Board interesting. Share what you love and engage others with this social networking and discovery tool. Let people know you use
EMILY MED V EC
Pinterest. Add it to your Facebook page and tweet about it. Then start pinning for business or fun. See you next online. Yourmoney’sWorth
Santa Fe is ready to take off For the last three months I have shared stats, stats and more stats showing that the U.S. real-estate markets are rallying. When will Santa Fe join the parade? In March, CNN Money reported that Fiserv was projecting a 9.1 percent annual increase in Santa Fe real estate prices over the next five years. A year ago, CNN Money reported that Fiserv Case-Shiller was projecting a 7.6 percent annualized increase. I reached out to local experts to take the pulse of the Santa Fe market. “I’m seeing many more buyers looking for first homes and move-up homes,” said former Santa Fe Association of Realtors president JoAnne Vigil Coppler of Keller Williams. “They want to buy now because interest rates are low — including me! I just bought a nice home in Albuquerque that my son can live in as he finishes his degree at UNM. Most buyers are commenting that they expect prices to rise and they want to buy before they miss their ‘affordable window.’” Amber Haskell of Santa Fe Properties put it clearly: “Opportunities for buyers 42

in this unique market continue to exist — but not for long. Inventory and price points are strengthening for sellers.” Thirty-year veteran Pamela Preston of Barker Realty shared that she has been through three downturns and that it may take a long time for the market to move downward, but when it comes back it can be a tsunami. “Our market is heating up and my last three deals had multiple offers. The market has turned and I am telling friends and clients this is the time to buy while pricing is down and interest rates are remarkably low. For sellers, inventory is at an all-time low, so if they seriously want to make a move, this is the time to list. Interest rates will only head up.” Peggy Fino of Re/Max Alliance Realtors said, “We are the busiest we’ve been in several years. Not only are we seeing more buyers, but they have the confidence to buy and are motivated to take advantage of the low interest rates. I attribute that to buyers and sellers being more realistic and eager to make a deal. Buyers are in a
great mood and can’t wait to make their purchases, including investment purchases.” Keller Williams team leader Jama Fontaine is excited by what she’s seeing: “The trend is all up! Our most recent report showed 100 percent more buyers, yearover-year, and we’re seeing buyers from all over the world. But inventory is down, so buyers have to be quicker to make offers and more aggressive in their offers. We’re in a multiple-offer environment again.” Gregory Antonsen, senior vice president and qualifying broker at Sotheby’s International Realty, just returned from a Sotheby’s global conference with very positive news. “There were 26 countries and more than 35 states represented. The word from most primary markets, where the recovery is taking place, is that destination markets like Santa Fe should prepare because the buyers will be coming. I believe that Santa Fe’s recovery will be gradual, but it’s already started and it will eventually impact all price points. In the first quarter of the year, 83 percent
FR A N C IS PH ILLIPS
of sales in Santa Fe were below $500,000, and that inventory is beginning to be absorbed. Higher-end second-home buyers are slower to come back to the market, but they are starting to return. The word is out: the recovery is on.” Francis Phillips (FPhillips@fcbmtg.com) is senior mortgage loan originator with First Choice Loan Services in Santa Fe. He has served as director of business development for national mortgage companies. He and his mortgage partners have funded and built three homes for Santa Fe Habitat for Humanity.
PROFILE Buck Meyer
By Paul Weideman
This interview series focuses on Realtors in the Santa Fe area. Buck Meyer is owner/ broker of Buck Meyer Realty. You’re back on the scene. I am. I had a severe stroke and that forced me to retire and shut down Buck Meyer Realty five years ago. Now I have recovered enough I’m re-opening the office. How long have you been here at 254 Staab Sreet? For 13 years. Before that I was on Condesa Road in Eldorado, a passive-solar house I built. My first solar home was in Ruidoso. My dad, Baldy Meyer, was a builder and he believed in sending his kid to prep school but also in the summer making him get out there with the laborers and set concrete forms, dig ditches, and drive dump trucks. I always had an interest in building, and in architecture and furniture. The part of doing houses I liked best was the finish work: the kitchens, the trimwork, and hanging the doors. How far back does Buck Meyer Realty go? Did you start it in Ruidoso? Yes, in 1975. The Whispering Pines Restaurant in Ruidoso used to be Realtor Central. It was the place to see and be seen by all the Realtors in town, including rookies like me, where you could talk to the experienced Realtors and learn. Ruidoso had certain niches, people interested in horses and for people who were art lovers coming from Dallas. I think what I appreciated when I first came to Santa Fe were the estate markets where you could find things and take them down and have the Ruidosans marvel at a Navajo rug or a beautiful clay pot. I loved horses. I was not a betting man, I didn’t go to Ruidoso Downs to bet, but I transferred my love of quarterhorses by setting up Hideaway Farms on Little Creek. I dammed up the east end of the creek on my nine acres and we used the minister’s old truck to bring in trout from a hatchery near Cloudcroft. Where were you born and raised? In Oshkosh, Wisconsin. When it got
Paul Weideman / The neW mexcian
hot in the summer my three brothers and I would get on the sailboat or go water skiing. We were lake rats. I used to go to Heron Lake quite a bit, but now I’ve had this misfortune. Your Buck Meyer Realty sign on the outside of your house is a distinctive one. That used to be on a little log cabin on Mechem Drive in Ruidoso. My first office was with Ron and Sheila Harris. I’ve been in Santa Fe since the early 1990s. This is a fantastic place to live. My next-door neighbor is my old partner, Karen Kolbert. She was a wonderful associate. This home was built in 1912 and remodeled in 1997. That’s a nice painting by Miguel Martinez on your wall. Yeah. Rabbi [Leonard] Helman converted me and here I am with the Virgin Mary on my wall.
So building houses is a family tradition? My dad had Meyer Corporation and my grandfather had Edward H. Meyer Construction. They started business in the Depression. They were one of many people in Oshkosh that kept a big barge on the Fox River and they used to float the barge downriver and rebuild the concrete bridges. So C.R. Meyer and Sons, Meyer Corporation, and Edward H. Meyer were known throughout the Midwest as bridge builders and industrial contractors. My dad liked to have a new Cadillac every year, but he really liked sports cars, so I grew up in a home where we had a Mercedes 300SL gull-wing coupe, a Thunderbird, a Porsche, an Austin Healy, and my favorite was a Volkswagen microbus. Do you like fancy cars, too? I learned to control that desire. I drive a
Subaru Forester. What was good for Baldy was not necessarily good for Bucky. Have you specialized in a particular area in real estate? What I always thought was the buck stops here. You have a lot of high-end buyers that don’t want excuses. They want radiant heating, tile floors, a guest house, a magnificant view, and a terrific price. So when they make an offer and they ask if that will be accepted, since they usually give you a low offer, you go, “No way, but we’ll do our best.” We’ll always try to get a meeting of the minds with the seller. That becomes part of the art of real estate, dealing with difficult buyers and sellers and dealing with low offers and high expectations. The great recession helped sellers get more realistic. Prices are still down and you have sellers who are more accommodating. (Meyer had a little coughing fit.) Sorry I’m making you talk so much. I’m happy to do it. So often I spend my days reading and meditating. That’s why I reopened my office. Like the [ancient Chinese oracle] I Ching, I believe that perseverence furthers. When I was in Ruidoso going through a hard time with a divorce and separation from my son, who is a very successful furniture builder in Seattle, my way of coping with the distress was learning about the I Ching. One of the things I was always impressed with is that when you’re faced with a challenge, you don’t turn your back. You gotta go ahead and persevere and if that’s not good enough, you persevere harder. That’s what I’m finding now. I had a breakthrough today with the Paragon MLS program. If I’m out touring with clients and we’re in a lovely northside or Upper Canyon area, one of the beautiful areas of Santa Fe, and the buyers say I like the look of that property, can you give me some information on it, now I know how to go into Paragon and find it. Realtors have to be adaptable. If they’re not adaptable and they don’t maintain buyer confidentiality, they can say goodbye to real estate.

A new regulator: the CFPB On July 21, 2010, the Dodd-Frank Wall Street Reform and Consumer Protection Act was signed into law, and a new federal regulator was created: the Consumer Financial Protection Bureau (CFPB). One of its mandates was to propose regulations integrating the consumer disclosures required under the Real Estate Settlement Procedures Act (RESPA) and the Truth in Lending Act (TILA) in order to make it easier for consumers to shop for mortgages and protect them from costly surprises at their closing. The mandate led to the proposed rule released on July 9, 2012. The CFPB has seven primary parts: Loan Estimate Form — Replaces the separate disclosures required under TILA, called the “initial TIL,” and RESPA, known as the Good Faith Estimate or “GFE.” All information is ultimately the responsibility of the lender. Closing Disclosure Form — Available in multiple formats for different transaction types, this form integrates the HUD-1 required by RESPA and the final TIL required under TILA. The reverse mortgage and home equity line of credit (HELOC) still uses the HUD-1 form.
Three-day Rule — Loan estimates must be delivered to borrowers no later than three business days after the lender receives the mortgage application, or its equivalent; and closing disclosures must be received by the borrower no later than three business days prior to the consummation of the transaction. Delivery of Forms — Two proposed delivery alternatives are under consideration – the loan estimate would be delivered by the lender or a mortgage broker while the closing disclosure would be delivered by the lender or a closing agent – with the lender maintaining responsibility for accuracy, timeliness, security, and storage under both alternatives. Tolerance Levels — As with 2010 HUD regulations, there are categories and restrictions for which charges at consummation can increase over those given on the loan estimate with charges divided into three buckets: zero tolerance, 10 percent, and no cap. All-in APR — In order to provide consumers a clearer picture of the overall cost of credit, the proposed rule would now have the APR include many previ-
ously excluded charges and fees, including title services, closing agent fees, appraisal costs, and a credit report. (The general effect of this will be an increase to the APR.) Recordkeeping — Under the proposed rule, lenders must maintain electronic records of loan-estimate forms for three years after provided to the borrower and records of closing-disclosure forms, along with certain loan documents, for five years after the closing date. (The same retention requirements will apply to the settlement agents.) How does the rule affect the way lenders interact with service providers? On April 13, 2012, the Consumer Financial Protection Bureau issued a bulletin concerning the relationship between lenders and service providers as well as the CFPB’s authority over them. In brief, the bulletin stated that the CFPB has authority over bank and non-bank lenders. All lenders are expected to have an effective, documented process for supervising service providers and ensuring they are CFPB-compliant. The bureau’s supervisory and enforce-

Reasons to buy a home are increasing Let’s discuss three financial reasons to buy a home now instead of waiting: prices are rising at an accelerated rate, interest rates are increasing, and rents are skyrocketing. The price of a home is the major consideration when deciding whether or not it makes financial sense to purchase a house. Experts are not only projecting that house values will increase in 2013, they are also more optimistic about appreciation levels as the market begins to heat up. A big component in the cost of a home is the mortgage interest rate a purchaser pays. Understanding where rates are headed will help in making the decision about whether to buy now or wait. The Fed has been artificially holding rates down to stimulate the economy. However, as the economy improves, expect rates to
creep up. No one knows for sure where rates will be a year from now. But many experts think they may be as much as a point higher. With rising residential real-estate prices and the possibility of higher mortgage rates, waiting to buy a home does not make sense. Whether you own or rent, you will have a monthly housing expense. The question is how that expense will change in the future. When you purchase a home, for the most part, you lock in that monthly housing expense for the length of the mortgage you take (15 or 30 years, for example). When you rent a home, your housing expense is impacted by movements in the supply and demand for rental properties. Historically, residential rental rates increase by 3.2 percent on an annual basis.
However, in the current housing environment, there is an increasing demand for residential rental properties. This increase in demand has dramatically impacted rates. Zillow reports that rental rates in the United States increased by 4.5 percent over the last 12 months. Other studies have projected rental-rate increases of 4 percent to 5 percent over the next few years. The only way to have control of your housing expense is to buy. Right now, with prices down and mortgage rates at historic lows, it is LESS EXPENSIVE to buy than rent in most areas. In a recent report, Trulia revealed it is cheaper to buy than rent in ALL of America’s largest regions. The only way to lock-in your monthly housing expense is to take that decision

Remembering Lincoln Avenue Lincoln Avenue is the most practical of streets. It’s not too long, stretching only a few blocks from the Plaza to the post office. You will find a functional blend of historical buildings, retail outlets, and commercial businesses, and even City Hall. If you are ever fortunate enough to have a street named after you, this one would make you proud. For centuries Santa Feans have walked up and down this stout little street going about their business. Four hundred years ago Spanish soldiers tied their horses up here to bunk down for the night. Nearly 200 years ago Italian stonemasons were a common sight heading toward the Plaza after a day of working on the territorial capitol, which is now the federal courthouse. Even when money ran out for the capitol building, Santa Feans found recreation in the form of gambling at the horse track that evolved around the grounds that we now call Federal Loop. But those times were long ago and even the oldest locals find it hard to remember that far back. The baby boom following
World War II ushered the modern era. Santa Fe High school was built on the corner of Lincoln and Marcy and Sears & Roebuck opened its doors at 130 Lincoln Ave. This modern building featured one of the most futurist novelties, a big shiny Dover escalator. This mechanical marvel transported locals and visitors alike from the ground level in grand style right up to the second floor hardware department where the latest lawn mowers were proudly displayed. But times, like lawns, change and nobody has a need for those shiny mowers since there are no more backyards full of thick Kentucky bluegrass. After Sears closed the downtown store, the greatest era on Lincoln was about to be born. The old building was reincarnated into an open-concept shopping plaza and again the Dover escalator was the centerpiece. The ground level featured high-end galleries and retail outlets and when you took the escalator up to the second level you found a large central courtyard surrounded by what Lincoln Ave needed most: fabulous restaurants.
There was a great Spanish restaurant that later became Garduños, and Babbo Gonzo with its hand-painted walls and Santa Fe’s first wood-fired pizza oven was excellent, but the finest of them all was Café Escalera. Santa Fe was taking off as a culinary capital with Mark Miller opening Coyote Café and Ming Tsai was a couple blocks away at Santacafé. Nothing defined Santa Fe elegance better. Sitting at a window seat at Café Escalera was as good as hanging out on the Champs Elysees. Can you imagine David Tanis, Deborah Madison, and Brian Knox all laboring away together in the same restaurant? The smell of roast Moroccanspiced squab wafted from the kitchen. Unfortunately Escalera closed in 1996 and Ming Tsai left the following year and we guess that was all the old escalator could take because after Café Escalera closed, the old escalator never worked again. Died of a broken heart is what some say. That old escalator was the symbol of our generation on Lincoln Ave and we will miss it. Today if you walk along Lincoln Ave the escalator is gone and a new

glass front elevator is under construction. And what happened to the elegant window seat? Top real estate broker Dale Heinemann, a loyal patron of Café Escalera, has his office desk where his favorite table was overlooking Lincoln Avenue. The next generation has begun. Bell Tower moves, to two office spaces By Paul Weideman
L
as Campanas is no longer home to Bell Tower Properties, LLC. On May 15, the real-estate company moved into town, dividing staff into two locations: 202 E. Palace Avenue (which is between Otero and Cienega streets) and in the Oldest House, 215 E. De Vargas Street. Reputed to be the oldest house in the U.S.A., the long adobe building across the street from San Miguel Chapel has a record of human use going back to the 13th century. The present building (owned by St. Michael’s College) may date back to 1646, the year found in dendrochronology testing of one of its vigas. The rooms occupied by Bell Tower were previously set up as a gift shop adjacent to the Oldest House museum. “I pay them rent for the privilege of having 100 to 150 tourists walk through my office every day,” said Bell Tower owner Craig Huitfeldt. Though unusual, that dynamic promises to be profitable. “We get a new buyer just about every day. This is typical: ‘My husband’s retiring, we live in Oklahoma. Here’s our price range. Start looking for stuff and we’ll be back in August.’ Bell Tower Properties was founded at the end of 2010. Realtors Stephanie Yoder and Huitfeldt headed the firm in the former sales offices of Las Campanas Realty on Camino La Tierra. All of Bell Tower’s eight brokers were previously with Santa Fe Realty Partners. That company was founded in 2007 by Tommy Gardner and Darlene Streit and had expanded to over 100 agents by late 2010, when it was purchased by Sotheby’s International Realty. Within a few weeks, Craig and Michaelann Huitfeldt, Yoder, Jan Kapustinsky, Nancy Lehrer, Mike Mabry, John Scott and Jack Welch were working under the Bell Tower umbrella, launching a new Santa Fe brand in spite of the fact that the real-estate market was in a serious slump. “When Lyle Anderson was spending a million dollars a year getting people to Las Campanas, it was a great office to have out there, but that’s not happening any more. This is

totally different. We are hitting up the tourists before they even know they’re looking to buy a house here.”
Bell Tower’s Palace Avenue location has a different profile. “It’s 100 pecent hotel traffic, and it’s right across the street from the new Drury Hotel,” Huitfeldt said. “That’s more of a display office. We have a lot of the listing sheets in the windows and at nighttime, you can drive by and you see people standing there reading about properties.” Opening two smaller offices instead of one larger one was simply a matter of logistics and available space. There are 10 agents in the company, with six in the Oldest House and four on Palace. Huitfeldt wanted good visibility downtown. He got that, but he ended up with another interesting situation as well. “Las Campanas means ‘the bells’ and they have all those bell towers out there. We’re still selling Las Campanas properties, but here’s the fun thing. Did you just hear that bell? My other office is across from the Cathedral Basilica and this is next to the oldest church, so I have two of Santa Fe’s most significant bell towers across from both offices.” At this point in the interview, broker John Arnold had to go out the back way because the door knob had fallen off the front door and he couldn’t get out. “The oldest house is also falling apart,” Huitfeldt said, laughing. “We’re a small boutique operation looking to put ourselves in a position to do a lot of business. In this office, you have to engage the tourist. It’s like ‘Look at the oldest house and I’ll sell you a new one.’ But if you get 100 people a day and we get one potential buyer, there’s no other real-estate company in town that has that kind of draw.”

A stunner in La Tierra Nueva By Paul Weideman
A
beautiful water feature — an irregular, terraced fantasy of pools, rocks, and waterfalls — is a real highlight of this property, located at 54 Headquarters Trail in La Tierra Nueva. The house is also a gem (if a bit hard to “see” because of the sheer density of belongings, the owners’ collections of masks, art, furniture, rugs, glassware, and other furnishings). At 6,828 square feet and designed by Robert Ritter, it sports gorgeously hand-plastered walls, sandstone floors, and double-adobe walls. You might notice a feeling of massiveness, for example in the livingroom fireplace and in partial walls at the main-hallway junctions with the living room, bar, and family room, but the spaciousness of the rooms makes it seem natural and balanced. The views are another property plus — on a good day you can see five mountain ranges. The air-conditioned home, built in 1993, has four bedrooms (all en suite), a great room that includes a built-in entertainment bar, and two large offices with built-in bookcases. The kitchen is equipped with Sub Zero, Kitchen Aid, Thermador, and Asko appliances, tiled countertops and island with a useful built-in prep sink, and a generous compliment of

adzed-wood cabinets. There is an adjacent breakfast nook inside an arc of windows, then the formal dining room has a coved-plaster ceiling and doors to an outdoor dining area under a full portal. There are many hand-painted details, as on the family-room fireplace and in the southeast guest room, which sports a huge, showy fresco by artist Tavlos; this is viewable through an ornamented window in a delightful, adjacent wine-tasting room. The patio doors into living room and other rooms are all hand-carved and -painted. The 14.3-acre property is wonderfully landscaped, among the plantings mature aspen trees and a pretty purple robe locust. Outdoor living and entertaining is facilitated by the huge rear patio looking out to the pools and waterfalls, which are flanked by small but perfectly maintained grass areas. One of the high points in the terracing holds a smaller portal area with an outdoor pool table. Another, above the top pool, holds a big bronze bear by sculptor Rebecca Tobey. The property also has a hot tub and cabana, a one-bedroom guest house, and a 4-car heated garage. It is listed by Nancy Lehrer, Sotheby’s International Realty, for $3.5 million.

That’s the hard lesson that Santa Fe builders, architects and owners are finally coming to grips with. After years of taking a chance that one building site is as good as the next, reality has set in: We live in an old community that is confined topographically and bounded by lands upon which we cannot build. The result is that the good, sensible building sites were gone long ago and we are now challenging Ma Nature to let us reside in places that often make little sense. Well, they have good views and they are in Santa Fe, after all, so sense becomes a relative term. When building on the side of a mountain, in a flood plain, or in a mechanically created hollow in the foothills, approach your beautiful site with care and remember, it is out to get you. More than half our remedial underpinning volume is for homes that are under 12 years old and built on lovely, risky sites. For around $700 a pop in most places, we can install a helical pier before the house is built, on 10- to 12-foot centers. After the house is built, when the living room goes south or the kitchen becomes unexpectedly sunken, we can fix it, but the hardware and labor quintuple for the same span of wall. False economies prevail in the building industry. Naturally, I love that because it couples the challenge of a complicated structural retrofit with a good living. I would prefer, however, that the money saved by an early intervention find its way into a painting on the wall or an old Hopi pot on the shelf. And I still stay busy! n

July tour features eight homes, gardens By Paul Weideman
O
nce upon a time, inside a house in Santa Fe’s Fort Marcy area, there was the entrance to a tunnel that connected it with the Palace of the Governors. At least that is the tradition of the house. The tunnel entrance was reportedly buried in a cave-in in the mid-1960s. The bones of the house are at least a century old — and perhaps two centuries. It’s reputed to date to the late 1700s, although a Historic Cultural Property Inventory on file at City Hall has an estimated construction date of 1895. Participants on this year’s Behind Adobe Walls Home and Garden Tour can stand in the house, close their eyes, and see how old it feels. The tour is held on two Tuesdays, July 23 and July 30. The front room of this house was likely once a portal that was later enclosed. The current owner, who has lived here for 15 years, remodeled the kitchen and added a bright, high-ceiling’d master bedroom and studio, so the house is an intriguing blend of new and quite old. This is one of three historic homes on the tour. Another is a 1925 adobe by the renowned Santa Fe architect John Gaw Meem. The third is another with a legendary past. Although listed by city as having a 1928 construction, the owners believe it was built in 1889 using brick that served as ballast in a tall-masted sailing ship, brought west from Boston by oxcart. There was originally a third story with a mansard roof but it burned in about 1919, then (or at some point) it was remodeled in the Territorial Revival style. One page of the abstract indicates that Victerbo Ortiz and his wife conveyed the property to Peregrina Ortiz on April 10, 1858. Several items down the account of ownerships, we see that Telesforo Martin conveyed it to Frances Seligman in 1887. For most of the next 20 years, it remained in that family. (Frances’ son Arthur was a significant Santa Fe businessman who went on to serve as governor of New Mexico from 1931 until his death in 1933.) Behind Adobe Walls tour-ists will visit eight locations in all: four homes/gardens each week. Andalusian style is in the fore in the house named Villa de Alma, which is accessed through iron gates from Mexico and 15th-century European doors. Among the interior highlights are a living-room
chandelier made in Bolivia using church censers, a kitchen chandelier of amethyst and rock crystal, and ceilings of old rail-tie wood grayed and hardened from years in the Great Salt Lake. This year’s featured gardens boast plantings of honeysuckle, meadow rose, smoke tree, lavender, weeping cherry, roses, and many varieties of drought-tolerant plants. Participants will see in the homes a good variety in architectural styles, furnishings, and art — including paintings by Susan Contreras, Elias Rivera, Fritz Scholder, and Darren Vigil-Gray, as well as Erte bronzes, a Chihuly glass sculpture, and a collection of world masks. Hours for the guided bus tour are 12:30 p.m. to 4:45 p.m. on both Tuesdays. The cost is $75 per person, per tour. Participants have the option of meeting early, at 11:15 a.m., for lunch at Hotel Santa Fe for an additional $20. Tourgoers also visit the club’s Garden Boutique inside Hotel Santa Fe, 1501 Paseo de Peralta. New Earth Orchids is participating in the exhibit this year. The Garden Club tours began 69 years ago, although there was a temporary disruption during the World War II years, according to the club’s Revana Auguston. The Santa Fe Garden Club is one of the 196 Garden Club of America affiliates in the United States. For tour information, contact Westwind Travel, 984-0022 and terry@westwindtravel. net.

Botanical Garden opens on July 21 The much anticipated Santa Fe Botanical Garden swings open its garden gates this month with a Gala Opening Night Reception kick-off party July 19 from 6 to 8 p.m. Guests can enjoy tapas, margaritas and sangria while strolling through Phase One of the new Museum Hill location. On July 20, the gardens will be open 9 a.m. to 5 p.m. for a Members Only Day, then the official public opening is 9 to 5 on Sunday, July 21. With stunning views in all directions, the Santa Fe Botanical Garden at Museum Hill is sure to become a popular attraction for residents and tourists. Sitting directly across from the Museum of International Folk Art, the Museum of Indian Arts &
Culture, and the Laboratory of Anthropology on Camino Lejo, visitors will find ample parking and handicap accessibility. One of the best parts of the new garden is the reasonable entrance fees: $5 for the general public, $4 for seniors, $3.50 for students and free admission for children under 12. According to chief executive officer Clayton Bass, the gardens will be open every day but Thanksgiving, Christmas, and New Year’s. The entrance is welcoming, as visitors pass through a handcrafted metal gate where young honeysuckle vines have started to wrap their way around the base. Blooming yuccas frame the walkway along with native agaves and grasses, as

visitors make their way toward the admissions area. The garden hosts several rustic iron and steel structures, like an artistic trellis covered in bunches of salt cedar. Several starter trumpet vine plants have been planted at the base, which are starting to twist their way up, where they will ultimately create a living roof. Other hardscape features dot the garden landscape, including locally supplied stone and rock that are used naturally to create wall and paths. Art exhibits will be a constant feature, with current exhibit artist Candyce Garrett’s three magnificent round granite sculptures by the meadow garden. Centrally located is The Orchard Garden where apple, pear and apricot trees have been planted. Young native grasses cover the interior which will grow taller in seasons to come. A beautiful array of perennial plants frames two sides of the orchard, including coral bells, blue geranium, penstemon, aquilegia, plumbago and sedum, just to name a few. Adjacent to these is a brightly colored rose garden where tufts of lavender mix in for added fragrance. While Phases Two and Three are still under construction, a walk to the Kearny Gap bridge provides quick views of the future Courtyard and Naturalistic Gardens. Bass says the new Museum Hill garden is geared toward education; there will be many programs where both children and adults can participate, teaching them

about water conservation, permaculture and ethnobiology. Although the gardens are still young, there are already signs that the plants are adapting and beginning to flourish in their new home, despite the drought. Drip irrigation is in place, but according to Bass, only with the objective of tapering it off as plants establish themselves in certain areas. The big cover-up We all love our beautiful views, and the light that streams into our windows in New Mexico, but these lenses often require some supplemental support. Sometimes we can get by with leaving windows bare, but more often than not, some covering is required. The top three focuses of window coverings are shading, privacy, and decoration. Sometimes one solution can address all three. Curtains provide excellent privacy as well as softening and framing, but unless layered with a shade or sheer underneath, there is little privacy when open for viewing

the outdoors or getting light. A wonderful thing about curtains is that they welcome endless fabric options, and can be embellished with trim, banding, studs, and mounted on hardware ranging from hand-
wrought iron to bamboo and crystal. Roman shades offer the same myriad choices, and both provide a softer, more refined look. The pleated cellular shade maintains popularity for its translucency, and as with several of the shade options offers the topdown/bottom-up feature. Shading is another top priority, not only for glare control, but to protect fabrics, rugs, and artworks from harmful ultraviolet rays. Shade options come in many forms. The aforementioned sheer behind drapery is a more formal way to go. Sheer fabrics come in some of the most beautiful designs from slubby to bling-y. Another favorite is the solar shade, which tends to be used in more contemporary homes and in many commercial applications. They are minimally housed and tend to disappear when up, yet provide superb UV protection and glare control. One of our favorite solutions is the woven shade. These weaves of natural fibers come in a variety of colors and textures, and can be lined for privacy, unlined for shading only, or even two-in-one, with a separate lining feature. This is one shade where truly, it brings it all to the table. It’s a beautiful valance when up, and lends texture and an organic element to the space when down. Some of these — vetiver, for instance — even possess a pleasant aromatic quality. Horizontal wood blinds or shutters make excellent window coverings. While the aluminum version has gone out of vogue, wood or faux-wood blinds offer light control, privacy, and the strength of line.
Discount Home Supplies All donations and sales benefit Santa Fe Habitat for Humanity.
The range of finishes can match almost any wood or trim, and the larger slat sizes give more of a shutter look for a fraction of the price. We do love shutters — elegant and timeless — and we sometimes put a spin on them by implementing willow or open fretwork patterned inserts. When embarking on building a house, you should consider what kinds of window coverings are required, so that planning can be given for issues such as how to house them, stacking space for draperies, extra blocking to support heavy treatments, or power for automatic shades. Other factors to consider are cleanability, pet or child-friendliness, and ease of operation. One of the most popular features, especially for hard-to-access windows, is a battery-operated remote-control feature, which is available for many if not most of the shade options presented. Also, proper dimensions should be taken by a professional, to ensure just the right fit.
