If you’re looking for advice & information to turn your house building and home improvement dreams into reality, then you’re in the right place.

2020 is kicking off to a roaring start with Stormont back in session, signalling that work can begin once more on updating the building regulations.

Most relevant to self-builders are the likely changes to the energy efficiency requirements, which could mean new homes in NI will have to install the likes of heat pumps and mechanised ventilation systems as is now the case in ROI. Signposting where these changes might take us, the Department for the Economy’s consultation on the new Energy Strategy for Northern Ireland is focused on reaching the target of net zero emissions (submissions are open until March).

But self-builders always go above and beyond the building regulations – to build themselves a home that will be comfortable to live in and cheap to run.

And the means to achieve that is to do your research.

Michael has experience of all types of commercial and domestic applications and is a qualified fire risk assessor.

Jason & Mary Taylor Co. Down

Jason and Mary Taylor built their own home primarily because they couldn’t find anywhere to buy. They were very fortunate to be gifted some family land for a site in the countryside and at the top of a hill with some incredible views.

They hired a main contractor to save on time and avoid mistakes that could happen with direct labour to first time self builders although Jason himself is an Architectural Assistant and was heavily involved, ‘a kid in the candy shop’ as recalls the feeling of being able to design his own house.

Nicola Thorpe Co. Down

Nicola’s new house was built in a stunning location to a stunning design.

What could go wrong? For one she had to contend with planning permission as the site is in an Area of Outstanding Beauty. And with such an ambitious design also came some problems sourcing products, including the floor to ceiling glazing. The build took just under a year and a half; they moved in May 2016. The building method was cavity blockwork.
