PROFILE Paul Geoffrey

This interview series focuses on the people in Santa Fe’s real-estate industry. Paul Geoffrey is a longtime broker with Santa Fe Properties and an actor with a filmography that includes Excalibur (1981), Wuthering Heights (1992), and Spells (2012).

How’s business?

It’s been very good. We had a few rough years starting in 2009 but last year things seemed to be normalizing. Things have dropped off a little bit, but generally this has been a good year.

The market hasn’t totally bounced back here.

It hasn’t, although it depends on who you talk to. Some people are very busy. Typically the third quarter is the busiest. We’ve seen an uptick in showings of properties between $500,000 and $750,000 of 20 percent compared to last year, which is significant.

I have seen a lot of out-of-state plates in town the last few days, so that may be a good sign.

The streets are crowded, but perhaps there’s not much actual spending going on.

Yeah, I ran an art gallery on Canyon Road for seven years and we used to say some of these tourists come in here with a T-shirt and a twenty-dollar bill and they don’t change either of them.

What gallery was that?

It was the Allene Lapides Gallery. I was the gallery director.

How long have you been in Santa Fe? Twenty-two years.

Tell us about your family.

My wife, Sue, is a house manager at the Lensic [Performing Arts Center] and a host at Osteria D’Assisi. We have three kids. My oldest boy is a graphic designer in London.

My second boy is a music producer in LA, and my daughter graduated from the New School in Manhattan and is now here. She worked at the Ski Basin during the winter and worked as press assistant at the Santa Fe Opera.

Are you still acting?

Oh, yes.

Before you were here did you live in Los Angeles?

I did, for a year. But the values seem very odd to me. Everybody wants to be a nice guy, so they say things that are completely sort of boundless. That happened to me at Paramount with a director who had seen Excalibur and said, “I can’t wait to work with you, it’s going to be so exciting,” and I never heard back.

My son lives in North Hollywood but the drive from Malibu, where I have good friends, can take an hour and a half. The traffic is ridiculous.

Where did you grow up?

In London.

What did your parents and grandparents do?

My father was Hungarian and his father had coal mines 2 0 DECEM BER 2 0 1 4

and sold coal to the Hungarian government. His wife was an actress at the National Theater in Budapest. After the Second World War, my grandfather could tell that it wasn’t going to go well for Budapest. My father wanted to be a naval architect so my grandfather sent him to the Royal Naval College in Greenwich.

Then when the Hungarian Uprising happened in 1956, my grandfather was warned that he was going to be arrested, so he and his wife and about 12 other people got in this train, which would stop just short of the Austrian border.

They had to walk through the night through a forest in the dark and cold. By the time they saw lights, my grandmother said, “I don’t care if they’re wearing green uniforms or gray ones, I’m not doing this any more.”

Had you acted before you came to the States?

Oh, yeah, lots. I thought I wanted to be a marine engineer like my dad, but I was in a play when I was a highschool senior. I was playing the lead character. It was a play written about Jan Palach, the Czech philosophy student who set fire to himself in Wenceslas Square during the Prague Spring as a protest. Apparently I was not bad in it, because I got asked to be in a play in the West End. At 17 I got to be a founding member of a theater company in Manchester. I was playing three different characters in the same play and I realized I really needed to go to acting school. I’ve never worked so hard as I did in those three

years. It was the Drama Center in London, which was probably the most serious acting school in Europe at that time.

My roommate and college best friend was Pierce Brosnan.

That’s who I stay with in Malibu.

What about your recent dramatic work?

I’ve been involved in a theater company called The Arden Shakespeare Festival. We did King Lear at the Armory and then Taming of the Shrew and a Chekhov play and then a new play about Francis of Asissi called God’s Fool and we took it to off-Broadway and then to the Edinburgh Festival, where we sold out both venues. That was in 2011. We’ve been transitioning into more film production and we’re working on a film that will be set in New Mexico in the 1870s and we hope to start filming that in January; we’re still raising money for it.

I was in LA for two weeks at the end of last year to see if I could sort of drum up some acting, but I’ve been out of it for too long so no one really knows who I am, so it’s kind of depressing. [Laughs.] Then I was back here and I got a call early one morning and I said, It’s not to play a dead guy, is it? But no, there were lines and I drove to Albuquerque learning my lines as I drove. I got the part and it was a nice little bit on Better Call Saul, the sequel/prequel to Breaking Bad. It was a lot of fun and I never would have got that if I was in LA. I just shot something last week. A filmmaker won a competition from NASA to do a short film in connection with the Orion program about a man on Mars. I played a newscaster.

When did you start working in real estate?

In 2001. That was during a big lull and it was quite a few months before I had my first closing, then I had eight in two months.

How long have you been with Santa Fe Properties?

Since I started. That’s just me: I feel kind of a loyalty and I have a great group of coworkers, and great staff.

What’s your take on the market, coming up?

I think with what’s happening at the moment, and it could be a result of interest rates staying flat, I think we’ll get through the winter and see more activity in the spring.

The market is slowly normalizing.

After the crash, in 2008-2009, prices in Casa Solana were the same as they were when I first started in 2001 and they’re creeping back up again. It will come back. I mean, Santa Fe is such a popular, evergreen destination and there are more people coming here to retire.

Do you find your clients are doing a lot of initial searching on the internet?

Yeah, and the amount of information is great, but what’s missing is what are the neighborhoods like, what is that street like? Until you see the house in the flesh, it’s impossible. What I like is when people get excited about a house.

That is gratifying to me.

That’s the hard lesson that Santa Fe builders, architects and owners are finally coming to grips with. After years of taking a chance that one building site is as good as the next, reality has set in: We live in an old community that is confined topographically and bounded by lands upon which we cannot build. The result is that the good, sensible building sites were gone long ago and we are now challenging Ma Nature to let us reside in places that often make little sense.

Well, they have good views and they are in Santa Fe, after all, so sense becomes a relative term.

When building on the side of a mountain, in a flood plain, or in a mechanically created hollow in the foothills, approach your beautiful site with care and remember, it is out to get you. More than half our remedial underpinning volume is for homes that are under 12 years old and built on lovely, risky sites.

For around $700 a pop in most places, we can install a helical pier before the house is built, on 10- to 12-foot centers. After the house is built, when the living room goes south or the kitchen becomes unexpectedly sunken, we can fix it, but the hardware and labor quintuple for the same span of wall.

False economies prevail in the building industry. Naturally, I love that because it couples the challenge of a complicated structural retrofit with a good living. I would prefer, however, that the money saved by an early intervention find its way into a painting on the wall or an old Hopi pot on the shelf. And I still stay busy! n

Darlings, November was a banner month for our real-estate community, not so much in sales (I let other, more serious, observers report on that), but in good deeds and high times. Kudos to Deborah Bodelson (Santa Fe Properties) and Michaelann Cavazos (loan officer at Los Alamos National Bank) for spearheading the fundraiser in honor of Richard Jay that I told you about last month. In November, the total dollars were tallied, and the Community Services Committee of SFAR proudly presented a check in the amount of $55,000 to the executive director of the New Mexico ALS Research Foundation.

Richard Jay’s passing (he died exactly one week after attending the fundraiser organized in his honor) has left a void in so many people’s lives, but we can all only hope to have such a positive impact on our family, friends and colleagues as Richard did. The Peters Project hosted a celebration of his life on the 15th of November, and of course the place was packed, standing room only. Everyone was cheered by his sons’ report that his last words were, “Whoa, I’m heading down the trail... heading down the trail.” Richard, you always kept us feeling good, right to the end. The Richard Jay ALS Memorial Fund will live on, and every year when we raise more money in your name, we’ll smile remembering you.

High times (not in the cannabis edibles sense, Holly Berries, but in the good old-fashioned fun sense) were had at the Hooray for Hollywood Realtor of the Year dinner at the Eldorado Hotel last month.

The ROY Committee, headed up by last year’s Realtor of the Year, Kurt Hill (Adobes & Dirt Realty), and last year’s Affiliate of the Year, Attarah Gutierrez (senior escrow officer at Fidelity National Title) put on a spectacular show to a sold-out crowd. I’m telling

you, Snowflakes, the real-estate community in this town loves getting together for an evening of drinks, dinner and entertainment. The star-studded evening was complete with paparazzi yelling, “Darling, who are you wearin?” and people air-kissing and saying “There you are” to others as they walked in on the red carpet. The highlight of the event could easily have been the videos shown throughout the evening. The genius behind the camera was Garret Trujillo, 19-year-old son of Pam Trujillo (VP Community Bank). He was the producer, director, and editor of the hilariously funny comedy sketches. The writers and stars were Pam, Bev Chapman (Chapman Realty), Marc Martin (formerly Stewart Title and now on a new career trajectory, to be announced), Caroline Russell (Sotheby’s), Robbie Dobyns (eXp Realty), and Barbara Blackwell (Keller Williams). Just as Alfred Hitchcock always did, Garret showed up in a few cameo roles, too.

Live performances in three categories (comedy, dance, musical) were judged by their peers, and, exactly as in The Voice, the American voters emailed their votes in to be tallied on the spot, and the winners were announced that evening: for Best Musical, Arthur Knouse (Keller Williams) on the violin. Best Dance: the Affiliates Committee performing its academy-award-winning Glow Stick Dance. Best Comedy: Deborah Bodelson and Merrily Pierson imitating themselves.

The important winners of the evening, however, were the Realtors and affiliate that took this year’s top five categories. The Lifetime Achievement Award went to Julie Paradise (Coldwell Banker Trails West) for her invaluable service to the SF Association of Realtors over the years, as chair of the MLS Committee, board member and secretary/treasurer (this for a long 7 years!), to name just a few contributions. Crumbcakes, I attribute Julie’s sunny disposition to the fact that she jets off to Fire Island every May and returns in September feeling refreshed (and tan).

Caroline Russell received the Special Merit Award for involvement above and beyond the call from the board office. Besides relentlessly collecting money as chair of the RPAC Committee for Santa Fe, Caroline is the “Yes” person for almost any task needing to be done. (That’s the word from the board

office). Turtle doves, I do believe the song, “I’m Just A Girl Who Can’t Say No” was written for Caroline.

The Rookie of the Year is Hannah Levbarg (Keller Williams). As a writer, musician, and web designer who lived in England for a few years before moving here in 2012, she concluded that the most lucrative career in Santa Fe would be as a Realtor.

Licensed for the last year and a half, she proved her instinct to be correct. But if you ask me, dearest readers, I think she’s getting material for her next book. (If these houses could talk.)

Michaelann Cavazos was named Affiliate of the Year. Realtors could not get by without their affiliates, and especially ones like Michaelann. Sugar plums, not only can she work tirelessly on loans for buyers and spearhead committees for charitable causes while being a mom to her three children, but she can also dance, (She led the Affiliates Committee to victory.)

This year’s top award, the Realtor of the Year, went to a top performer, Victoria Murphy (Sotheby’s). As the Northeast District VP for the Realtors’ Association of New Mexico, Victoria barely made it to the dinner because she had been in a very involved meeting in Espanola earlier that day. But she made sure she got there because she thought she was giving the introductory speech for Pat Pipkin (the person she was told would be the ROY). Aha, was she surprised: “I was very humbled by it... and completely caught off guard.” And now intimidated, my fat little french hens, because she and Michaelann have to come up with the program for next year’s ROY dinner. This one will be a hard act to follow.

R.E. Commission mandate: protect public

By Paul Weideman “THE PRIMARY JOB OF THE NEW MEXICO REAL ESTATE COMMISSION IS TO PROTECT THE PUBLIC,” said Robert Dunn, who has served on the board since his appointment by Governor Bill Richardson 12 years ago. “I believe it is important to preface my comments about the Commission by saying that by far and away the vast majority of real-estate brokers operate in compliance with the laws and rules of the commission. Only a very small handful of those committing violations wake up in the morning planning on how they can defraud someone.”

He added that it’s “very frustrating to see some of the violations that we deal with.

They really can hurt members of the public, especially those who are not as sophisticated and don’t have the wherewithal to defend themselves.”

Dunn grew up on the East Coast, earned a bachelor’s degree from Trinity College in Hartford, Conn., and served in the U.S. Marine Corps. He has worked in real estate in Santa Fe for almost 35 years. He and Pamela Wickiser founded the firm Robert Dunn Real Estate Inc. and worked out of that office for 15 years. Today they are with Sotheby’s International Real Estate. Dunn has served as president of both the Santa Fe Association of Realtors and the Realtors Association of New Mexico.

“I am grateful that Goveror [Susana] Martinez has decided to leave me on the Real Estate Commission,” Dunn said. “I would like to stay on, because the current comissioners are relatively new.”

Martinez has appointed three: Kurstin Johnson of Albuquerque (president of the commission), Clifford Stroud of Carlsbad, and Kirk Clifton of Las Cruces. The fifth position was open at press time. The commission is made up of four real-estate brokers and one member of the public; on the current board that’s Kirk Clifton.

“The magical thing about the commission in my 12 years is that we’ve never had personal agendas,” Dunn said. “We’ve always worked very well together.”

How often does the New Mexico Real Estate Commission meet?

The commission meets every two months in Albuquerque.

How many violations do you deal with compared to the rest of the country?

every other state in the number of violations of real-estate rules and laws.

How do cases originate?

The process is that a member of the public calls or writes the commission and one of our investigators decides whether it’s a Real Estate Commission matter. If the investigator feels it’s worthy, the alleged violation is presented to us, with no names used.

If the commission believes there has been a violation, it issues an NCA or Notice of Contemplated Action and the broker has 20 days to respond.

Then the commission comes up with conclusions of law and determines the appropriate disciplinary action.

What is the range of actions?

A letter of reprimand or the person’s license may be suspended or revoked.

How many instances do you deal with?

There are several hearings a month, and four or five settlements a month. The commission is open to a settlement, because a letter of reprimand — which usually also includes a fine and a prescribed real-estate course — goes on the broker’s record.

What types of cases are most common?

It may be a minor infraction but it still hurts a member of the public enough that it warrants an action. Or it can be extraordinarily egregious, for example not disclosing adverse material facts about a property, such as a bad roof.

Does the Realtor have the duty to make sure the inspector does his job?

Inspections are not legally mandated, but we absolutely recommend that brokers use home inspectors.

How does the commission proceed on violations?

A settlement will be proposed, or a hearing is scheduled. One commissioner is assigned to each case and conducts the hearing with a lawyer from the Attorney General’s Office who is assigned to the board. We have to be very careful about due process because we’re not lawyers.

The commissioner compiles a finding of fact, then presents it to the full commission.

Aren’t there instances that could be thought of as honest oversights, something about the house that the seller has just forgotten about?

Yes, but the seller is just as liable as the Realtor. At least 80 percent of complaints come from buyers, and if it is discovered that a seller has hidden an adverse material fact, that’s fraud.

We also have had a problem with people practicing real estate without a license, but as of about three years ago we have a new law that makes that a fourth-degree felony.

How do Realtors know exactly what they’re liable for? In the licensing process, are they schooled in the kinds of things about which they must be conscientious?

Not as well as they should be, in my opinion. That’s one of the reasons the Real Estate Commission came up with a mandatory course that brokers must take every three years. The commission is responsible for education and the education requirement

to secure a real-estate license was increased from 60 hours to 90 hours.

The more violations, the more the reputation of Realtors is damaged.

Well, it’s not the commission’s mission, but it sure should be the mission of every real-estate broker, to protect his or her reputation. You want the public to have trust in you, because every day when you wake up in the morning, you look on the internet and there’s a new reason not to use a Realtor.

Does the commission deal with both rules and laws?

The rules support and enforce the laws.

It’s all in the booklet New Mexico Real Estate License Law and Real Estate Commission Rules. It’s published every two years and it will now also be online. All the violations we deal with have something to do with the chapter titled “Broker duties; disclosure.”

Every qualifying broker should have this book in his or her office. When we issue an NCA, we increasingly are also issuing it to the qualifying broker, because it’s that person’s job to supervise the associate brokers in the office.

The Real Estate Commission has staffers as well as the commission members. What does staff do?

The office receives calls about education requirements and license renewals. The Real Estate Commission also conducts national checks on new brokers to see if there have been violations, and every broker today is fingerprinted.

How has the Internet changed what the board deals with?

Misleading or false advertising has always been a problem and on the internet people are not identifying who they are and try to represent properties when they can’t.

Integrity and confidence are of paramount importance in this business. With some violations you’re just befuddled because some brokers are extraordinarily smart and connected and they do illegal things for gain.

The commission is going to have a rules hearing, probably later this year; a task force has been meeting and is looking at proposed rules on advertising. To effect a rule change takes three votes on the commission. I think that’s an extraordinary responsibility.

I can say that being on the Real Estate Commission is the most rewarding thing I’ve done in this industry. We are gentle but firm. We’re not headhunters, but we do go after those who violate the rules and laws.

The name topiary was derived from the Latin topiarius which literally mean landscape gardener. The modern-day word has become synonymous with the art of cutting trees and shrubs into ornamental shapes. This gardening style started in early Roman times and eventually made its way to America in the 18th century when settlers began to create formal, European-style gardens.

After centuries of experimenting with the craft, a new way to fashion shapes was invented using wireframed structures. Evergreen plants such as pine, rosemary, boxwood, ivy, and different varieties of mosses are most often used, but it doesn’t have to end there. For the holidays all sorts of elements can be used, such as fruit — apples, limes, and dried pomegranates make excellent topiaries. Even nuts and pods can be used. Ornaments, berries, flowers, and wheat are other options. It just takes imagination, a good glue gun, and some florist picks.

By Paul Weideman “IT IS TRULY BEAUTIFUL OUT THERE. WHENEVER I’M AT ONE OF THE MODELS, IT’S LIKE, WOW, WHAT A VIEW.” This is Mike Loftin, chief executive officer of Homewise, talking about Tessera, the nonprofit’s newest project. “What I’m most excited about is that you have a more affordable option now to live on the north side.” Tessera, located northwest of Santa Fe, adjacent to the Aldea subdivision, was started seven years ago by builder Michael Hurlocker. He and architect Bob Zachry built several contemporary-style homes before recession pressures caused Hurlocker to give the 146-acre property back to the bank. Homewise quickly picked it up and is proceeding to build its first homes.

How do the first Tessera residents feel about the change?

“We were worrying about that, because some people paid $1.2 million and those are gorgeous homes,” Loftin said.

“Michael Hurlocker has a real nice aesthetic, and his site planning was perfect. We didn’t change anything.”

The new Tessera is being built on the original plan, with the same lot sizes as before, averaging one third of an acre.

“We’ve met with all the homeowners, including neighbors in Aldea. One thing they wanted to keep was no pitched 3 8 DECEM BER 2 0 1 4

roofs. I like having some pitched roofs but we agreed to do that. Michael’s covenants and design standards were fairly persnickety so we knew we had to change some of those to make it easier on the building front, but without compromising the look.

“We’ve worked hard. We had to design a bigger house; our contemporary model [the Sunrose] is the biggest we’ve ever built,” Loftin said. “And we also have a partnership with some builders. We’re giving them an option on lots, because that neighborhood will support more expensive homes.”

The Homewise offerings include two-, three-, and four-bedroom homes, from 1,070 to 2,096 square feet, starting at $293,500. There are seven floor plans. The four-bedroom Sunrose includes a guest house and courtyard.

The other model now available for viewing is the Piñon, a more traditional, Spanish-Pueblo-style home. It carries a base price of $399,000 but it was built with upgrades including a viga ceiling in the living room, dining room, and kitchen; granite countertops; stainless-steel appliances; ceiling fans; and a gas (rather than wood-burning) fireplace in the living room, which brings the sale price to $469,000.

Of the 166 homes Homewise will develop over the next

five to seven years, 22 will be to affordable guidelines. (No condos, townhomes, or apartments are included in the Tessera plan.)

“In everything we do, we try to get a percentage that’s affordable to people below 65 percent of the area median income, so for example the person working in food service at the hospital; then the next tier is what the typical schoolteacher makes, below 80 percent of the area median income; then it goes up to 100 percent and 120 percent, so we try to get the whole range according to whatever the market is in that area. Economic integration is an important goal for us,” Loftin told Home.

Every homebuyer in Tessera is eligible for homebuyer assistance. “There’s up to $40,000 of assistance, depending on your income, for any of those homes. We are going above the minimum requirements in Tessera. The homes bought by those buyers who get assistance are the smaller homes; they start at like $293,000 and you can buy that for like $253,000 if you’re eligible for the assistance.”

Loftin said all its homebuyers can use Homewise financing. The first advantage of doing that pertains to buyers who can’t manage the 20 percent down payment.

Homewise eliminates the usual private mortgage insurance, resulting in lower monthly payments.

The second reason to use Homewise is the ability to deal with a local entity. “Most of the mortgages end up being owned by Fannie Mae, but we service the loans and you deal with us,” Loftin said. “We didn’t realize how important that is to people until we started doing it three or four years ago.”

Are lots being sold to people for investment? “No,” said Homewise marketing manager Laura Altomare during a late-November tour of the model homes. “We want people to live here. We want a sense of community and energy.”

Of the project’s 146 acres, a total of 68 acres will be left as open space and a public trail — for walking, biking, and horseback riding — that connects with the Aldea and La Tierra trails, according to Altomare. Both she and Loftin said some of the area residents who toured the models during a Nov. 8-9 grand opening said they were glad something is happening with the Tessera project. “It’s been dead,” Loftin said. “And folks in Aldea want to see their plaza lively. I don’t think the sense of excitement is just from us building there. I think people are tired of being in the funk of the recession. My sense is that people’s attitudes are shifting and getting more optimistic.”

Winterizing tips (better late than never) Winter is here. Now is the perfect time to take that weekend day and make sure your home is ready for cold weather.

Furnace startup For most of us, the most important item on the list is heat. Make sure to have your furnace, boiler and/or water heater inspected and started by a licensed, bonded and insured mechanical technician. Make sure parts are cleaned, the filter is replaced or at a minimum cleaned, and that carbon monoxide (CO) levels are within safety regulations: a test that registers 9 parts-per-million or more is cause for concern. By law, the appliance must be shut down and replaced at 13 parts-per-million. You should have your furnace inspected annually. Also remember to replace batteries in your smoke and CO detectors regularly.

Shut off outdoor water When the outdoor water to your irri-

gation system or your evaporative cooling is turned off, make sure all lines are also drained, removing any existing water left inside them. This will rid the system of any water that could freeze and then burst, creating leaks, flooding, and a big icy mess.

Mulch the garden Believe it or not, adding a thick layer of mulch after the first freeze will protect your garden throughout the winter. You’ll also appreciate it next spring if you trim back all trees, shrubs and perennials.

Put the patio furniture away Save on your spring budget by storing your patio furniture through cold winter months. Hosing or wiping it down and keeping it somewhere tucked away will extend the life of your outdoor furniture for many years.

Outdoor steps If you have outside steps or rails, make

sure everything you grip for balance is tight and secured to the foundation. This will help to prevent slip-and-fall accidents on your property.

Foundation cracks Check for cracks in cement, stucco, and any exterior surface from the ground up around the perimeter of your home. Open cracks can leak, and attract rodents and bugs.

Check your roof If you’d rather not get up there yourself, have a roofing company inspect your roof and give you a report. You’re especially interested in any broken seams, cracks, or gaps near canales and gutters, or decay in the material used to make the roof itself.

Weatherstrips and caulking Save on your heating bill by replacing weatherstripping on all exterior doors and windows. Also inspect all outer walls, bathtubs, sinks, etc., and fill in any dam-

aged caulking.

Next, the sales professional is no longer the only source of information.

For example, the average homebuyer has researched neighborhoods, crime statistics, school evaluations, property taxes, mortgage interest rates, and agent reviews. They have had tons of virtual experiences looking at homes online before they call a Realtor or plan to visit Sunday open houses. They do not want to be sold.

At the same time, they still want to do business with a sales person they know, like and trust.

These changes in consumer behavior make social media an important activity in sales and customer service for any size business. The first step is to decide which social-networking sites fit your business.

Find out where your customers are on-

line. Are they on Facebook or Twitter or Linkedin? Chose one that seems to fit you and avoid aiming too high. Next, what is your goal? For example, if you sell 100 hot dogs a day, your goal may be to use social networking to sell 125 hotdogs a day. Or if you are a veterinarian, your goal may be to get five online reviews each month as testimonials for your business.

It is important to recognize there will be a learning curve. Allocate your time or staff resources for training and to develop your strategy.

Remember, people use social-media sites to network with other people. Who wants to be friends with a brand? Humans prefer to connect with faces rather than a logo. It is impossible to build a relationship with a company. Your customers want to know the people behind your logo. Like you, they will respond to authentic communication with valuable information more than marketing pitches.

Social networking does take time and consequently is not free. Next, what you

T

his is a gorgeous property in Abiquiú, with a wonderful main house and numerous outbuildings, fronting on the Chama River. Owners Helen LaKelly Hunt and Harville Hendrix did a major renovation and expansion of the 1880s-era home beginning in 1993 with builder Sharon Woods and architect John Arrison, but the footprints go deep here.

The Native American presence on this land goes back at least a millennium and the written record brings us up to the early 1700s. In that time, siblings Rosalia, Juan, and Ignacio Valdes filed a request for 7,578 acres on the Torres grazing grant. It is believed they built their homes here, on the Plaza Colorada Land Grant, close to the site of the present hacienda.

After an Indian raid in 1747, the area was abandoned. The Valdes family returned several years later and by 1800 the property was held by Rosalia’s grandson, Juan Domingo Valdes. It passed to José María Chávez in 1825. The present house reportedly was owned in the late 19th century by Reyes Gonzales, who had married the daughter of José Pablo Gallegos, a descendant of Rosalia Valdes. During their habitation, the couple built a vast sheep herd and also developed the home into a welcoming destination for community gatherings.

The Gallegos’ rancher sons, Tomas and Emilio, and their families lived in twin brick homes that had been built by Mormon pioneers. (One of these remains; it is known today as the Ruth House.)

Among the subsequent owners were Patrick Jackson, an industrialist from the East Coast; Texas hotelier Winfield Morten; the Salmon Corporation, Dallas, which ran a commercial hunting operation from the property; Alva Simpson, former state welfare director and previously the owner of the 27,000-acre ranch that was sold to AMREP for the development of Eldorado; and an American Muslim community, which in 1992 sold the property to Hunt and Hendrix. (Another of its memorable incarnations was as a location for the 1973 Kirk Douglas movie Running Wild.)

The main house on the Hunt Ranch at Abiquiú (which used to be called Rancho de Abiquiú) boasts a rustic elegance, with hand-plastered walls, beamed ceilings, and tile, brick, and hardwood floors. Details reminiscent of the Spanish Colonial period include bancos, shepherd’s beds, and alacenas (traditional cupboards recessed in walls).

Also here are several fireplaces, a fitness room, steam room, a hallway with floor-toceiling bookshelves, a central courtyard, and a modern security system.

The house occupies about 14,843 square feet on two levels. The 3-bedroom Ruth House is 2,570 square feet on two floors. The houses are surrounded by mature cottonwoods; the property comes with more than 700 acre-feet of irrigation rights. A working ranch in the past, there are corrals, a barn, and feeding and irrigation facilities, as well as staff quarters and offices.

The price of this property is only a little over 50 cents per square foot — although there are quite a few square feet in the 353-acre estate. The bottom line is a listing price of $7,895,000. Virtual water: an emerging science Water science is moving forward at an accelerating pace. With population growth and the end of plentiful, cheap water, the need to understand our water use and how to reduce it is now the topic of daily news and a common discussion item.

New phrases are now entering our lexicon — water footprint, virtual water, direct water use, indirect water use, gross water use, embodied water, blue water, green water, sustainable water use. The science behind some of these ideas is still emerging, but it is clear that we will need to more fully understand the total costs of producing water and consuming everyday items in order to make the difficult decisions around water and economics in the future.

An average Santa Fe resident directly consumes on average 72 gallons per day, indoors and outdoors — more in the summer especially because of gardens.

This number is far lower than for most other communities. But direct water use is just one side of the equation. Another is the embodied or virtual water use neces-

sary to support our lifestyle and economy.

For example, one 17-ounce bottle of soft drink contains a little less than 17 fluid ounces of water, but consumes 42 gallons of water to produce the flavorings and another three gallons to manufacture and transport — for a whopping total of 46 gallons of water embodied in one 17-ounce bottle of cola!

A cup of java embodies 37 gallons of water, a banana 42 gallons, and an egg 52 gallons. As this illustrates, one small breakfast already surpasses our direct water use for the entire day. In fact, average virtual water use in the United States is 1,980 gallons per person. Per Wikipedia, “a sustainable system is one that can continue in its current mode of operation indefinitely.” As both a sustainable community and one of the nation’s leaders in water conservation, Santa Fe needs to embrace these emerging concepts and determine how sustainable we truly are from a water perspective.

Water is one of the pillars of our economy. With a limited water supply, our economy would shrink. Unfortunately we are seeing some of this in small communities in both Texas and California today.

Closer to home, Santa Fe made national news a little more than a decade ago when we did almost run out of water — and both tourism and the local economy suffered.

Of course, this is not likely to happen in Santa Fe now that we have invested in a broad array of water sources and are very water-conscious, but it does illustrate the linkage between water and our economy.

We are benefiting today from the water policies enacted a decade ago, put into place during that crisis. Water is at the foundation of our economy.

As a leader in water conservation and sustainability, now is the time for Santa Fe to develop an awareness of the linkage between our direct and indirect water use. Caring about how much water we use directly is a great start. However, understanding the amount of water we are importing and exporting to support our

way of life is the next step to building a resilient, secure community. Climate change and drought should only add to our sense of urgency in understanding how much water we really need to become truly sustainable.

Updating a Santa Fe classic “This is our favorite home that we have lived in,” says architect Michael Krupnick of the newly remodeled 1950s Allen Stamm home in Casa Solana, “and we have lived in some pretty showy houses that have been on the cover of magazines.

People are surprised we chose Casa Solana over other areas to purchase and when they walk in our home they are in awe of what we have created with a house that was old, worn-out and in need of care.”

Michael and Kim Krupnick say they chose Casa Solana over other neighborhoods as they felt it had a nice sense of community, great neighbors, a good deal of diversity, and there are plenty of kids for their daughter, Destiny, to play with.

“We have fun sharing eggs, tomatoes, and playing basketball in the drive with the neighbors. Also, we prize being very close to the dog park, the Tierra Trails system, the Santa Fe River trail, the La Montanita Co-op, and downtown; it’s a great location.

“It feels good to renovate. As architects we design custom homes, but the greenest thing to do is renovate existing homes and make them more energy-efficient and upto-date.” The Krupnicks have very much improved the efficiency and the beauty of their Stamm home. They replaced all the windows and doors, except the classic original Stamm door, and applied two inches of rigid foam insulation. All of the

new lighting fixtures are energy-saving LEDs. Thankfully there was an existing new foam roof. Since the home is on a crawl space, they were able to catch around 80 percent of water that comes to the site through greywater recycling and permaculture-designed landscaping.

“Stamm homes have good bones and the house was fun to bring up to date,” says Krupnick. “We created a kitchen that rivals that of high-end homes and we added a Ten Thousand Waves-inspired master bath with a sauna, soaking tub and walk-in closet.” In addition the Krupnicks engaged the outdoor landscape, created a large porch to entertain, a fire pit and outdoor cooking, and with the land-

It took effort and bravery but in the end the Krupnicks have a home in a wonderful location that is just the way they want it to be.

Quick-closing loans are possible We all want fast closings. Whether you are the buyer, the Realtor, or the mortgage loan officer, we all want a quick and smooth closing, just like the good old days. Well, in the good old days we could do stated-income loans without much paperwork. In 2014 the paperwork is far more comprehensive, but fast closings are still possible.

Recently, our company has closed purchases in 20 to 25 days. How did we do it? Well, it must be a coordinated effort between the Realtor, the mortgage loan officer and processor, and the buyer.

Here are the cardinal rules that must be followed for a fast closing: 1. The buyer must deliver the documentation quickly to the mortgage processor. I

mean in a matter of days.

2. The Realtor must be quick in ordering the inspection and must help, if necessary, in getting documentation from the buyer.

3. The mortgage company must coordinate the title work, the underwriting, and the appraisal and must lock the loan quickly and efficiently.

Experience is essential. Your mortgage company, particularly the loan officer, must quarterback all the elements of the closing. For a fast closing, the title work, the appraisal, and the underwriting must be done simultaneously. If the title company or the appraiser responds too slowly there can be a timing problem.

Remember, appraisals are not normally

ordered until inspections are completed.

Therefore, order the inspections on Day 1 of the contract.

The loans that I have closed in less then 30 days were possible because the buyer was very forthcoming with the personal data required by the underwriter.

There is no particular magic, just hard work to implement quickly the elements of a loan approval and closing. As a buyer, select an experienced mortgage person, a competent title escrow officer, and a Realtor that asks for updates continually.

Sometimes a fast closing can help the buyer negotiate a better price for the home. We can all work together to achieve a smooth closing for the benefit of the buyer and seller.

Not only has Victoria achieved recognition as a Realtor but she has devoted countless volunteer hours working for a variety of local charities, including Buckaroo Ball, Guadalupe Historic Foundation, Friends of the Palace of the Governors, and Junior Welfare Association. She is married to Dennis Murphy and has three adult children, Ben, Carl and Kate.

Upon receiving the award, Victoria shared, “My father always encouraged me to get involved in real estate.” She thanked the membership, adding, “I’m humbled and honored to receive this award.”

Julie Paradise, GRI, SFR, a Realtor with Coldwell Banker Trails West Realty, received the Lifetime Achievement award

for her service to SFAR for nearly 20 years. Julie’s past service has included several terms on the board of directors as secretary/treasurer, past chair of both the membership and multiple listing service (MLS) committees and has been active participant at the state level.

Hannah Levbarg took the Rookie of the Year award for her dedicated service as a new Realtor volunteering as a member of SFAR’s grievance, multiple listing service and technology committees. Hannah is a Realtor with Keller Williams.

Michaelann Cavazos, a mortgage loan officer with Los Alamos National Bank, was honored with the 2014 Affiliate of the Year award. Bounce back better, 2015 and beyond After pondering Homer, Hegel, and the other great authors of western civilization, Christopher Peck and I graduated from St. John’s College in ‘91. We then took the same legendary permaculture-design course in ‘92. We grew a rocking edible garden in ‘93 off of Alto Street. We instigated a permaculture book club in ‘94.

We taught with Permaculture Drylands Institute from ‘95 to ‘97.

Then, one day, it happened. Like Little Jackie Papers, my friend was no more.

Peck decided to move to a place with a bigger phonebook and an occasional view of the sea. Although it was sad to see him disappear in the sunset, it wasn’t “Puff the Magic Dragon” angst. After all, he was passing me this newly minted “Permaculture in Practice” column, and I was jumping for joy at the job.

Fast-forward 16 years and today Peck is the co-author (with fellow former Santa Feans Hal Brill and Michael Kramer) of a revolutionary book about pecuniary planning. It’s called The Resilient Investor:

A Plan for Your Life, Not Just Your Money (Berrett—Koehler, 2015). The authors use “resilient” to replace the brittle, overgrazed term “sustainability,” but “it’s not just about bouncing back,” Peck made clear recently as we carpooled to a conference about ecological ranching. “It’s about bouncing back better.”

The quick and easy read covers the complex subject of “investing” with clarity, structure, wisdom, and humor.

It starts with the premise that the world, particularly the financial world, is in a significantly unpredictable state of potential discombobulation. Forget putting all of your eggs in a few baskets and thinking you’re done. “Resilient investors” use nine — count ‘em nine — planning “zones” that make up the book’s Resilient Investing Map (RIM).

Whether it’s your “personal resilience practices” (zone 1), a fulfilling career (zone 2), your spiritual being (zone 3), real estate you own with good permacultural potential (zone 4), the way you

shop (zone 5), your actions in support of ecosystems (zone 6), your commitment to local investing (zone 7), your socially responsible investment portfolio (zone 8), or your understanding of a new form of investing called “impact investing” (zone 9), a carefully considered and conscientiously followed RIM, says The Resilient Investor, creates a potent recipe for resilience.

Peck said his company, Natural Investments (which he co-owns with his co-authors) will release an interactive website (www.resilientinvestor.com) in conjunction with the book’s publication early next year. His intention is to help people create their own RIMs in a relatively effortless manner. “We know we can’t predict the future,” the registered financial advisor with nine offices in eight states explained, “but we want to make it easy for people to anticipate the potential futures we face.”

Keeping his eyes on the road as he drove, Peck smiled. “The financial industry has barely noticed the socially

driven revolutions in crowdfunding, slow money, and transformative economics.

Today, there’s more than a trillion dollars invested in some form of screened, socially responsible fund. We’re probably just getting started.”

The title commitment In a real estate purchase agreement, the seller is to deliver a title commitment to the buyer. What happens when the commitment is delivered to the buyer? Is the commitment explained? Is the commitment explained by the Realtor, seller, lender, attorney, or title company?

The Schedule A of the commitment notes the effective date and time. It names the forms of policies to be used (owner’s and/or loan). The amounts of the policies are based on the sales price and the loan amount. The commitment names the proposed insured, the estates or interests covered by the commitment. It names the record owner of the estate as of the effective date, and the legal description of the land, not the address.

The effective date of the commitment will be the date and time through which the title search was made, the last date searchable in the public records. It is important for the title company to show the time through which title has been

searched. That is because documents are recorded throughout the day, and something affecting the title could be recorded on the same day.

The policy or policies to be issued should be identified as an owner’s and/ or loan policyThe owner’s policy will be issued in the amount of the sales price of the land and any improvements located thereon which constitute real property. The loan policy will be issued in the amount of the loan.

The proposed insured is the person or entity that will be the insured under the title policies, either the owner (buyer) or lender. The estate covered by the commitment is held in fee simple (absolute title to land, free of any other claims against the title). Title insurance only insures real property. Therefore, the insured estate must be a land interest recognized under the law of the state. The commitment will show who is currently in title.

The legal description, either by ref-

erence to a recorded subdivision, or by metes-and-bounds description of the land, which will be insured by the title policy. A metes-and-bounds description means the measurements and boundaries of the land, beginning at a certain point in the boundary of the property to be described, and then reciting the directions and distances from point to point entirely around the property.

The schedule B sets forth the conditions that the underwriter requires to be satisfied before it will issue its policy in accordance with the terms set out in schedule A. The schedule lists the various exceptions to title that the underwriter proposes to exclude from coverage.

Preprinted and specific requirements are usually generic in nature, because the title company will not know the full details of the transaction at the time the commitment is issued.
