ECONOMIC AND PROPERTY MARKET OUTLOOK FOR 2019 by JAMES LEWIS

Our key macro political and economic factors are Land Expropriation Without Compensation, Eskom’s turnaround plan, Zondo Commission, Elections in May, Agriculture South Africa calling for drought relief, Petrol price reaching an all-time high in 2018, and the VAT increase of 2018 taking effect! Are these factors the disruptors to bring our credit rating to junk status or are they challenges we will overcome? Our newsfeeds are also plagued with pre-election jousting that draw on these factors. Unfortunately the consumer is affected by these sentiments and the property market is very much sentiment driven.

So let us focus on South Africa’s key economic fundamentals… We have had no increase in our inflation rate; admittedly this move is driven by a lack of sustained demand in our economy. Our Finance Minister in the Budget speech revised GDP output from 1.7% to 1.5% - only a marginal correction. Our Reserve Bank Governor now targets our inflation rate at a fixed 4.5%, and no longer in the range of 3% to 6%. There is now a definite air of expectation that the Reserve Bank Governor will be announcing an interest rate cut or two in 2019…simply because the economy needs demand driven economics. In real estate our two economic demand driving factors are inflation and interest rates. Our interest rate today is better than our last 50 year average of 12.5% (currently 10.25%); and our average inflation rate for the past 10 years was 5.48% whereas 2019 projected at 4.50%. If you are a buyer of residential property our two key economic fundamentals are at the best levels in over 10 years.

Well-priced family houses selling fast in Southern Suburb Talking of fundamentals and demand, let’s shift to where the demand is sitting in the Southern Suburbs and Hout Bay property market. As the sub heading states - well-priced family houses are still in demand and selling fast in the school catchment areas of the Southern Suburbs and Hout Bay. Claremont, Lynfrae, Rondebosch and Newlands remain strong performers in this well -priced property market. The same applies to Hout Bay. We capture the phrase “well-priced” because Seeff’s ongoing success is that we value our seller’s properties accurately and in turn transfer that valuation to the seller correctly. Regrettably, and time and again, we meet with sellers who have received unrealistic valuations which in turn has created a false sense of their property value. The outcome is a frustrated and despondent seller. If you are a genuine seller then call on the professional team of Seeff to sell your property. We have buyers pooled from around the country ready to transact with you. I reference my colleague Belinda Keys (the most successful selling agent in Claremont & Lynfrae) in this regard, “It is not necessarily a lack of buyer interest, but often overpricing that holds back sales”. With over 22 sales, ranging in price from around R2.45m to R5.4m, she has well outperformed the market in 2018. Claremont and Lynfrae enjoy easy access to top schools such as Bishops primary and high schools, Rondebosch Prep and Rondebosch Boys High, Rustenburg and Golden Grove. It is a fantastic area for the first time home buyer that wants to live in the school belt. In Hout Bay Seeff remains the dominant selling agency, and they are recording excellent sales in the under R4 million price bracket. Equally important is that the Kerzner development has drawn sales of over R25million. This is excellent news for the Hout Bay property market in that record prices for properties in an estate have been

repeatedly achieved. Hout Bay is a beautiful setting with unprecedented sea views and it comes as no surprise that one of South Africa’s business icon’s, Mr Sol Kerzner, calls it home. Another area that has experienced strong buyer demand is Rondebosch. Here too, Seeff did well, with Charmaine Scott-Wilson, Seeff’s top performing sales agent concluded 15 sales, with prices ranging from R5m to around R7.6m and R8.5m, and an exceptional sale of R15 million, a home of distinction set on over 2100 sqms. Sellers normally live in Rondebosch for the duration of their children`s education and then move on to a lock-up-andgo lifestyle. Parents want their children to walk to school hence finding Rondebosch another excellent school belt area to live in. If we progress further south, Seeff continues to experience good buyer demand in Plumstead, Meadowridge, Diep River, Tokai and Kirstenhof. Buyers remain active if your property is well-priced. In Kirstenhof for example, we are currently seeing that while the market is slower, it is still active. Generally speaking, properties under R3 million are selling within a 2-month period, while those priced above this, are staying on the market for an average of 3-4 months unless it is in excellent condition and well-priced. The demand is mostly for well-priced smaller homes in Kirstenhof, largely sought by first time buyers such as young couples and singletons, or older people scaling down. The most active price band is below R3 million. In a tight market, it remains important for sellers to work with an experienced area agent who can give the best advice, and to ensure that their properties are neat and well presented. They should also be accommodating to regular viewing times and after hours if needs be. Although still popular, Plumstead is also seeing a market which largely favours buyers who are dictating the prices that they are prepared to pay right now. Despite market constraints, Seeff still sold over 20 properties here in 2018. For sellers, this once again demonstrates that working with the right local area agents produces the best results. The majority of sales in Plumstead were in the R2 million to R2,5 million range with anything above R2,5 million taking longer to sell with price reductions, or the properties being removed from the market. Young buyers moving into the area are mostly happy to renovate and look for well-priced homes that allow for this. Dual living homes also remain sought after while close proximity to schools is still a big driver of the demand in the area.

The attraction of Meadowridge is the good size erven which offer room to extend the accommodation for larger/ extended families. The houses are generally solidly built homes, providing buyer investor confidence. The shopping centre in located in the middle of the suburb and schools are a big benefit. Tokai remains in demand for its excellent lifestyle, location and family friendly environment. While also experiencing the same market pressures as the rest of the Cape and country for that matter, family houses have continued to find buyers, provided they are well maintained and well-priced. Offering a range of houses with anything from three to five bedrooms, means that Tokai is ideal, whether you have young or older children. Naturally, as with the rest of the Constantiaberg and Southern Suburbs areas, you are close to top class schools and have excellent facilities on hand including the Blue Route Shopping Mall. While many of the upper areas (over R8 million) are feeling the pinch of a slower market, it is encouraging that buyers are still looking to get a foothold in popular family areas. The Seeff team believe that the demand will remain steady and sellers can sell their upper priced properties provided they remain realistic with their price expectations. A realistic valuation from your area specialist Seeff agent is key to securing a successful sale in this market. In closing, while we remain outside the parameters of an overall buoyant market, now is a great time to buy before the pre-election political jousting comes to an end and the country gets back to business post elections!

Prices in Meadowridge have experienced bullish growth over the past 18 months as the schools and lifestyle continue to be a draw-card for the area. The average selling price hovers around R3,5 million with some sales being concluded in the R4,5 million mark for the exceptional homes. PROPERTY MARKET STILL LARGELY ALL ABOUT THE BUYERS We head into the early half of 2019 with some good news in the form of improved economic growth, a further petrol price cut, and Moody’s keeping the sovereign credit rating and outlook stable with a gradual strengthening of institutions and increasing transparency, along with improved tourism figures. The Seeff Property Group also welcomed the decision to keep the interest rate on hold as the right decision for the country. We need stability so that we can get on with rebuilding confidence and the economy. While improving, overall confidence remains a drawback, and the next few months will likely remain subdued, both on the economic and property front. The May Election is expected to be a turning point, but for now, it remains largely all about the buyers. It has remained business as usual for the ordinary “have to buy and have to sell” residential sector, generally in the price band up to R1m-R1.5m to around R3m depending on the area. These buyers and sellers need to transact for various reasons, and buoyed by the fairly benign interest rate, this sector will continue ticking over despite sentiment. Here, well-priced properties can still sell within a reasonable timeframe.

In the current market, the aptitude and investment profile of each individual will ascertain what and for how much they will buy. While it may be riskier now, you could ultimately see greater returns. On the other hand, it may well be a test for the prevailing wait-and-see attitude.

At the upper price ranges however, we will continue seeing discretionary buying with only those who really need to buy, transacting right now as they wait and watch how things unfold as the year progresses. What does this mean for the year ahead? Given that the fundamentals in the property market will remain weak during the first half of the year with subdued demand, longer sales cycles and flat price growth, sellers, especially in the higher price categories, will need to make their prices attractive to catch the attention of buyers who have a lot to choose from. Those buying now in what is essentially a sideways market with flat prices, may well be considered the smart ones in a few years time as they will likely see good capital growth. There are no guarantees and we do not know when the economy and market will turn to a meaningful degree. Serious sellers should therefore perhaps take the opportunity to sell and capitalise on the demand, as they in turn can take advantage of the good buying conditions.

In Iran, at 15 years of age, I was working in a carpet shop and one day a master weaver visited the store. He asked who was responsible for such exquisite weaving. My employer replied that it was me. He could not believe his eyes; such a young boy with only 6 months experience could be so talented. He invited me to come and learn with the masters in Tehran.

I have brought my craft and my expertise here to South Africa. You are welcome to come to my store in Claremont to look at my extensive selection of kilim carpets, cushions and wall hangings from Iran.

My speciality is repairs. Customers come to me with their beautiful Persian carpets, where their dog has eaten through the carpet, and I can fully restore the design, by hand, here at my store in Claremont. So don’t discard your old Persian carpets - bring them to me, I will restore them and hand wash them and they will be like new! A Persian carpet can take years to weave by hand. Each home is designed in a manner that it cannot be picked up and placed on any other plot, because the architecture of each home is tailored to the site like a great suit. This means that every home maximises on the unique features that the particular site has to offer. All houses enjoy air conditioning, fireplaces in the living areas, en-suite bathrooms to every bedroom, provision for grey and rain water harvesting and top of the line finishes. House sizes range from 374sqm-738sqm, but there is no onesize-fits-all here and each house will be unique, designed by a different architect to fit the plot perfectly and bring out the best views/features possible. Aside from the top class architectural designs by some of South Africa’s top architects, the finishes will be of superior quality. HANGING PLANTER (made with plastic fishbowls!) I don’t know exactly what it is, but there’s something about hanging planters that can be so special (and a bit magical). Maybe it’s because you normally see those types of plants stuck on the ground, so when they are floating in midair, it’s like, “Dang plants, you’re up so high!” I can’t help but feel excited about them. Since hanging planters can get pretty expensive, I thought I’d come up with a cost-effective way to make a group of hanging planters (and it’s super easy too!): Supplies:

• plastic fishbowls (I used both a 1 gallon and a 1.5 gallon size) • eye bolts (you can use almost any size, but I used a 1/4” x 2” eye bolt) • ”S” hooks • large washer that will fit over the eye bolt • thin, metal chain to hang the planter on • drill • ceiling hooks • small succulents or other plants • potting soil

Step one: Measure two inches from the opening of the bowl and mark the spot with a pen. Use your drill to drill a hole on your mark (you’ll want to choose a drill bit that is the same size as your eye bolt).

Step two: Put your eye bolt through the hole and screw the washer first and then the bolt on the other side.

Step three: Fill the bottom of your planter with two inches of soil and place your plants into the soil (you can also add an inch or so of small rocks before the soil to help the water drain better). Add soil as needed and pat down lightly.

Step four: Attach the “S” hook to your eye bolt and hang your planter onto the end of your chain. Follow the instructions for your ceiling hooks and attach the hooks to the ceiling in your desired spot. Hang your planter chain onto the hook and you’re done!

NOTE: Depending on your chain, you may or may not be able to shorten the chain yourself. If it’s thin enough, you can use pliers or a phillips-head screwdriver to open the chain at either end to hook onto your ceiling hook and screw eye (you won’t need the “S” hook if you can do that). If it’s too thick to bend open yourself, you’ll have to have it cut to the right length when you buy the chain and use an “S” hook to connect the two.

recipes Things aren’t always as they seem. Take the strawberry for example…firstly, it’s not a berry at all, but rather a fruit. Secondly, it’s the only fruit that wears its seeds on the outside, all 200 plus of them. This flavourful fruit has a museum in Belgium dedicated to it, and in France it is believed to be an aphrodisiac (but then the French believe many things related to l’amour!) In England around 30000 kilograms of strawberries are served to guests attending the Wimbledon matches annually. Not bad for a humble little fruit. Well, game, set and match! Let’s celebrate with these tasty treats!

STRAWBERRY AND PINE-NUT BARS SERVES: 12

INGREDIENTS 200 g all-purpose flour 200 g porridge oats 250 g butter, melted 175 g muscovado sugar zest of 1 lemon, finely grated 100 g pack pine nuts 250 g strawberries, quartered sesame seeds to sprinkle

METHOD Preheat the oven to fan 170° C. Butter a shallow 23-cm square tin. Tip the flour, oats and butter into a mixing bowl and use your fingers to work the mixture together to form coarse crumbs. Mix in the sugar, lemon zest and three quarters of the pine nuts using your hands, then press the mixture together well so it forms large sticky clumps. Drop about two thirds of the oat mixture into the base of the tin, spread it out and press down very lightly – but don’t pack it too firmly. Scatter the strawberries on top, sprinkle the rest of the oat mixture over, then the remaining the pine nuts and press everything down lightly. Sprinkle with sesame seeds. Bake for 35 to 40 minutes until pale golden on top. Cut into 12 bars with a sharp knife while still warm, then leave to cool in the tin before removing. STRAWBERRY FLAN SERVES: 8 TO 10

INGREDIENTS Pastry 100 g butter, cold 200 g all-purpose flour 100 g caster sugar 2 egg yolks 1½ tbsp cold water Filling 250 g mascarpone 250 g low-fat cream cheese 1 tsp vanilla paste 3 tbsp icing sugar 3 tbsp cream 1 box (80 g) strawberry jelly powder 190 ml hot water 1,2 kg small strawberries

METHOD Prepare the pastry by rubbing the butter into the flour using your fingertips. Add the caster sugar and mix well. Beat the egg yolks lightly and add to the mixture, along with the water, to form a dough. Knead lightly until smooth and refrigerate for 15 minutes. Preheat the oven to 190° C. Grease a 30-cm tart tin and roll out the pastry on a lightly floured surface. Line the tart tin with the pastry and press down lightly. Chill for a further 25 minutes. Line the base of the pastry with baking paper and ceramic baking beans (or just old-fashioned dry beans) and bake for 15 minutes before reducing the heat to 150° C and bake for a further 10 minutes. Remove the baking paper and beans, and bake for 10 minutes. Remove from the oven and allow to cool. In the meanwhile, mix the mascarpone, cream cheese, vanilla paste, icing sugar and cream until smooth. Prepare the jelly by adding the hot water to the jelly powder and stirring until the sugar has dissolved. Set aside to cool a little. To assemble the tart, make sure that the pastry casing is completely cold. Spread the creamy filling over the base of the tart. Cut the tops off the

strawberries to give them a base on which to stand. When the jelly starts to thicken, toss the strawberries in the jelly mixture and arrange strawberries on top of the creamy filling. Pour the rest of the jelly onto the base and allow to set before serving.

a taste of Lebanese cooking

One of my favourite things to do is spend time cooking and learning new recipes. I just love Middle Eastern food so when I saw that Sophia Lindop was running a Lebanese cooking course I couldn’t book fast enough. Sophia Lindop is a well known chef, foodie and author of a number of fabulous cookbooks. She has also contributed to this magazine, so you may know some of her recipes.

T

he course is run on a Saturday morning … and so we all gathered bright and early at Sophia’s gorgeous home. After the introductions we donned aprons and a much needed pot of coffee was poured, as Sophia explained to us how she had come to do this. She is of Lebanese descent but grew up in Northern Cape Town where she always felt a little different. As a child she used to sit with her grandfather in his study and he would say to her “go and get some halva from the kitchen” and then he would tell her stories of Lebanon. Sophia always wanted to visit the place of her heritage and planned to travel to Lebabon with her father but sadly he passed away. She made the trip this year and fell in love with Lebanon. She is now running regular Saturday morning groups to share her passion and to give others a taste of Lebanon. Our first taste for the day was Man’oushe which is a Lebanese flatbread. It is baked in the pizza oven and is topped with Za’atar oil. To accompany it was Hummus and Moutabal (also known as Baba ghanouj.) The hummus was made with roasted carrots which added another dimension to it and the Baba ghanouj was creamy and smoky. It was a little unusual to be eating this kind of food at nine

thirty in the morning but Sophia explained that a Lebanese breakfast typically comprises bread and dips along with tomatoes and other savouries. It was totally delicious and I must say I think I could get used to that kind of breakfast. With caffeine and a little sustenance in our veins, we headed to Sophia’s beautiful and very well equipped kitchen. We were divided into groups and allocated our respective recipes. Soon there was the sound of chopping and the buzzing of food processors amidst the chatter of happy wanna-be chefs. Nicci and I were responsible for the Kibbeh nayyeh. At the start of the morning Sophia had ‘warned’ us that we would be making a raw lamb dish but that we shouldn’t pre-judge as it was totally delicious. I have to say I was a little wary – I love lamb but like it cooked medium! We started with a beautiful piece of lamb which we chopped up into large chunks, along with some chopped onion. We had to soak the bulghar wheat for 30 minutes and then make sure we got all the water out. Then we were ready to put the lamb, onion, bulghar wheat, spices and mint through the mincer. Mincing is quite a therapeutic process and as you want a very fine mince for the Kibbeh we had to put the mix through the mincer four times. The


foodlifestyle next step was to put the Kibbeh onto a serving platter. There is an art to serving and we watched Sophia mould the Kibbeh on a serving platter and then decorate it using a fork. The final touch was to add some mint and chopped spring onion for serving. It’s really important to keep the lamb chilled until just before you start mincing and then to chill it again before serving. Alongside, another two of the group were making Tabbouleh and another pair were making the pastry and date filling for the dessert. Another group were preparing probably the most complicated dish, a beautiful marinated fish dish, Samak bi Tahini. The fish was marinated in lemon and herbs and then baked in the pizza oven and served with a delicious tahini sauce. I had organized a group of seven friends to join the class and there were four others who made up the group on the day. It always amazes me how food and cooking brings people together as in no time at all everybody was chatting as though we had all known each other for ages. Sophia had a big jug of Rose Water to keep us hydrated as we cooked. I bought some of the rose water and the syrup as it made the most delicious and refreshing drink which I can’t wait to serve at my next lunch or dinner party! With all the main courses prepared we were ready to make dessert which was a traditional Lebanese cookie called Ma’moul which is always served at Easter. The dough and the date mixture had already been made, so we then got to do the fun part. We had to roll perfectly sized balls of dough and date mixture… any that were too big or too small or not smooth enough and did not meet quality standards had to be re-rolled! Then using very special wooden moulds we flattened and shaped them into cookies ready for baking.

With all the work done, it was time to enjoy the fruits of our labour. We sat down to a beautifully laid table now groaning under the weight of beautiful platters of food and all that was left to do was to serve and tuck in. This is why I love Middle Eastern food so much. Not only is it totally delicious and a feast for the eye, but it can be largely prepared ahead which leaves the chef not needing to fuss and it’s all about sharing. So you get to enjoy a whole range of dishes and flavours in one meal. And our meal was spectacular. The food looked beautiful and tasted delicious. Plump black olives, stuffed eggplant, bread and dips and the Kibbeh was a wonderful surprise. It did not taste raw and the combination of flavours makes it an amazing dish. The fish was declared another winner and we decided that whilst cooking it in the pizza oven made it very special, it could be cooked in an ordinary oven and for non-fish eaters this recipe could work well with chicken. We were all extremely full so the Ma’moul was a perfect end to the meal. The cookies were light and not too sweet and Sophia served them with tiny cups of thick strong coffee. Yum! Glitzy Dubai is the United Arab Emirates’ holiday hot spot. This city of high-rises and shopping malls has transformed itself from a desert outpost to a destination dujour, where tourists flock for sales bargains, sunshine, and family fun. Dubai is famous for sightseeing attractions such as the Burj Khalifa (the world’s tallest building) and shopping malls that come complete with mammoth aquariums and indoor ski slopes.

The words ‘first, tallest, deepest, most expensive, lavish, outlandish’ could have been created for this city. Where else would you find a seven-star hotel, visit a series of 200 manmade islands in the shape of the countries of the world, or climb the world’s tallest building? Amidst all this modernity, as you head from a swim in the sea or a business meeting to designer boutiques, a round of golf or a top teppanyaki restaurant, the age-old souks still attract those who like to haggle. THINGS TO DO Burj Khalifa Dubai’s landmark building is the Burj Khalifa, which at 829.8 meters is the tallest building in the world and the most famous of the city’s points of interest. For most visitors, a trip to the observation deck on the 124th floor here is a must-do while in the city. The views across the city skyline from this bird’s-eye perspective are simply staggering. The slick observation deck experience includes a multimedia presentation on both Dubai and the building of the Burj Khalifa (completed in 2010) before a high-speed elevator whizzes you up to the observation deck for those 360-degree views out across the skyscrapers to the desert on one side and the ocean on the other. Nighttime visits are particularly popular with photographers due to Dubai’s famous city-lights panoramas. Buy your Burj Khalifa “At the Top” Entrance Ticket in advance to avoid long line-ups, especially if you are planning to visit on a weekend. Back on the ground, wrapping around the Burj Khalifa, are the building’s beautifully designed gardens, with winding walkways. There are plenty of water features including the Dubai Fountain, the world’s tallest performing fountain, modeled on the famous Fountains of Bellagio in Las Vegas.

Dubai Mall Dubai Mall is the city’s premier mall and provides entry to the Burj Khalifa as well as the Dubai Aquarium. There is also an ice-skating rink, gaming zone and cinema complex if you’re looking for entertainment options. The shopping and eating is endless and there are nearly always special events such as live music and fashion shows within the mall. The most famous of these are the annual Dubai Shopping Festival in January and February and the Dubai Summer Surprises Festival in July and August.

Dubai Creek Dubai may be famous for the glitz and glamour of its skyhigh towers, but the real heart of the city is, and always will be, the Creek. The saltwater estuary is the original site where the Bani Yas tribe settled, and its waters were vital for what used to be Dubai’s main forms of economy: pearl diving and fishing. Today, the area is awash with the history of the emirate, as it’s home to the Dubai Museum as well as the labyrinthine alleyways of the gold, spice and textile souks. While at the Creek, a ride across the water on a traditional abra is a must, and at an unbelievable AED1 per ticket, it’s easily the best value tourist attraction in the city.

Deira Deira lies on the northern bank of Dubai Creek, and the winding streets here unveil the melting pot of different nationalities that have come to call Dubai home. On the shore, ancient dhows load and unload with modern banks, hotels, and office buildings as a backdrop. For travelers, Deira is most famous for its traditional souks (markets), which bustle with shoppers at all times of the day. Deira Gold Souk is world-renowned as the largest gold bazaar in the world. travel - dubai spice, with stalls overflowing with bags of frankincense, cumin, paprika, saffron, sumac, and thyme, as well as the fragrant oud wood, rose water, and incense. The fish market provides a much less touristy experience.

Dubai Aquarium One of the city’s top tourist attractions, the Dubai Aquarium houses 140 species of sea life in the huge suspended tank on the ground floor of the Dubai Mall. As well as free viewing from the mall, if you enter the Underwater Zoo, you can walk through the aquarium tunnels. Different activities help you get a closer look at the sea life. Glass bottom boat tours (on top of the tank) are particularly popular. Cage snorkeling and shark diving activities are also on offer.

Burj al-Arab The Burj Al-Arab is the world’s tallest hotel, standing 321 meters high on its own artificial island on the Dubai coastline. Designed to resemble a billowing dhow sail, the exterior of the building is lit up by a choreographed colored lighting show at night. Decadent in every way possible, the Burj Al-Arab is one of the most expensive hotels in the world, with the most luxurious suites costing than $15,000 for one night. For those without unlimited credit, the way to experience the over-the-top opulence is to go for dinner at the underwater Al-Mahara restaurant, where floor-to-ceiling glass panels in the dining room walls allow you to view sea life while you eat, or you can enjoy lunch at California-style fusion restaurant Scape. For the ultimate panoramic views over the city, book afternoon tea at the Skyview Bar (a minimum spend is required) on the 27th floor.

Jumeirah Beach This strip of sandy white bliss is the number one beach destination for Dubai visitors. Hotels are strung out all along its length, with this being one of the most popular places to stay for tourists. The beach has excellent facilities, with plenty of sun loungers, restaurants, and water-sport operators offering jet skiing.

Mall of the Emirates Mall of the Emirates is one of the city’s most famous malls with the spectacular (and surreal) Ski Dubai facility inside. The indoor ski slope is complete with chairlifts and a penguin enclosure, all at a continuous temperature of -4 degrees Celsius. There’s also a cinema complex and a family entertainment center with a whole host of rides aimed at both the big and small. The shopping opportunities are boundless, as are the eating options, offering every conceivable world cuisine.

Dubai Opera For nighttime attractions, look no further. Opened in mid2016, Dubai’s classy new opera building is the centerpiece to the waterfront Opera district in downtown Dubai and set to become the city’s major cultural hub and main entertainment venue. The Dubai Opera hosts a year-round program of famous musical theater productions, concerts by world-class musicians, opera, ballet, and classical music, as well as smaller productions, comedy nights, and concerts. Palm Jumeirah A man-made island in the shape of a palm tree - there’s a reason why locals say ‘only in Dubai.’ Palm Jumeirah is one of the largest artificial islands in the world and a triumph of human ingenuity. Locals and tourists alike enjoy the Palm’s vast array of high-end hotels, including the Waldorf Astoria, Fairmont, One&Only, Jumeirah Zabeel Saray and, perhaps most notably, the iconic Atlantis, The Palm. And with a monorail running down the ‘trunk’ that connects to the mainland’s tram system, getting there couldn’t be easier.

Aquaventure Waterpark This waterpark, based at Atlantis, The Palm on the Palm Jumeirah - Dubai’s famous man-made island development - is a great place to cool off after a few days of hectic shopping and sightseeing. The water slide action here is excellent and world-class, with the Aquaconda, the world’s longest water slide; a nine-story-tall slide, aptly named the Leap of Faith; and water coaster rides. There’s also underwater safaris using seatrek helmets; a dedicated water play area for smaller children with slides; and for when all your energy has been used up, a 700-meter sweep of whitesand beach to chill out on.

Kite Beach The aptly-named Kite Beach is the perfect spot to test out your watersports skills, but there’s plenty to do out of the water at this popular spot, too! Grab a smoothie from one of the many open-air cafes and restaurants just steps from the beach, watch bikers and skaters fly by at the newly finished skate park or get into a game of volleyball. With plenty of beach activities, plus an awesome view of the Burj Al Arab, it’s easy to spend the whole day here.

The Desert

Less than 20 minutes driving from the modernist streets of Downtown Dubai, you can experience the marvels of the Arabian Desert, the original tourist attraction of Dubai. Take a desert safari Dubai-style with off-roading, quad biking and sandboarding followed by traditional barbeques, henna and camel rides. Or just drive out and experience the wonder of the desert on an adventure of your own. Those looking for luxury should indulge in a Heritage Dinner Safari. Can’t get enough in a day? How It Melts Fat: Study after study shows that vitamin D helps to ensure body cells listen and respond to insulin, a hormone secreted from your pancreas. One of its jobs is to help glucose get into body cells, which burn glucose for energy. How well insulin pushes glucose into cells is called “insulin sensitivity.” The sensitive your cells are to insulin, the better. The less sensitive they are to insulin, the likely the kilojoules you eat will end up in your fat cells. When levels of D are low, levels of parathyroid hormone (PTH) rise. Higher than normal levels of PTH trigger a series of reactions that eventually lead to fat cells converting sugar into fat and hoarding fat rather than releasing it to be burned, explains Dr. Michael B. Zemel, director of the Nutrition Institute at the University of Tennessee in Knoxville. A lack of vitamin D may also interfere with leptin, a hormone that signals your brain to stop eating. Your body doesn’t know when it’s full, so you continue to eat.

CONJUGATED LINOLEIC ACID (CLA)

PROTEIN

When we consume these foods, the CLA helps blood glucose enter body cells, so CLA can be burned for energy and not stored as fat. CLA also helps to promote fat burning, especially in muscles, where the bulk of our kilojoule burning takes place.

How It Melts Fat: In addition to keeping hunger in check, eating protein at every meal helps to keep body composition — the amount of fat relative to muscle — in better proportion. Along with calcium and D, protein helps you to preserve muscle mass as you drop kilos. A recent study out of the University of Illinois found that women who consumed protein twice daily lost 3.9 percent weight than women who consumed less of it on a diet. They not only lost weight, they also got stronger as they did so, with their thigh muscles alone ending up with 5.8 percent protein at the end of the diet than before.

OMEGA-3 FATTY ACIDS

How They Melt Fat: omega-3s enable weight loss by switching on enzymes that trigger fat-burning in cells. They also help to boost mood, which may help reduce emotional eating. And omega 3s might improve leptin signalling in the brain, causing the brain to turn up fat burning and turn down appetite. Fatty fish like salmon (which are also high in vitamin D) are one of the richest sources of this fat. Other foods, such as some nuts and seeds, contain a type of fat that can be converted into omega-3s after ingestion.

MONOUNSATURATED FATTY ACIDS (MUFAS) How They Melt Fat: One Danish study of 26 men and women found that a diet that included 20 percent of its kilojoules from MUFAs, a type of fat found in olive oil, nuts, seeds, avocados, peanut butter, and chocolate, improved 24-hour kilojoule burning by 0.1 percent and fat burning by 0.04 percent after 6 months. Other research shows that MUFAs zero in on belly fat. Specific foods that are high in MUFAs — especially peanuts, tree nuts, and olive oil — have been shown to keep blood sugar steady and reduce appetite, too.

How It Burns Fat: CLAs are potent fat burners that are found, along with D and calcium, in dairy products. They are fatty acids that are created when bacteria ferments the food in the first part of the stomach of cows, sheep, and other ruminant animals. The CLA that is created through fermentation then makes its way into the meat and milk of these animals.

NOTE: There’s a downside to this fat melter. Most of these studies involving CLA were performed using huge amounts of CLA — amounts that you’d only be able to consume if you ate 18 kilos of beef at once. (We don’t know about you, but we certainly can’t eat 18 kilos of beef for dinner.) While you might not be able to consume enough of it through food alone to melt off a huge amount of fat, but you can consume enough of it to help nudge your metabolism into a fat-burning state. And when you add it to the other fat melters — especially the D, calcium, and protein — you will create the perfect environment for total-body fat burning.

POLYPHENOLS

How They Melt Fat: Polyphenols are the antioxidants that give green tea its health-and metabolism-boosting punch. Research shows they boost resting metabolic rate by up to a whopping 17 percent, helping the body to burn fat. One recent study done on rats found that EGCG, the polyphenol in green tea, blocked weight gain and prevented metabolic syndrome when rats were fed a high-fat diet. You can actually feel this effect after you drink the tea. Your body will literally heat up as your cells waste kilojoules as heat. Green tea is a great winter elixir for that reason. Drink a cup whenever you feel chilled and are tempted to eat even though you are not really that hungry. The tea will warm and soothe you, reducing hunger and cravings.

Grass has always been the preferred choice of most homeowners but, with a bit of careful preparation and a little know how you can create a completely different, low maintenance garden. Yes, a lush green lawn is beautiful to look at, but in today’s time of drought and water shortages it just isn’t practical or sustainable any . We need to look for alternatives, yet still be able to have a garden we can enjoy without worrying about the bleak, brown patch that was once a lawn! From gravel and pavers to hardy ground covers, the alternatives to lawns are many and varied. Combining different hardscape materials with drought tolerant plants will make the missing lawn less obvious. Possibilities include paved surfaces, walls, rocks and boulders, gravel, decking and even outdoor furniture. Nothing takes up lawn space like a patio, so consider building one or extending an existing one. You can even create than one ‘gathering’ area in the garden, maybe in a secluded spot that’s quiet and intimate, complete with fire pit and seating area. A paved pathway makes it easy to move through a garden and takes up the space of a patch of otherwise thirsty grass. Think brickwork ( straight-laid or in a pattern), cobbles, flagstones, rows of sleepers or concrete stepping slabs etc. Use an assortment of pavers to create clear-cut areas in your garden, such as brickwork around the pool, cobbles near the front entrance and flagstones around a fire pit. Native grasses, indigenous to your region, will be suited for the environment. Plant several of the same species together for a striking visual effect. Flowering succulents ( like sedums, aloes and crassulacea), planted together in groups will provide a colourful display that will last for several months. Use drought tolerant ground cover plants alone or in combination with other water-wise plants between pavers or flagstones. This will help soften the hard landscaping. These include aloes, fynbos ( pin cushion and protea), coleoma, bucha, buddlija, searsia, gazania and delosperma, all excellent replacements for water thirsty lawns! Gravel has become very popular as an added feature in landscaping and adding a gravel path can be the quickest change you can make to your garden. Use rocks and chipped bark around your plants to provide water retaining shade.

For a ‘productive’ landscape you could create a vegetable or herb garden to replace the grass, or maybe plant some fruit bushes/ fruit trees. While they take a while to establish and grow, consider planting trees which will provide shade and enable the soil to retain moisture. Always take into account the eventual size and spread of your chosen trees in relation to the size of your garden! Making the decision to part with your lawn may be difficult, but there are some amazing alternatives, and you will find your garden can be just as colourful and enjoyable with the added bonus of no grass cutting!

HOW DO I STOP MY DOG BARKING?

C

ontrolling the noise level of your dog is an important part of being a responsible owner. After all, excessive barking can be annoying, not just for you but for your neighbours as well.

Why all the noise The first step to managing the problem is to understand why a dog barks. Some dogs will bark to let you know they want something. Perhaps they are hungry, thirsty or just want to play. When this becomes unreasonable, it is time to teach him other ways to attract your attention; like pawing or waiting by the door or bowl.

Playtime Many dogs will bark when they see other dogs to invite them to come and play. This is perfectly normal, but it is up to you to decide how much barking is acceptable and make your dog wait to play until he can be quiet.

Home alone Your dog may bark if left alone. Try leaving some music on, or playing the radio to provide familiar human noise. You can also give him some toys that require extended work and attention to keep him occupied while you’re out. A good way of reducing anxiety is to give your dog an old unwashed piece of clothing or anything that will smell strongly of his family.

Stick to a system In all aspects of dog training you need to have a system. Dogs respond to routine and this will greatly increase your chances of success. You may have already been to obedience classes with your puppy, if you didn’t, then why not give it a go now? It’s never too late to teach old dogs new tricks and they are great places to learn skills in handling your dog.

Hush One way to teach your dog a ‘hush’ command is to silence or distract him every time he barks. Use something that makes a loud noise, like a can full of coins, to get his attention then issue a firm ‘hush’ command. When your dog stops barking, praise and reward him. Never shout when you want him to stop, this can cause anxiety and undermine any learning. Also, you can easily confuse your dog if he thinks you are barking too. Yelling only reinforces the barking habit.

To summarise Training is always the best way to correct your dog’s behaviour. Remember though, that most barking is a normal part of being a dog. It is only when it becomes unreasonable and disrupting that you need to take action. If the barking persists, your vet will be able to give additional advice and may even suggest some other techniques.

FORESTERS ARMS

THE HISTORY OF FORESTERS ARMS BEGAN IN 1852 – A LONG TIME AGO! A gentleman by the name of James Maynard owned a section of land called Papenboom , which was situated in what we currently know as Newlands. Mr Maynard was in dire financial straits and in order to repay his debts, he sectioned off his land into 200 lots and raffled them off at £25.10 sterling per lot. ‘The Cottage’ was one of the grand prizes, and this was the original building that would be recognized as the Foresters Arms of today. A Mr David Williams bought large portions of these tickets and ‘won’ considerable amounts of land including ‘The Cottage’, which became known as the Foresters Arms. The plots 129, 130 and 167 that make up the area of Foresters Arms today were officially transferred to Mr Williams on the 28th August 1852. During these early years, David Williams was a well known timber-man and forester, who utilized the Newlands (Papenboom) forest to pursue his business and trade. His business was thriving and he employed a number of men who would willingly exhaust themselves to better his business.

David Williams was a philanthropic man who believed that his men should be rewarded with comfortable conditions and a place to relax after a long and hard day’s work. He would often encourage them to come to ‘The Cottage’ (Foresters Arms) to enjoy a beer from one of the local breweries. ‘The Cottage’, or Foresters Arms as it had become known, was used in the early days, as a local office for him and his foremen and also as a place of recreation and rest for his workers. By the time David Williams passed away in the 1870’s, his estate was insolvent and was sold off portion by portion.

On 28th September 1881, the plots of land containing Foresters Arms were sold to Simon Londt. He converted the rooms used as offices into rooms and opened Forries as an Inn. It was one of the first Tavern/Inns open to the public. The early patrons of Foresters Arms Inn were travelers making their way from Cape Town to Simonstown in their horsedrawn carts. The trip often involved a night stop and Newlands was an ideal half-way house. The other loyal patrons who frequented Foresters Arms pub were the foresters who worked in the adjacent Newlands forest and who would still enjoy a beer after a long day’s work, especially on Fridays, where evenings could become quite unruly. Between the years 1840 and 1884, four breweries were established in the Papenboom (Newlands) area. All of these breweries used the water from the famous, and still flowing, Newlands Spring, which was considered the finest quality water for the finest quality beer in the Cape. The first brewery, established in 1840, was established by Jacob Letterstedt and was the Mariendahl Brewery, and connected to the Jospehine Mill, which used the Newlands Spring water to make its beer. The second brewery, established 1866, was the Cloete’s Brewery, also known as the Newlands Brewery, and was registered to Daniel Cloete. Daniel Cloete was the grandson of David Williams, and used a portion of his inheritance from his father, to start his brewery. This brewery was situated directly opposite the Foresters Arms as we know it today. The third brewery was Cannon Breweries, started by in 1874, by Dr Jonas Michael Hiddingh. He also bought various public houses and canteens to ensure the success of his beer to counter competition from his opposition. The fourth brewery was the introduction of the Anders Ohlsson brewery business, considered to be the father of modern day brewing in South Africa. Anders Ohlsson bought the Anneberg Mill from David Ireland and converted the Mill into the Anneberg Brewery. By 1888, Anders Ohlsson has established himself as an icon in the brewery business. Mariendahl Brewery and Josephine’s Mill were leased to Ohlsson (with rights to purchase) and Ohlsson received the rights to access the water from Newlands Spring. Ohlsson also purchased Newlands

Brewery from Daniel Cloete who had passed away, and also purchased Foresters Arms, by then a well established Inn, from David Mausen. In 1889, Mr Ohlsson received the leases of all canteens and public houses from Dr Michael Hiddingh, who had decided to shut down Cannon Breweries. In 1889, Anders Ohlsson formed Ohlssons Cape Breweries Limited, which would be pivotal as a forerunner of our current brewers’ competition for market share. All of the above is integral to the history and development of Foresters Arms, as it stands today.

In 1895, Castle Breweries (to eventually become South African Breweries (SAB)) was founded and hit the market with their flagship beer, Castle Lager. This was a formidable challenge to Ohlsson’s, because Castle Lager’s aggressive marketing strategy and bold advertising was a threat to the well-established Ohlssons Lion Lager. To expand their market-share, Castle had also purchased the Martiensen Brewery in Cape Town. Between 1899 and 1902, there was a lot of fierce competition between Ohlssons and Castle Breweries. By 1912 they began a tumultuous relationship wherein both companies struggled to survive the depression, shortages of labour, shortage of supplies, and attempted a joint venture in hops production. In 1902, the Boer Wars broke out and Ohlssons hired guards to protect its storage facilities and prominent canteens in the Newlands area, the main one being Forries. The guards would sleep in the stables and would travel the main routes, guarding the beer from ‘Boer guerrilla attacks’. By 1920, the Meyerowitz family had taken over stewardship of Foresters Arms from Ohlssons Cape Breweries. Charles Meyerowitz took care of running Forries, the storage area and the stables. His son, Julius took over in the early 1940’s and managed Forries until the late 1950’s when the first removals of ‘non-whites’ in Newlands started. He became disillusioned with the current government policies and was arrested numerous times for selling beer to ‘coloured folk’ which at the time became illegal even though they had been Forries’ original clientele from Newlands Village. In 1948, the National Party won the post war election and 45 years of statutory race segregation – Apartheid – was ushered in. Along with this was the upgrading of the Newlands area and Newlands Village and was the beginning of the forced removals of the ‘non-white’ inhabitants of

the area. Roads were tarred, electricity was introduced and water-borne sewage installed. Newlands was now open for urban settlement of a affluent nature and the Foresters Arms clientele would change. Between 1949 and 1951, Foresters Arms was demolished and rebuilt further from the road. This was to accommodate the rezoning of the roads and the sewage systems. This is the Forries that we now know, although it has gone through some alterations over the years. Between 1952 and 1983 substantial changes and alterations were made to Foresters Arms, both inside and out. These included the granting of a Restaurant Keepers Licence, extensions to the bar and toilets, new stores, gas installations and walls. There are accounts from various locals that this new Forries became an instant success with the students of nearby UCT and was soon seen as a popular gathering area. ‘Old boys’ from the nearby schools would play cricket and rugby matches on the weekends and afterwards come to Forries for a beer, as it was one of the only off-sales allowed to serve alcohol on a Sunday. Families would go to church and afterwards would stop by Forries for a drink with friends. During this era, women of reputable standing were not allowed inside the off-sales. (This changed in the 1960’s when women had an inside area allocated to them). The fathers would therefore gather inside for a beer while the mothers and children would sit outside in the little garden to the side of the off-sales and drink tea. Mrs Meyerowitz is remembered for putting down blankets for the ladies to picnic on. SAB retained the ownership of the land and the buildings till 1994 when Mrs Lorraine Epstein was able to buy the whole property. She had owned business rights since 1991 but had not owned the property itself. She is still the current owner of Foresters Arms.

Between 1889 and 1891, Ohlssons Cape Breweries demolished the original Foresters Arms cottage and built a larger zinc and brick building. It was converted into an offsales and canteen and was used to sell their beer. This was a valuable commodity for Ohlssons Cape Breweries as it was their closest off-sales and was necessary because beer made in those days would turn sour after approximately 8 days. (If this happened, the owners of the canteens would add sugar to the mix and sell it to the ‘working folk’, who were generally ‘not white’, called it sugar beer, and sold it for a “tickey”. By adopting these questionable values, (by today’s standards), OCB traded successfully in making Forries the home of the ‘freshest beer in the Cape’. Ohlssons also built storehouses and stables for the transportation of beer thoughout the Cape Colony.

Do you have the transfer duty tax upfront to pay the transferring attorneys / conveyancers? (Due 4 to 6 weeks before transfer.)

•

Give your bondholder 90 days notice that you are cancelling your bond. (Otherwise you pay a penalty for cancelling early.)

Have you considered carefully the “vehicle” which is going to own the property? (Natural person, Trust, Company, your minor child, in one or two names, etc.) Do not leave this decision to the last minute.
