In many ways 2018 has been a particularly eventful year, between the continuing pressure on the housing market (a crisis self-builders are actively helping alleviate) and the introduction of both the heat pump and the PhotoVoltaic grants by the Sustainable Energy Authority of Ireland.

Many self-builders are a bit disappointed the grants aren’t open to them – they’re only for homes built before 2011.

But with the new Part L and Part F Technical Guidance Documents of the Building Regulations coming into force next year, the insulation, airtightness, ventilation and renewables requirements are being tightened up to such an extent that you’ll be considering a heat pump or PV panels for your new build anyway. The current regulations already push you towards the heat pump solution for heating and hot water.

The good news is that these grants will encourage more companies to enter the market which in turn should drive costs down. And where better to meet them than here?

The most visited room in the house is one of the trickiest to design. How many ensuites should you put into your new build? How big does a bathroom have to be, what about light, ventilation and windows? How do you reconfigure an existing bathroom that’s not working for you or the family? How do you pick tiles? This is your chance to get specific answers and solutions for your project.

As with all aspects of your house design, it’s crucial to spend time on your drawings as changes on site will cost a lot more than those on paper.

With intricate plumbing and electrics involved, kitchens are especially important to get right early on. For that reason, but also because it’s the heart of any home, make sure you get plenty of advice and second opinions.

This is your chance to ask about configurations, islands, sockets, materials or anything else that’s brewing in your mind!

To make a house feel like a home it needs the attention of an interior designer – for example furniture placement is essential to think of at the early stages to make sure room dimensions are adequate.

Choosing colours, fabrics and finishes will no doubt make your head spin; this is the perfect place to nail down style and function.

Garden Despite it being one of your home’s greatest assets, the garden is often overlooked (perhaps due to our weather!)

Get advice on how to make the most of the space you have available, what to landscape and what to leave wild, boundary hedges and trees, your drainage options and any other outdoorsy question you may have.
