Our journey from a “Class A” Contractor, Bukit Maju Development Berhad, to a prominent developer, Seri Pajam Development Sdn Bhd.

Bukit Maju Development Berhad is incorporated as a construction company.

Commenced on the construction of :

Engaged as the main construction contractor for Bandar Baru Nilai, the 6,233-acre integrated township. Main facilities constructed include : Alson Klana Resort (Nilai) ; Nilai Spring Golf Club and Nilai University.

Dato’ Hj Noordin has a wealth of experience in the area of road transport, having spent a large part of his career in Malaysia’s Road Transport Department. Dato’ Hj Noordin started his rise through the ranks in 1974, in the Road Transport Departments of Selangor, Johor and then Negeri Sembilan, where he was made the State Director of the Road Transport Department in 1984. From 1993 to 2001, Dato’ Hj Noordin was attached to the Negeri Sembilan Chief Minister’s Office where took up the role of Private Secretary to YAB Menteri Besar Negeri Sembilan. Thereafter, he continued his career as President of Majlis Perbandaran Nilai until 2007.

Group Executive Chairman

Dato’ Ten Ah Man founded Bukit Maju Development Berhad and Seri Pajam Development Sdn Bhd and continues to serve as Executive Chairman. He brings a wealth of experience in the property, building and construction businesses, that spans 40 years and counting. The Nova Loyal Group and its related companies continue to be a force in the industry through Dato’ Ten’s guidance. Under his leadership, the Group has become well-diversified, with business activities in manufacturing and trading of building materials. He also oversees the operations of all the Group’s core business segments and provides valuable mentorship in the company’s IBS system and

Ten Wee Seong holds a Degree in Bsc(Hons) Civil Engineering from the University of Malaya. Prior to joining Seri Pajam Development, he spent three years with G&P Structure Sdn Bhd as a Civil & Structure Engineer, during which he was involved in several high-rise construction projects.

As the company’s Project Director, Ten oversees all of the Group’s construction & planning activities. His contribution of inventing the IBS System has successfully reduced on-site welding work, making the sites’ working conditions more conducive to worker and environmental health & safety. Furthermore, he plays a vital role in the planning and implementation of all development concepts and has been instrumental in the company’s success in creating innovative product designs.

Tey Soo Leng holds a Msc in Accounting & Finance from De Montfort University (UK) and is also a member of the Chartered Fellowship of Certified Accountants (FCCA) and the Malaysian Institute of Accountants (MIA). He joined the Seri Pajam Group (prior to the formation of the Tenahman Group) in 2001 as an Accountant and advanced to the Finance Director position by 2007. He is responsible for the overall finance, administrative and personnel departments of the company. His responsibilities include reviewing and recommending internal control procedures, final accounts and reports, implementing process improvement systems and performance measurement of business operation systems.

ABIDIN B.ABDULLAH

Contracts Director

Tuan Haji Zainal Abidin has more than 20 years of experience in the construction and design field, which places him on solid ground when he manages all aspects of main and sub contract administration, contract management and also project planning for Seri Pajam Development, as well as his involvement in contract management for Seri Pajam Development’s related companies.

He first gained experience as a Quantity Surveyor in the public and private sectors, before moving on to Project Management. He holds a Degree in Quantity Surveying from the University Technology Malaysian and is a member of MISM and Board of Surveyors.

Ten Fui Jean’s earliest role in Seri Pajam Development was as a Senior Marketing Manager and progressively climbed the ladder to General Manager (Marketing) in 2010, and then to her present role. As the Marketing Director, she oversees the Group’s marketing, advertising and event strategies.

Prior to this, she cut her teeth in finance, when she acquired a BA(Hons) in Accountancy Studies and Msc in Finance, and worked with a public accounting firm, where she gained valuable experience in accounting, corporate exercise and taxation, as well as financial management matters in various industries such as manufacturing, property development, and trading. She is also a member of the Association of Chartered Certified Accountants (ACCA).

Backed by his Diploma in Quantity Surveying from the Federal Institute of Technology, Wong Chow Han quickly became adept at the major aspects of tender and contract documents when he began his career as an Assistant Quantity Surveyor with cost-consulting firm WT Partnership, Singapore. He also gained exposure to numerous large building construction projects in Singapore and Brunei, and now brings his valuable experience to all of Seri Pajam Development related projects and contracts.

As the General Manager at Seri Pajam Development, Chong Wai Sheong is responsible for the overall finance, accounts, company taxation, Goods & Services Tax, remove internal control establishment and implementation. Chong joined Bandar Baru Nilai Industrial Sdn Bhd, a sister company of Seri Pajam Development, in 2002 as an Account Executive, and rose through the ranks over the years to his current role.

Prior to joining Seri Pajam Development, Chong began his career in Ng & Partners Chartered Accountants. He holds a Bachelor of Commerce in Accounting from Nelson Polytechnic, New Zealand and is also a member of the Chartered Fellowship of Certified Accountants (FCCA) and the Malaysian Institute of Accountants (MIA).

Oh Swee Bee joined Seri Pajam Development Group in 2003 as an Account Executive and in a short time, was promoted to Assistant Accountant. Oh is also a member of the Association of Chartered Certified Accountants (ACCA) and has nine years of working experience in the accounting field. As the current Group Credit Control Manager of the Group, she is in charge of the Sales Administration Department.

Oh began her career in the Berjaya Golf Resort Bhd as an Account Supervisor in 1999. She left in 2002 to join Bidari Skill Academy Sdn Bhd as an Account Executive.

Lee Chi Kien is the Engineer of Seri Pajam Development. He holds a Bachelor Degree of Civil Engineering from the University of Technology Malaysia (UTM). With four years of experience in structural engineering works at a leading local engineering consultancy firm, G&P, he has valuable experience in the designing of residential and commercial structures, and has supervised the construction of concrete and steel structures. He is equipped with skills and technical know-how that are invaluable to the company, and has extensive knowledge of current and sophisticated engineering analysis and design software.

Yeo graduated from the University of Technology Malaysia with a Bachelor of Engineering (Civil). After four years of structural engineering work with G&P engineering consultancy firms and three years with the YTL Corporation as a Senior Engineer, he brought invaluable, hands-on experience in structural design, advance engineering techniques and construction management to Seri Pajam Development. His in-depth familiarity with the design of residential and commercial buildings, and telecommunication structures contributes to the quality of our buildings and townships.

Holding a Bachelor’s Degree in Media Innovation and Management, Sidney has more than 15 years of experience in the property field. She started her career in property in 2005, when she worked as a Marketing Executive for six years at IOI Properties Berhad. Sidney gained valuable experience in the overall sales, marketing and administrative functions for the Bandar Puchong Jaya and Bandar Puteri Puchong townships. In 2011, she joined SP Setia Berhad as a Senior Sales and Marketing Executive and was responsible for the Setia Eco Park and Setia Eco Glades townships. As a senior executive, she was also involved in the development of project concepts.

She then joined Seri Pajam Development as Assistant Marketing Manager in 2013, and was promoted to Marketing Manager the next year. In 2016, she was given the role of Senior Marketing Manager. She rose to her current position as the Assistant General Manager in 2019.

Syafareez Zainuddin joined Seri Pajam Development back in 2010 as Junior Sales Executive. Prior to joining Seri Pajam, he was a Education Recruiter at a renowned college in Nilai, Negeri Sembilan.

His consistently high performance within the sales and marketing department led to him being promoted as Senior Sales and Marketing Manager in 2019. In his current role he manages the central region developments, which includes Nada Bidara, Nada Alam, D’Mayang Sari and Tiara Heights. On 2024, he is one of the key people to build up the team for SPD Tech Valley industrial park development.

Syafareez holds a (his qualification) from Institut Teknologi Pertama. Apart from his strong passion for sales and marketing, Syafareez also enjoys (his secondary strength/ or hobbies).

Sales & Marketing Manager, and oversaw the sales and marketing operations of the Nusa Intan project in Senawang until he took the reins as Manager in 2012. From then, he start take charge on township development sales such as Bayu Indera, Nada Embun and also commercial project.

Human Resources and Administration Unit Leader since 1997. He left in 2008 to joined PK Agro Food Industry as its Human Resources and Administration Manager.

NUR FARHANA

Nur Farhana Binti Zulkifflin joined Seri Pajam Development Sdn Bhd in 2012 as an Assistant Architect where she assisted to execute project development at the initial stage of planning. In 2017, she was given the responsibility to set up and lead Planning and Development Department to oversee the project stages in planning, architecture and landscape with the spirit of innovation and experimentation. Hence driving forward award-winning product development of Seri Pajam Development Sdn Bhd for residential, commercial and now industrial park. For SPD Tech Valley, she and her team was deeply involved in overall concept, master planning, Social Impact Assessment , designs of factory building, facilities and landscape. She also liaise with MIDA, Invest NS, local authority and technical departments to ensure that requirements are met. Nur Farhana holds a Bachelor of Science (Architecture) Degree from Universiti Teknologi MARA Shah Alam in 2011. Her passion in creating developments that brings value to the community sets Seri Pajam Development apart in Malaysia’s real estate.

We have the facility to manufacture certain building materials internally for increased cost effectiveness, quality control and logistics management, the fundamentals of a successful development project.

As costs of building materials began escalating - and continues to do so - our Group’s manufacturing arm developed a system of manufacturing precast elements at minimal capital outlay. Our manufacturing experts have designed IBS precast panels, from the foundation to the roof structures. What once was a forest with only one small road is now a 5-Star awardee for Best Residential Landscape Architecture (Malaysia), awarded by the International Property Awards, UK at its Asia Pacific Property Awards 2014/2015. Receiving the award for Nada Alam, 10 years after venturing into the property development industry, is a testimony of Seri Pajam Development’s perseverance and determination to continuously do better ; the award was not the goal, but it recognises our achievement of building substantial value for our investors.

Nada Alam is built on the concept of ‘green living’, blending nature and structure seamlessly. With this concept, we aimed to reduce the impact of earthworks and we knew this had to be undertaken right from the start. Sustainably manufactured products and materials were chosen, followed by a landscaping policy to stimulate biodiversity within Nada Alam, benefitting residents, plants, animals and the environment. The 13-acre Green Zone is a dedicated butterfly and bird sanctuary ; in this green haven, aquatic plants have been introduced to the pond to encourage breeding and also provide birds with another food source.

Our vision for Nada Alam was to be a sanctuary for Man and also a place that promotes biodiversity and encourages a continuous flow of the ecosystem, while incorporating modern amenities that provide avenues to live, learn, work, and play, all in one place.

The safety of residents and visitors of Nada Alam is safeguarded with a 3-tier security system and secondary safety protocols. Architecturally designed to have no blind spots, along with CCTV surveillance installed at strategic points across the grounds of the development, residents live here with a peace of mind. Access and exit from the development are limited to one entry point and via access card only. The main, bi-directional road encircles the development, around Phases 1 to 5, so that vehicular and pedestrian traffic in the property can be easily monitored. On top of that, each unit is protected with anti-climb perimeter fencing and concrete fencing to prevent intrusion. Guards are trained to be alert to unusual situations and are equipped with electric bikes to swiftly cover the grounds while on their round-the-clock patrol.

During the pandemic, everyone was urged to wear a face mask to protect each other. But wearing and removing a mask safely can be difficult when you don ' t have a place to store it properly. Nature is a prevailing theme in our projects, and its importance to us is evident. To us, there can never be enough greenery, so we decided to plant more trees. Collaborating with Majlis Perbandaran Seremban, we planted tree saplings around Seremban and in Sekolah Rendah Kebangsaan Warisan Bandar Puteri.

A Visit to RUMAH NUR HIKMAH

In conjunction with the ‘Knowledge Castle’ programmes, we collected books for children of Rumah Nur Hikmah, a centre providing shelter, education and recreational programmes for orphans and single mothers. We believe in the importance of knowledge and hope to cultivate a love for reading among the young. The books collected were housed in a mini library at the centre, allowing the children to have easy access to a healthy pastime. Monetary contributions were also collected for the purchase of schoolbags, stationeries and daily necessities.

Affirming that education is a fundamental right, our commitment transcends rhetoric to actionable initiatives. A key endeavor involves distributing free schoolbags and stationery to students in selected schools, witnessing the immediate impact as students express gratitude and incorporate these materials into their learning. As of 2023, our dedication has benefited over 5000 students across 30 schools, including the donation of 600 pairs of shoes for comfort and safety. Our literacy-focused efforts extend to contributing over 20,000 storybooks to school libraries, fostering a conducive learning environment.

Festival of HAPPILY EVER AFTER

The highly anticipated event of 2012 was the festival to end the year on a high and look forward to the future. A 5-kilometre jogathon was held, and it was done a little differently. To promote literacy, Seri Pajam Development pledged to make a donation to the school in proportion to the number of participants in the jogathon. It was heartening to see hundreds of people turning up to jog in support of literacy.

On that day, Duke Dracula appeared and instead of scaring everyone away, he was there to encourage people to donate blood, while Fairy Godmothers (nurses) provided free health checks and consultation.

Fair-style games took place at the Medieval Park, which also had a photo booth and a bouncy castle for the little ones. Then, it was time for some anime glamour as cosplayers grabbed the attention of the crowd with their elaborate costumes and impersonations of anime characters. We also unearthed talents with b-boy dancing and singing performances.

By the end of the day, everyone was all smiles and the satisfaction derived was indescribable – we had successfully engaged the community and strengthened bonds through a holistic way, combining health, charity and hobbies.

A Visit to PERSATUAN KEBAJIKAN KANAK-KANAK RHEMA

Our mission to kickstart a learning journey for the young continued with the children at Rhema. We provided them with storybooks and spent time reading with them, and, hopefully, helped cultivate their interest in reading and the continuous thirst for learning. We also treated the children to lunch and games.

On top of that, we provided daily consumables, like milk, other nutritional beverages, rice, hygiene products, etc.

Ride Today for the LEADERS OF TOMORROW

Seri Pajam Fun Ride was held alongside the ' Knowledge Castle ' endeavour and participants were asked to collect reading materials as their ‘entry ticket’ to the fun ride that spanned 31 kilometres. After 2013’s successful edition, we organised another one in 2014 with the same modus operandi of books in exchange for participation ticket or a RM30 donation. Both rides attracted hundreds of riders in high spirits eager to get on their bicycles to sweat for a cause.

Embracing the Challenge of Life ADVENTURE RUN

The ‘Seri Pajam Adventure Run – Embracing the Challenge of Life’ held at Nusa Intan, Senawang saw 442 excited participants taking up the challenge of running through obstacles, set in an environment that is wonderfully strange for them – against a backdrop of nature, enveloped in fresh air and the view of all things green - compared to running in the city.

The 8-kilometre run incorporated obstacles such as Terrible Tyre, Spider Web, Commando Crawl, Paint bucket challenge, Mountain Climb, Tunnel of Doom, Mud Pits, Water Crossing, Balance Beam, Concrete Hurdles and Rope Down.

Aside from promoting a healthy lifestyle, it was a fun race organised with the aim of bringing family and friends together to exercise and foster teamwork. Runners received a finisher medal, New Balance running tee, a goodie bag, as well as a chance to win the Lucky Draw and to capture the memory of that day at the photo booth.

REFURBISH WORK

Seri Pajam Development partnered with Ladang Siliau Primary School in a heartwarming community engagement initiative, executed on December 21, 2017. Over 300 participants, including members of the Majlis Perbadanan Nilai, Seri Pajam Development staff, and Taman Nusa Intan residents, joined forces on July 27, 2019, for a communal clean-up organized by Seri Pajam Development. In collaboration with the Nilai Municipal Council, the initiative was part of the company ' s corporate social responsibility under the Local Agenda 21 outreach program. The event was inaugurated by YB Tuan Haji Mohamad Taufek Bin Abd Ghani, emphasizing environmental conservation and community-building through activities like tree planting, painting, and creating a communal garden.
