I would like to thank all of my valued clients, friends and contacts around Australia and New Zealand for your continued support this year. Collins & Associates continues to provide quality market advice, feasibility reports, demand studies, consultancy and valuation services built upon long-established Australasian experience to a wide range of clients. We work in all sectors of the market including regional and country centres where self storage valuation expertise is very often not available. Our personal, direct and engaged advice is welcomed by local Members and their bank managers, and has proven very timely, informative and helpful to owner-operators (and owners employing estate agents) who appreciate facility performance reality checks. We produce bankable results. I’ve been fortunate to engage with many owners and operators around the country and look forward to meeting more members in 2019 as part of my travels. I wish everybody a safe, Happy Christmas and a prosperous New Year for 2019.

t our recent board meeting in October Jason Keane was elected to the position of Deputy Chair. I would like to welcome and thank Jason for taking on this role, his many years of involvement in the industry will bring a wealth of knowledge to the table. Jason is in his third year as board member and has been the General Manager of Storage King and Fry’s Self Storage, he is currently the owner of Sentinel Australasia. With the 2018 convention now well behind us the planning and preparation for the 2019 convention in Cairns “Outside the box” is in full swing. I would like to thank all members (a larger number than in the past) who completed the 2018 convention feedback survey which will assist the Executive with fine tuning all events, speakers and convention matters for 2019. Susan Phillips (CEO) and Bryan Furtado (Marketing & Events Manager) recently visited the Cairns Convention Centre to make sure that we can meet the needs and exceed expectations of all facility owners/operators and trade show exhibitors. The board has met in Melbourne to conduct a strategic planning session and there is still time to provide feedback on the direction and services you would like to see for the Self Storage Association of Australasia (SSAA) moving forward. Please send input and suggestions to ceo@selfstorage.com.au. After only a few months as Chair I now have a better understanding of all the roles the Executive play and I would like to thank all of them for their dedication to the roles and working so well together as a team. CEO’s Report Following on from a session conducted at the SSAA Convention 2018 in Brisbane – Flood, Fire, Earthquake – What Next? our panellists Guy Wilson, Fort Knox Self Storage; Darren Marshall, Kennards Self Storage; Hamish Edwards, All Secure Self Storage shared valuable insights into disaster management planning and the recovery process. Preparation is the key against these disasters and the time for preparing is now – before disaster strikes. Please refer to the Disaster Management checklist article on pages 26 and 27. A
ustralia and New Zealand experience a range of ‘natural disasters’ including bushfires, floods, severe storms, cyclones and earthquakes, often over the Christmas, New Year period. Natural disasters often strike with little or no warning, but their affects can be devastating. Continually scientists predict that in the future we will likely see more cases of extreme weather and self storage facilities should act as soon as possible ensure that business continuity plans address key impacts of a natural disaster event.
However, disasters are not just physical events. Equally as devastating can be a cyberattack on your business. There is no weather station that can predict the onset of a cyberattack. It will arrive without warning and the affects can be catastrophic – website hacked, customer records compromised, staff details revealed, company information frozen etc. Unfortunately, what is now becoming the “norm” is that your business is then held to ransom and payment via “bitcoin” is demanded. So how do you prepare your business to avoid a cyberattack? We have included an article from James Bomford from Right Click IT who presented at the Convention which may be of assistance on page 29.

However, if you have fallen victim to a cyberattack you should report the incident. Initially, you will feel foolish because you think that you or your staff have done something wrong. However, if these incidences go unreported then you allow the perpetrators to go undetected. In Australia you can confidentially report your experience to ACORN (Australian Cybercrime Online Reporting Network) or CERT NZ in New Zealand. On a happier note I would like to take this opportunity to wish all our members a Merry Christmas and trust you are all looking forward to a prosperous 2019.

Blue DO – Prostate Cancer Foundation Fundraiser Quiz Night
S
torage King Rolleston New Zealand, had a fun filled night in September with some fantastic dress ups at the Blue DO – Prostate Cancer Foundation Fundraiser Quiz Night. They raised a massive $4,223.46 on the night that will go to the Prostate Cancer Foundation. There were many generous donors who made Storage King Rolleston’s Inaugural Fundraiser a very memorable event. The RRFC Committee provided the venue/ support and the amazing Storage King, Rolleston team of Ayyam, Kat and Rachel did an outstanding job of organising the event and delivering a great nights entertainment.

Team Fort Knox hand make prosthetic hands for victims of landmine amputees
W
hen it comes to team building there are thousands of activities that any company small or large can participate in. The key is to find something that is not only within your budget but delivers key principles that align with your company values. Our advice when selecting your activity is to think outside the box. Research programs that have nothing to do with storage, look for something that will excite your team and you will be rewarded in increased morale and team spirit. Each year at Fort Knox Self Storage, we host a mid-year celebration event for our wider team to come together,

usually by hosting a trivia night, tenpin bowling or a dinner. This year our team of site managers agreed incorporate a charitable activity that everyone could attend. Choosing an organisation and activity that would suit everyone isn’t easy however, once we saw the video of what Helping Hands achieves the decision was easy. Seeing the sheer delight on the recipient’s faces was

something that touched all our hearts, and so our journey began. On Thursday May 17th, 2018, 33 of our storage experts gathered together to create something magical. We personally hand built 10 prosthetic hands for victims of landmine amputees throughout developing countries. The atmosphere was electric as our team struggled putting together the intricate pieces with their own personal dominate hand disabled. Working with one hand was categorically challenging but gave our team a slight insight into the struggles amputees face doing the simplest of tasks every day. There are 100 million active landmines in 60 countries with 2,000 landmine accidents each month or one every 20 minutes which equates to 24 in an 8-hour working day, and 75% of these have at least one amputation. Sadly, there is approximately 25,000 – 50,000 children without hands as traditional cost of a prosthetic in developing countries costing $3000 each which is simply unaffordable. Helping Hands is a magnificent initiative bringing much need help and hope to many struggling families and communities. While Fort Knox paid for the prosthetic limbs, equipment and facilitator our team provided the enthusiasm and did

the hard work. Each person embraced the opportunity to spare a few hours of their time to individually hand build something that will be life changing and will offer long term improvements to the quality of a person’s life whom ordinarily couldn’t afford it. We are so proud of the ongoing voluntary and community work that our team of Storage Experts engage in. Our team encompasses a group of people with genuine empathy for others and they continue to amaze us with their passion to helping families around the world and making positive changes for the wider community. At the conclusion of assembling the 10 hands the teams tested the mechanics to ensure they were safe and operational, it was a humbling achievement. Each team then creatively decorated a case for the prosthetics to be delivered to recipients. As many recipients don’t speak English the teams used pictures to show their support and love in being able to make their life just a little bit easier. We also wrote letters to be delivered and read to the amputees with our names and personal messages.
The flow on effect from this event has proven to be one of the most emotional and heart-warming activities we have engaged in. In reflection of what we achieved the team sat in silence to watch real life footage of previous amputees getting their hands, and there weren’t many dry eyes in the room. We encourage you all to review your companies team building activities and to think outside the box and find something that will inspire, motivate and bring your team together in a way you could never imagine. So a couple of days later Rosemary was back in the office and found some old padlocks that no one used or only had 1-2 keys. They didn’t have owners and some she didn’t want to lend locks with only 1 key – so she took them home.
It gives him a great challenge and within time he will start to remember certain keys open certain locks – but for now, he’s having a ball. So Rosemary is collecting again so she can have the ‘Padlock Game’ in the office. This could give other kids something to keep them occupied while Mum and Dad complete all their paperwork.
When Jett was visiting next, Rosemary told him she had a new game for him to play – and gave him all the padlocks, locked onto one large shank – and a handful of keys. He now plays the padlock game for hours and evens asks for it the minute he walks in the door Rosemary Angyasy from Jim’s Self Storage and her grandson Jett

osemary Angyasy from Jim’s Self Storage, Williamstown, Melbourne won a competition from Lock Distributors when she sent through her most creative and interesting positive photo of the use of one of their Able padlocks. Rosemary has an 8 year old special needs Grandson, his name is Jett. He loves to pull things apart and put them back together again – over and above playing with toys. While he was visiting Jim’s Self Storage one day, Rosemary took him with her to do a lock check on site. He was fascinated

Australia is a growing marketplace for self-storage and it was a natural migration, as there are many similarities to the U.S. market. We felt by attending we could bring some additional value and functionality to the software platform offerings. The market is still developing in Australia, so there is plenty of opportunities to grow and expand. We signed an agreement with a distributor who has the credibility, experience, and influence to help introduce Storage Commander, successfully, into the Australian marketplace. Our team consisted of our CEO, Tom Smith, and our distributor, Steve de Mamiel. IN - What did you expect before you arrived?

fter the 2018 Convention Insider sat down with Denee Burns from Empower Software Technologies. The 2018 Convention was the first one Denee has attended as an exhibitor, and we asked her for her thoughts and feedback. IN – Tell us a little bit about you, your role and your company. Denee - I am a Senior Account Manager at Empower Software Technologies, Inc – the creator of “Storage Commander.” Storage Commander is a property management software platform that has been serving the industries of selfstorage, marinas, apartments, retail, and airport hangars for 20+ years. Denee - The Australian industry is growing exponentially, and the market is a bright prospect in a frontier that has yet to peak and be fully developed, so we walked away encouraged that we have entered the market at a good time – one rich in opportunity and ready for an alternative!

Including the piece de resistance which was the lifetime membership and achievement award presented to Elaine Coote from Lock Distributors Pty. Ltd. for her longtime, integral role in the industry. She received a standing ovation, and it was well-deserved to a respected female leader and entrepreneur. Congratulations Elaine! IN - What else did you do when you were here in the convention and outside?
IN – Was it successful for your business? Denee - We were highly successful and walked away with many substantial opportunities. The owners and operators in Australia were extraordinarily receptive and excited about our software. The valuators appreciated our browser-based, Corporate reporting tool – “DASH” – as it
allows one to access all 150+ reports in a few clicks and is available real-time and can be accessed on any browser. IN - What was a highlight? Denee - The highlight was definitely the Awards Gala on the last night of the conference. It was exciting to
Denee - Our team was so busy with the conference, business meetings, etc. that I didn’t get to do much as far as extracurricular and touring. I did visit the McArthur Chambers on 229 Queen Street, which is a heritage listed building and the former offices of General Douglas MacArthur during WWII, which is now being used as an Apple Store. Additionally, I would take morning jogs, daily, along the Riverfront which had a stunning view of the Brisbane River. There were many after hour dinners and meetings with clients which was great to help build relationships. I met many wonderful people in the self-storage industry and look forward to seeing them again – some in Paris and the entire crew in Cairns next year for the next convention! I left my husband with you in two thousand ten and three. You stored him in secure and safe and you gave me a key. I would have got him out, but l never had the cash. I thought you may have tossed him out – mistaking him for trash. I hoped l’d seen the last of him, just left him in your care, but suddenly l want him, so l hope he’s still in there. I’d take a look myself, but l don’t want to get a fright, ‘cos even when he woke each day, he used to look a sight. And now that is has been five years, he must be worse for wear – the contents of that carton would give anyone a scare. Your reputation says antiques and relics are well preserved, but if he’s gone, l would have said, that’s just what he deserves …. …..until l found out yesterday – l have need of him still For when l checked his papers, he’s not signed his blinkn’ Will. So l am hoping he’s alive and able to comply Although, it would be just like him to leave me high and dry. n Wednesday 18th October approximately 50 people joined the SSAA for a regional Open Day in Orange, NSW. Hosted by the SSAA, delegates travelled from Melbourne, Sydney, Moree, Bathurst, Gunnedah, Katoomba, Lithgow, Blaney, Parkes, Griffiths, Wallerawang, South Pambula, Wagga Wagga and Orange to attend the one-day event. The delegates were a mix of members of the Association and non-members all with various goals in mind. Some members had never attended a SSAA function previously due to travel constraints and took the opportunity to mix and mingle with like-minded self storage operators and service members.

ational Mini Storage has been building facilities since 1991. The key has been to learn from previous builds as well as looking at what is new and exciting in storage and build on this for any new facility. The Newmarket Auckland branch which opened in November 2016 did just that. The innovative, attractive design and construction gives the illusion of a small commercial office tower that fits well with the immediate areas mixed retail and residential use. This building is so different from the Company’s first multi-storey facility at Cook Street which was built in the mid-1990s – another SSAA Facility of the Year. This design, its occupancy growth (which exceeded the National Mini Storage’s expectations) and a well-run facility resulted in the Company winning Facility of the Year 2018 at the recent SSAA Awards ceremony. Paul McFadzien, Managing Director has been involved in most of the builds at National Mini 10 sites, said “The site itself helped determine the construction of the facility. The rectangular land footprint of 2,818 square metres influenced the building design”. Customers enter off a major arterial road leading into an internal loading bay the length of the building exiting via a quieter street that provides excellent links to nearby suburbs. The Facility is located at one end of the Newmarket Broadway shopping precinct, in the middle of a mixed commercial/retail and residential area and as part of the design, the buildings colour scheme, extensive use of glassing
and road set back means its six levels of storage do not dominate the city precinct. As you can see in the pictures, the building has many architectural features, which gives the illusion that you are looking at an office block, including the rear cladding which fits more with the residential nature of this street. Construction started on the building in April 2015, initially demolishing the existing retail building to clear the space. Before this, the companies Christmas function was held in the premises, allowing the team to graffiti the walls with personal messages and to sign off on the new construction. The branch opened across three floors in November 2016, with an additional floor opening in December 2017 and opened the fifth floor in October 2018, well ahead of schedule. There were many innovations which included P.I.N. entry and exit to the loading bay via high-speed flexible
roller doors. These are all secured with metal roller doors outside facility hours. All units are individually alarmed with the building having a full sprinkler fire system.

Lenore Emirali was an internal appointment to Manager in October 2016, moving from the Albany branch which helped with the branch startup. Rose Beets, Regional Manager said, “That Lenore’s knowledge of process and storage in general, helped to set the branch up from the start and ensured that everything ran smoothly”. Additionally, Lenore was Assistant Manager during the Albany branch extension and had a good knowledge of what can happen during a new build environment. Staff from other branches have transferred to the Newmarket facility as it is a great environment to work in, especially with a café on site. The office is at the front entrance, and all exterior windows are glass, making a sunlit office, as well as being an excellent display for merchandise. Lenore says “Making the team feel part of the results is key. Targets and results are displayed in the lunch room and discussed with the team on a daily and weekly basis. celebrated occupancy targets with cake and have won and celebrated numerous incentives that were held in their region”. The Branch also had a week-long 1st birthday party where customers were invited in for National Mini Storage cupcakes and jelly beans with lots of decorations. As it’s a small team, they ensure the day to day handover is handled well and they all ensure the building is kept clean and tidy. Lenore and Rose have worked hard to ensure the branch is connected to the suburb and retail precinct by regularly completing walks around the area to promote the facility. As part of the Retail Business Association, they entered The Peoples Choice Award and came a creditable 12th against a large group of Broadway retailers. The team are very engaged, and one of the part-timers has researched and mapped a list of business targets in the area, while others have found the right locations and dropped flyers for university students to utilise the facilities. Customers are encouraged to pop into the office, and often stop for a chat or to use the café as part of the building. Lenore says “The key is to find some common ground when talking to both new and existing customers and the bowl of lollies on the counter also helps!”. Overall, the opening of the Newmarket store has been a great addition to the National Mini Storage branch network. Through the regional structure, all three city branches work well together, and customers are often referred between them which allows us to give customers more options. The next National Mini Storage Branch opened at Hobsonville in October 2018, and the company has taken the opportunity to learn from Newmarket, its successes and challenges, to ensure they deliver the best service possible. Receiving the Facility of the Year award has allowed the team who helped build and run the branch over the last two years know what a great job they have done.

ith the holiday season approaching, it is important to be aware and prepared for anything that may happened during this period.
With staff away and public holidays, it is important that all employees be made aware of who to contact and what procedures to follow should any problems occur. An incident in New Zealand in 2014 damaged 225 units in a large warehouse storage facility with estimated costs of the fire at over $8 million dollars. The facility was eventually demolished. The cause of this incident was arson.
A large fire gutted several sheds at a storage unit business at Southport, Queensland in 2016, there was no onsite management at the business and no one was at the business when fire crews arrived.
Potential Disasters
Guy Wilson, General Manager from Fort Knox Self Storage, has compiled a check list and strategy should the worst case scenario occur. This is handy information, not just for the holiday season but throughout the year.
Step 1: Identify the disaster and contact all relevant stakeholders & management for support.

Step 2: Sit down, assess the damage and create a clear rectification plan for all stakeholders to follow. Step 3: Appoint a communication manager that deals with all the affected

clients and media that may approach the company. Step 4: Execute the plan and meet every 3 hours to discuss progress in the initial days. Step 5: Continue to work through all levels of your rectification plan until the situation is managed and controlled.
Questions for discussion when working out the rectification plan
1. Have the insurers been notified? 2. Have you contacted the required staff & contractors to assist with rectification? 3. What is required to remedy the building or assets affected? 4. Is the facility safe for access by staff and customers? Only have people enter the facility when it is deemed safe by management / authorities. 5. Have the affected clients been notified? Please remember to only notify the worst affected customers then work down the list. 6. Make sure that your communication manager is responsible for all contact to the affected customers. Contact should be made through available avenues, such as direct phone calls, SMS and email. Make sure that you have the infrastructure in place to receive return calls and messages. Potentially have a call centre on standby that could be used to handle incoming calls and use those details when asking people to call back. 7. Formulate a plan answering questions that may be asked by the media? This should be formulated at the earliest possible time and used by your communication manager. 8. Is the threat / risk contained. Is there a likelihood of reoccurrence? Mitigate this risk. 9. Have you created a statement for affected clients to give to the insurance company? 10. Do you have the correct contact channels arranged that you can give to clients that need to contact your insurance company?

So what is the Cloud? By James Bomford Right Click IT
So, to bust some myths, here’s some more information about how the cloud works - and why you should consider using it in your business.
Virtual safety
The cloud is basically someone else’s computer. Instead of having a physical piece of equipment that stores all your secure company information, that’s all taken and put up behind a layer of encryption and security in a virtual land. It’s easier to trick someone into clicking a link - sent by a hacker - than hacking into a protected system.
I
can tell you what it’s not. It’s not actual clouds, and no, storms do not affect access to your files. I get asked a lot, “I don’t understand how it gets up there, and what happens when it rains?” I can say for certain that it’s not actual clouds. I can also tell you that it’s not just there. It’s still in a physical location; you just don’t know where that location is. Cloud has been around for many years. I’ve been in the IT industry for about fifteen years, maybe a bit more if you count secondary school. What I have found is that cloud has been around for a long time; it was just never called cloud. When IT people used to draw diagrams for management, the internet was mainly drawn as a cloud, with the various systems within the business connected to it. Clever marketing people came up with the idea to call any system that wasn’t in a business the cloud.
Is the cloud secure?
Do you feel worried about leaving your data at the hands of a machine? Perhaps it’s the feeling of not having control over it or just not seeing it with your own eyes. But using the ‘cloud’ to store your data is much more secure than any physical server.
To put it another way, your employees can easily click on a phishing email (an email used to trick information out of you) that exposes your data than someone hacking into the system directly. By the same token, navigating beyond layers of security (the cloud) is much more difficult than swiping someone’s hard drive too. When it comes to hacking and being vulnerable vendors like Microsoft, Apple, Google, Amazon and to a smaller extent WordPress, Drupal, Joomla (and other website programs) are forever upgrading and updating their systems to patch security issues and make sure the applications and websites are safe and secure to prevent unauthorised access, so it’s very important to make sure you keep all these software solutions up to date when there are updates available.
That’s where having your information in the cloud (which stores your whole server in one) can give you piece of mind. They can’t get the full picture.
Protect Yourself
With the growing trend of cloud computing, more and more businesses are moving to cloud based solutions. The danger with these solutions is that if someone manages to get your username and password to that system they might have access and you don’t even know it’s happening. By implementing the right security, the right IT and company policies your data, computers and identity are protected, there is no need to worry about malware, viruses (especially ransomware), SPAM, hacking, stolen data and other nasties that potentially come with cloud-based systems. When working with or looking for an IT partner, it’s imperative that they make you aware of all the options that can protect your business and your systems regardless of size. Protecting a business of 1 employee or a business of 1000 employees is easy with the assistance of high-profile vendors like Microsoft, Dropbox and Trend Micro as the solutions and security is bullet proof.
The dinner plate theory
Imagine taking a big plate out of your cupboard and smashing it on the floor. And the plate represents your file. Tiny pieces of your china fly across the room. Now, think of those little fragments as pieces of the file. Then place these pieces all over the room. Those locations are the servers. If someone tries to break into one server, all they have is different pieces of data - rather than the full plate.

Top Tips for Training your team

W
ith a new year approaching it is often the highest time for staff turnover and we are often asked where you can find more well-trained staff for your facility? Well, you have two options – you can hope to hire motivated, trained & experienced staff from other storage facilities (good luck with that) or you can find people with the right attitude and train them yourself. An example is hiring a keen young kid and teaching them the skills of being a great asset, than someone who has been in the business and is a bit jaded. Another example of this has been a storage facility that has hired a keen salesperson (from the real estate industry) and have taught them how to sell storage facility services with great results.
Learning new skills
Training staff is a critical, but often overlooked area of any business. There are many theories on how people learn but the most popular “blended learning” theory lately has been the 70/20/10 rule – which says that a mix of 70% “on the job” learning, 20% helpful mentoring/ coaching and 10% formal classroom study gets the best training results. Another concept is the Learning Ladder, which says you can’t learn EVERYTHING at once, so a slow and steady progression of new things to learn will get better results. You should make a list of all the things that a staff member needs to know and put them in some sort of priority order. Either way, developing a supportive culture of “continuous improvement” really works.

Start with a good staff induction
New staf f members are most impressionable and vulnerable when they initially start work at your store. Vital ‘first impressions’ are made and the team begins to find out whether they like the employee or not. The team will decide whether they are a ‘good fit’ to the workplace culture – things like having a good work ethic, whether they talk too much and spend all their time on their mobile phone. New employees will quit if they don’t fit in and “feel the love” from the team. Some useful items for a good staff induction include having a Team Manual that explains your basic rules and sets expectations – a code of conduct, house rules, map layout of the store/area, a team manual with your values, vision, updated list of staff and of course your safety induction material.
More staff training tools
Anything you can do to set and monitor your expectations will improve results. Deciding to do things the SAME way using best practices is a great start. You can develop basic checklists, procedures and agreed processes on how you like to

sometimes you have to go over the same thing up to 26 TIMES before some people “get it”. There are visual learners who like to see things, others like to hear about it, some need to touch and feel it and others need to experience it in real life before they get the “Aha” moment. Repetition gets results! The 4MAT training system says that the best way to teach things is to start with WHY this is being done, then explain WHAT is being done, then HOW it is done before finishing with WHAT IF? questions. Different people prefer to know different things in different ways. This method allows teachers to cover all the learning styles in the right order.
Remember - train, train & train
do all sorts of things that improve safety and service levels. Writing it down helps, so does taking pictures or making a short video on your phone. Set your standards of what you expect and check that they are being done – remember “you get what you inspect”.
Forming new habits retraining the brain
Some people have a ‘fixed mindset’ and won’t change while others have a ‘growth mindset’ that is open to change and improvement. If you are dealing with some staff or family members that are really stuck in their ways have a look at the Youtube videos or Mindset book by Carol Dweck. You can help your team develop new and
better workplace habits. It takes about 8-12 weeks to develop a new habit using repetition and positive reinforcement. Catch them doing something right and give positive (non-sarcastic) feedback about their new habit or skill. If you constantly criticise, nag them or are negative – it is unlikely they will change their ways.
If there was just ONE simple thing that would improve most businesses, it would be better and consistent training. But training takes time, effort and can be expensive. Just remember the old joke: “What if I train my staff and they leave” says the Store Owner – “what if you don’t train them and they STAY” says Tom O’Toole, the famous Beechworth Baker. Happy training!
Repeating a new mantra (a belief or saying) can really be helpful to embed a behaviour - for example “Get a name, get a number, call them back” for phone sales. This can be put on a sign as a visual reminder. Remember to encourage and reward any new behaviour.

iteLink Web Edition was introduced in Australia in 2007, and at the time, Centreforce did not sell software – it had represented another brand until 2006 and was very busy completing Self Storage security installs. A meeting in Las Vegas with SMD Software’s Chief operating officer earlier in that year with Markus Hecker of SiteLink saw an agreement reached to look at the feasibility of establishing SiteLink in Australia. ecently the SSAA hosted a site tour at West Orange Self Storage (WOSS). The tour was conducted by owner Renee Reynolds and in spite of a heavy thunderstorm and noise on the tin roof, the tour continued with lots of questions. Renee said she really enjoyed the SSAA open day and that speaking with the other operators and industry professionals was a great experience. “It was our pleasure to show everyone around WOSS and have so much engaging conversation in why we do things the way we do, the choices we have made to make our storage business which are unique within our community and within the regional storage market place.”

West Orange Self Storage was established in 2012. Initial stage one was built by Storco and sat over two levels built into landscaped block with 130 spaces. Stage 2 was supplied by Storco and fitted out by owner Mark Reynolds, which brought the area to 181 storage spaces ranging from lockers to drive up undercover spaces. WOSS is the only drive through facility in Orange and all spaces offer undercover loading. This is of extreme benefit for customers to unload undercover despite hot or rainy conditions has definitely made WOSS a popular alternative in Orange, also boasting the only drive through facility in town offering large vehicle accessible spaces that can be parked undercover to unload regardless of the weather.

End of year celebrations – having fun while managing risk

he end of year is fast approaching and so too is the infamous end of year celebrations such as the company Christmas party. After a long and busy year, these celebrations are the perfect time to reward your staff with a fun and engaging event where they can let their hair down and enjoy themselves. However, often these end of year celebrations can go wrong and employees have been known to clown around, get drunk and do things they wouldn’t normally do. *Spoiler* If you have heard it once, you would have heard it 100 times…be prepared for end of year celebrations and look to reduce your risk of poor behaviour by ensuring you establish, train and continue to remind your team of Drug & Alcohol expectations at these events. The absence of policies in a business is like driving in the dark without headlights. Without any sense of direction, you are exposing yourself to high risk situations. A policy is more than just words on a page that management have conjured up. A policy is a plan and guide for employees and employers to follow throughout their employment. When it comes to Drug & Alcohol policies, these can be so varied and can be more strict or relaxed depending on your industry and your OHS obligations. Having a Drug & Alcohol policy and enforcing this is critical. An employer who does not take all reasonable actions to do this in order to prevent employees consuming or being under the influence of Drugs & Alcohol may be liable for the actions of those employees. This can be both costly and stressful for the employer, the employee and the company as a whole. The take away? Establishing, train and continue to remind your staff of your Drug & Alcohol policy to ensure the safety of your employees and reduce your risk as a business. Regional areas to welcome migrant families M
igrants would be moved to regional centres under a Federal government plan to ease mounting population pressure. New Population Minister Alan Tudge said up to 45 percent of permanent immigrants could be diverted to visas that force them to spend “at least a few years” in regional areas, or small states like South Australia New visa conditions will require migrants to settle outside Melbourne, Sydney and Brisbane for up to five years. Mr Tudge says country areas are crying out for growth. Australia welcomed 4,766 skilled workers to regional areas in 2016-17, but almost half settled in Perth. The government removed Perth as a “regional” destination in November but Darwin, Adelaide, Canberra and Hobart remain eligible. Regional areas like Warrnambool in Victoria have been in discussions with the Federal Government for months supporting the move of migrants to regional areas. In New Zealand the strain of overpopulation in specific geographical areas is not as pressing, their philosophy with migrants and refugees is to have them: “Fully integrated socially and economically as soon as possible, so that they are living independently, undertaking the same responsibilities and exercising the same rights as other New Zealanders and have a strong sense of belonging to their own community and to New Zealand”. How does this affect the Storage Industry? – an increase in population opens some secondary areas for business growth. As an industry it will be important to monitor this plan by the Government and as to where the proposed areas that new migrants will be encouraged to live for future storage facility sites.

M
any of us use emoji in our texts, emails and message apps, but can they cause more harm than good? In this edition of the MLF we consider the rising use of the emoji, and when it might get you – or your staff – into hot water. Emoji have become a convenient, fast and fun means of communication. Sending a laughing emoji to someone who has texted you a joke is an effective, quick response. Sending the love heart eyes emoji to your child or partner clearly communicates affection. Or when you’ve made a mistake, the face palm/forehead smacking emoji can say “I really messed up” much more successfully than a pleading apology. But with every new form of communication comes the potential for legal consequences. Over the past few years we have begun to see the use of emoji as either the basis for litigation or conviction, and/or evidence in legal proceedings. In France in 2016, a young man was convicted of making criminal threats when he sent the handgun emoji in a text to his ex-girlfriend. The court
held that use of the emoji was a “death threat in the form of an image” and the defendant received a six-month sentence and 1000 euro fine. In a Queensland Supreme Court decision last year, a saved, unsent text message containing a smiling emoji was held to constitute a valid will. And a 12 year old girl in the US was charged with criminal threats for posting emoji on her Instagram account. Perhaps of greatest concern for everyday emoji users is the lack of consistency of emoji interpretation. And of course, what an emoji looked like on my device when I sent it to you, may not be how it comes out on your device. As long-time contributing editor to New York magazine Adam Sternbergh writes, the “elasticity of meaning is a large part of the appeal and, perhaps, the genius of emoji. ... These seemingly infantile cartoons are instantly recognizable, which makes them understandable even across linguistic barriers. Yet the implications of emoji— their secret meanings—are constantly in flux.”

Consider the following scenario: you are busy at work when a long term, friendly customer you know really well responds to an automated ‘you are overdue’ sms with the following: Soz! My brothers and I are in Bali and I forgot about this account! I’ll get it paid today!
This loyal customer is well known to you as a bit of a larrikin, and you want to avoid making them feel they are being chastised for having an outstanding bill, so you might respond with: No problem! Have a great time! Can’t wait to see the pics!

With this emoji you are attempting to project an colloquial tone, conveying an understanding message that you appreciate that the customer is having a great holiday, probably drinking too many beers (as indicated by their use of the beer emoji) and enjoying themselves, and you amusingly refer to the ensuing hangover he will no doubt experience. You do this to humorously ‘keep the customer onside’ – but have you gone too far? The emoji you have used has several meanings. Yes, it can mean ‘dizzy’, and it might be appropriate to use if you want to make a joke about someone perhaps having too many drinks, but it can also mean ‘x rated’. By using this emoji are you implying that the customer is engaging in possibly inappropriate - or even potentially illegal - activities? And that you want to see pictures of it? Have you just sexually harassed the storer?? Does it make a difference if the storer is a woman? Is it relevant whether or not you are the same gender as the storer? Or what their (or your) sexual identity is??? Perhaps more readily conceptual is the potential for workplace harassment via emoji. Imagine as a boss you send what you perceive as a harmless text with the following emoji to a work colleague who is heading off on a holiday: Have a great holiday! Not sure who will be doing all the work whilst you are away
This emoji can mean whistling – and in this context you might use it to indicate “ha, not me!!” - but it can also mean kissing. It goes without saying that send a kissing emoji to a work colleague might be interpreted as unwelcome and uninvited inappropriate attention, and hence could be grounds for a harassment claim. Emoji use can also form grounds of a defamation action. Imagine you and your staff had a work Christmas party at a Thai restaurant. The following day, you may send a (intended to be friendly) message to an employee who had been visibly impacted by a particularly spicy dish: Hope you enjoyed last night
Although you may think you are enjoying a joke about the amount of water the staff member had to quickly consume in response to the chilli they ingested, this emoji can also mean a person is affected by drugs. Have you just accussed the staff member of taking recreational drugs, and is this therefore defamation? Plus, any emoji with a tongue sticking out is probably best avoided in a work context for any number of reasons. And finally, but perhaps less obvious, are the dangers that arise from using emoji that have been appropriated and employed in ways that are not at all obvious to those who are not frequent emoji users. Seemingly innoxiously emoji, including the eggplant, avocado, water droplets, the peach (particularly when used with certain other emoji), the rocket, and numerous other combinations of ostensibly harmless emoji may be sending a very different message to the one you think you are articulating!
What should you do?
Every workplace should have a policy on sexual harassment, bully and other unacceptable workplace behaviours. It should be reviewed to ensure it is broadly worded and would capture
unacceptable, threatening or harassing emoji activity and behaviour. Employees should be regularly reminded of all workplace policies. More specifically, you may elect to be prescriptive about emoji use in our business. Some workplaces may elect to ban the use of emoji by staff when communicating with other staff, customers or the public. Others may specify a list of ‘usable’ emoji which staff may employ in workplace communications. Broader still, a workplace may simply allow use of all and any ‘appropriate’ emoji, and focus instead on avoidance of specified behaviours ie harassment, defamation and so forth. As it is not technology specific, this last approach is the most flexible as it futureproofs the policy, allowing and anticipating the development of new technology without the need to constantly update the policy itself. The approach you elect to take will depend on many factors, including how comfortable you are with the medium, the age and tech-savviness of staff, and profile of your target market and customer base.
Don’t panic!
Like all new technology, it is best to seek information and education, and delay using it until you are confident that you understand it. And although emoji use is certainly on the rise, electing not to use emoji in your business communications is unlikely to impact on your competitiveness in the self storage market. Members must promote th e good image of the industry through ethical and honest advertising and business practices. Members must maintain industry best practice standards as set by the Association. Members must ensure that their business practices deter the conduct of criminal activities on site. Members must comply with all relevant laws and regulations in regards to developing and operating a self-storage business. Members must use a properly executed SSAA storage agreement or equivalent legal binding agreement with all Storers. Members will avoid using practices that do not support environmental sustainability where practical alternatives exist. Members will ensure that their work place provides the maximum practical level of safety for employees, customers and other visitors to the site. Members should ensure that staff are competent in their duties and complete appropriate training in best practice standards. Members should treat all customers with respect.
