HOME DOWNSIZING

Thinking of selling your house and downsizing or moving to senior living? If you’re like many sellers, you may be looking for options other than “listing” your house in a traditional manner.

2 Critical Steps for Finding a Trusted Home Buyer

Cash Home Buying Company Benefits

One other popular option is selling to a cash home buying company. But, how does a person find a “real” company you can trust?

Characteristics of a Legitimate Home Buying Company

Have A Real Estate License. I think its beneficial for a member of a home buying company to have a real estate license, preferably with an SRES (Seniors Real Estate Specialist) designation.

Have The Financial Ability To Actually Buy Houses. I encourage sellers to call the title/closing company that the home buyer says will close the transaction to confirm that they can actually buy the house.

Transparency. I think a legitimate home buying company should share market information with a seller so they can be as educated as possible.

Credible and Trustworthy. I suggest checking the Better Business Bureau, Google reviews, and other sources if possible.

No need to do repairs or updates to a house. Just sell your house in its current “as is” condition.

No need to get rid of the stuff. Just take what you want, sell what you want, and leave the rest.

No showings. A lot of sellers just don’t want to get and keep their house in a show ready condition or want strangers in their house.

No Whole House Inspection or Appraisal Unknowns. Most traditional buyers will always want a whole house inspection, and need an appraisal for a new home loan.

Move When You Want. A great company can close and buy a house, but let the seller remain in the house for up to 90 days or more.

If you’re looking for an easy, stress-free way to sell your house and transition to a new home, apartment, or senior living arrangement, a legitimate cash home buying company may be a great solution. ~

Medicare

2024 “In A Nutshell” (Parts A, B & Medigap Plans)

Original Medicare is a government health insurance program primarily for people age 65 and older. It has four main parts: A, B, C & D. The chart below is an example of how Parts A & B work together with a traditional Medicare supplement also known as a “Medigap Plan.”

Medicare Part A

Hospital Insurance

Generally no cost (If you paid Medicare taxes while working)

$1,632 deductible (per benefit period)

It is possible to pay the $1632 deductible and other daily charges for multiple stays & extended care.

Plan covers: Inpatient hospital care, home health care services, hospice, inpatient skilled nursing & more.

Providers are paid by Medicare assignment.

No coverage outside USA.

No out-of-pocket maximum.

Many people add a Medigap plan, Part D or an Advantage Plan (Part C) to fill the “gaps” in the coverage.

Medicare Part B

Medical Insurance

Most people pay monthly $174.90 (Premium could be higher based on income)

$240 annual deductible. (this can increase each year)

80/20 after deductible.

Plan covers: health care providers, ambulance, emergency care, outpatient surgical, wellness & other Medicare approved benefits

Most doctors accept Medicare.

No coverage outside the USA. No out-of-pocket maximum.

Many people add a Medigap plan, Part D or an Advantage Plan (Part C) to fill the “gaps” in the coverage.

A & B are designed for people over age 65 and those with certain disabilities

Supplemental Policy Plans A - N Medigap

Premium varies by company, age, location & other factors.

Guarantee Issue at initial enrollment (Other special enrollment periods may be avalable)

These plans generally pay the 20% not covered by Part B & other Medicare eligible benefits

When this coordinates with Medicare, many benefits are 100% covered

Can provide benefits outside USA

Plans are available through insurance companies.

Important to add Part D plan to cover prescription drugs & avoid penalties.

Must have Part A & B to enroll.

There is NO additional cost to use the services of a full time insurance professional. Please call us or a broker in your local area for additional assistance.

Overcoming the Mental Health Stigma

As our society continues to evolve, so do our understandings of mental health and its impact on different age groups.

One significant aspect that has gained attention is the intersection of mental health stigma and aging. The senior population faces unique challenges when it comes to mental health, and dismantling the stigma associated with it is of paramount importance.

Aging is a natural progression of life, bringing with it a wealth of experiences, wisdom, and memories. However, it also often comes with physical health concerns and life changes that can contribute to mental health struggles. Unfortunately, the stigma surrounding mental health can prevent many seniors from seeking the help they need. This can lead to untreated conditions, decreased quality of life, and even exacerbation of physical health issues.

health among aging individuals, their families, and communities.

Another aspect of the stigma involves the fear of being labeled as “weak” or “unstable” by peers or family members. This fear often leads to silence and isolation, increasing feelings of loneliness and worsening mental health issues. Changing the narrative around mental health to one of strength and resilience can help create an environment where seeking support is seen as a sign of courage.

One reason behind this stigma is the prevailing misconception that mental health issues are a normal part of aging. However, mental health challenges are not an inevitable consequence of growing older; they are medical conditions that deserve proper attention and care. Education plays a crucial role in dispelling this myth and encouraging open conversations about mental

In conclusion, the intersection of mental health stigma and aging is a critical issue that needs attention. By dispelling myths, fostering open conversations, and promoting support-seeking behavior, we can create a society where mental health is prioritized at every stage of life. Breaking the chains of stigma will not only improve the lives of the aging population but also contribute to a more compassionate and inclusive society for all.~

“When I walked into the building, I knew my search was over.”
Richard, Husband of a CountryHouse resident

As his wife of 50 years begun to need more care than he could give, Richard did his research. He knew he had found her new home when he walked into CountryHouse and felt immediately at ease.

“The knowledge and compassion they shared was a place that I felt I could trust. As much as I miss having my wife home, I feel relieved that she is being treated with the utmost care.”

Discover care exclusively designed for those with Alzheimer’s or other types of dementia.

Services Provided:

N-NURSE – Assesses patient’s physical needs, develops and coordinates the plan of care, ensures symptom control and management, provides patient/family teaching as needed

VOLUNTEER – Provides respite and needed non-medical services for patients and their families, offers support at time of death and during bereavement.

Levels of Care:

RO-ROUTINE CARE – Occurs when regularly scheduled visits are adequate in maintaining the individ-

ual’s symptom management. Care is provided at the individual’s private residence, a retirement community, an assisted living, or a skilled nursing facility.

RE-RESPITE CARE – Provided when the family needs time to rest or go out of town for a short time. Care may be provided in a long-term care facility depending on the condition of the individual. Hospice is responsible for financial arrangements with the Long-term care facility.

GIP – General In-Patient Care

Provided in a skilled nursing facility when the symptoms cannot be managed elsewhere. The skilled nursing facility must have 24-hour R.N. coverage as deemed by Medicare guidelines. General in-patient care is usually short in duration. This level of care is usually due to symptoms which are out of control and more intensive nursing services are required. If an individual is at a care facility, room and board are covered by hospice during this period.

CC-CONTINUOUS CARE – Provided to prevent the individual from going to the hospital when a crisis occurs. It also is given when more help is needed to assist the individual and family in coping with the crisis. This level of care is usually provided at the individual’s residence no matter where that may be. The criteria for continuous care may include: Severe pain or symptoms which are out of control, psychotic episodes, breakdown of

determination of the hospice company. Many have a non-profit organization that can help support the care of non-covered patients.

IN-PATIENT CARE – These hospices offer full hospice services in their on-campus unit or building. The patient moves into the inpatient care facility to receive their hospice services rather than in the patients’ home setting.

LICENSED MASSAGE THERAPY –

Used as a method for relaxation to alleviate stress, anxiety and pain with a light hands-on approach, as well as providing an alternative to those who can’t take medication or prefer not to, massage therapy has become essential in hospice care. This is not reimbursed by Medicare.

MUSIC THERAPY – Music Therapy is an established healthcare profession that uses music to address physical, emotional, cognitive, and social needs of individuals”. A music therapist creates goals and objectives for their patients and uses music activities and music experiences (listening, composition, improvisation, or playing/singing a familiar song) in order to achieve those goals. This is not reimbursed by Medicare.

PAIN PUMPS AVAILABLE – Many patients have their symptoms controlled through oral medica-

tions. Some situations require a pain pump where medications are administered through an IV pump. If this is the situation, inquire with the hospice RN case manager to see if pain pumps are available through their agency.

PALLIATIVE CARE – Specialized medical care for people with serious illness. It is focused on providing patients with relief from the symptoms, pain and stress of a serious illness – whatever the prognosis. It is appropriate at any age and at any stage in a serious illness and can be provided along with curative treatment.

PCP-OVERSIGHT – Can the hospice patient retain their own primary care physician in addition to the hospice medical director? All hospice organizations require a medical director, a physician to oversee their care. Many times the hospice medical director will work in conjunction with the patient’s own physician. The patient, family and hospice team can determine which physicians will oversee the care and certify the hospice eligibility criteria.

PET THERAPY – There’s nothing like a visit from a four-legged creature to brighten the day of a terminally ill patient. Pet therapy teams visit with patients wherever they reside – at home or in

PRICE DEPENDENT ON LEVELS OF CARE – Flexible levels of service geared to accommodate different needs over time. Rates may vary depending on the changing levels of care while one maintains the same physical residence.

PUBLIC HOUSING (PH) – Affordable apartments for low-income families, the elderly and persons with disabilities.

REHABILITATION AND THERAPY –

Many skilled nursing facilities offer restorative and rehabilitative physical and occupational therapy, and speech-language pathology services.

Short-term rehabilitation services may be provided to individuals with diagnoses such as joint replacements, stroke, etc. Long-term rehab may also be provided for permanent residents of the facility who have chronic or progressive illnesses. Occupational therapy services in this setting are generally reimbursed by Medicare Part A for short-term, acute care clients; Medicare Part B for long-term residents who require skilled services and have medically necessary need for rehab; and often by private insurance, Medicaid, or private pay for younger clients.

Tips for Engaging Your Parents in a Conversation About Senior Living

Many of us find ourselves concerned about our older parents’ living situations and recognize that senior living might be a viable solution to ensure they continue flourishing physically, mentally and spiritually.

Yet, having these conversations isn’t always easy. Ben Eddy, campus administrator at Prairie Gate, a Presbyterian Homes & Services (PHS) senior living community in Council Bluffs, Iowa, shares some helpful tips for engaging your parents in a conversation about senior living with the aim of improving their quality of life and supporting their needs.

a beloved child of God – intimately known and eternally loved in Christ. We offer a vibrant, welcoming community where residents know, care about and socialize with each other and our dedicated staff are available to help residents with their needs.

Broaden their view of senior living

Educate from the beginning

Provide your parents with the resources they need to learn about how senior living is more than a place; it’s an attitude, a way of life and a chance to explore and grow. Consider attending a tour of a senior living community with your parents. Scheduling a tour of Prairie Gate will give you all a firsthand look at community life.

Let them know they’re not alone

Leaving an established neighborhood can be difficult so remind your parents they have guides on their journey. At PHS, every individual is

Senior living communities have changed throughout the years, and you’ll want to ensure your parents have a clear idea of what they are like today. Far from being a “nursing home,” Prairie Gate offers studio, one- or two-bedroom apartments with open floor plans and inviting interior spaces for social gatherings and outdoor walking paths that engage the senses and promote wellness.

Change can be difficult. The key is offering your parents full support so they can make choices that enable them to live a full, vibrant life in the present and well into the future. ~

Navigating the Transition: Finding the Perfect Senior Housing

As one approaches their golden years, the prospect of transitioning into senior housing can be both daunting and liberating. It marks a significant shift in lifestyle, but with careful consideration and the right resources, it can also open doors to a fulfilling chapter of life.

Here are some key considerations to ensure a smooth transition into senior housing.

Understanding Your Needs: The first step in finding the perfect senior housing is understanding your unique needs and preferences. Consider factors such as mobility, healthcare requirements, social activities, and proximity to loved ones. Are you looking for independent living, assisted living, or memory care? Assessing these aspects will help narrow down your options and find a community that aligns with your lifestyle.

Researching Options: With a plethora of senior housing options available today, thorough research is essential. Explore different communities, visit facilities, and talk to current residents to get a sense of the atmosphere and amenities offered. Pay attention to aspects like safety features, staff qualifications, meal plans, and recreational activities to ensure they meet your requirements.

Financial Planning: Senior housing can be a significant financial investment, so it’s crucial to plan accordingly. Evaluate your budget

and explore financing options such as retirement savings, long-term care insurance, and government assistance programs. Factor in potential future healthcare needs and make sure the chosen housing option is sustainable in the long run.

Embracing Community: Moving into senior housing is not just about finding a place to live; it’s about joining a vibrant community. Embrace opportunities to socialize, participate in activities, and build meaningful connections with fellow residents. Engaging in community events and volunteer opportunities can enhance your overall well-being and enrich your retirement years.

Seeking Support: Transitioning into senior housing can be emotionally challenging, so don’t hesitate to seek support from family, friends, or professional counselors. Lean on your support network during this transition period and communicate openly about your feelings and concerns.

Finding the perfect senior housing involves careful planning, research, and consideration of individual needs. By approaching the transition with an open mind and utilizing available resources, seniors can embark on this new chapter with confidence and excitement. ~
