Buyers hip to online home search Today, the front-page focus is about an uptick in consumer confidence and the housing market recovery. What is missing is the rest of story about how consumers have dramatically changed how they approach buying a home. Homebuyers are more knowledgeable about the choices available to them. After five years of searching for homes online without being able to buy, they are extremely savvy about home ownership, often more than the sellers and sometimes the agents. They are informed and connected and no longer reluctant to use the internet and their mobile devices. Their social, digital and mobile behavior has created a major shift in how they chose to buy a home. They are on the go. A joint study by Google and the National Association of Realtors (NAR) reported that new-home research begins and continues online. Buyers are active information-seekers researching their next move online 24/7. For example, they are searching while waiting in line,

on their smartphones at work, when in restaurants, and even in other people’s homes. They often use multiple screens in their search endeavors. Social-media sites are now part of their social life. They do not want to jump through hoops or numerous web sites to find information or make a phone call to an agent to find out the price of the home. They will use the web and social media at the same time because it is fast and easy. Although real estate is local, the buyers are global. According to Inman News, buyers use Zillow and Trulia twice as often as Realtor.com [the NAR website). They use specific Google searches to find out more about the community, about neighborhoods, schools, crime stats, homeowner-association covenants, building codes, water resources, job opportunities, chicken wars, interest rates, traffic, air pollution, city debt, transportation, hospital ratings, and foreclosure trends using their mobile devices and social networks. They want to know more than the

size and the number of bedrooms. Mobile, digital and social technologies are changing the way buyers make decisions and now buy real estate. Social-media sites such as Facebook, Twitter, Google+ and YouTube have given buyers more leverage in the marketplace. These sites are no longer used for only connecting with friends. Buyers are open to listening to the online opinions of their friends. Social peers are often more trusted than advertising. Word of mouth is global in a nanosecond with one post or comment or review from a single consumer. With one click, information is searched and disseminated. Instead of reaching out to one close friend, homebuyers are asking their social network for opinions on communities and homes. A recent Nielsen survey reported that nearly 50 percent of consumers relied on content from social sites like Facebook and Yelp to make buying decisions. The housing collapse has changed buyer behavior and expectations. Home-

Among the joys of home ownership is constant vigilance with a trained eye to catch the insidious invader, water, before it has done damage. Coupled with the eagle eye are some simple measures you can take proactively to minimize your exposure. First, be sure the ground around your house slopes away from the walls, not toward them. Next, keep any plantings (except the ones you want to kill) at least three feet from the wall. The corollary is to only use xeric plants in that zone. Be sure that your canales or downspouts discharge well away from walls and that the water they produce is conducted post-haste away from your house. Watch, particularly, for signs of moisture invasion and retention on north walls. They are usually the most vulnerable because they dry more slowly. Look for white deposits on the exterior plaster, or cracking and spalling that seems abnormal. And don't think that an elastomeric stucco is going to keep you safe. Those finishes are every bit as prone to cracking and leaking as the old dependable cement. In the care and maintenance of a home, as with anything else, Murphy rules. Despite your loving stewardship a plumbing line will break, the acequia will overflow, or the Department of Transportation will cut a bar-ditch through your front door. When that happens, call us.

his wonderful property in Santa Fe’s historic district spans between E. Palace Avenue and E. Alameda Street. The earliest section of the house may date to the late 1800s. The cabinets, including builtins all around, are white-painted wood. Granite tops the counters and the island. Walls in the quiet bedrooms are painted in peaceful taupe and beige. In the master bathroom, the sinks and tub have rustic stone surrounds over beaded wood; the other has a glass shower brightened with plenty of white tile. The property is a little over 15,000 square feet. The main entrance on Alameda has a 2-car garage and parking for two more cars, while a service entrance on Palace accommodates three cars. Darlings, July was an exciting month for sports fans. Germany won the 2014 FIFA World Cup, and LeBron James announced that he was going home to Ohio and the Cavaliers. This month, Dearest Readers, we have our own athlete, Gavin Sayers (Santa Fe Properties), who will himself be making history when he spends two days rowing the mighty Mississippi with his old friend and rowing buddy John Pritchard, a 1980 Olympic silver rowing medalist. A native of England (yes, Possums, that refined British accent is real), Gavin was a member of the prestigious Leander Club, Henley-on-Thames, which is where he and John first rowed together. On Aug. 7 and 8, he’ll be joining John on a much bigger project that John has undertaken here in the United States: sculling the Mississippi in two newly crafted Victorian skiffs. Another athlete in our midst (actually, Gumdrops, we have many, not including me) is Tom Alesi, owner/broker of Thomas P. Alesi Investment Realty. I suppose you’re scratching your head right now, saying. “I thought Tom was more of a talker, not so much an athlete,” and you could be right. Whichever it is, he is a doer of the adventurous ideas he comes up with, so in late spring (about four weeks altogether) Tom made the famous pilgrimage along Spain’s Camino de Santiago de Compostela. All 500 miles. All by himself. Starting in the small town of St. Jean Piedde-Port, Tom began by climbing the Pyrenees mountains and followed a network of paths, trails and paved roads snaking through France, Spain and Portugal, covering almost the entire width of northern Spain and ending at the northwest corner in the city of Santiago de Compostela. I asked him if he felt like Martin Sheen in the film, “The Way,” and he said no, but he did feel a lot thinner because he lost 20 pounds during the walk. Sugar Lumps, I’m trying to decide when I’ll go. Enough of this worthy athletic stuff. Let me talk about houses for a minute. In June, I went to an afternoon garden party at a new Tesuque house designed and lived in by Jane Smith (owner of Jane Smith Home at the corner of Old SF Trail and Paseo de P). Kittens, I couldn’t help but marvel at what a good job Jane did of channeling my old pal, the late Betty Stewart. Jane moved here from Aspen in the mid-’80s. When she first got to town, she lived in Betty’s guest house, and she immediately recognized the unique style for which Betty became known over the next several years. When it comes to designing a house, Jane credits Betty as her mentor. That’s a good thing, Pumpkins, because Santa Fe needs a continuation of what people today refer to as “Betty Stewart Style” homes. However, so

many of Betty’s original homes have been remodeled to the point that the “Stewart Style” is being confused with the remodel. So I say Keep on channeling, Jane. PROFILE Alan Ball

This interview series focuses on the people in Santa Fe’s real-estate industry. Alan Ball is an associate broker with Keller Williams Realty and a longtime blogger; his blog address is www. santaferealestateconsultant.com. How long have you been in Santa Fe? Since March 1983. Where did you grow up? I was born and raised in Grand Island, Nebraska, and later Fremont and Council Bluffs, Iowa. I went to college in Lincoln, at Nebraska Wesleyan University. I majored in philosophy and minored in religion. I’m thankful every minute of every day that those were my fields of study. I think they helped me open my mind and be appreciative of the variety of cultures in the world. What was your path? In my four years at college I got married, fathered a child, got divorced, and graduated. After that I went into business. My first job was manager of a government-subsidized apartment complex. It was a fast education in dealing with situations where people needed a government check to pay their rent. Then I worked for a developer planning a large, enclosed shopping center and when it was finished I was the leasing agent. In 1977, I approached banking, which is my family background. I was a management trainee in Lakewood, Colorado. I got to learn just about every department over three years and enjoyed it. I explored several other opportunities in the Denver area but went back to Council Bluffs. I wanted to do something different, so I went to work for the Bell System for a year. I graduated from their national sales school, which I was told was an accomplishment. But I kept getting new bosses and new territories and by that time the Ball family had relocated to Santa Fe. Dale and Sylvia Ball were president and chairman of the Bank of Santa Fe for several years. Santa Fe’s economy took a big hit in the oil bust and the family was out of banking by September 1987. What were the major factors behind that exit? There were 80 different issues, but we had some big loans that didn’t perform. We had writeoffs, which puts a hit on capital, which means you’re struggling to be accepatable owner/managers in the eyes of bank examiners. And they increase their requirements when you can least afford it. It all happened over a year or so and we just got to the point where we handed over the keys, as it were. Real estate is a very interesting business because it never stays the same. And I was working with foreclosures when I was in banking in the late 1970s in Denver and doing fairly well at it. What offices did you go with in Santa Fe? Century 21 with Stan Evans, Fred Raznick and Bill Schwent. I was their office manager and did everything I 58

could, then I got recruited into the title business by Territorial Abstract. I worked there for eight years. That was fun? It was a lot of fun, the people interaction, a big learning experience, and management. I always wanted to be in charge. Lately, for the first time in some 30 years, I have no management duties, and it’s a nice change, it’s a relief. At Territorial I became escrow manager and then president of a small company on Don Gaspar called Titles de Santa Fe. We were the fifth largest of five title companies for years. We were an alternative to the big, old companies. When I left the title-insurance industry in October 1999, I went with French & French Fine Properties. For four and a half years, I headed the new-agent program out at the Zafarano office. We were competing with Santa Fe Properties. I’d stand in front of the real-estate school at the Santa Fe Association of Realtors with letters inviting them into my school. And I would get the list of new licensees and send out letters to them, then try to get the best. It’s been a decade since French & French was sold, eventually to be absorbed by Sotheby’s International Realty. At what point did you leave? In June 2008, I was terminated by Sotheby’s out of New York.

Are you working with buyers and sellers? Just for the last couple of years. From 2008 to 2011, I was back in the title business, initially the general manager at Southwestern Title. And since September 2011 I’ve been with Keller Williams. The business model makes a ton of sense. It’s great for the very successful Realtors. It’s very much for self-starters and people who don’t need a lot of staff. How about you and the stats story? Mike Baker was huge in that. He’d come to his listing appointments with thick folders full of stats. Michael French had a quarterly newsletter called State of the Market. That was a big deal and at some point I took it over and when I left I thought I needed to keep doing something like that. I took a summer off, then I created a newsletter and went to a monthly format because I wanted to keep my profile out there. I basically built on the statistics I had worked with for years and thought through what would be useful information. Baker hit the nail on the head when he told you a couple of months ago that the MLS data is very poor when it deals with length of time on the market. You would see a listing for a house that sold in 120 days, according to the database, but prior to that it was on the market for 180 days with Realtor X and before that 365 days with Realty Y, and two years before that it was on the market for 180 days. How long did it really take to sell? I figured out how to more accurately display absorption rate. Anyway, I was not the positive cheerleader trying to pretend that everything was rosy in 2008, 2009, 2010. Six years now after the big dip, appreciation hasn’t come back. We got really spoiled with that, and it’s really a false indicator. You can have that, but if you don’t cash out at the right time, your home might be worth less than what you paid. And people say they don’t want to own a home unless they’re guaranteed appreciation? What’s that all about? You still have to live somewhere. Recovery is happening. We are up 6 to 7 percent a year, but if you don’t have appreciation, is that the end of the world? It better not be. You can’t count on that. And look at the tax deduction you get for interest paid. It’s huge. And you have the pride of ownership and the comfort of your own home. Tell us, did you remarry? And what do you enjoy doing in your spare time? Parade of Homes on two weekends this month By Paul Weideman ONE OF THE ENTRIES IN THIS YEAR’S PARADE OF HOMES IS POISED TO PROVE THAT SANTA FE’S RECOVERING REAL-ESTATE MARKET HAS REACHED A NEW PLATEAU. The Satzinger Design house on Circle Drive is a spec priced at $2,295,000. Kim Shanahan, executive director of the Santa Fe Area Home Builders Association, sponsor of the event, thinks that says something about the state of things. “At least we are seing some people who are willing to bet on the market being ready for high-end specs being absorbed,” he said. James Satzinger is the current president of the New Mexico chapter of the American Institute of Architects. There are several “talking points” in this year’s Parade. Another is Woods Design Builders’ lovely, Territorial Revival-style entry, which is the company’s 50th custom house built in Las Campanas. The other Las Campanas stop on the 2014 Haciendas — A Parade of Homes tour is a handsome, $889,000, update on Santa Fe Style by Tierra Concepts, which last year won the Grand Hacienda Award for the fifth time. In a recent interview with Home, Shanahan also highlighted Palo Duro Homes, owned by Tom and Jerry Wade. “They started to get a real toehold in Santa Fe a few years back in Oshara Village, but Palo Duro is one of the top builders in the country, and the father is one of the first to take green building into the affordable realm.

They’ll give Pulte and Homewise a run for their money at the entry level.” The competition for awards in the green-building categories promises to be intense. “Most of the builders claim to be building green even if they’re not choosing to be judged,” Shanahan said. “It is kind of cool that virtually everyone in our Parade touts their energy efficiency and green practices. And some of our lowest-priced entries have many of the greenest features, including Habitat, Homewise [by Platinum Sky Construction], and Palo Duro.” Santa Fe Habitat for Humanity has a home on the 2014 tour, a “Passive House,” built with consultant Jonah Stanford. “A Passive House is a heavily insulated home with special attention given to window performance (ours will have triple pane windows), controlled air circulation, and other features that will provide significant financial benefits to the homeowner on a monthly basis,” said Habitat director Ted Swisher. A grant facilitated the addition of photovoltaic panels for the Habitat duplex. There is one remodel entry on this year’s Haciendas tour: 544 Canyon Road, by Woods Design Builders. This may be a first, a Parade of Homes entry on Canyon; it certainly is the first in the past 15 years. Shanahan noted the Eastside is always very popular with fans of the Parade. In some ways, it’s surprising that there are only 19 houses on the tour. Last year’s event had a record low 14; on the other hand, probably few among Parade staffers,

or tourgoers, want to see a return to the 30 or 40 houses featured on the Parade tours in the early and mid-2000s. It was just too much. However, there is an incentive for builders to showcase their product.

In his welcome in the 2014 Haciendas resource guide, he says the Parade houses typically are visited by more than 1,500 people. “Each home is the result of hard work and well-orchestrated collaboration between the builder and crew, architect, designer, engineers, vendors and suppliers, numerous subcon-

tractors, and of course the homeowner.” Besides taking (and paying for) the opportunity to show off their houses, the participating builders compete in the awards segment. Two “best of show” awards will be presented: the Grand Hacienda and the People’s Choice. Buyers don’t need 20 percent up front What is the biggest misconception about mortgages? The down payment. I can’t tell you how often I hear some version of this statement: I want to buy a home but my (friend/cousin/neighbor) says I have to have 20 percent for a down payment. Hold that thought and let’s see how true it is. First, a quick look at the current market. Last year may have been when home prices hit bottom and interest rates hit their alltime lows, but sellers are still pricing their houses to sell and we are still very close to those historic low rates. They’re not likely to stay low. Four respected sources agree that by the fourth quarter of 2015 mortgage rates will rise to the high 4’s and mid 5’s. Their projections? Freddie Mac: 5.2 percent. Fannie Mae: 4.7 percent. The Mortgage Bankers Association: 5.1 percent. The National Association of Realtors: 5.4 percent. If you have been considering a refinance, it may make sense to review your current mortgages with your mortgage banker. You may find a low-cost loan and lower your rate one more time, or shorten the maturity to 10, 15, or 20 years with annual percentage rates in the 3’s and 4’s! Now, about those down payments. Zelman and Associates did an interesting survey recently. They asked participants if a minimum 15 percent down payment was required to buy a home. Overall, 39 percent said yes. In people ages 25-29, 38 percent said yes. And 42 percent of 30- to 34-year-olds said yes. Considering that those in their 20’s and 30’s are prime first time homebuyers, it’s important to address this perception. Can you buy without 20 percent — or even 15 percent — down? Read on. 100 percent financing: If you’re a veteran, VA loans are available. If your home is located in a defined rural area, including some parts of Santa Fe County, USDA rural home loans are available. Family gift money is allowed for the down

payment, too. 95 percent conventional loans (Under $417,000): These loans are available for those wishing to avoid the higher FHA mortgage-insurance payments. With the current low interest rates, FHA and 5-percent-down loans make incredible sense for those with less saved up for their initial down payments. 90 percent loans: Available for jumbo loans (over $417,000) for primary residence purchases, and for second homes under $417,000. 80 percent/10 percent primary home loans: This option is available for those who wish to avoid private mortgage insurance by financing an 80 percent mortgage combined with a 10 percent second mortgage. Fixed or variable-rate home-equity line of credit (HELOC) loans are available for the second. 80 percent loans: This is the normal starting point for investment-property home loans under $417,000. I often help buyers identify sources of down-payment money that they may have overlooked. They may be able to borrow from their own 401k or brokerage account, or take equity from other properties they own by using a line of credit. I hope you’re convinced: you don’t need 20 percent down to buy a home. Banks are lending and this continues to be a great time to buy. Listen to your loan processor Loan officers may disagree, but the most important ally a borrower has in the loan finance process is the processor. When applying for a home loan, make friends with the processor. It will pay dividends. Paperwork documentation has definitely increased in the mortgage world. Every borrower sees that this has happened. Even verifications that seem totally unnecessary are being required. A good processor can help you by explaining why the extra paperwork is required and in some cases can actually discuss it with the underwriter and modify requested, unnecessary, paperwork. Be aware that lenders are not asking for extra verifications as a personal imposition. They are concerned that Fannie Mae

or Freddie Mac will ask them to repurchase your loan if it is not documented fully. It’s just business. Fannie Mae continues to change the underwriting guidelines. And who handles this increased paperwork? Who handles the surprise requests at closing? The loan processor. Processors are the glue in any mortgage company or bank. And they always have been. They are responsible for most of the interaction with the underwriter. They must deal with borrowers who are cooperative and borrowers who are difficult. Most mortgage companies require the loan officer to lock the loans and accumulate all initial paperwork from the borrower. The loan officer is also busy attracting new business. So, who makes

sure that all the needed documentation for a loan approval is in place? Yes, the processor. If you want the status on your loan, politely call the processor while the loan officer is out visiting Realtors. Be polite and you will be amazed at the results. I had one customer who sent flowers to the processor and somehow the loan was closed very quickly. Complaining about the loan process has an opposite negative effect. The processor cannot change the required paperwork, usually. Be polite and get them the required documentation at the beginning of the process. The loan process is sometimes very complex and frustrating. A good working relationship with your loan processor will

Wastewater: demand exceeds supply If you have any doubt about the importance of reclaimed wastewater in the City of Santa Fe’s water portfolio, I urge you to read the comprehensive 2013 Reclaimed Water Resource Plan, www.santafenm. gov/using_reclaimed_wastewater. It was prepared by Claudia Borchert (former Water Resources Coordinator, now Director of the Santa Fe County Public Utilities Division) in collaboration with a working group of dedicated and diverse community stakeholders. Their objectives were to prioritize current reclaimed wastewater uses and to identify strategies to optimize current and future uses of this valuable resource. The term “treated effluent” was previously used to describe the water produced at the city’s wastewater treatment plant, but the report’s “reclaimed wastewater” better describes this product that begins as waste and, after substantial treatment, can be reused for multiple purposes. For the past five years, about 62 percent of the potable water delivered to Santa Fe residences and businesses has been collected as wastewater at the treatment plant. The other 38 percent is used, pre62

dominantly for outdoor irrigation. As a result of water conservation success in the city (and the ensuing decrease in flow to the wastewater treatment plant), the quantity of treated effluent has been reduced by 29 percent while its usage has doubled in the period since the adoption of the 1998 Treated Effluent Management Plan (TEMP). In addition, the projected annual demand for reclaimed wastewater, including potential options for future uses (such as supplementing future potable water supply), is about 40 percent greater than its availability. This imbalance is expected to worsen under projected climate-change conditions. Reclaimed wastewater discharge and approved uses are regulated under EPA and New Mexico Environment Department permits. Wastewater constituents are carefully controlled and regularly monitored to protect surface and groundwater contamination. By volume, the top current uses of reclaimed wastewater are Santa Fe River flows downstream of the treatment plant (constituting over 70 percent of the total reclaimed wastewater produced), the Marty Sanchez Links de

Santa Fe, the Santa Fe Country Club golf course, irrigation of the municipal recreation fields at the Municipal Recreation Complex, and Santa Fe Downs (primarily to irrigate the infield for soccer and football practice and games). Reclaimed wastewater pricing is not consistent, varying from no charge to $3.20 per 1,000 gallons. This commodity represents a potentially significant future revenue source for the city because only 2 percent of the current usage generates revenue — primarily from on-demand sales for construction and dust control. In 2012, Las Campanas switched from reclaimed wastewater to diverted Rio Grande surface water for golf course irrigation. Producing compliant reclaimed wastewater is expensive. City residents fund the collection and treatment of wastewater through payment of sanitary sewer fees. The Reclaimed Water Resource Plan working group came to the conclusion that all reclaimed wastewater users should pay for their water, thereby treating users equitably and increasing the incentive to use the valuable resource

more efficiently. This recommendation, if implemented, may ultimately result in a shift of reclaimed wastewater costs from those who supply it (sewer service customers) to those who benefit from it (including sports recreationalists, golfers and irrigators). Native Santa Fean selling new Bernalillo project By Paul Weideman

T

he ambience of the homes being developed in the new Portella Bellisimo subdivision in Bernalillo relates both to older and more modern design qualities. Jessica Martin, whose Albuquerque company is handling sales in the project, said creative friction among the builder (Otero Custom Homes), the developer (the Keenan family), and the designer (Sandra Garcia) resulted in the mix of contemporary finishes and more Old World traditional values. Santa Fe native Suzanne Vialpando, also with J. Martin Realty Services, said they’re putting some priority on marketing the subdivision to Santa Fe people. “You can get a beautiful home for $400,000 and here [in Santa Fe] it would be $800,000,” she said in a recent meeting at Tribes Coffee House. Portella Belissimo is 25 to 35 minutes from Santa Fe and 20 minutes from Albuquerque, she added. Martin and Vialpando are members of both the Greater Albuquerque Association of Realtors and the Santa Fe Association of Realtors. Vialpando has had her real-estate license for over 10 years. She began with Coldwell Banker. “I am from Santa Fe. I’ve been gone since I was 15, but I’m here a lot for family functions. I’m a part of the Garcia family on Garcia Street; Freddie Garcia was my uncle.” Her grandparents live in Eldorado but their house will be on the market soon. “My grandfather, Vincent Roybal, built the house. He used to be the postmaster out of Santa Fe. My grandmother retired from the state. Both are hardworking and every house they’ve lived in he built, with the family. Now my grandfather is trying to get to Albuquerque to be closer to family.” She said she and Martin work very well together. “We’re like yin and yang. It was great timing. I was a mother of three looking for something that would fit into my busy schedule and still be able to get out there and do work that matters, with someone who shares my vision of how I want to approach real estate. Healthiest gains seen in Tesuque last quarter “What in the world is going on with the real estate market?” we are often asked. It has been a conundrum and it can cause a great deal of consternation for real-estate brokers and homeowners alike. The statistics just published by the Santa Fe Association of Realtors for the second quarter of 2014 show us a mixed bag. While closed sales were up almost 3 percent from this same time last year, the pending sales declined nearly 39 percent. The median sales price also declined roughly 4 percent from this same time last year to $288,621, while the average sales price remained virtually the same. New listings saw a 3.5 percent decline with 1,253 homes coming on the market for sale while the inventory of homes ticked upwards almost 6 percent to 2,353 units available. Both the northeast and northwest city limits experienced a decline in closed sales compared to the same quarter last year. In the northeast, 25 homes sold with a median price of $700,000, up from $687,500 in 2013. The northwest city quadrant had a 19 percent decline with 21 homes sold but a large increase in selling price from $329,986 in 2013 to $395,991. The southeast city limits also had a large decline in closed sales, almost 43 percent from same quarter of 2013, and little change in the median sales price of $571,500. The southwest city continues to sell with 113 homes closed last quarter, which is a 10 percent increase over 2013 but the median sales price dropped slightly from $216,000 to $212,900. The southwest county including Highway 14 and the Santa Fe Community College areas had a 55 percent increase in closed sales over this same time in 2013 with the median sales price inching up 2 percent to $298,750. The Tesuque area had the biggest gains: a 120 percent increase in closed sales over quarter 2 of last year and the median price jumping from $495,000 to $640,000. The northwest county including Las Campanas had a 25 percent increase in closed sales with the median price here climbing to $757,500 from $725,000 in 2013. The

southeast county experienced a 10 percent decline in closed sales and the median price here fell from $390,000 to $357,500. Eldorado was strong, with an 8 percent increase in sales for the second quarter of 2014, but the median price there dropped from $348,000 to $325,000. Condominium sales dropped slightly with 75 sales reported versus 79 for the same quarter 2013. The median price rose slightly to $217,000. Land sales are picking up slowly with 17 lots selling in the city versus 15 in the quarter in 2013. The median lot price was $140,000, which was a 14 percent increase over the same time last year. County lot sales did not fare as well and had a decline in sales, from 35 lots sold in the second quarter of 2013 to 30 sold this past quarter; the median price rose slightly to $83,700. So, what does all of this mean for Santa Fe and homesellers? In certain areas, inventory levels have fallen to allow modest appreciation, but it’s not citywide and certainly varies by price point. With 2,544 residential units available for sale, the supply of homes hovers around 10 months. We believe that buyer traffic has picked up this past July and the third-quarter statistics should show more gains then declines. Reduce carbon footprint with good building Last month we discussed the critical implications that the construction methods of our homes and buildings has on the causes of climate change. The energy consumption of our buildings is the largest single source of greenhouse-gas emissions across our economy. The building sector also provides us the largest source of low-cost and easily attainable reductions in energy consumption and thus greenhouse gas emissions with existing technology. In many cases, the climate-friendly options for our homes are those that also save us money over time: improved insulation, high efficiency lighting and heating, and solar technology. No futuristic, yet-to-be-discovered technology needed. Although saving money while saving the planet is as compelling a reason as any to build and renovate our homes with the best energy performance options available, there is another equally critical function that our homes can do for climate change: adaptation. When we think about adaptive strategies in buildings we must first consider what the impacts of climate change are, and will be in the future. Scientists agree that the most likely outcomes of increased carbon pollution to our atmosphere will be increased severity of heat waves, droughts, and wildfires. Also likely are increasingly powerful storms, including larger rain events, which in our region means increased likelihood and severity of flash flooding. With changing temperature and moisture conditions comes changes to pest behavior, as we have seen with bark beetle infestations, and increasing difficulties for agriculture as California is experiencing today. Our homes can easily be designed and constructed to respond to these climatic stresses. And often can be done in ways that add no additional cost in the context of typical new construction costs today. Examples include proper solar design, where solar gain is optimized to increase the indoor temperature only in winter while fully shading the living space in summer. This coupled with high-mass interior walls

and floors can create a home that resists the temperature extremes of the exterior climate. Similarly, fire-resistant building materials will reduce wildfire risks. Exterior materials such as steel posts and beams, metal siding and roofing, and masonry walls can minimize fire danger to the structure. These materials are also pest- and water-resistant, improving our resilience in the face of flooding. Water scarcity is already a reality for New Mexicans and in the future it is likely to only become more so. The use of water-conserving fixtures is already code in the city and has become the norm, but the inclusion of rainwater catchment and greywater re-use for landscape irrigation will afford us more garden enjoyment and food security without the added stress to our water supply. The ways in which we build and renovate our homes can afford us increased resilience to the impacts of climate instability. Such methods improve our capacity to remain comfortable and protected from the climate effects we are already faced with, as well as the increased impacts still to come. Condos described as ‘Recent Santa Fe style’ By Paul Weideman A NEW CONDOMINIUM PROJECT PROPOSED FOR AN EYESORE LOT IN SANTA FE’S HISTORIC DISTRICT REPRESENTS A TEST OF WHAT IS CALLED “RECENT SANTA FE STYLE” IN THE CITY CODE. “There are three ways you can build in the historic district,” said contractor Cody North of True North Builders. “There are Pueblo Revival and Territorial Revival, which together are what’s called old Santa Fe style, and recent Santa Fe style. I think this is that.” The Paseo North project involves the construction of four condos, each one about 2,800 square feet, in the vacant lot at 511 Paseo de Peralta. When architect Eric Enfield took the proposal before the Historic Districts Review Board in May, some board members expressed concerns that the two condo buildings looked too contemporary, including because of dark steel elements at the windows and portáles, a too-high central elevator shaft, and an impression of looming walls. “What I showed them was that this building meets all the requirements for recent Santa Fe style, Enfield said in early July. “If we’re going to be able to use some new materials and styles in the downtown area, then we might as well start looking at what new buildings might look like that will be compatible with historic styles. “Some of the members wanted it to look a little more traditional, so I toned down some of the details. We were going in with all-metal portales. What I’ve agreed now is to have metal posts and carrier beams and then wood beams and decking.” North added that a landscaped plaza on top of the planned underground parking garage will “soften” the development’s appearance. “We’re reducing the roof overhangs from 30 inches to 24 inches, and we brought down the elevator shaft. We thought that rock shaft would look good bigger, but we reduced that. And regarding the massing right on Paseo, we’re now doing a one-story façade that steps back for a portál.” Back on the H-Board agenda on July 22, the project was approved on the condition that a few minor changes are made. The most important, North said, is doing plaster parapets instead of the bronzy-metal trim they had planned to do along the building’s top edges. The builders consider Paseo North as a “transition piece” between the two large institutional buildings a half block west — the 1889/1930 U.S. Court House and the 1912 Scottish Rite Temple — and the residential neighborhood between Magdalena Road and Otero Street. While North and his business partner, Brad Karp, are happy they are able to proceed, North maintains that there should be “a vernacular of this time, because if I just try to imitate La Fonda over and over, I’m creating false historic buildings.” 68
