Deciding who to live with is a big decision, and it’s crucial to consider a number of different factors when choosing who to share with for the next year.

WHAT NEEDS PAYING FOR?

Rent: To keep a roof over your head.

Internet: Even if you use mobile data for your phone, Wi-Fi is key for your studies.

Energy: Whether this is electricity or includes gas too will vary depending on your property, but you’ll need to factor it in.

Water: If your house is un-metered, you’ll pay a set amount for water. Alternatively, you might be on a meter, in which case you pay for what you use by taking regular readings.

TV licence: If you watch or stream any live TV, you’ll need a TV licence, or you could face a fine. You’ll also need one to watch BBC iPlayer (live or catch-up).

HOW TO PAY:

One of the easiest ways to sort your bills is for one person to set up a direct debit to the supplier. Everyone else then pays their share to the account holder before the bill goes out each month.

DO STUDENTS PAY COUNCIL TAX?

If you’re living in a house with other students, your household will be exempt from paying council tax.

However, if one of your housemates is a professionals, the household will need to pay, but you’ll get a 25% discount on the total.

OTHER CONSIDERABLES:

Household staples: From washing up liquid to toilet paper. Try a billsplitting app to keep track of who has paid for which items and reduce the risk of arguments.

Food: An idea of the weekly shop budget can help make sure you don’t have empty cupboards.

Contents insurance: Your rent does not include contents insurance, but we highly recommend this to cover your valuables like phones and laptops.

If you’re nice and settled in your Seekers property (which we hope is the case for all our tenants), you might prefer to stay in your current home over searching for a new one.

That’s where tenancy renewals come into play - this means you can renew your current contract for another year, and don’t need to pack your things and move all over again!

Renewing your student tenancy means you can stay put in your current home without the big move or extra paperwork.

Ready for another fun and memorable year living in Newcastle as a student?

Let’s get straight to it.

If you’re unsure whether you have the tenancy renewal option, simply get in touch and we’ll find out for you.

If you decide to stay, a new tenancy renewal agreement will be drawn up, and both you, Seekers , and your landlord will need to agree to the terms. It’s worth noting that this could include a couple of adjustments, such as your rental price.

The biggest bonus - you get to stay exactly where you are! No worries about packing up your things and finding a new place to live.

If you love your current location and flat-mates, it makes sense to stick with what you know.

If you’re settled into your home, renewing also means you can spend more time exploring and enjoying the area.

How to start the process:

If one of your house-mates doesn’t want to stay, altering the total number of tenants within the property, a tenancy renewal can still be viable. You’ll just need to let us know before we draw up any contracts.

If you’d like to make changes, like extending the tenancy length or negotiating rent, we’re always here to chat. Just let us know what you’re thinking, and we’ll do our best to find a middle ground that works for everyone.

Once we’ve agreed on the new terms, a formal agreement will be drawn up.

You’ll still need a guarantor for a renewal as technically it’s a new contract - you can keep the same guarantor but they’ll need to sign new forms.

If there’s been a rent increase , you should always check this against your student budget.

Check that you’re happy with any contract changes before proceeding.
