The community land trust condominium - an innovative model with promising potential

SFCLT’s Place Louverture project, located in the heart of Little Haiti, is poised to become the first land trust and homeownership condo development in Miami-Dade County history.

The project is a centerpiece of SFCLT’s work to redress Little Haiti’s affordability crisis. After nearly two years of pre-development and approvals by the City of Miami, our plans and permits are ready to convert an entire vacant block into 13 new townhome units – all priced for Miami’s working families and all permanently affordability.

Located at 6601 NE Miami Place in the heart of Little Haiti, Place Louverture will be a townhouse condominium development for first-time homebuyers with incomes ranging up to 140% of Area Median Income (AMI), with most new homebuyers at 60 to 80% AMI.

The project will offer an array of one-story villas and two- and three-story townhomes. It will be enhanced with modern green, energy efficiency built in accordance with the National Green Building Standard.

Architectural design pays homage to the unique aesthetic of the coastal city of Jacmel, Haiti, while capturing the essence of classic Miami MIMO architecture. The development will be concrete masonry, with hurricane impact resistant windows and doors, in accordance with the rigorous Florida Building Code,

For resident families, the site also offers walkable access to shopping, services, cultural centers and transportation; on-site covered surface parking; and professionally designed landscaping that incorporates native plants and trees.

SFCLT acquired the property from the Haitian American Community Development Corporation (HACDC) in July 2018 and remains in partnership with the agency. HACDC will provide community outreach and homebuyer training and counseling services to the project, Its experienced counselors will help home-seekers secure up to $100,000 in down payment assistance through both City of Miami and Miami-Dade County programs. ■
