ASK THE MARKET EXPERT As expected in December, Chairwoman, Janet Yellen of the Federal Reserve announced that it is raising the benchmark interest rate by a quarter of a point. I sat down with Mark Fillgrove, Sales Manager of Prosperity Home Mortgage and asked Mark for his compilation of information on the rate hike and his professional opinion on its impact.

(Q.) What is the “Rate” and why is it raised? (A.) Federal funds rate is the rate at which banks and other lending institutions borrow or trade balances with the Federal Reserve. It is called the benchmark because it helps to set a floor or starting point for banks when establishing borrowing rates on their products. When the fed rate is increased, banks have to account for the additional cost of utilizing money from the Federal Reserve when setting rates REALTOR®, ABR, SRS for everything from savings accounts, to credit cards, Multi-Million Dollar Producer and of course, mortgages. The idea is, if we make the money cheap to utilize, banks will in turn lower their 1100 Jefferson Green Circle rates and pass the savings onto business owners and Midlothian, VA 23113 consumers. (Q.) How will this rate hike impact mortgages? (A.) Short answer: Not very much. The Fed Rate is one of several things that drive mortgage rates. A quarter percent increase in the fed rate doesn’t necessarily mean we will see a quarter percent increase in rates. In the very short term, we may see very little or no movement in rates as this rate hike was anticipated and already factored into the market. If a borrower is on the fence about buying or refinancing, now is the time. Bottom line: Don’t panic. The rate hike means our economy is improving. A better economy means more people are buying and selling homes.
